My husband and I refinanced our home with Guild Mortgage last January Our loan officer Glen H*** was fabulous!! Glen helped us thorough the process every step of the way- explaining anything we did not understand He was patient-not pushy when it came to getting certain documents in order to move our file forwardIt was a quick and painless process Even nfollows up with us every few months to see if we need anything or to provide us with the current value of our homeI really appreciate Glen very much He is the consummate professional and really cares how his clients are doing I recommend this company to everyone I meet

Avoid Guild Spent two months trying to refinance my house when suddenly all communication was cut off No responses to email or messages left with receptionist On top of that, after dragging their feet past our initial day rate lock, they increased our rate a full quarter percent with no prior warning or explanation Felt like a bait and switch In all likelihood it is the company that is overworking it's employees and understaffed, and not the individual broker, but I'd still suggest taking your business elsewhere

I have several issues, first Guild has over charged me for over a year & a half in fees (1200.00-1500.00) that were bogusSecond I was refinancing my home with another *** & had all the documents in order and signedTherfore, my new *** told me not to make my next months payment that it be paid off once the new payoff was recievedHowever, a Guild employee told me they had sent the payoff to the wrong *** making my payment past due (adding fees) and a negative report on my creditFurthermore, guild has sent a represenative to post an occupancy check on my door several times, I called Guild and they said it is required thru the VAI have contacted the VA and they have made notes on the account that the VA does or has not required any such action

My husband and I just left a mortgage lender that we had an awful experience withGuild Mortgage on the other hand has been a breath of fresh airAfter receiving the scary Property Tax bill, that we had been paying into our escrow account for, but our previous lender neglected to pay, Guild took the responsibility to get it taken care of in a timely manner
Yvette Hallbick specifically not only took the time to research our issue, but she did it all with incredibly timely responseAfter having such a negative experience with previous lender, we are feeling confident about this switch and are so grateful that this company enables their staff to make quick decisions to help their customers in a timely manner

If I could rate Guild Mortgage Company any higher than five stars, I wouldI have never worked with a company with such kind and compassionate employees that truly care about their customersFrom the initial buying process to general inquiries and hardship assistance, we have had nothing but excellent interactions and experiences

I chose to finance my recent home purchase in Portland, OR via Guild Mortgage and it was an absolute disasterGuild Mortgage doesn't understand the severity of the situation of home-buyingThis is the biggest investment in a typical persons life and they treat it with utter disregard and lack of empathy for how you feel
The underwriter at Guild Mortgage will seek personal information from you beyond required by Fannie Mae and Freddie Mac, and their underwriters are incompetent to understand your investments in assets and commoditiesYou are not allowed to explain your finances or communicate with the underwriters, all your explanation will fall into deaf ears
I discourage anyone seeking mortgage to avoid Guild Mortgage at any cost, and go to your local credit union or whatever other mortgage lender your have in your area

Guild Mortgage in Spring, Texas, is the most unprofessional company ever! They were the preferred lender for my builder Halfway thought the build my builder (Grandview Builders) was bought out by a larger company (Century Builders) Eight weeks before closing I received an email from my broker at Guild, Derek T., and he said that they did not like doing business with the new company and for that reason they were no longer going to fund my loan I had to scramble to find another broker who could get my loan done in time to hit my closing date Not only was this super unprofessional, it was also illegal for Guild to back out of the deal Fortunately, I found another company, Supreme Lending (*** ***), and they were able to get my loan funded on time and for a better rate DO NOT do business with Guild! They are lucky I didn't sue them You've been warned, RUN don't walk away from this company!

