This company and the property management company they use continuously try to get me to pay illegal fees that are specifically not allowed in my lease. I've already taken them to court once, and won, and it looks like I'm going to have to do it again since they are again trying the same shady practices. This is after they tried to charge me $17K for "repair" work that didn't last more than a month after I moved in.
Stay far, far, far away from this company. If you can get a home from them, you can get a home from a reputable company and you won't be paying outrageous and often illegal fees.
I originally thought this lease with the option to purchase program was a great idea! However, now I'm finding out there are major flaws that I want people to be aware of if considering this program. This company doesn't want to fix or repair anything including hail damage to the roof (and windows). They did replace torn screens but that was it. The catch is if you want to exercise your right to purchase the house, you buy "as is" so you get stuck paying to repair the hail damage! Actually I found out last year after I tried to purchase the house, one of the issues was I could not get homeowners insurance because of existing hail damage to the roof & without insurance the mortgage co would not approve a loan. This is a flawed system! Its not fair because Home Partners says it just "cosmetic damage" but I work for an insurance company & we pay to replace roofs/windows from hail - its still damage! They refuse to submit a claim to get it paid for even though I offered to pay their deductible. This is just outright unfair & not a good business practice. Please do you research before you sign up for this program.

I can assure you no repairs were ever made to the roof. Gutters yes, screens yes, roof no. Several roofers came out & confirmed the roof had hail damage. Then nothing was ever done. If any work was done to roof please provide an exact date . I work from home & can tell you if anyone was actually here to do anything. Then on top of that no one is available to actually disclose what the issue is and how the customer service rep was very rude and unhelpful. I thought the lease to own program with Home Partners of America was a great opportunity to get on my feet while building my credit to purchase a home,Instead it has been a living nightmare. When we looked at the house it was under renovations. The house was totally gutted out from top to bottom. New wood floors, carpet, stainless steel appliances, counter tops, etc. The plumbing and various items were still being installed and remolded for selling it.We liked it and signed the lease. Home partners did a walk through with the seller but did not allow us to do a walk through. This should have been mentioned before we signed our lease but of course they did not tell us. They advised us that they would make sure that the seller had the house up to par and they would make sure the house was ready and made safe for us to move into. Home Partners had an additional repair list with the repairs we had requested on our one and only visit to the home. They had 3 weeks to get the home move in ready. I moved in on November 24th. Upon walking in the door, there was a long list of items that needed and should have been done. The main thing was someone had removed the brand new blinds, brand new garbage disposal, and ice maker tray in the brand new freezer from the home. It was a Saturday so I called Home Partner's emergency maintenance line (*** Property Management) twice trying to see where were the items and to get them replaced ASAP. They told me the property manager David Wood, would call me back. I never received a call, a email nothing. I called Home Partners they told me that there was nothing that they could do once the house closed and I would have to deal directly with *** Management. I told them that these are issues that should have been addressed before closing so that does make it there concern. I told them they should have done a walk through with the seller, buyer, and tenant then I could have pointed out issues that needed to be addressed. They told me oh we are going to start doing that in a couple of months. Meanwhile I just have a paper to fill out and fighting to get these items replaced. Every time I emailed them they just sent the complaint to Pathlight. After stressing all weekend it gave me a bad migraine headache which lasts for days, I could not sleep or eat, I just felt sick to my stomach)and having to put brown paper from Home Depot over my windows for my family's safety. On Wednesday I called back and I was told the property manager denied my request on Saturday but remember he never called , texted, or emailed me , a brand new tenant what he would or would not do. I told the supervisor Kenyetta on the phone, regardless if he was going to do it or not he is suppose to communicate with me and let me know instead of have me linger on wondering and worrying. She apologized and wrote up a work order to replace the garbage disposal and ice maker tray under warranty. She said she would have to reach back out to David about the blinds. At this point I am emailing and trying to call everyone I can think of to address my concerns. They make it almost impossible to talk to someone. You just have to email yet emails were unanswered or responded back days later and calls were never returned. Is this how you run a business?..I even email my resident support specialist Linda twice and she never responded. Now whatever they asked me to do or pay I need with no hesitation. Now I have to debate back and forth on getting issues resolved and I just moved in. Oh my goodness and I have to deal with this kind of treatment for a year? Finally got David on the phone and he told me they were not fulfilling my requests for the garbage disposal, ice maker tray, and blinds because the company did not view them as essential items. I told him and everyone else had I known these items would have been taken from the home I would have put them on the list to not be taken from the home. I should not be held accountable for items in a home I am merely renting. I have never rented a home without blinds and had I known they would be taken I would not have rented it. They have a $10,600 budget for maintenance on the home so why can they not use that money? They can not tell me they used all of it to make the home move in ready with the botched repair work done. Double pane glass missing on side of door, floor molding missing in bathroom, paint left on front and back patio, low water pressure, leaking toilets, hot and cold water is backwards, tub faucet falling off, instead of using sheet rock mud to repair the garage walls and ceilings they used caulking and left over fence from the back yard, and the list goes on and on. I have requested for them to send a representative to come out and see what I am describing and no response. I am still to this day fighting with them trying to get these items replaced. This is a nightmare, the worst decision in my life. I would not even refer my enemy to Home Partners of America.

