These people are disgusting.. Whatever you do, dont rent from them. They should be shut down as far as I'm concerned. We were great tenants and they treated us like crap. Didn't maintain our house, ignored us, and tried to charge us for excessive pet odor when we moved out. We had 1 adult dog who NEVER had accidents or smelled in anyway. I have no idea how they are Revdex.com accredited. Seriously if you're still not convinced, go read the [redacted] reviews

This particular resident, as stated in the last submissions, had monies withheld for damages to the property that have been noted and repaired according to ARS statutes. The resident did not insert any of these issues on the initial move-in form provided to the resident upon move in. Hence, the owner of the property, not the Golba Group, has decided to withhold a portion of the deposit and is not going to refund the difference as requested.The Golba Group, being a property management company, does hold the residents deposit but it is not the Golba Groups monies. It is the owner of the property monies. They make the decision and The Golba Group adheres to what the owner wants to keep from the resident. [redacted],It is the Golba Group's fullest intention of always refunding the ENTIRE security deposit back to every resident, however, what no one seems to understand, is that the Golba Group is NOT the deciding factor on how much or how little of your security deposit is returned. Even though you want to bring this to others attention that you were not treated correctly, you keep wanting to blame the Golba Group? The Golba Group is the management company and we do what the OWNER tells us to do and as long as it does not break the law - we have a fiduciary responsibility to follow the owners requests. If the owner tells us to keep a portion of your security deposit for something, then we have do it otherwise we would be in breach our contract with the owner. All Real Estate Management companies follow the same [redacted]. The owner of property is the responsible party, not the management company. Arizona State Law reconignizes this fact and that is why the actual court case was written into your lease agreement to show you BEFORE you leased the home which party is responsible for your deposit. Dear Karina,Thank you for the follow up on my dispute. I did not agree with the response submitted from Mr. [redacted] in behalf of The Golba Group. The attachments I received is information I already have on hands with the exception of a copy of their company's property condition report that they should have completed prior to my move-in. This form should have been used and combined with my move-in condition report at their check out.  It is very uncommon that a property management company does not have the adequate documentation prior to placing a tenant in their rental homes. I also requested a copy of purchase receipt (not maintenance invoices as the maintenance company is owned by the same owners of Golba) to verify the quantity of blinds purchased and installed as the company noted on my security deposit receipt as "mini blinds replacement" and not 1 mini blind as I was "verbally made aware of"; $88 for one mini blind is outrageous as they typically use the lowest and cheapest metal quality used in rental homes.As for the closet doors, we requested repairs to be done to the doors as they kept falling off the hinges. It does not matter how many times they were called out to repair, they should have corrected the problem properly the 1st time without me having to call them out a second time for the same problem; we lived with the problem as we found it to be an inconvenience in taking time off work of something not done properly the 1st time. The metal track on these door were so old and bent from previous repairs done in the past from before we took possession of the home.The purpose for this complaint is not about the money, its about morals. I want to let others know the wrongful way other management company's work to screw someone over. Precaution when choosing who you rent from and who you give the authority to care for your most valuable assets.Respectfully

Attached you will find sufficient documentation supporting the charges, this is the unit inspection form that you turned in on 10/9/13. After reviewing the unit inspection form it was found that the items listed below were not present when you moved in. Also, when you turned in keys...

we documented everything that was turned in. I have no documentation showing that you turned in mailbox keys when you vacated. In fact, we had to order new mailbox keys for this property as well as working garage remotes for the new tenants. Also attached is a copy of your lease agreement. One page one you will find that $150.00 of the security deposit was nonrefundable leaving the remaining $1045.00 refundable.  At this time we have found that all of the charges held against your deposit are valid and in accordance with the lease agreement.

The Golba Group has been managing properties for over 22 years and has a very good reputation with the Revdex.com for a reason. We do not "fabricate" as suggested. The Golba Group does not make any money on keeping a residents deposit. It is the owners decision to keep a deposit and they get the entire...

amount. They also can do there own repairs and do not have to use any of the Golba suggested vendors. This particular resident has had several conversations with Golba personnel, myself included. Golba was willing to assist. The resident decided to try to take matters in their own hands. The owner of the property has the deposit and is not in a position to return it. particular complaint, please be advised the that the Golba Group, Inc does not own this property, however, we do manage it for the owner. We have recently traveled to the property to view the specific complaint and will respond with the following:

1. The palm tree in contention is not even on our owners property, hence, it is not our owners responsibility to maintain it or the block wall that it is affecting. It is affecting the complainants block wall because the tree is on his property. Photo evidence is attached as to the positioning of the tree. Complainants home is the one on the right.

