My son is getting married and was going to buy a condo, but I talked him into buying a Edge Townhome. The realtor was great and the followup inspections were ok until the final inspection. My son and I found many paint issues that we were allowed to mark to get fixed. Some spots were not even painted. The cabinet hardware was uneven and upside down and even took the customer service inspector 30 minutes to figure out the possible problem. The upgraded white kitchen cabinets ($3500 extra) had paint issues, and the 3000+ stainless steel railing was a total joke. The welds had grind marks running every which way and some area had rolling indentions, and paint was on the railing. The stucco around the door was also a joke and not even and had door paint on the stucco. The place had dirty windows and dirty not cleaned up basement. The water spout in the garage was dented into the sheetrock. Also, in the back of the townhome a huge 12 inch by 3 inch whole was left under the eve without stucco. The funny part is they still wanted my son to sign off, but he said he would not until it is all fixed. They then invited us back in two days to finish the inspection and review what they fixed. The main inspector/project manager was there, the railing was still a joke and since we had so many paint problems to fix one had to review all the walls again since we could not remember all the spots. We are a calm family but as we mentioned places missed or new areas found, the inspector/project manager yelled loud and said "you guys are not buying a 500,000 custom home, just a 289,000 townhome ($137 per square ft by the way) and should not expect quality and that these townhouse are just quick flapjack put ups and we should not expect a great job"...wow, and that we are going to move in and dent up the place anyway. With that said, he could not of handled it more poorly and he got mad and yelled at my wife and said she could not have anymore tape to mark problems and he left the townhome and went home with the tape. Later the customer service inspector was left with us and we even found many new dents in the wall that the project manager or the painter just put in when they left with a ladder, so Steve needed tape to mark it and did not even have any. I will add another comment on all the very rude things the project manager said to us without cause. I even found the dent in the wall that was patched not painted yet with tape on it still from days before (first inspections) (so how could we sign anyway) Anyway, I called this in to there executives and one went and took a look and said he would take care of it all and we documents all the problems and emailed to him. During the 3rd inspection they had another guy there with the customer service rep and they basically said take it or leave it. They did fix things but did a very poor quality in touching up, and part of the railing is a joke. The walls do look better but we even found a piece of tape they left to fix a spot they missed, but they fixed it while we were there, with a blowdryer..lol. The sad part the $7500 in upgrades with the railing and kitchen still is not up to par (not like the model) and I will have to pay the vendors to come out and really repair or fix it. I also suspect the touchup were not done by a professional painter but by the inspector himself or the supervisor on the property. Also, the faucet in the garage they could not even get the screw to hold it on straight but forced the screws in at a angle (ugly). The sad part of this deal is they even tried on the 2nd inspection to get my son in a room alone and get him to sign off and tried to get the rest of the family to leave (bullied him). My son wanted it right too. Also, edge does not tell you when you buy is that the model quality and your quality are two different things, don't expect the same quality. Also, the inspector had rules or tries to enforce a 6 ft rule, in that if you cannot see it 6ft away then they are not required to fix it (plus these guys are older with poorer eye-site). The other rule you don't hear until the final inspection, is that if the job is still (sy) but meets industry standard they will not fix it. If my son was not getting married soon we would back out of the deal, plus Edge with the hot market in Utah would like that anyway so they can sell it for higher, so they don't care at all about the customer. I know these Edge inspectors would not settle for what we had to settle for if it was theirs. We were very nice again on this last inspection, and I would not even write this, or survey Edge properties and report this to the State of Utah to check Edge builders on licenses and legal workers and they need to verify who does the followup fixes (are they licenses and the vendor). I would not do any of this or be typing this message had they fixed the Kitchen better (one strip above the cabinets) and especially the railing (one session left out of 5). I gave them 4 chances to fix the railing better on the last inspection and each time they said, we will not do anything more. So here we go. It will cost them 100's of customers now. Was it worth it? However, with the market they are ok, but it will catch up to them one day. More to come! Oh, how come we never even got, I am very sorry this happened and thanks for your patiences. They are very cold when working with you and they all support each other even if they were not present when your wife got yelled at. Don't buy Edge, save you a lot of trouble, or if you do buy hire your own inspector and have them build guidelines/quality into your contract. Also, don't use their preferred mortgage company, not worth it. Hope this helped!