With respect to the Complaint, we respond to Ms.’ allegations as follows:
Ms. leased this property through Home Partners’ Lease Purchase program in November 2018. Prior to Home Partners’ purchase thereof, a “walk through” was performed by Home Partners’ third party home inspection vendor to identify any health, safety or other unsatisfactory conditions. Although Ms. could have requested a walk-through of the home prior to signing her lease residents do not typically, participate in seller walk-throughs prior to purchase.
Prior to the purchase of a home, Home Partners develops a budget of estimated costs for potential maintenance that may be required to make a home ready for a resident’s occupancy. The estimate is based on Home Partners’ experience in purchasing homes in the same market and is adjusted based on the size, age and condition of the home. The estimated budget is specifically identified and included in the resident’s lease. Home Partners may perform certain renovations either as specifically agreed to by the resident and Home Partners in advance, or as dictated by the Renovation Checklist attached to the resident’s lease. If actual costs incurred by Home Partners to make a home ready for occupancy are less than as estimated, pursuant to the terms of the resident’s right to purchase agreement, the Lease Purchase Price will be adjusted downward and the resident will be notified thereof within 180 days following their lease commencement. As per Home Partners’ practice, a budget was created for make-ready repairs/improvements to Ms.’ home and included in her lease purchase documentation. However, a full renovation was completed just prior to Home Partners’ purchase of her home and, therefore, no repairs or improvements were required. Ms. will be notified of the adjusted Lease Purchase Price for her home within 180 days of her lease commencement.
In response to Ms.’ allegation that blinds were removed from the home, photos taken prior to Ms.’ move-in date show that a few, but not all, of the windows were covered with blinds and nothing was removed from the home. Further, the Renovation Checklist attached to her lease specifically states that Home Partners does not provide “windows blinds/window treatments whether now existing or hereafter installed”. Therefore, Home Partners will not approve the installation of additional blinds. However, arrangements are being made for the installation of a new garbage disposal and replacement of the missing windowpane.
Lastly, the *** Property Management office is closed on Saturdays and Sundays. The available weekend contact information is limited to emergencies only. We welcome Ms. to contact the *** regional team during business hours to discuss the outstanding items, if any, directly.

Ladies and Gentlemen:
Reference is made to Complaint # ***. As noted in our previous responses to Ms.’s complaints, we regret that her move-in experience was unsatisfactory. As we explained, we believe that there was an unfortunate misunderstanding in regard to the walk-through rights and obligations under her lease. While we do not permit post-acquisition, pre-move walk-throughs, we offered to arrange for Ms. to conduct a post move-in walk through. We have completed the requested plumbing repairs; the requested window replacement should be completed this week. The *** Regional Team reached out to Ms. to discuss any discrepancies in regard to utility charges. As they explained, the $30 account set up fee is a standard charge which is paid by all residents; if appropriate, any additional utility credits will be posted to her account within 1-2 billing cycles. We hope the actions taken have addressed Ms.’ concerns in an adequate manner, but we would be pleased to discuss the matter further with her should any issues remain open.