2. This complaint should be completely removed from The Golba Group good standing with the Revdex.com as this is not a specific complaint against our company and just a complaint against one of our owners properties.

I moved to Phoenix June 2015 and I found a condo within 1 weeks time with firebird housing, I had a few misc. fixes the first few weeks which is common, but everything worked fine there after. I became skeptical when a lot of my friends locally said property manager companies try their hardest to not give you your deposit back, My lease was up in June of 2016. They let me move out a month early with no hassle except to allow realtors to show my place while living there, which I agreed. I saw on the lease closing papers that I was responsible for having the carpets professionally cleaned. I know the carpets were dirty and I was skeptical that they would charge me the 200 fee. I have to say this company is a class act company. They gave me the full deposit back as I have always received my security deposits back in the past. I know they get a lot of bad reviews but this review is current as of June 30th 2016. I always paid my rent on time each month which everyone should do and they stood by their word,,. I would recommend them to a friend anytime... They do have new managers running this company. Some reviews state it's the same managers just a new name, that's false...

Run , don't walk from these worms . We rented a condo a week ago , it was filthy , urine stains on the toilet seat etc... The air conditioning wasn't working , they provided no remote control or access to the garage , the list goes on . They are impossible to get ahold of if they know you are asking for repair and they never answer the phone or return emails or calls , including the owners . This is a scam bunch of slumlords . Please file complaints with az dept of housing , the real estate board and anyone else you can think of . They need to be put out of business for good !

I usually don't give reviews, but I was really happy with the outcome of what could have been a bad situation. Back in January when my heater broke late in the afternoon and I had family guests staying at my house for a few days and they were coming that night. I was so worried that I was not going to have heat for my family and I was going to be embarrassed with my guests. I called about 4:00 in afternoon and by 6:00 that night it was fixed. Now it might not seem like a big deal, but if you knew my wife you would know that this had to be fixed before the guests came. Thanks for taking care of it fast!

Review: We rented a property in [redacted], AZ from Oct 2013-July 2014. On the inspection form, we noted that several of the blinds in the house were warped/damaged, yet the charge to replace a broken blind was deducted from our security deposit. We were charged $6 each to replace two light bulbs, even though we had to replace two of them ourselves when we moved in. Shortly after moving in but after we had already submitted the walk-through inspection, we noticed the upstairs toilet was leaking, causing a wet spot on the ceiling below. Not wanting to create problems for the homeowner, we immediately turned the water off to that toilet and submitted a maintenance request. The owner never gave permission for the toilet to be fixed, so we had an inoperable toilet for the duration of our time there. Shortly before moving out, we had the toilet fixed with our own money and submitted the bill to the Golba Group, hoping we might be reimbursed. We were not. Upon moving in we were given two garage remotes. Since we only ever used one, we didn't notice that the other one didn't work until later. This was never an issue as we only parked one car in the garage. Prior to moving out, I spoke with our property manager's assistant, [redacted], and let her know that one of the garage remotes didn't work, and she said, "That's okay, as long as one works, you're fine." We were then charged for the non-working remote. Upon moving out I turned in an envelope with both garage remotes, two mailbox keys, two door keys, and a garage key. The mailbox keys were not logged in and we were charged to replace them. [redacted] had warned me that residents often get charged for not returning mailbox keys, so I made sure to turn mine in, yet was told they never received them. Given that [redacted] warned me about this ahead of time, I think this is a scam where they claim to not have received the keys so they can charge to have them replaced. I was also charged for removing trash from the property, even though it was left out for bulk trash to pick up.