I purchased a townhome through Edge homes. I made the decision to install a water softener through the builder at an additional cost. It was not until my walkthrough of my home that I learned that there was no water softener installed, but only the plumbing. When I asked if this could be fixed I was told it could not. Upon further research, I learned that the price I paid for just the plumbing was significantly higher than if I was to get it done through an outside contractor. I am extremely disappointed with the way business was done. I feel like information was not provided accurately and I was overcharged for what I received. You would think that if someone was making such a large investment in purchasing a home and adding additional upgrades, Edge would do what they could to make sure the buyer, their customer, was taken care of. Wish I could say I was taken care of, but I was not.

Let me save you some money. I spent $1000 on a real estate lawyer after going through the contract and seeing poor reviews on several websites. The contract had several things that seemed fishy. SO glad I did NOT just sign blindly and got a lawyer to explain it all to me.

All the issues people are describing are due to a contract which exclusively protects the builder and gives you little to no recourse if they make a mess of your home. These complaints are major structural issues...not little stuff.

They'll tell you that this is a standard real estate contract (it's NOT even close). They'll tell you it's because they take all the risk (they don't...they place it all on you) They'll flaunt some big homebuilder crap and that Revdex.com can buy ratings and that there are all these other people who aren't complaining.

After they get you to sign that contract and get your money....those repairs? Well, that contract also states that you agree to their terms of repair or they have the right to file to forcefully buy back your home from you.

They of course will deny and sugarcoat the wording to make it sound pretty and reasonable.

I didn’t end up building with Edge. The sales guy is working for Edge and not you. He just wants an easy buck and basically told me the company doesn’t want to mess with someone who has a lawyer. The company doesn't want to spend any time or money to even discuss the terms because it doesn't benefit them and they are sure they will find someone who will sign that contract without even reading it. Don't believe me? Spend a little dough and protect yourself before you spend half a million+ on something you may regret. Gladly will take my money to someone else.

Being here has been a roller coaster so far. We were so excited for our new condo. We were supposed to move into our condo by mid September... they pushed it back until the end of November which was extremely inconvenient. When we got in, everything was great! up until our neighbors moved in yesterday. You can hear EVERYTHING! It’s as if our walls are made of paper. I can make out most words in a conversation they are having that is how thin the walls are. We try to have the tv going or music playing to try and drown out the noise and that works okay. All in all condo is beautiful the only down side is how loud our neighbors are/thin the walls seem.

These guys are a joke, I’ve had nothing but problems with my condo since before I even moved in. They don’t seem to care. It is currently 46 degrees in my condo because they did something wrong with the furnace and their response was, and I quote “ That’s a bummer”

These absolute sg liars are putting in fake reviews! Look at all of the positive reviews from 6/28/17 through 7/28/17. Every single review is positive, and they all sound the same. What are the chances that 4 different people actually posted a review on the same day 6/28??? Give me a break, these are obviously all fake because all of the other reviews are so glaringly negative. Revdex.com should remove these fake posts or at least identify that they are further proof this company is nothing but a bunch of slime ***! You better watch your wallet if you do business with these charlatans.

The way the edge does business is so wrong. Don't get set on a lot because chances are they will sell it out from under you for a higher offer. We signed papers, put down a deposit and even started designing our home then were told that they received a higher offer on the lot we had and sold our lot out from under us. That was the last lot they had that would fit what we needed it to so we were out and had to start all over trying to find a lot with a different builder after we had sold our previous home. Seriously bad business practices. I will never consider the Edge again.