Worst experience with a bank or mortgage companyI think its the worst experience I have ever had at any businessGuild Mortgage in Rockwall TexasStaff was incompetent and rudeManager was worseI was frankly shocked to learn that she was the managerI live in Rockwall and know herShe is a well known ambulance chaser (sues people and businesses) and drunkardHer husband is a drug addict, runs illegal gambling businesses, and a convicted felon in TexasHaving people like this working at a mortgage company does not make any sense, and it puts customers private information at riskIf you search online for the manager and her husband, you will find what I am talking aboutLaw suits in a couple states, pictures in the newspaper, mugshots, and a bad reputation for lewd and illegal conductTake your name, social security number, and business somewhere else where there aren't criminals in charge of the place

I have dealt with Guild Mortgage for almost yearsMost of my customer interactions with them have been fineI would never rate them as an exceptional companyIn December, I made a payment on their web portal while travelingThe payment was done on the last day of the month December at 10:am Pacific time I screenshotted the "Your Payment was received"(Always take screen shots of on-line transactions and save for your records) Guild says they didn't get the payment until January and shows a day late payment on my creditI sent a letter asking for a Goodwill adjustment as I did attempt to pay within the guidelines to avoid the day late payI used their tool in their portal which apparently failed on their side and they refused the Goodwill adjustment simply saying the payment was received in Jan This is ridiculousAs soon as I can get out from under them I will and I will never use them againI'm being penalized because their system failed

The company is violating my rightsI was awarded my home in my divorce from my ex-husband and he signed a quit deed giving up his interest in the homeguild mortgage approved me for a forbearance program with just my signature in JanuaryNow that it is time for them to finishing with the loan modification they are saying I have to have my ex sign the papers in order for me to accept the modificationAll the information they have in order to do the modification is based on my income alone, and they allowed me to apply for the modification without my ex husbands signatureI DO NOT THINK IT IS FAIR for guild mortgage to require my ex husband to sign the final modification papers in order for me and my children to be able to stay in our homeI also do not think right because he abandon the home and has never made a payment on the mortgage (that is why the courts awarded the home to me)
I also spoke with a attorney and he stated the documents that I have provided Guild Mortgage is e

We began the loan process with *** *** at Guild Mortgage After signing a contract and sending her the final contract price in writing, she failed to inform us of the cap amount for the FHA loan we were applying for, she failed to have us complete loan counseling required by the program in order to even be considered for the program, and then blamed us for her inability to do her job In dealing with upper management to resolve the issue, our file was mixed up with another file, and we were sent another couple's loan estimation We ended up losing the home we had been waiting months on months before closing We also were delayed in the home buying process, which cost us over $2,because we had to submit the counseling (that *** told us to wait on) days before we could submit an application to another lender All of this information was given to us by a much more experienced and knowledgeable lender After closing on our home with him almost weeks ago, it was c

Just wish they were more forgiving and accepting of goodwill adjustmentsI made a bank error back in December and it ended up making my payment days late (I'm a single mom and it was around Christmas time and had a million things on my plate...I know, still no excuse)This is the first time I've ever been late and explained what happened to them and they refused to grant me a goodwill adjustmentThis totally screwed my credit score and I've been unable to make some recent financial decisions due to thatI mean, I guess I understand their decision because I WAS LATE, I just wish they were more forgiving especially since I admitted my wrong and explained the situationAnyway, other than that, I really haven't had any issues with them and everything has run smoothly since thenThat is all

We financed our 1st time home loan and received wrong information from the lenderWe were told by the lender that a 80/10/loan is illegal in Oregonyears later when our friends went to purchase their home with another company they are doing the 80/10/loanWe told them you can't and we were wrongSecondly, my husband sent an email to our lender a little over a year after we purchased the home to see if us getting married and I receiving a raise would have any effect on our interest rateLess than minutes I responded to the email he sent saying "we were not ready to refinance." A week later I received a notice in the mail stating Guild had ran both of our creditSeriously?! They didn't even notify meI am not happy and talking with the other mortgage company we found out that lenders can receive incentives from the banks for pushing FHA loansWe will be taking our business elsewhere

The mortgage broker *** *** in Guild mortgage did not do the right jobthat cost me $more monthly to pay the mortgage
I applied the foreign national loan to buy a house in Las Vegas through Guild mortgage in February *** sold the mortgage to impac mortgage without notify meAnd she did not notify me the change on interest rate from 5.5% to %This cost me big money
The purchase of a house in vegas has not completed by todayThe closing day is AprI would like to cancel the loan but I could not

