This company is THE WORST! We unfortunately are renting a house from this company (though Pathlight Property Management). We've been trying for a full 2 weeks now to get the air conditioning fixed! They sent two different repairmen from 2 different companies... still no air! I've called countless times (but can only leave a voicemail), sent countless emails, and left SEVERAL messages on the portal. All this while we were getting ready to renew our lease. I told Tiffany *** at Pathlight that we were not going to be signing any lease until the air was fixed. However, Pathlight started trying to charge us a holdover rent fee! In good faith (and against my better judgment) I went ahead and signed the lease renewal. Now I know I shouldn't have. I mean, who wants to tent a faulty home?! Pathlight has still not fixed the air! Now on top of the holdover rent fees, they are trying to charge us a mysterious $1,600 fee on top of the ridiculously high monthly rent! I've listed my demands several times: 1) Pathlight fix the air by this Friday, 2) Pathlight credit us $54.52 per day we've gone without air, 3) eliminate the ridiculous holdover rent fees, 4) eliminate the mysterious $1,600 charge, and 5) reimburse $139 we spent in a window AC unit we had to get to keep the house below 90 degrees. I've already filed a formal complaint with the *** and my next step is to follow up with the attorneys I've contacted followed by reaching out to all of the local news stations. Our list of demands are to be reached my this Friday (6/7/19) at noon or Pathlight terminates the lease agreement on their own and this goes to litigation. I urge you to contact me immediately!

Home Partners of America is a virtual landlord, which appears to be based in Illinois. The property management company it chose to represent its interests in connection with my home was based in Texas. There was no local office or person with whom I could communicate. Not having someone respond to your inquiries or calls is very disconcerting, as opposed to going to a physical management office locally, between, let’s say, the hours of 9 am and 5 pm. The tenant is placed at a severe disadvantage operating in a virtual world when it comes to housing. They ought to at least have the opportunity to plead their case, with a human being knowledgeable with the facts of their tenancy, before standing before a judge about to get tossed to the curb; THEY *** yet find him or herself in the same situation, to wit, unable to communicate with a virtual landlord, with an out of state property manager, both of whom were unresponsive to communications, and contact only with the attorneys representing the virtual landlord, while standing before a judicial officer more interested in the processing of cases as opposed to ensuring that the less sophisticated party fully understood their rights.

Home Partners if America is a fraud! It seems they make up rules as they go.... We applied with everything requested income wise. I had my 1099 proof of income but hadn’t filed it with the IRS yet, it was only 4th quarter income and panned the file it the next year. I proved my income with direct deposits and a letter from my employer as requested... Their reason for declining us was that I didn’t file an extension on my taxes... Mind you I shared the 1099 form with them showing the income and matching that with my bank statements and a letter from my employer! They get your hopes up and add rules as they go! It’s a sick... We were told to go out and look at homes... My wife and my two children 6 and 7 found a home we loved and were all excited then this. Please, I beg anyone to share this and stay away from these crooks!

We require verification that income is taxable, and when we requested your extension, you stated that you filed your taxes for 2018, but did not include the income from your current position, for which you received a 2018 tax document. Because of this, we are not able to move forward, and refunded your application fee. While Home Partners was easy to work with and provided excellent service, their leasing arm, Pathlight is another story.
Pathlight uses many 3rd party vendors and they do not all communicate with each other through their computer systems or via phone. This has resulted in several issues I had to personally resolve because of their poor system integration.
Most recently, I had an insurance policy taken out in my name because I was "out of compliance". I have all the documents to prove this is not the case and I called the # I was directed to call to resolve it, but no one bothered to investigate. My second notice of non-compliance came today in the mail along with an insurance policy taken out in my name. This is ridiculous.
I do not recommend based on the running around I've had to do once I moved into the property.

Pathlight's third party insurance provider will establish a policy for residents who either have not provided insurance or did not meet all requirements on the policy they submitted. The insurance provider considered your insurance non-compliant because the address didn’t exactly match what they had on file. Pathlight is actively working on rectifying this as this was the third party's error, as the property information that you provided was accurate. Because of this, Pathlight will see that the third party policy is canceled and that you are not charged any fees. While we are sorry to hear of this error, it will be corrected. The process was very transparent and allowed us to find the home we love! The offer acceptance process can be difficult, especially in a sellers' market, but when the right one comes along, things fall into place. Be patient and know that it takes time. This is the beginning of our journey, but we have read the documents carefully and plan to purchase within the first year. This program allowed us to get the right home and gave us a year to continue to save more for our down-payment. If you're considering it, apply and give it a chance.

We were told that we could buy a house in an approved community of St. Peters, Missouri. We were told by several different customer service agents that we could look at houses in St. Peters. We then gave Home Partners $75 dollars to go through the application process. We were approved but none of the houses we looked at in St. Peters were approved. Come to find out that the houses that are approved are only in 3 school districts inside St. Peters. We were not given this information until after our application process and after much probing and many different confusing conversations with two realtors and 3 customer service agents. We were mislead about the availability of homes in the area that we were looking in.

