Franklin American Mortgage did not pay the correct property tax for my home loan After several calls, it finally was paid in Now that the tax law has changed for 2018, I no longer can deduct my taxes on my return Their error cost me $ I have tried for months to get a reimbursement for their mistake, but they have given me the run-around After months and numerous calls, they have finally closed my complaint without reimbursement I submitted all the evidence of their mistake via the fax number they provided along with my tax statements We have paid all our mortgage payments on time and have been ideal customers that any reputable mortgage lender would love to have It's unfortunate that Franklin American has opted to treat their customers with such blatant disregard

I am preparing a living trust for a couple who have a loan with Franklin American MortgageThey contacted the mortgage company (per my request) to let them know I was preparing a revocable trustAn agent in their assumptions department said the transfer was prohibitedI asked for more information and sent the agent the federal law showing it was NOT prohibitedThe agent two days (and repeated calls to customer service) to upload my authorization to talk to the companyThe agent never forwarded the issue to their legal department, despite my repeated requestsI sent the federal statutory language to customer service, legal and assumptions and was again told by assumptions that the transfer would trigger the due on sale clause and was prohibitedI resent the federal statutes and regulations, along with a notice that I would file for declaratory relief if necessaryI did not hear backI called after approximately weeks had passed, and the person to whom the letter was addressed said that he never got it personally, but it was uploaded to the fileHe said he would forward it to the appropriate departmentI am astonished at how a simple notice to the mortgage company has led to months of delayThis may lead to costly legal action that was completely preventable

I had a very short time to find a house and close and Josh D [redacted] and his team worked overtime to make sure I had a place to live! He really knows his stuff and I would recommend anyone looking to buy a house to come to Franklin American Mortgage!

I have been a FAMC customer for almost years now in the southern Mississippi area They have always been helpful on any customer care call I have needed and their website is much better than others I have used in the past The amortization calculator and all other functions have been very helpful

Company is incredibly incompetent! They bought my mortgage from a lender days after closingMy first two bills from this company have been incorrect- 1st was ~$more than indicated in the closing docs and HUD statementMultiple calls were made to try to correctFA tells me the problem was on their end and is now fixedNext bill comes indicating an amount ~$greater than indicated on the HUDMultiple calls to FA are made againFA tells me they will get back to meA week goes by and no one callsI call again and am told they have two HUD statements-one from my previous mortgage before refinancing) and they couldn't figure out which one to use to base the yearly taxes on- so they just charge me the higher of the twoCould've simply looked at the date on the HUD statement for the loan THEY just bought to see where the inconsistency was, but noNow my loan is being internally auditedGo figureEmployer getting hassled for verification of income etcGET IT TOGETHER!

Even though I got rid of Franklin American months ago and now a happy [redacted] customer, I could not help, in reviewing my documentation for the horrible two years they serviced my loan, but send this noteI have closed on properties in five states (including several in Nashville) in the course of my lifeNever have I experienced the incompetence, gross errors, and arrogance of this organizationJust a taste: [redacted] incorrect IRS tax statements [redacted] incorrect PMI calculations [redacted] incorrect appraisal assessment analysis [redacted] missing statements (which they will charge you to rectify!) [redacted] Customer service unavailable...hold...hold....hold....hold and then get transferred I finally had it after two yearsWent to [redacted] who I HIGHLY recommend (and do not work for or have any business association with) recommendThey are miles ahead of Franklin Mortgage and with good reasonRun don't walk away from these folks if you want to be treated professionallyJoin at least brokers I know in various states who have walked away PS Franklin: all the sports sponsorships in the world won't help your business

Charlotte G [redacted] assisted us with the load process and she was AMAZING!!! We were kept well-informed through the whole process and her kindness and thoroughness made a typically stressful process very enjoyableVery happy with all aspects of our experience with Franklin

So when it came time to purchase another home there was no doubt we'd be repeat customersAdam was, again, wonderful to work with and his team comprised of Cindy B [redacted] and April R [redacted] were nothing short of fantastic! They were very timely with emails, everything was clear and specific on what they needed from us and overall just a friendly and pleasant group to work withAlthough we've never met Cindy in person we both commented about how her email communication made you feel like you were established friends, which is so rare in emails! The team had our loan cleared to close in days from submission - very impressive! No doubt when it's time for our next home purchase that we know where we'll turn to! The mortgage process was seamless for us and we couldn't be happier with our service from Adam and the team!

Terrible company if you have to deal with their customer service people at all They don't communicate with one another so you will have one person tell you one thing and then somebody else call you back a day later and tell you something different until you are so confused that you have no idea what is going on They tell you they will do something then they don't do it until you call back and request it or more times I am currently in the process of refinance my mortgage with another company even though I will have to pay 1% more just to get away from them It's worth the extra point and the closing costs to never have to deal with them again I would give them less than one star if that was possible I will tell everyone that will listen to never deal with them

I am a new customer to Franklin AmericanIn fact they have held my mortgage for monthsJust for the record my credit rating is extremely highI also take advantage of the day grace period each month to pay my mortgages and always have
Franklin American has now given me a collection call each month before the grace period is upI asked this time if this will happen every month and they just said we'll look into itThis just seems harassment at this point
No other lender has ever done this

I've only had one other mortgage 30+ years ago, now paid off I never had any trouble with it, from a well-know bank FAMC is the worst I can imagine dealing with They have horrible customer service Every step takes multiple phone calls They get nothing correct They send letters with deadlines that are meaningless 1)The property I purchased was declared in a flood zone six months after closing FA sent me a letter telling me I had days to secure a flood insurance policy days later they sent me a policy that they had secured for me at three times the cost it should have been A kind insurance broker dealt with them for three months trying to get my money back and to prove to them that I was insured with a policy that met their criteria He told me it took weekly phone calls to representatives who assured him it would be taken care of I'm fairly sure I never got back all of the money I lost during that three month period 2) They paid my homeowner's insurance bill twice and raised my payment to cover the overage They seemed to think this shouldn't be a problem I gave up on that and my insurace company applied the difference to my car for that year 3)They sent me a bill for yearly shortage on the escrow account, with payment amounts to reflect the result of paying or not paying the shortage Two days later, I got a statement with the increased payment I managed to get the shortage paid over the phone and was assured that the payment would not increase I got a statement the next month with the increased payment Another phone call, with assurance that it would be corrected That would be a real miracle if it happens 4) I asked for removal of taxes and insurance from escrow because of so much mismanagement One month later, nothing has even been started -- no record of my request The most recent representative I spoke to gave me an email address to request the removal again I got a bounce back on the address 5) I closed on this propery on March 1, The mortgage payment has increased almost $per month in that time, thanks to the escrow account If I could afford to dump this company, I'd do it in a hearbeat I'd recommend avoiding them at all cost
