This company has horrible customer serviceThey continually lie to you and refuse to follow through with account updatesIt has been three weeks, phone calls, and voicemail messages and they have never called me back or and still have not corrected my name on the accountFor the past year we have paid more than the amount due and were notified that our mortgage insurance was going up! So now the company gets the amount paid over instead of it going toward our principalThis company advertised itself as being family friendly, the neighborhood Mortgage companyThis was another lie My family's primary focus is paying extra, paying on time, and getting out of the Guild Mortage loanSo far of the payments we've made we've averaged less than $towards principal which is heartbreakingWe were first time home buyers with little credit and no banks would work with us so we were forced to go FHAEven though we had THOUSANDS of dollars saved up that we had statements proving we worked hard for itWe pay an extra 132.63/month towards principle and still have only paid 2,towards principle ytdThats a lousy 141.11/month of our payment going towards the actual value of our houseNow it will be less than that due to the insurance going up! It's no wonder so many people in our generation cannot afford a house Once this company has you, they treat you like crap, and say anything to get you off the phone, including just leaving you on hold for more than an hour, continually clicking in to see if you are still there How dare you e-mail me offering to refi saving $a year for closing costsYou repeat twice there is NO cost to youYet you say clearly there are closing costs roughly the amount of our $paymentSo it will take me almost a year to make actual progress again The only time we will be refinancing is with another company who has respect for a hard working young couple and is actually going to SAVE us money NOWNot try and con us into prolonging our loan so that you can squeeze even more money out of our accountsYour company doesn't need more money from us they are already taking over 46% of our payment for interest and the FHA went from 15.6% to 36.0% once they saw we could pay more than the minimum, they figured away to put that into their own pocketSo Guild Mortgage enjoy it while you can because eventually your tyranny will end and your wealth will diminishI'm sick of big businesses PUNISHING the middle class

Posting a 1-star having removed a star for every despicable thing Guild Mortgage in San Antonio on Sonterra Blvddid over the course of our home purchase Most people will unlikely read this full review, but we cannot refrain from providing a fair account of our recent loan experience (2017) Despite our better judgement after reading national reviews concerning Guild Mortgage, we proceeded with Guild after they 1) reaffirmed us “this office is not like the rest; we have 100% good reviews.” and 2) “we will not sell your loan, we have our own servicer that will be financing and managing the mortgage over the life of the loan.” Despicable Practices: 1) We were not provided a firm rate for financing up front Only after we discussed another bank we might finance with did they make a rate offer by simply matching the other banks rates 2) We mentioned to the officer; we would only consider financing through Guild if they did not sell the loan and provided some specific loan servicing features (loan recast & full payment pre-pay)We were put in touch with a Guild loan servicer who confirmed the servicing features would be included and that Guild would service the loan Exactly days after close we received a letter informing us our loan has been sold to Wells Fargo (the most corrupt bank in the country: currently being sanctioned federally in recourse after criminal account practices over nearly a decade) 3) During our option period, we shopped for better rates and found a loan at the same rate Guild was providing, but with No closing cost & No points When we presented this offer to the Guild Officer; they confirmed (we have proof): “Yes….our office will match the offer.” Despite this offer we ended up paying over $1,in origination fees which would have been credited in a “matched” offer Repeat: $LENDING CREDITS PROVIDED AT CLOSING AS PROMISED 4) Guild’s Negligence to communicate money transfer requirements in preparation for down payment wire caused a communication breakdown at the end of our closing period leading to a full re-audit of our accounts Only after working with them through the weekend night and day were we able to reaffirm approval from Guild’s Underwriters just a few hours before closing 5) Our loan officer was contacted on closing day by the title company asking for another day to close No only did our lender allow this giving previous owners more than a day of control of the property after final walkthrough where they could do anything (exposing us to tremendous risk), but then at the new closing date, for which we again had to take off work to attend; we were still unable to secure the keys/access to the house, walking away with literally only paperwork in hand Our realtor was nice enough to secure the keys and bring them to us after Guild’s payment wire had been confirmed later that day 6) We were putting >20% down so an escrow account is not required and we had asked that an escrow account therefore not be structured into the loan Final paperwork indicated a $escrow waive fee not previously discussed or indicated in any previous loan estimates provided during the closing period If you are even considering working with this company despite this review; please post a question or reply offering why We will provide proof of our circumstances, additional warning & rebuttal, information & resources for better alternatives, etc

