Edge Homes Reviews (%countItem)

While we love our floor plan, the Jane, attention to detail was definitely lacking. We walked through our home almost everyday during construction and found problems, I.e., wrong furnace, leaking water heater, multiple painting problems (that were not fixed or marginally fixed.) Huge damage to the door frame on the door leading out from the garage...Edge tried to claim someone tried to break in so they wouldn’t have to fix it. They used metal beading in the bathroom shower which has lead to rusting and serious repair. Metal beading should never be used in a wet, humid area. The carpet is a mess!! It is rolling throughout the entire house and we’ve already had it fixed once. We’ve only been in this house for 4 years.
In short, Edge takes shortcuts and hires people who don’t care about workmanship and will do the minimum to call it “good.” Worse, Edge really doesn't stand behind their work. All their sales people care about is getting a good review to boost their commission. It’s about them, not you or the money you are paying for your home.

My honest opinion is that overall they are a great company. They build a quality product. Most problems I read on here could've been solved prior to finishing construction. That's not to say they might not have a general contractor who doesn't care as much, but whenever we raised a concern they were quick to hop on fixing it for us. I always felt like they were there to help us and they were much friendlier than the original builder we were working with.

Bought a townhome in the Lehi Northpoint subdivision. The place is garbage.
Been here for 4 months, the back yard is still not finished. The front exterior concrete is hammered from the construction processes. The company that poired the concrete did a terrible job, The sidewalk has been stained yellow from the cure application.
Inside the home. There is absolutely no attention to detail.
Kitchen outlets that dont work.
Deep scratches in walls and floor boards that were painted over.
Construction dust was never cleaned off the toe kicks.
Interior drywall finish at interior corners is uneven, rough and in some spots unpainted.
We were told there would be a 30 day walk after we moved in. Never happened. The painter used duct tape to mask off to the floor. We has to clean the resin off the floor after being promised that Edge would have some one take care of it.
For paying 327,000 for a new townhome I feel that they severely underestimate what professional and industry standards are.

I purchased from a new home from Edge Homes in August 2018. I selected a home with a walkout basement so I could eventually finish the basement and have it be a livable part of my home. Units with a walkout basement come at a higher price than units without one, so I effectively paid a premium for this feature. The basement floor slightly heaved after only several months and this has made it difficult to lay any kind of level flooring without repairs being done first. This was likely caused by inadequately prepared soils and the subsequent expansion around the edges of the basement. This is a defect caused by the builder which they have been aware of since I first brought it to their attention in Oct. 2018. There's also a gap that was created from this that runs along two basement walls that need to be fixed/sealed. I'm requesting that Edge Homes fill/seal the entire gap that was created along the two basement walls due to the heaving and properly fix/level the concrete so level flooring can be installed.

Complaint: ***

I am rejecting this response because: You must be confused with a different repair. The issue this Revdex.com complaint is regarding is the heaved basement slab. A solution has been proposed but it has not happened yet. I will gladly close the complaint after the work actually occurs.

Sincerely

We are happy with the home they built for us. Although it was a little pricey to do the basement finishing and some other custom work, we are overall pleased with the options they had and the final results. They have been willing to work with us on subsequent warranty items as well.

This company has overbuilt homes and apartments all over the city. They give you 2 parking spots, a garage and a driveway. Yet, most of the apartments have 3 bedrooms. There are very few parking spots out front which are now getting warnings stating that they are for guests only. This means a third member of every apartment would have to park on the street. They also tow the streets and almost every complex is run by Waters Edge and will tow you if you park there as we. They don’t answer the phone and they have never responded to any of my messages. They don’t tell residents where they can park, they just continue to tow cars and not respond to any questions. Cars have been pulled out of guest parking, first come first serve parking, and the streets to be towed. They charge you $170 to get your car back as well.

EDGEhomes is a home builder; not a property manager. Our condos are designed with families in mind, and 2 parking spots, a garage and a driveway is sufficient in most cases. Some of our buyers choose to rent out their properties by room; this is not something that we are involved in or concerned with. The property management company is responsible for any towing, and any concerns should be addressed to them.

My wife, our two young boys (2 and 7 months) and I, live in The Exchange community built by Edge Homes LLC in Lehi, UT. My complaint comes from the outright lies that we were told when purchasing our condo a year ago. We asked very specific questions about the noise levels and the construction of the condos and were ensured that all precautions and building techniques were put in place as to eliminate as much noise as possible. We were told the floors were rated better/higher than most 5 star hotels. We went into the buying process of a condo understanding we would hear some noise, that is why we had the questions we did. Upon moving in the noise began immediately.