Customer's concerns should be addressed, not ignored upon the company knowing of the issues.The fact that this company does not conduct a pre-walk through of their homes should be mentioned up front and in the beginning, not after tenants sign the lease, or after closing, after moving in, or after a tenant has filed a Revdex.com complaint. In order to address my concerns, I just want this company to do what they are suppose to do. I ask for the utility bill to be voided, the old picnic table removed from my back yard, and finish all the repairs that should have been done before the closing by the seller done. I do not wish for those repairs to be added to the selling price of the home when I buy after my year contract of rental since they were suppose to originally been done by the seller before selling the property to this company.

If actual costs incurred by Home Partners to make a home ready for occupancy are less than as estimated, pursuant to the terms of the resident’s right to purchase agreement, the Lease Purchase Price will be adjusted downward and the resident will be notified thereof within 180 days following their lease commencement. As per Home Partners’ practice, a budget was created for make-ready repairs/improvements to Ms.’ home and included in her lease purchase documentation. However, a full renovation was completed just prior to Home Partners’ purchase of her home and, therefore, no repairs or improvements were required. Ms. will be notified of the adjusted Lease Purchase Price for her home within 180 days of her lease commencement.
In response to Ms.’ allegation that blinds were removed from the home, photos taken prior to Ms.’ move-in date show that a few, but not all, of the windows were covered with blinds and nothing was removed from the home. Further, the Renovation Checklist attached to her lease specifically states that Home Partners does not provide “windows blinds/window treatments whether now existing or hereafter installed”. Therefore, Home Partners will not approve the installation of additional blinds. However, arrangements are being made for the installation of a new garbage disposal and replacement of the missing windowpane.
Lastly, the *** Property Management office is closed on Saturdays and Sundays. The available weekend contact information is limited to emergencies only. We welcome Ms. to contact the *** regional team during business hours to discuss the outstanding items, if any, directly.

Reference is made to Complaint # ***. As noted in our previous responses to Ms.’s complaints, we regret that her move-in experience was unsatisfactory. As we explained, we believe that there was an unfortunate misunderstanding in regard to the walk-through rights and obligations under her lease. While we do not permit post-acquisition, pre-move walk-throughs, we offered to arrange for Ms. to conduct a post move-in walk through. We have completed the requested plumbing repairs; the requested window replacement should be completed this week. The *** Regional Team reached out to Ms. to discuss any discrepancies in regard to utility charges. As they explained, the $30 account set up fee is a standard charge which is paid by all residents; if appropriate, any additional utility credits will be posted to her account within 1-2 billing cycles. We hope the actions taken have addressed Ms.’ concerns in an adequate manner, but we would be pleased to discuss the matter further with her should any issues remain open.

Customer's concerns should be addressed, not ignored upon the company knowing of the issues.The fact that this company does not conduct a pre-walk through of their homes should be mentioned up front and in the beginning, not after tenants sign the lease, or after closing, after moving in, or after a tenant has filed a Revdex.com complaint. In order to address my concerns, I just want this company to do what they are suppose to do. I ask for the utility bill to be voided, the old picnic table removed from my back yard, and finish all the repairs that should have been done before the closing by the seller done. I do not wish for those repairs to be added to the selling price of the home when I buy after my year contract of rental since they were suppose to originally been done by the seller before selling the property to this company.

Well every time we called we are told that the person is out of the office or in a meeting . We are force to carry high renters insurance until we buy the place but the owner filed a claim and pocket the money. These people really need to be out of business. I guess I will just start taking my rent money and fixing what’s wrong with it and sending in the receipts as my rent

I applied for a rent to own program I was approved for an amount I paid the 75.00 application fee and went looking for houses once I found a house my approval amount changed and I was unable to find a house for the amount I was approved for I was I able to get a reason as to why my approval amount changed and was left without being able to get a home and beat out of my 75.00. On August 9, 2018, she received a Conditional Approval notice which indicated she passed the initial credit and background portion of the application, identified $1680.85 as the amount of maximum monthly rent for which she was conditionally approved.
On September 4, 2018, after reviewing her actual income verification documents and other financial information, Home Partners sent Ms. an Approval Notice informing of her reduced maximum rental amount of $1260, which was lower than the conditionally approved amount due primarily to Ms.’s level of indebtedness. As noted in the Home Partners’ application materials, in addition to household income, we take several factors into consideration when reviewing an applicant’s financial information, including FICO scores and rent-to-income and debt-to-income ratios.
The nonrefundable $75 application fee paid by Ms. is paid by all applicants in consideration of administrative, review and processing costs incurred by Home Partners during the application process. We regret that Ms. was unable to find a desirable home for the amount of rent for which she was approved, but she was notified of the nonrefundable nature of the application fee during the application process and prior to payment thereof.