When we started to use [redacted] with Guild Mortgage, the initial phone call to get started was very promisingThere were a few minor things with my credit that needed to be addressed, but were easy to do in the time frame neededFast forward a few weeks into the process, I am repeatedly being told that all is well on my end, and they were going to get the numbers to workShortly after, the closing date on our house was pushed back a few weeks, due to lengthy and uncontrollable appraisal processesThe communication still seemed good, and I was apparently doing everything I needed (according to ***'s team), and they were still working on the mortgage processdays before our twice-pushed closing date, I get a call from [redacted] that a rogue derogatory remark showed up on my credit, and to fix itI went into overtime, immediately started to fix itTwo appraisals were needed, and one was still pending, and ***'s team had no clue where the appraisal wasOur third closing date

I was pre approved by [redacted] ***O for a home loan with Guild Mortgage on August 8,I was told by [redacted] that my pre approval was only good for daysSo I found a home and went under contract on August 17, I was referred to referred to [redacted] for underwriting and she and ***'s follow through and competence leave something to be desiredI had the ABSOLUTE WORST BUYING EXPERIENCE EVER!! AT the beginning of this process I was told that Guild would pay for my appraisal fee and that did not happenOne week before closing ***'S assistant [redacted] called me and said oh by the way, you need to get an appraisal ordered and the cost is $dollars! These individuals deliberately gave me a song and dance during this entire processThe countless emails and phone calls were all a waste of my time***"S assistant [redacted] and [redacted] would play games with me by email demanding me to send in documents that were previously submittedThey had no intentions of closing on my loan for a reason th

So far so goodI am still in the underwriting process and we seem to be having difficulties about rather or not I am full timeThe difficulties are coming from the underwriters and NOT GuildI do not understand the difficulties as the underwriters have to look no further than the type of position I have and my pay stubsPerhaps working with a different underwriter(s) could be there best bet Nonetheless, Stacy M [redacted] and Amanda M [redacted] have been hard at work for meThey do a fine job at explaining why the need certain documentation, answering all of my questions, and responding to me in a very timely mannerI have no complaints about these two amazing women! Even if the underwriters do not approve my application, that will not sway my positive review of the experience they have provided meI am grateful for their time, understanding, and Guild for hooking me up with such phenomenal workers! Thank you, all!

Terrible experience with Jeanne [redacted] She was highly recommended by friends but I am giving her one starShe told me up front that it would take weeks from start to finish to get done with a refinancedays into the refinance, we had still no appraisal done nor had anyone called to schedule oneI kept having to call her to get updates and she just kept giving me excuse after excuse about why it was taking so longThis morning I got an email from her stating that she would be unable to continue the process and referred me to someone elseThis company and lady are great if you have no questionsOnce you ask what's going on because things aren't adding up right, they dump youBuyers and refinancers BEWARE! They claim to want to help the customers but are only in it for the money!

We began the loan process with [redacted] at Guild Mortgage After signing a contract and sending her the final contract price in writing, she failed to inform us of the cap amount for the FHA loan we were applying for, she failed to have us complete loan counseling required by the program in order to even be considered for the program, and then blamed us for her inability to do her job In dealing with upper management to resolve the issue, our file was mixed up with another file, and we were sent another couple's loan estimation We ended up losing the home we had been waiting months on months before closing We also were delayed in the home buying process, which cost us over $2,because we had to submit the counseling (that [redacted] told us to wait on) days before we could submit an application to another lender All of this information was given to us by a much more experienced and knowledgeable lender After closing on our home with him almost weeks ago, it was c

The company is violating my rightsI was awarded my home in my divorce from my ex-husband and he signed a quit deed giving up his interest in the homeguild mortgage approved me for a forbearance program with just my signature in JanuaryNow that it is time for them to finishing with the loan modification they are saying I have to have my ex sign the papers in order for me to accept the modificationAll the information they have in order to do the modification is based on my income alone, and they allowed me to apply for the modification without my ex husbands signatureI DO NOT THINK IT IS FAIR for guild mortgage to require my ex husband to sign the final modification papers in order for me and my children to be able to stay in our homeI also do not think right because he abandon the home and has never made a payment on the mortgage (that is why the courts awarded the home to me) I also spoke with a attorney and he stated the documents that I have provided Guild Mortgage is e