The unit above us is owned by a management group and is rented out. The first family that lived above us had two young kids and we hear all manner of foot steps, jumping, running, moving of furniture, vacuuming and so on. Again, we expected noise, but the levels to which we heard all of these things was alarming, to say the least. We thought maybe it is just this family. Maybe they are oblivious to what level of noise they are making. We talked to them and they apologized and said they would do everything they could to keep quiet. They moved after the first year of living in our condo and a new tenant has moved in. This new tenant is a young, college age couple with no kids. We have had conversations with them and asked for the same respect during the late hours of the night. They have assured us that they are not doing anything abnormal and that they are just living normal lives (walking, cleaning etc). Again, the noise coming from them seems so over the top. It must be the construction of the building. I have been in other home builders' condos and many hotels and have never experienced the noise levels that I do in my own home.

I have since contacted many other Edge Homes condo owners and the consensus throughout is the same. All are experiencing the same issues of noise. Several have told me they have reached out to Edge directly and to the HOA management company that covers their community and no one has a solution other than to either (1) talk to the neighbors and ask them to be more quiet, or (2) contact the local police and file a noise complaint. The HOA says they cannot do anything and filing a noise complaint with the police would be laughed at because no one is doing anything excessive. The noise comes from normal wear and tear, living and walking. Again, this is a direct correlation with the construction being faulty and cheap.

Our kids are woken up at night which doesn't allow us to get the sleep we need. My wife experiences anxiety throughout the day with fear of the kids waking up from their naps prematurely because of the excessive noise. Even with noise machines to calm the kids and drown out the noise from above we are having extreme issues.

Again, I have talked with several other condo owners, in the neighborhood I live in and in other Edge Homes communities, and they all feel the same way. The construction is poor and we all feel deceived by the Edge sales reps that sold us our homes.

We should not have anxiety to live in our own homes. We should not have this type of discomfort in our own homes. We should not be embarrassed to invite friends over to our house with fear of them also being uncomfortable with the amount of noise coming from above.

This has to be stopped. Future home buyers need to know that these condos are poorly built. Edge needs to be held accountable. I do not think myself or any of the other condo owners have unrealistic expectations. We want to be comfortable in our homes. This is not happening nor is it the priority of Edge Homes. They make promises and tell lies, get their money and then say this is how condos are.

We are sorry to hear you have not been pleased with your experience in your condo. We take great care and precaution in the construction of our condos to minimize noise as much as possible, including the use of airspace and insulation between the walls, insulation in the ceiling, floor trusses to create airspace, etc. We have received an STC (Sound Transmission Class) rating of 62, which is considered excellent. There is of course only so much noise cancellation that can take place in this type of housing, but we have taken many precautions to reduce the levels.

This company can be trusted.

It was quite straightforward dealing with them. I did shoot myself in the foot by agreeing to their offer price due to something their agent whispered in my ears. But that is absolutely my fault - never make important decisions when emotional. I am sure someone in their office probably had a good laugh at my expense. Otherwise I haven't had any issues with the house itself outside kicking myself daily on that point. My realtor was no real help on that point either.
I had issues with the heater (broke down) but they got someone out to fix it promptly.
All in all I would recommend them.

I found the process to be smooth and relatively simple. Building a home can be stressful because there are a lot of decisions to be made and it always seems to cost more that what you think it will going in. But seeing your options clearly laid out is helpful, and Edge did that. During the process I got regular updates with photos. I got a weekly text message from the building superintendent onsite. There was even a change in superintendents about 3/4 through the process and the second guy was just as prompt and regular as the first. So I would conclude that they have a process they follow (rather than just one person who follows their own practice) to keep their clients up to date. I only really had one stressful moment where I had a conflict and felt that there was poor communication from the Edge agent; but it turned out he was right and I didn't remember something he had emailed me about months before, so it was just a misunderstanding on my part. I found all their people professional, prompt, reasonable, and accountable. I wouldn't hesitate to use them again.