Home Partners of America, Inc., formerly known as Hyperion Homes, launched in November 2012 and is committed to making homeownership a reality for more people through its Lease Purchase program. Our Lease Purchase program is resident-led, whereby approved individuals who have applied to our program work with a licensed real estate agent in their desired geographic area to select the home of their choice from available for-sale housing stock in areas in which we invest. If the home that has been selected by the prospective resident meets Home Partners’ eligibility criteria, we will try to purchase the home from the seller. If we are successful and buy the home, we lease it to the prospective resident. Home Partners also grants the resident the right to purchase the home during the term of the lease.
Home Partners owns and operates in multiple geographical markets but only acquires homes in select communities within those markets. At the time Mr. applied to the Lease Purchase program, certain communities within the St. Peters’ market were recently eliminated from our program resulting in a reduction of available homes. We regret the miscommunication in regard to which communities were available, and have processed the refund to Mr. of his $75 application fee.

Working with Home Partners was amazing! They are professional and response time is fast. Anytime I would call or email they would have someone that was genuinely interested in helping out. They went above and beyond because we ran into an uncooperative HOA. Home Partners was patient and flexible and because of this they were able to purchase an awesome home in a great location and they have another happy tenant!

I look forward to doing more deals with Home Partners in the future!

We heard of Home Partners while looking to buy a house in a non-traditional way while we repaired our credit (due to children's medical bills and school loans). We were told we would be able to buy at the end of December by an outside broker, so we went through the processes with HP to lease purchase, which supposedly included an extensive inspection of the home by Home Partners inspectors. They inspected AFTER they purchased the home. We had done two prior walk throughs of the home and it was cold as ice. The a/c units were working fine as far as we could tell. Upon move in, that evening, the a/c unit upstairs was no longer working. We reported it immediately to their property management team. That was April 10. They said someone would be out asap. Someone came out and looked at the unit a day or two later, saying to us that we could not be told what was wrong with the unit per Home Partners request. We have been told twice that someone was coming out and would be at our home between the hours of 8am-12pm. No one showed up either time. The first time this happened, they didn't even contact us to let us know that the vendor wouldn't be here. They just let us sit here until we wrote them on the residential portal to ask why no one came out and why no one called to let us know they were not coming. They only communicated to us why no one was coming AFTER we asked. The second time they called to tell us the same excuse they had the first time, "the part wasn't in yet." Well, now it is 18 days later after the first time we reported the issue to them, it is now April 28. We are still without working a/c. A/C that was provided upon move in and is supposed to be kept up by the landlord because it was provided to us with the house, upon move in. They haven't offered to provide window units or to pay for a hotel while they are waiting to repair the unit. In fact, it seems as though they are doing nothing more than sitting on their hands, waiting to see if it will just blow over. While they get to enjoy the a/c of their cushy offices and their kids are home in the coolness of their a/c. I have four special needs kids. One that has been thrown into relapse of her auto-immune disease because of the extreme heat and is very sick because of it. They are well aware of this, as I have plastered it on every portal, and in every possible e-mail, etc. All of my children also have asthma, which is triggered by extreme temperatures, which I have also made them aware of. Along with the a/c being out, the house came with a refrigerator and other appliances. The refrigerator had all parts on our walk through. Upon move in, the shelves, interior doors and drawers were all gone. It is a big cold box. The dishwasher has died on us twice, in 18 days. While these may be small compared to the a/c not working, it is just a testament to the kind of company this is. Someone even ripped out the drywall in our storage room in our garage, leaving exposed insulation. The bedroom light in my son's room sizzles and flickers when turned on and they are aware of this as well, but no one has come out to check on it. This is a poor company. We have to deal with HP, their property management company, and yet another company for the water and trash...there are just too many hands in the pot and no one is telling the other what is going on. It's all very confusing and they don't seem to care about their tenants at all. But boy, they want your money to be on time, don't they? (We have been on time for everything so far and will continue to be, just a fyi), but they need to step up and do what they are supposed to be doing. Be very cautious of this company. I am only providing a one star review because it is requiring me to give at least one star to post.

This company and the realtors that promote it are a scam. They wanted me to pay $42,000 up front to RENT a little house when I currently live in a $2 million dollar home. They wanted a FULL YEAR of rent up front plus 2 months of security deposit tacked on! Insane!!!

Based on the information that you provided, you do not currently make enough verifiable income to participate in Home Partners' Lease Purchase program. For households that do not meet our minimum verifiable income requirements, but have sufficient assets to pay rent for a year upfront, we are able to accept a year upfront of rent in lieu of traditional income verification.