On Monday, July 18, 2016 my title company and I submitted a payoff request for my closing date of Wednesday, July 20, 2016. Guild Mortgage informed us that it takes 72 hours to complete the payoff, which we accepted. It is now Saturday, July 23, 2016 and still no payoff. Every time I call Guild Mortgage they keep giving me the runaround, telling me that they already completed the payoff and sent it to the title company. The title company is telling me that Guild Mortgage told them on Friday, July 22, 2016 that they were still working on the payoff...however, the new owner has already moved into the home on the closing date, July 20, 2016 and apparently Guild Mortgage has already been paid. I am bewildered on what to do with Guild Mortgage; their communication is terrible and they are dragging their feet on my payoff. I now may have to seek council and file a report against them; beware of this company and their unprofessional attitude when there is payoff involved!

Guild emailed and said they would pay for movers for all the trouble we had with buying our houseI have a copy of the email stating thisThen days before movers are coming they tell me I have to pay 400$I did just to get them out of our lifeIt was an nightmare dealing with them

A word to the wise BEWARE of this company! I read the reviews and still ignored the reviews and worked with this companyWorst decision I could have madeI had a loan for a property and the seller did not like the lender because the appraisal firm was going to give him a lower value then he wantedSo, he asked me to switch to Guild mortgage because they said they could have it done in 3-weeks I have 70,debt and I make an hour50,of the debt is college loansGuild originally said I had to have a debt-to-income ratio of 59% then the changed it to %then the changed it to %Finally they told me there would be a $surcharge for having a low credit score and they wanted me to pay off all debt except college loans(20,000)I don't think Micheal realizes that if I were debt free I would not had done business with a company that was rated so lowPlease take my advice and skip this company and use a company that is trustworthyJust a note, they will tell you that everything looks great and that they work on honesty but a couple weeks into working with them there true colors will showIf you do go to them don't say I didn't warn you!

This review is for the Guild Mortgage Fort Worth, Tx office on Camp Bowie This has been a nightmare which caused physical and mental exhaustionI was referred to them by my Realtor and before going with them I should have read reviewsThey asked me for the same documents over and over and over again with each document having the same thing on themI gave been divorced for about yrs but they needed a divorce decree WHY? One of my credit cards was paid completely off and they needed a payoff statement I provided one and they still bugged me about the credit card and didn't accept the faxed payoff letter from the companyThey called me and we had to call the credit card company and verbally confirm the payoffCan I ask what the freaking letter was for if you didn't believe me??? One day before closing I hadn't heard from them so being the detailed person that I am called to see if closing the next morning at 7:was still a goI received a response at almost 5pm saying NOWhat the freak???? I understand things happen but I live on schedule and would appreciate a nitice ahead of timeThe title company kept emailing them asking for the closing documentsMind you the closing was set at 7:15amThe underwriters didn't release the documents until approximately pm the day of closingThe day after I closed I became very ill from stress and anxiety on top of whatever is in the airI ended up in the ERIt hasn't even been a minth since closing and my excitement of a bigger home is DEAD! On March 21, 2017, I contacted Ensurance for a new homeowners insurance quoteI excepted the terms of the policy and contacted Guild Mortgage Company to inform them of the new insurance company and requested a payment be made to EnsuranceMy new effective date was to begin on April 1, with the old policy ending on March 31, Within the month of May of 2017, I received a letter stating my policy was cancalled for non-paymentI called Ensurance and they explained that they tried several times bill Guild Mortgage and was unsuccessful in reaching themAt that point I had to start another policy at a higher rate that took effect on June 2, Recently, I received a letter from Guild Mortgage Company to inform me that I had a lapse in my policy for months and a payment for that coverage was to paid by meI again called Ensurance to rectify the situation and they tried calling Guild Mortgage Company with me on the line and we got nowhere due to a longer than wait

We were brought into Guild and met with the sales manager Luke to purchase our first homeHe seemed nice at firstAfter the initial consult we were handed off to his assistant teamThings just fell apartThey clearly have NO documented business processes or documentation checklistsIt was constant excessive back and fourthsThen when it came time to sign the loan package it was different then what we agreed toWhen we brought it up they pulled a bait and switch and said that they needed more time, more money, new terms and an entirely new loan! Worst communication ever, unethical lending practices and made our first experience a horrible oneI would never trust or do business with them again!