I've already taken them to court once, and won, and it looks like I'm going to have to do it again since they are again trying the same shady practices. This is after they tried to charge me $17K for "repair" work that didn't last more than a month after I moved in.
Stay far, far, far away from this company. If you can get a home from them, you can get a home from a reputable company and you won't be paying outrageous and often illegal fees.
I originally thought this lease with the option to purchase program was a great idea! However, now I'm finding out there are major flaws that I want people to be aware of if considering this program. This company doesn't want to fix or repair anything including hail damage to the roof (and windows). They did replace torn screens but that was it. The catch is if you want to exercise your right to purchase the house, you buy "as is" so you get stuck paying to repair the hail damage! Actually I found out last year after I tried to purchase the house, one of the issues was I could not get homeowners insurance because of existing hail damage to the roof & without insurance the mortgage co would not approve a loan. This is a flawed system! Its not fair because Home Partners says it just "cosmetic damage" but I work for an insurance company & we pay to replace roofs/windows from hail - its still damage! They refuse to submit a claim to get it paid for even though I offered to pay their deductible. This is just outright unfair & not a good business practice. Please do you research before you sign up for this program.

If any work was done to roof please provide an exact date . I work from home & can tell you if anyone was actually here to do anything. Home Partners did not disclose additional information to prospective clients regarding their rent to own application process. They have listed that all you need is a 550 credit score, income of $50k, no evictions in past five years. No where does it state that if you have student loans you will get denied. They are false advertising and scamming hard working citizens out of $75. If the company was honest and provided detailed guidelines it would better help the individual prepare and not lose $75 in the process. Then on top of that no one is available to actually disclose what the issue is and how the customer service rep was very rude and unhelpful. I would like a full refund and the company should change their policy and stop targeting hard working middle class families.

This claim is fraudulent and Home Partners should take responsibility for their third party reporting inaccurate information on potential clients. The company's requirements are misleading. I thought the lease to own program with Home Partners of America was a great opportunity to get on my feet while building my credit to purchase a home,Instead it has been a living nightmare. When we looked at the house it was under renovations. The house was totally gutted out from top to bottom. New wood floors, carpet, stainless steel appliances, counter tops, etc. The plumbing and various items were still being installed and remolded for selling it.We liked it and signed the lease. Home partners did a walk through with the seller but did not allow us to do a walk through. This should have been mentioned before we signed our lease but of course they did not tell us. They advised us that they would make sure that the seller had the house up to par and they would make sure the house was ready and made safe for us to move into. Home Partners had an additional repair list with the repairs we had requested on our one and only visit to the home. They had 3 weeks to get the home move in ready. I moved in on November 24th. Upon walking in the door, there was a long list of items that needed and should have been done. The main thing was someone had removed the brand new blinds, brand new garbage disposal, and ice maker tray in the brand new freezer from the home. It was a Saturday so I called Home Partner's emergency maintenance line (*** Property Management) twice trying to see where were the items and to get them replaced ASAP. They told me the property manager David Wood, would call me back. I never received a call, a email nothing. I called Home Partners they told me that there was nothing that they could do once the house closed and I would have to deal directly with *** Management. I told them that these are issues that should have been addressed before closing so that does make it there concern. I told them they should have done a walk through with the seller, buyer, and tenant then I could have pointed out issues that needed to be addressed. They told me oh we are going to start doing that in a couple of months. Meanwhile I just have a paper to fill out and fighting to get these items replaced. Every time I emailed them they just sent the complaint to Pathlight. After stressing all weekend it gave me a bad migraine headache which lasts for days, I could not sleep or eat, I just felt sick to my stomach)and having to put brown paper from Home Depot over my windows for my family's safety. On Wednesday I called back and I was told the property manager denied my request on Saturday but remember he never called , texted, or emailed me , a brand new tenant what he would or would not do. I told the supervisor Kenyetta on the phone, regardless if he was going to do it or not he is suppose to communicate with me and let me know instead of have me linger on wondering and worrying. She apologized and wrote up a work order to replace the garbage disposal and ice maker tray under warranty. She said she would have to reach back out to David about the blinds. At this point I am emailing and trying to call everyone I can think of to address my concerns. They make it almost impossible to talk to someone. You just have to email yet emails were unanswered or responded back days later and calls were never returned. Is this how you run a business?..I even email my resident support specialist Linda twice and she never responded. Now whatever they asked me to do or pay I need with no hesitation. Now I have to debate back and forth on getting issues resolved and I just moved in. Oh my goodness and I have to deal with this kind of treatment for a year? Finally got David on the phone and he told me they were not fulfilling my requests for the garbage disposal, ice maker tray, and blinds because the company did not view them as essential items. I told him and everyone else had I known these items would have been taken from the home I would have put them on the list to not be taken from the home. I should not be held accountable for items in a home I am merely renting. I have never rented a home without blinds and had I known they would be taken I would not have rented it. They have a $10,600 budget for maintenance on the home so why can they not use that money? They can not tell me they used all of it to make the home move in ready with the botched repair work done. Double pane glass missing on side of door, floor molding missing in bathroom, paint left on front and back patio, low water pressure, leaking toilets, hot and cold water is backwards, tub faucet falling off, instead of using sheet rock mud to repair the garage walls and ceilings they used caulking and left over fence from the back yard, and the list goes on and on. I have requested for them to send a representative to come out and see what I am describing and no response. I am still to this day fighting with them trying to get these items replaced. This is a nightmare, the worst decision in my life. I would not even refer my enemy to Home Partners of America.

