Fairfield properties is by far the worst property management company that I have dealt with in Suffolk County.

My move in day was disgusting, with no heat and I have toddler. The super lived on site but was fall down drunk who yes you to death. The property manager did the same so basically there's nothing you can do once the lease is signed.

I had to pay for professional commercial cleaner to come in and clean (never reimbursed) I also complained about things numerous times via email only to be ignored.

I had a flood in my unit and was never reimbursed for cleaning or laundry bill.

Kids leave beer bottles in parking spots that I ran over and blew a tire. I was told they don't cover that.

I sent pictures of a woman passed out drunk on front lawn along with drug paraphernalia bags in the parking lot and was told they would have security circle

All is documented via email.

The renewal office is most unprofessional office I have ever dealt with. They wanted to raise my rent over $200 per month and I needed to extend my lease by 1 month but they wanted to charge me double.

It says " Luxury" on the sign but it should say "section 8" as some tenants here clearly are living off government programs.

Huge disappointment. Waste of money and unprofessional.

Review: Have called several times in order to receive security deposit. first they say it has been mailed out then they say there is no record. moved out of apartment on April**, 2013. Review: I worked with Trisha at their [redacted] location. She showed me an apartment and I sat with her to go over the application. She told me I needed to give her $260, with $60 being for the application. I asked why so much, she told me I would get the $200 back if I decided not to take the apartment. No other information was given to me.

On December ** they cashed that check and then I told Trisha I would not be taking the apartment because on a second visit I noticed the complex smelled extremely bad of cigarettes and other disgusting scents. When I asked her about my $200 and when I'd receive it back, she said she put in a cancellation for it and I should receive it sometime soon.

I called Trisha a week later and I was given an number which I believe is their corporate/management office ###-###-####. I spoke to someone who told me I would not be receiving my money back and I signed it away.

I'm not a deadbeat, I have great credit, and I gave them that check on the stipulation that I would receive it back if I decided to go elsewhere. No time limit was given to me. I would like my money back because I was never fully informed about what the payment was for and never told that I would only receive it within three days of canceling. They have essentially swindled me out of my money. Again, I was told if I did not take the apartment, that $200 would be refunded to me. Trisha from [redacted] never told me there was a time limit and I never thought for a moment I wouldn't receive $200 back. There is no reason for Fairfield to keep my money. I did not take the apartment. I was professional about the whole process. We have ended our relationship and therefore, I should receive my $200 back.Desired Settlement: I would like my $200 back. I was never given any indication that my money would not be returned if I changed my mind on the apartment. I visited the apartment a second time and found it to be dirty and not up to my standards. I would expect to receive my money back because I gave Trisha notice that I would not be taking it, therefore, the $200 she said I would receive, should be returned.

Dear [redacted]: Attached herein is a copy of the application. Section (5) states that you have 72 hours in which to cancel to receive a refund in full. Our records show that you did not cancel within the time frame. However, as a courtesy, management decided to refund your deposit. The check was mailed and is attached for your records.

Review: I completed the terms of my lease at [redacted], supplied written notice that I would be moving out at the completion of the lease, and still have not received my deposit back. Prior to moving out I requested a walk through with the property manager, which was denied, and was told that they did not do walk throughs and they would deduct what they thought was necessary from the deposit and it was up to me to prove later that they were wrong in there deductions(this is absurd). To this date I have been told that we would have our entire depost, $499, returned and that it was still being processed, but they didn't know why it wasn't mailed yet. It has now been over 90 days and I am still being told the same thing about it processing. Now when I call, I am told the 1 person that is handling it is out and no one else can look at why it hasn't been issued. I am on the verge of filing a case in small claims court since they have violated there end of our contract in regards to the amount of time it is taking them to refund my deposit. If I am not refunded this week I will be filing a legal case for my deposit, interest and anything else recoverable by law. We did take pictures when we moved out of the empty apartment because they refused a walk through.Desired Settlement: I would like my full $499 deposit back, as I was told was happening(but they didn't know why it was not mailed) by the [redacted] Office. I would like this to be mailed this week.

I still have not received this check. I have been told for over a month that it is ready and waiting approval(which no one there knows or can tell me why it's being delayed) and that I will get it at the end of whatever week I am talking to them in. I was most recently promised I was going to receive it on Saturday 01/**/2014 by their office and was again lied to because it never came and still hasn't come another week later. Unfortunately I see this going to court and I will also be going for liquidated damages due to the excessive amount of time it has been in conjunction with the continual and habitual lies and misinformation I am being given. This company should not be allowed to pause property management due to their illegal business practices.

Review: On June [redacted] 2013 we submitted a refundable $200 deposit for an apartment located in [redacted]. We paid cash; have a signed receipt. We declined the apartment within the required timeframe and were told we would receive the $200 refund within 2 weeks. As of today, 7/**/13, we have not received the refund and are getting nothing but the runaround. We have left at least 6 messages; talking to a different person each time. I can certainly see why this company has an "f" rating with Revdex.com. Our next step is the attorney generals office and consumer affairs.Desired Settlement: To avoid further action we would like payment in full by this Friday, 7/**/13

Review: Fairfield properties kept my security deposit as a carpet charge. The carpet was 3 years old and steam cleaned before I moved out. The maintenance department completely remodeled the apartment changing to new better quality kitchen cabinets, appliances and better quality carpet. They also added a new closet. I have received no written notification of reason or proof as to why I didn't get my security deposit back. It is past 90 days. I moved out because of an injury put me out of work. Rent was paid in full entire time I lived there. I in good faith moved out at the end of my lease paid in full. I am [redacted] now.Desired Settlement: Return of my $500 security deposit.

Fairfield Properties is a horrible Organization to deal with so I forewarn anyone looking to move into an apartment or a townhouse owned by them. First and foremost, if you are interested in The Babylon Townhouses, you should know ahead of time that their basements are prone to flooding. I had it happen twice in 2014. It took them 3 months to do the repairs from the first storm and the second time it was completely ignored all together. When they show the property they tell the prospective new renters that the lower part of the basement is liveable quarters and that some people use it as a living room. That's a farse. When damage is done to your property from flooding they will tell you the basement is only to be used for storage (even though half the basement is finished with molding and tile.)

If you have any issue and need to speak with Fairfield Properties, good luck. You will either have to leave a voice mail that will go unanswered or you will be given the run around by someone when they do answer the phone. They suggest you write an email but those go ignored as well as faxes. I have quite an extensive library of all the faxes and emails I have sent.

When Fairfiled wants something from their tenants they send letter after letter but when you need something from Fairfield, all requests go ingnored.

Please beware before entering a contract with Fairfield, read the reviews first. You will see many online reviews like mine. You do not want to get involved with these people.

Building in Cedarhurst was not maintained well. The lobby was always in need of cleaning. Poor customer service.

Extremely long delay in receiving my security deposit back. Still waiting after 75 days