I lived in three rental properties prior to this one and always received my full security deposit back upon move-out. The Golba Group is the only rental company I have dealt with that found ridiculous things to charge me for. Not only will I never deal with them again, I will be letting all my friends and relatives not to deal with them either.Desired Settlement: I want a refund of the money deducted from my security deposit for the items mentioned above, along with a refund for the plumbing repairs that I paid for out of pocket.

My wife and I had rented a property that was managed by the Golba Group. We rented the property for two years, singing consecutive one year leases. At the beginning of the lease we provided a $1,345.00 security deposit. We submitted a 60 day notice that we were vacating the property at the end of our lease on 8/31. We followed all procedures that were required of us such as bringing in a money order for the last month's rent, had the carpets professionally cleaned, and brought all the keys and garage door remotes to the Golba Group the first business day after our lease was over. We paid our rent on time for 2 years and never bothered the owners or Golba Group. We thought throughout the lease things went pretty smooth. When I turned in the keys I asked when the inspection would be and the property manager told me that she was not sure when it would be and would not be able to let me know. A week after we had submitted all the keys we received a refund from our deposit with $128.00 withheld. We were informed that they had to repair two holes in the wall for $58.00 each, a light bulb for $6.00 and a broken door stop for $6.00. When we left the property there were no holes in the wall. I believe that the property inspector fabricated the report and was trying to charge us for items that did not exist to increase the amount of income that the Golba Group receives.

We have spoke and e-mailed with the property manager. I asked if we could see pictures of the holes before they were repaired and we were told that they did not take any pictures. The property maintenance company is also owned by Golba Group and because of this conflict of interest, they charge tenets for fictitious charges to increase profits. We were provided an invoice for the work and we were also given an inspection report that was completed by the property inspector. This does not prove that they did any work other than create false repairs. I asked if I could look at the repairs because you would see evidence of repairs and the property is still vacant and I was told that the broker wanted the property manager to focus "on more important things". We were not given access to view the repairs that we were charges for.Desired Settlement: We would like the $116.00 returned to us.

Review: They purchased a house from a home owner that had done some work to the property that has affected my property. The original owner had put lattice strips along the side of my garage and had vines growing through my vents. He then planetd a palm tree between our property without my approval or knowledge as I was out of town. When I cam back the property owner said he would maintain this tree do to my physical handicap. A short time later his wife passed away and he sold the house to golba property group and I had called them a few times to take care of the issus and never received any response. The tree is now doing damage to the brick wall and even after calling again last week they have failed to respond. I have been on crutches since 1997 and now have to also use a wheel chair. Anything that I do to my property I study to see what it will take to maintain and I would never have planted a tree like that between the 2 units knowing the potential for damage. I strongly feel thjat the management company shoud be responsible for this and for the sahety to our house and ourselves.Desired Settlement: Remove the tree and repair the damaged wall and remove the storage shed so that I can get my house properly pained.

STAY AWAY!! This company just had a name change. GOLBA GROUP was their old name. Look up reviews on yelp from that name. I wish I did before renting here. We took great care of the house and when something went wrong it took 6 months for them to come and fix it. Even though it was a leak in the ceiling and the ceiling was caving in. Also THIS COMPANY SCAMS YOU FOR ALL OF YOUR DEPOSIT. I am still waiting for a response after a 35 days of disputing my deposit return. They ignore me thinking Im going to forget. I cant believe this company is still running. Worst Property Management Ive ever rented from.