If we are successful and buy the home, we lease it to the prospective resident. Home Partners also grants the resident the right to purchase the home during the term of the lease
With respect to the Complaint, we respond to Ms.’ allegations as follows:
Ms. leased this property through Home Partners’ Lease Purchase program in November 2018. Prior to Home Partners’ purchase thereof, a “walk through” was performed by Home Partners’ third party home inspection vendor to identify any health, safety or other unsatisfactory conditions. Although Ms. could have requested a walk-through of the home prior to signing her lease residents do not typically, participate in seller walk-throughs prior to purchase.
Prior to the purchase of a home, Home Partners develops a budget of estimated costs for potential maintenance that may be required to make a home ready for a resident’s occupancy. The estimate is based on Home Partners’ experience in purchasing homes in the same market and is adjusted based on the size, age and condition of the home. The estimated budget is specifically identified and included in the resident’s lease. Home Partners may perform certain renovations either as specifically agreed to by the resident and Home Partners in advance, or as dictated by the Renovation Checklist attached to the resident’s lease. If actual costs incurred by Home Partners to make a home ready for occupancy are less than as estimated, pursuant to the terms of the resident’s right to purchase agreement, the Lease Purchase Price will be adjusted downward and the resident will be notified thereof within 180 days following their lease commencement. As per Home Partners’ practice, a budget was created for make-ready repairs/improvements to Ms.’ home and included in her lease purchase documentation. However, a full renovation was completed just prior to Home Partners’ purchase of her home and, therefore, no repairs or improvements were required. Ms. will be notified of the adjusted Lease Purchase Price for her home within 180 days of her lease commencement.
In response to Ms.’ allegation that blinds were removed from the home, photos taken prior to Ms.’ move-in date show that a few, but not all, of the windows were covered with blinds and nothing was removed from the home. Further, the Renovation Checklist attached to her lease specifically states that Home Partners does not provide “windows blinds/window treatments whether now existing or hereafter installed”. Therefore, Home Partners will not approve the installation of additional blinds. However, arrangements are being made for the installation of a new garbage disposal and replacement of the missing windowpane.
Lastly, the *** Property Management office is closed on Saturdays and Sundays. The available weekend contact information is limited to emergencies only. We welcome Ms. to contact the *** regional team during business hours to discuss the outstanding items, if any, directly.

As we explained, we believe that there was an unfortunate misunderstanding in regard to the walk-through rights and obligations under her lease. While we do not permit post-acquisition, pre-move walk-throughs, we offered to arrange for Ms. to conduct a post move-in walk through. We have completed the requested plumbing repairs; the requested window replacement should be completed this week. The *** Regional Team reached out to Ms. to discuss any discrepancies in regard to utility charges. As they explained, the $30 account set up fee is a standard charge which is paid by all residents; if appropriate, any additional utility credits will be posted to her account within 1-2 billing cycles. We hope the actions taken have addressed Ms.’ concerns in an adequate manner, but we would be pleased to discuss the matter further with her should any issues remain open.

