Beware of Gehan Homes Most of us purchase a new home so we don't have to worry about making repairs Gehan does not believe in customer service - while our home was being purchased, they were awful to work with - for example, they changed the floor plan blueprint for our house after we signed the papers and tried to enclose our open stairway to the second floor For our patio, they also refused to use brackets that would hold a ceiling fan "because it was not part of the blueprint" Our home is now years old and has had leaks due to improper roof installation (not hail damage per different roofers) I contacted them about the "year" warranty and was told it was not covered as it was not structural damage They also told me that I should have done "roof maintenance every year"???? I have never heard of roof maintenance every year It was just their way to avoid responsibility and do the right thing by fixing our roof They did say they would repair the small part that I had already paid another roofer to fix since it was installation - really??? And they could not find the other leaks though there was clear evidence of leaking inside? After having had a *** home with amazing service, I am shocked that a home builder could be so bad I will never purchase or ever recommend a Gehan home

The statement Mr *** made ("Gehan Homes has no part in ordering or securing appraisals" was completely untrue Please read the email that Mr*** wrote below:At this time we have requested the mortgage company to find out if another appraisal can be ordered. We do not feel that the appraisal that has been submitted is a true representation of the homes in the community. If we are able to have another appraisal done, we will then need to have the closing date pushed back into the month. As far as your request for Gehan Homes to lower the price of the home, that is not something we can do. In the meantime, you may want to talk with Paul at Advisa to see what other solutions he can come up with to help you get into your new home. Ross W***, IIIDivision Sales ManagerR***@GehanHomes.comp713-243.4513c832.845-0227I spoke with Paul Lacy in Finance at Advisa right after I received the above email He said that he was going to see if he could get his company to order the 2nd appraisal, but this is not typically done I asked him TWICE who was paying for this He would not answer me Mr*** clearly asked for thisI never thought to ask for a second appraisal I was never asked if I agreed to pay or told I would have to pay for a second appraisal I found out when closing papers were sent to me in a rush and was told to sign these and get them back right away in order to be able to close THAT IS WHEN I SAW THE COST ON MY LOAN Not very professional We are in our home Yes, we did go ahead and pay for the second appraisal to get into the home I just hope that other people who are considering buying from Gehan read this and know what kind of business ethics they are dealing with before they get involved And for the record, Gehan and the lender are affiliated

We have reviewed the circumstances surrounding the customers concerns with the slab and all of our communications with them about it. We are confident that Gehan Homes has acted in good faith in accordance with our Purchase Agreement with the customer. We explained that
their concerns were nothing more than shrinkage cracks, which are common in post tension type slabs, that would close once the cable system was stressed. When they still showed concern, we contacted an engineer and had the foundation inspected. The results of the inspection showed that the foundation is performing as intended and that the cracks were merely cosmetic in nature. We did send the engineers report to the customer and kept their realtor informed as well. It was not our desire for the customer to cancel their contract with usWe told them on multiple documented occasions that to do so would mean forfeiting their earnest money deposit There is no structural concern with the foundation, there is no breach of contract on our part, and there are no factors that would demand a return of any monies if the customer chose to cancel. Our desire would have been that they remained and allowed us to build the home for them to enjoy Feel free to contact us for any additional information

Our Warranty Department and Construction team contacted this homeowner last week and scheduled a service call with the HVAC contractor. The contractor made adjustments to their system on Friday 8/12; these repairs have satisfied the homeowners concerns

We have completed exterior repairs to the home and stopped
the moisture intrusion. The Private Inspector retained by *** *** has
been involved each step of the way and agreed with our methods.
Gehan Homes has agreed to reimburse *** ***, in lieu of
performing the work, for the cost of replacing the damaged wood floors.
We have also agreed to complete the sheetrock/paint repairs and the tub skirt
repair
The delays have been a result of finding an acceptable
reimbursement amount. *** *** was not satisfied with the 1st
offer made, and we are adjusting for a material oversight in the offer.
I’ve requested some additional information from the homeowner about the
original material and install so that we can make a final determination and
process a payment request this month. There are no disputes about our
agreement to resolve this with a reimbursement

Gehan Homes is currently researching the concerns that *** *** has raised.

area that the homeowner selected; we don’t believe there is an issue of the system being undersized.  We will have the system inspected to ensure it is operating correctly.  We have worked on the door previously, but if it is still leaking, we will inspect and determine what needs to be done.

We will continue to say that Gehan put its customers in a difficult situation and continued to build and cover up the situation. We will continue to share our story and let others know what happened to us. We hope that no other family will have to endure this. We will continue to say we deserve our HARD EARNED money back for the deposit for a house that was broken from the get go. Gehan can continue to act like there is not a crack running through the middle of that house but we have folders full of pictures showing it. We have reports and measurements proving it. Absolutely despicable that they can look at our pictures and inspection report and still deny any wrong doing!

We have contacted the customer and discussed this issue.  The delay occurred due to a miscommunication in which the customer has not been able to return the necessary signed document required to proceed.  We have sent them a corrected document to sign so that we can proceed as planned and get their refund to them as quickly as possible.

Gehan Homes has reviewed the information sent to us by the buyers and have responded directly to them with our intentions to resolve this issue.  It is believed that we will all consider the matter closed.

We have been in communication with [redacted] about the appraisal situation on the home they are purchasing.      Appraised value of homes is not something that we or the lender have control of, nor do we know what the final value of appraisal will be as they suggest in their...

complaint.   This can be greatly affected by the total of upgrades purchased, the size/price of other recent closings nearby, the recent resale market in the area, and the subjective opinion of a particular appraiser.  Due to these factors, we clearly disclose in our contract documents that the purchaser (not the seller) is responsible for any difference between final price and appraised value.  That being said, we do understand their concern and are making an effort to help them by allowing to delay the closing long enough for the lender to secure another appraisal for comparison.    It is our hope that the situation will resolve itself satisfactorily to the customer.

We are confident that Gehan Homes has acted completely in good faith in this situation. We have made every effort to verify to the customer: there is no sign of a foundation failure.  We’re disappointed our customer won’t accept the engineer findings as well as facts in this case and opted to terminate their purchase agreement.  We don’t see any further action that we could take in this situation.

We did receive a call from seller [redacted] on 9/6/16 we have come to a agreement, they will refund the ernest money ( 3,000 ) but not the design center money (1,578) she send the agreement to sing on 9/8/16, we now are only waiting for the authorization of corporate to release this money, this will come from [redacted]  say it will take couple of weeks.  Th ank you.[redacted]