Horrible communication, Never met any deadlines, always made promises that things would get done and they never didThey act like your loan is the very first one they have ever done and are just stumbling though itThey don't contact your realtor to let them know whats going onThere is always a new piece of information they need that they have failed to tell you that you needNever again would I recommend them and an A+ rating they bought that rating cause there is no way they have achieved this honestlyStay away from them at all cost

I have a mortgage with this company, my payment is made during the grace period which is between the 1st and the 15th of each monthThis month the company has been using it's automatic call system to call me and harasses me times since December 1st, because my payment was not thee on the second, yet they called me on the first of the month Their excuse is because that is what their investors wan them to do This is harassment when they called on December 1st the lady could not even figure out why the auto call system called me This happened last month as well I am tired of the harassing phone callsNo other mortgage company has ever done this unless they did not get this after the 15th The person I spoke with today when I asked him to talked to his supervisor told me the smoke and mirrors routine his supervisor was on the phone and I could leave her a message, I have done that before and never received a call backThis is bad customer service

Unfortunately, we used Guild Mortgage Company to purchase our First Home Without a doubt Guild ruined our First Home Buying Experience and drained all of the joy out of buying our very first home By the time we closed we we're both so drained from the experience it was difficult to even be excited about our home
**What you can expect from Guild**
"A Focus on You" - They have zero focus on their customers During our initial meeting we we're told we could only qualify for an FHA Loan The option of a Conventional Loan was never discussed with us until weeks into the process Guild never attempted to understand our needs especially being First Time Home Buyers We we're told during our initial contact Guild "prided themselves on communication" by doing weekly Tuesday updates Yet did not receive a single "Tuesday update" until I complained on several occasions regarding the poor serviceWhen you ask questions you get responses like "I don't know, you tell me" courtesy of Ryan Maciag Their staff is beyond unprofessional to say the least
"Heart" - Guild make no effort to do what was right for us We we're told we had to complete "MGIC's Homebuyer Education Program" at the end of the process in order to sign off on our loan documents Wouldn't you think an education program should be completed at the beginning of the process?
"Expertise" -
We did not close on time We we're told the day before closing we we're required to have flood insurance on our property I repeat the day before closing This dilemma obviously caused issues and Guild sent the loan documents to title unsurprisingly with errors My boyfriend and I both took the day off from work to be available to sign the loan documents when they we're readyDue to the errors because this was on a Friday we had to wait until Monday to complete the process Since, my boyfriend was in a fairly new job he didn't have paid time so we last a day of pay for Guild's errors
"Commitment" - We signed out loan documents in December of in May of our loan was sold to US Bank We are having continuous issues with the documents sent to our new lender US Bank from Guild Mortgage Now when I try to call Guild they claim their hands are tied since our loan has been sold and provided me with a number to their loan servicing department Denise whom I spoke with seem completely disinterested in assisting me and claimed to not have the information I was requesting from my loan After arguing with her for several minutes she magically found the information I was asking for Guild Mortgage is not committed to their clients and once your loan is sold they really have no use for you
**Guild Mortgage Company is an Excuse for a Business**

In my experience with Guild Mortgage, I found their loan officers, staff, and customer support personnel to be courteous, knowledgable and professionalCommunications are timely and accurateThey provided me with honest and helpful service and really helped my wife and I to get the best rate and loan for our home

I did not use Guild for my mortgage, but the reason why is the reason for this review I don't have the best of credit scores, but work on it to bring them up I know the mortgage business having worked for several mortgage companies in the pastI knew my scores, obtained through the three credit bureaus, were where they needed to be to secure an FHA loan as were my husbands The credit reporting agency that Guild used to buy my scores was points below my actual scoresMy husbands scores were right where the agencies experian, equifax and transunion said they were, but mine were points down I got some mumbo jumbo about how scores are created differently for mortgage loans etc, etcfrom Guild but there should not have been a point difference Needless to say, after reading all of the negative reviews here, I am quite glad I dodged this bullet of having to deal with them, but the fact remains that their credit scores were way off and they cheated me out of a mortgage for a house I was in love with in ORThis just happened in January of so still pretty ticked about it as my agent had recommended them as a great mortgage company to work with if you had lower scores