Customer's concerns should be addressed, not ignored upon the company knowing of the issues.The fact that this company does not conduct a pre-walk through of their homes should be mentioned up front and in the beginning, not after tenants sign the lease, or after closing, after moving in, or after a tenant has filed a Revdex.com complaint. In order to address my concerns, I just want this company to do what they are suppose to do. I ask for the utility bill to be voided, the old picnic table removed from my back yard, and finish all the repairs that should have been done before the closing by the seller done. I do not wish for those repairs to be added to the selling price of the home when I buy after my year contract of rental since they were suppose to originally been done by the seller before selling the property to this company.

I thought the lease to own program with Home Partners of America was a great opportunity to get on my feet while building my credit to purchase a home,Instead it has been a living nightmare. When we looked at the house it was under renovations. The house was totally gutted out from top to bottom. New wood floors, carpet, stainless steel appliances, counter tops, etc. The plumbing and various items were still being installed and remolded for selling it.We liked it and signed the lease. Home partners did a walk through with the seller but did not allow us to do a walk through. This should have been mentioned before we signed our lease but of course they did not tell us. They advised us that they would make sure that the seller had the house up to par and they would make sure the house was ready and made safe for us to move into. Home Partners had an additional repair list with the repairs we had requested on our one and only visit to the home. They had 3 weeks to get the home move in ready. I moved in on November 24th. Upon walking in the door, there was a long list of items that needed and should have been done. The main thing was someone had removed the brand new blinds, brand new garbage disposal, and ice maker tray in the brand new freezer from the home. It was a Saturday so I called Home Partner's emergency maintenance line (*** Property Management) twice trying to see where were the items and to get them replaced ASAP. They told me the property manager David Wood, would call me back. I never received a call, a email nothing. I called Home Partners they told me that there was nothing that they could do once the house closed and I would have to deal directly with *** Management. I told them that these are issues that should have been addressed before closing so that does make it there concern. I told them they should have done a walk through with the seller, buyer, and tenant then I could have pointed out issues that needed to be addressed. They told me oh we are going to start doing that in a couple of months. Meanwhile I just have a paper to fill out and fighting to get these items replaced. Every time I emailed them they just sent the complaint to Pathlight. After stressing all weekend it gave me a bad migraine headache which lasts for days, I could not sleep or eat, I just felt sick to my stomach)and having to put brown paper from Home Depot over my windows for my family's safety. Where do I begin I wrote a review about a month or two ago and nothing has been done. I’m paying 1460 for a property that is falling apart. We have called in maintenance on numerous occasions and our complaints have fallen on death ears. I live in Fountain, Colorado where the weather right now 32 degrees. We had a major hail storm back in June and the thing that was fixed was the roof. We had another hail storm and that one had to be redone as well. Our windows seals have been broken and the windows are pulling away from the frame now. We’ve contacted the owner and we’re told to called so that we can get this matter taken care of. Well every time we called we are told that the person is out of the office or in a meeting . We are force to carry high renters insurance until we buy the place but the owner filed a claim and pocket the money. These people really need to be out of business. I guess I will just start taking my rent money and fixing what’s wrong with it and sending in the receipts as my rent

On August 9, 2018, she received a Conditional Approval notice which indicated she passed the initial credit and background portion of the application, identified $1680.85 as the amount of maximum monthly rent for which she was conditionally approved.
On September 4, 2018, after reviewing her actual income verification documents and other financial information, Home Partners sent Ms. an Approval Notice informing of her reduced maximum rental amount of $1260, which was lower than the conditionally approved amount due primarily to Ms.’s level of indebtedness. As noted in the Home Partners’ application materials, in addition to household income, we take several factors into consideration when reviewing an applicant’s financial information, including FICO scores and rent-to-income and debt-to-income ratios.
The nonrefundable $75 application fee paid by Ms. is paid by all applicants in consideration of administrative, review and processing costs incurred by Home Partners during the application process. We regret that Ms. was unable to find a desirable home for the amount of rent for which she was approved, but she was notified of the nonrefundable nature of the application fee during the application process and prior to payment thereof.
