We have been in communication with [redacted] about the appraisal situation on the home they are purchasing. Appraised value of homes is not something that we or the lender have control of, nor do we know what the final value of appraisal will be as they suggest in their... complaint. This can be greatly affected by the total of upgrades purchased, the size/price of other recent closings nearby, the recent resale market in the area, and the subjective opinion of a particular appraiser. Due to these factors, we clearly disclose in our contract documents that the purchaser (not the seller) is responsible for any difference between final price and appraised value. That being said, we do understand their concern and are making an effort to help them by allowing to delay the closing long enough for the lender to secure another appraisal for comparison. It is our hope that the situation will resolve itself satisfactorily to the customer.

Honor the written commitment to replace my wood floors by providing me with a cash settlement (check)I would also like for Gehan to repair the walls where Sheetrock was removed in an effort to locate the water penetrationRepair is also required for the area when a panel was removed from my garden tub

Gehan Homes has responded in writing to both letters referenced in Ms [redacted] ' statement and we have received confirmation that those letters have been receivedAfter reaching out to the [redacted] , we have confirmed that [redacted] does have a commercial license that is currently active and in good standing Gehan Homes has received no written documentation from experts in the respective field showing that the cause of death of the trees along the common property line were caused by anything other than boring insects or bacterial and fungal infections

The homeowner reached out directly to us and we are already in the process of making corrections to the HVAC system The system was sized correctly, but it did have some issues that needed to be corrected by the HVAC installerWe believe that the homeowners concerns will be resolved by the end of today

We were scheduled to meet with this homeowner on 4/and review their concerns The homeowner rescheduled the meeting for the afternoon of 4/17, at which time we will assess the situation and decide on any necessary warrantable repairs We will update you after we evaluate the situation

Per our warranty guidelines we have offered to pay Ms
*** in lieu of doing the replacement of her wood floors. After researching
the equivalent materials and labor we made a realistic and reasonable offer
which would allow her to replace the floors with a similar product, including
materials, installation supplies, labor and cleaning expense. We also
agreed to do the sheetrock, tub skirt and paint touch up repairs afterwards
*** *** does not accept our offer and has informed us
that she will ask her homeowners insurance provider to dispute it
Gehan Homes had made a proper offer, and we will honor the
offer when she agrees

We have contacted Ms *** and reviewed her concerns with
the tub, flooring and drainage.

Gehan Homes has scheduled a meeting with the homeowners for Monday, 5/22. Gehan Homes will review their concerns and decide on a course of action once we are able to meet and view their issues

I have reviewed the response made by the business in reference to complaint ID ***, and find that this resolution would be satisfactory to me I have been contacted by a representative of Gehan Homes who came out to my home and immediately saw for himself the drainage issue we have been dealing with He arranged to have a drainage system put in which was completed on May 25, with a one year warranty I would like to thank the Revdex.com for their assistance in resolving this issue I would also like to thank the Gehan representative that resolved our issue

installed, will be installed next week

downspout was not mentioned by the homeowner so we will
have a manager inspect the downspout today to see if it requires any

Our Warranty Department and Construction team contacted this homeowner last week and scheduled a service call with the HVAC contractor. The contractor made adjustments to their system on
Friday 8/12; these repairs have satisfied the homeowners concerns

Gehan Homes' Area Contraction Manager met with the homeowner to address the issues submittedGehan has agreed to remove vegetation from behind fence back 3' grade and lay two rows of sod to help with the erosionGehan will repair any damaged fence, fill the erosion in the backyard and lay
sodGehan will repaid ridge in shingles on right side of homeUpon completion, all erosion will be the responsibility of the homeowner per Gehan Homes Warranty Guidelines

In reference to my complaint, the company stated they addressed issues and they consider them resolved but they were not been resolved totally.
I do not accept excuses and I (and my neighbors too) continue having a very bad drainage in the yard caused for professional negligence onlyGehan Homes know which was their mistake but builder does not want to face it and resolved honestly.

Sent: Monday, April 10, 7:AM Subject: Regarding Complaint #*** There seems to be quite a bit of misunderstanding or confusion . As the customer mentioned; Gehan Homes does have a business relationship with the lender, and it is clearly disclosed upfront. Gehan Homes does not order appraisals. What we did was to ask the lender if they could get another appraisal because the first one seemed undervalued, and it was causing the financial burden for the customer. We also let the lender know that we were willing to wait for them to do this without penalizing the customer for the delay. In looking at the customer concerns, if it wasn’t understood that the buyer would have to pay for the second appraisal then we’re sorry for the confusion. Had the buyer understood this they could have opted to refuse the second appraisal at that point and we would have proceeded to closing with the original appraisal and required funds for closing.