This is the second home we built and our first with Edge. First thing I LOVED about the process was how the superintendents/project managers followed up with us on major (and minor) things happening with the house. The always would send pictures and we felt in the loop. I feel like what you get for the price is very reasonable and we have enjoyed the first week in our new home. The NEW design center is pretty dope also, a huge upgrade from the old one. Oh! When we picked our options my wife was able to go through and see prices/pictures on an online portal and pick items out.

I would build with Edge again. It’s important to note they were great to work with on any concerns we had also.

Good quality home. They build a nice home and do quality work for the most part but swindle you a little on upgrades. As with most new builds what you see is not what's included. The base level is very plain and outdated and you have to pay quite a bit to upgrade to the current style of this day and age. We did pay for the upgrades we saw fit but decided to do many upgrades on our own as it would be cheaper. Recommended to use your own realtor as we didn't have the greatest experience with the one we were assigned from Edge. We were left out of the loop quite a bit and questions weren't answered when asked. Otherwise a lovely home for the money paid!

We had a great experience with Edge Homes! Our sales rep was nice to work with, and helped answer any questions we had. Our construction manager was amazing as well. For the most part they were on track throughout our whole experience. We moved in about two weeks after the original move in date. We had two issues upon moving in but both were resolved in a quick matter. Overall, we are very pleased with our new home and recommend edge homes.

Edge has left Horizon Heights Condos unfinished. The landscaping is incomplete with debris, unfinished rock areas, storm drain covers, park installation damages, pool damages and huge holes in the grass areas. To top this all off, they are unwilling to add brackets to the stairs that sway from side to side as you walk on them. They are unwilling to address any of these concerns because the condos have been turned over the the HOA even though these complaints were filled before the turnover or year warranty was up.

If you feel differently, we advise you to report these items directly to your HOA and we would be more than willing to work through them toward a solution, if needed. We are also aware that the stairwell bracket concern has been reported to the HOA and they are working toward a solution.

These guys build beautiful, high-quality homes. We love ours. They listened well to our needs and delivered well on the construction of the home. The purchase process was simple and easy as well. We were working with a tight timeline trying to get moved in on time and Edge was instrumental in making sure we moved in on time. Thanks you guys!

We loved working with Eryn! She was easy to communicate with and really friendly. All in all this was a good experience!

Overall this has been a good experience- we love our home so I suppose that is what matters in the end. They even worked really hard to push our move in date up- which we really appreciated. We have had some major and some minor setbacks, but so far, edge has been quick to solve them. Two pieces of advice for future edge home buyers 1) Use an agent. This helped to have an advocate. 2) Ask questions. At times we felt like we were being obnoxious, but every time we were right. For example, we thought our carpet felt hard despite paying for upgraded padding. We asked and we asked until we got an answer, and turns out they put the wrong padding in.

My husband and I recently bought an edge home and are very pleased. You can tell they take their time with every home. They are also extremely helpful with and questions or concerns you may have. We have enjoyed working with everyone at edge homes!

Edge homes has amazing communication and customer service and sells a beautiful and functional product! We love our new home and will work with them again!

It was not the best experience. Lucky for me I had some great help in an outside agent to help me navigate the joke that building was. Kenna responded to questions very quickly and did everything I asked her to do (sent pictures etc) but I am not sure if the answers were always the most truthful. Sometimes I felt that I was getting the answer that I was wanting so that I would leave them alone. When I had some questions that Kenna was not sure about and I asked for the name/s and phone number/s of who would know it was like pulling teeth and I never got them. My agent did.. I never felt that I was in the know of what was happening. I was/did spend a pretty good chunk of change and really didn’t feel that I was ever communicated with. I always found out about delays and issues, when I contacted Kenna. I never was called or told that we were days behind from the date that I was told when I signed the contract. (Apparently there was never any date given...). When I came out here and selected the condo, Kenna, my realtor Hunter, and some other family members stood on the patio by the pool and looked at and decided on where I would call home. I did not commit that day. I did commit though and pretty far into the process I found out that not only was I not in the condo that we had stood on the patio and talked about, but I was in a COMPLETELY different building... When confronted about it both from myself and my realtor, we were told that the conversation never happened and that we never stood on the patio etc. I was told that I wasn’t remembering correctly... I can tell you that I did remember correctly. The conversation did happen. I remember it, my realtor does, as well as the people who were with me that day. I was pretty upset about it and was told that if I wanted to wait nearly another year, we could get a different condo.... I have moved in and I do like where I am. I guess I am just saying: be careful, pay more attention than I did....