In Decemeber I was trying to purchase a house and Guild Mortgage was going to be the lender After several weeks of getting paperwork together and ONE day before closing, Guild Mortgage decided not to proceed with the load The construction company refunded all earnest money, but about a month after the loan was not approved there was a charge on my account from Guild Mortgage After a few phone calls/texts messages, most of which were not answered, I was informed that the charge was for an appraisal of the property that Guild Mortgage declined the loan on
I have been trying to contact the Mortgage company for over two months and have been either ignored or passed on to someone else who also ignores all requests
At this time I have neither received the appraisal or the refund and no one from Guild Mortgage has contacted me with any information on resolving this issue
They continue to ignore me and don't seem interested in providing me with a resolution to this iss

I recently built a house and was referred to a broker with Guild MortgageThis process took close to months to completeAs we headed into the home stretch with the same broker our processor went on maternity leaveSo after resending all information and discussing with broker and processor I thought we were all on the same pageWell I couldn't have been more wrongI was completely taken advantage of , uninformed about changes to my loan( showing up to closing to a closing disclosure with an extra 12,of unexplained money on it ) , information as it was super unclear why things were happening I was told no big deal it doesn't make a huge differenceOr this is all we could do or it was a simple mistakePretty much take it or leave it at this pointI have closed three different times and this by far was the worst experience of anyClearly no one knows what they are doing and they are playing with others moneyAll while they say " I think the world of you " right after the deceived you and told you to pretty much get over itI'm not buying itDo not do business with these people, you will regret it everyday I know I do

I have my mortgage on my condo thru guild mortgage Two months ago I renewed my property insurance which my insurance company faxed to guildToday I got a letter my property insurance is not active First of all yes it is and second my insurance company faxed it to the fax number YOU gave them The best part? This same thing happened last yearFFS, you guys need to learn how to use a fax machine

So far so goodI am still in the underwriting process and we seem to be having difficulties about rather or not I am full timeThe difficulties are coming from the underwriters and NOT GuildI do not understand the difficulties as the underwriters have to look no further than the type of position I have and my pay stubsPerhaps working with a different underwriter(s) could be there best bet
Nonetheless, Stacy M*** and Amanda M*** have been hard at work for meThey do a fine job at explaining why the need certain documentation, answering all of my questions, and responding to me in a very timely mannerI have no complaints about these two amazing women! Even if the underwriters do not approve my application, that will not sway my positive review of the experience they have provided meI am grateful for their time, understanding, and Guild for hooking me up with such phenomenal workers! Thank you, all!

Guild told us they would release remainder of insurance money to fix basement, then only sent half and told us it has to be percent complete and inspected before they will release the remainderWe can no longer hire our contractor because he wants forths up front and the rest the day of completionWe have been told several differfent things that deviate completely from what they sent in writingBottom line is we are going to have to do the work ourselves because they refuse to release the moneyWe also sent Guild the contractors contract and receipts for first half of the projectBut guild calls the contractor and requests the same infoNow the contractor does not want to talk to us! We are going to have to sue them! I am sick of it! If I have to sue Guild they are paying the court costs and attorneys fees can't deal with anymore from them, My health is not good and this just makes it worse! NEVER ever use Guild!

Our current bank discovered that Guild Mortgage shows mortgages, both in the amounts of 220,000.00+, because they neglected to release the previous mortgage when we refinanced with them in Now our bank is unable to complete a line of credit loan for us that we are requesting I have called Guild Mortgage times and our Bank, First Bank of Colorado, has talked to them at least once and they still do not have the necessary documentation in order for our loan request to be completedGUILD MORTGAGE HAS NEGLECTED TO DO PROPER BUSINESS PRACTICES WITH OUR PREVIOUS LOAN We are on a tight time crunch to get this loan completed before we have to leave on an extended time away and need to close on this loan this week Guild Mortgage has failed to complete our many request for something that should have been done in