Review: I lease for 3 years at [redacted] Tempe. After a few emails deputing charges of my deposit wrongfully withheld I was not able to come to an agreement. I have requested a copy of the managements property condition report and was denied . They said they did not have one and/ or inspected the home prior to my move in. They noted items were left in the home which is completely false. I requested pictures of items left and could not provide me it. They also stated I was suppose to be charged for painting of the house due to scuff, even if they would have charged me for it it is against the law as such deduction is considered normal tear and wear specially for someone that resides in a home for many years. This makes me believe I have been charged for pre existing damages but noted them as excessive dirty condition. They have charged me $88 to replace "mini blindS" not one like they said they charged me for, they replaced both; mini blinds had pre existing damages and I was charged for it. They charged me to rrintall closet doors that I left off the track because after several band aid repair doors continue to fall off and I was charged. Light bulbs were missing on several of two light fixtures in the home home prior to move in, without abproblen I , out of my own expense replaced the missing ones and I was still charged for them.Desired Settlement: A am requesting full refund for the mini blindS that were replaced. I am requesting reinstallation fee for the close doors. I am requesting a property management condition inspection report that was done before my move in. I am requesting pictures of their check out inspection of "items left behind" and all other items noted of which I was charged for. I am requesting half of the cleaning I was charged for because the home was NOT left in excess filth- I have pictures to prove that. Review: Hands down, the WORST company I have ever dealt with, in any area of business! Rude personnel, not very smart, unhelpful, and outright sheisty. I rented a propert for a year, and despite minimal contact, every time I had to contact them was excruciatingly painful. the property was advertised with a community pool, and I was supposedly given keys. The keys didn't work and I called for weeks on end trying to get a key, NEVER received one! One of the people actually said to me, "Well, we can't just drive over there and pick up a key for you." What? In any case, FALSE ADVERTISING and I really should get a refund for not having pool priveleges for the entire 12 months.

We had a pipe burst (slab leak) the Saturday after Thanksgiving, I called the emergency number...they returned my call Tuesday afternoon!!! In the interim, I called SRP (hot weater was running non-stop, electric bill skyrocketed!) and City of Phx Water. They both came out immediately to help. The leak was fixed the last week of DECEMBER! (but only after constant phone calls and badgering, on my part), and the final repairs (drywall/paint) was completed in MAY! I ended up losing $500 of my own monies, through the entire affair. Where's my compensation for that?!

Now, I moved out end of September and they are not returing my deposit monies. I have been calling for weeks...policy is 2 wks after move out, latest. It's now been 4.5 weeks and I'm getting the run around. PLUS, they are deducting ridiculous amounts from it. One is for cleaning an outside area that is usually full of the neighbors tree's leaves. I cleaned it weekly, if not more. Certainly, after I moved out...it was full again. I'm sure after they cleaned it (to the tune of $80) it was full again. Door stops, which I unwittingly did not note on the move-in list. Who knew? I'm being charge for LIGHT BULBS!!!! Two were burnt when I moved in - I replaced them, no questions. I replaced light bulbs regularly, no questions! Unbelievable and practically criminal!Desired Settlement: I want my deposit paid ASAP. IN FULL! If I get a deduction, I want some a refund for all the months I was unable to use the ADVERTISED POOL USE, and the monies I lost when they ignored the slab leak. Uncomprehensible how a company like this can continue to operate and rip people off....

Thank you, in advance, for reviewing this unfortunate situation. Managing over 2400 properties and having over 700 owners, it is difficult to please everyone. Our record shows, however, that we do a very good job of being fair with all of our residents.

It is our policy for the security deposit to look back at the Unit inspection form that you fill out and check it against the inspector inspection photos and all aspects to ensure that we don’t unfairly deducted the security deposit. As for the back yard there was more than just leaves in the back yard, there was a screen and some other items that needed to be thrown away. On the unit inspection form there is a space for door stops on it and on the list it was marked ok. On the inspector report it was always listed as being present. Upon reviews of the picture and form that we have on file it shows that they were present at the time of move in. Therefore we do have to deduct that from the security deposit and have them replaced so the next tenant has it there for them as well. Also we do make sure that all light bulbs are replaced so that when the tenant moves in they are able to enjoy the comfort of the home without worrying about running to the store with a little thing like light bulbs. As far as them being burnt out when you were moved in, again nothing was noted on the unit

inspection sheet that you filled out and signed.

we have contacted them many times in regards to listings they have posted throughout the web and have never had a single person call me back despite multiple emails and phone calls. for the last 3 months me and my fiancée have been searching for a rental as our lease was expiring and we hate where we live. In the last 3 months we have left well over 15 voice mails on several different properties for the lady who handles mesa for Golba and still to this day have not had her call us back. Also, their hours of operations seem to be strict 9-5 Monday through Friday though today no one would pick up the phone till after 10. They offer very nice properties at reasonable rates but I'm completely bewildered how they rent any of them out. would avoid at all costs If they wont answer the phone when your trying to give them money what odds do you think you have of them answering when something breaks. At this point if we see Golba we both chuckle and skip the add all together nothing but a waste of time.
