A constant issue with the property management company: *** Management- This is the letter I have emailed and pretty much sums up the issues
On March 7, 2018 we contacted *** Management to inform them that our refrigerator had stop working as it did a few months ago. A technician was dispatched and came to our house the same night and notified *** that the fridge needed to be replaced. We followed up with *** on March 8th and was told that we needed to wait for an approval for a new fridge, in the meantime our fridge and freezer was full of food and defrosting as we awaited a response from ***. On Monday March 11th I followed up again with *** and was told that we should have a new fridge by Tuesday March 12th. It is now March 14th and I followed up AGAIN and was told that the new refrigerator still has not been approved, nor has any action, and we still have no refrigerator. We have 3 children and have had to eat out or eat non perishable foods for the last week. Since we have moved into this property, we have had numerous situations. When we moved in, we were given a checklist of things that were done, which was never verified nor approved by us. All our rooms light switches do not work, and they told us that it was not important to have them working, the checklist also stated that we had fire extinguisher which we have never seen one yet. In the summer of 2018, our air conditioner went out while it was 95 degrees outside, and the repair company told *** we needed a new unit, and again, they continued to “get quotes” on repairs or replacements which took for us to follow up multiple times again in order to get some parts replaced, which only led to at least 5 other situations that the air conditioner stopped working and something else needed to be replaced. In 2018 our shower faucet stopped working. When we called the ***, we were told to turn off the main water and that it was not an emergency to come out and see what the issue was, within 24 hours the pipe busted, and we had water flooding into the streets. *** continues to receive their rent money from us when due and not a day later. This company has proved to be completely incompetent and could care less about their tenants. We will be filing up with an attorney to take this to a higher level. No company as incompetent as *** should be able to manage any property. This management company, or lack thereof, has deterred us from purchasing the property through Home Partners, and instead they have tacked on thousands of unnecessary dollars due to their inefficiency to handle repairs. Home Partners is supposed to help families buy their dream home, however Home Partners is just as at fault to hire a company that has been identified as incompetent, non-communicative and cares less about the residents that utilize Home Partners. We do not live in a poverty-stricken area. We pay over $2200 a month for our property and must deal with a company that treats us like we are living in government housing. If we missed or refused to pay our rent we would be evicted, however *** refuses repairs and yet they get paid.
We discourage anyone to deal with Home Partners and *** Management and will make sure that we post our reviews on all sites including social media.

Ms. W opened a work order for the refrigerator on 3/7/2019. ***, the property management company, dispatched a vendor the same day to investigate the refrigerator and provide a quote to remedy the issue at hand. The maintenance specialists worked closely with the vendor during this time to utilize the best option. The quote has been approved and the new refrigerator has been ordered. The maintenance division does not have record of this work order being scheduled for the 18th, so we are very sorry to hear Ms. W stayed home from work. The vendor has been asked to call the resident directly to schedule the refrigerator install as soon as it arrives in stock. Alternatively, Ms. W is more than welcome to contact the 24/7 maintenance division at (844) *** or the regional South team at [email protected] with any questions or concerns.

I had a client who was approved then, later on, was denied! My client got a raise, and showed proof of his income and was denied after being approved. They (the clients) did everything that was asked of them, submitting pay stubs and bank statements to there "so-called" applications team that no one can ever get in touch with. Applications team claimed that my clients' receipt/bank statement listed another person's name, when in fact, the teller's name was at the bottom of the receipt. They could've easily made the call to the bank to verify that my client was the account holder if they didn't believe him. On the website there is only 1 telephone number and no way of contacting the applications team by phone, the only option was by email, which is absolutely ridiculous. When asking them to whom to escalate, they give no reference to where to complain or even who to reach out to in management as if there is no management. Based on the way my clients were handled, I would not recommend any realtor to have their client join this program. It is not only a hassle for the client but embarrassing for the Realtor that is trying to represent Home Partners of America.

We understand that the prospective resident has spoken with the Applications team directly via phone and email with regards to what required documentation (most recent bank statement) is needed in order to move forward and verify this household's requested rental approval amount increase. The Applications team may request additional income documentation in order to verify the household's stated income. Should you have any additional questions about what information, please feel free to reach out.

I had high hopes for this company and their program. I meet the all of the requirements. Credit Score was above. Income was way above. I have no evictions. Paid the $75. In less than 12 hours denied. I did not even have time to upload supporting documents. I read the reviews and gave it a try anyway. TAKE MY ADVICE DO NOT WASTE YOUR MONEY!!!
I'm glad in a way because I started checking available home in the area I want and after checking 4 homes that they claim can be bought/rented. NONE OF THEM CAN! They are all privately owned and lived in and are not even on the market like Home Partners even claims.
I said it once and Ill say it again. RUN away and do not waste your money on this. I'm sure they have some screening mumbo jumbo prepared by their lawyer to post in response. But if you have $75 to waste then this is for you.

We take several factors into consideration when reviewing an application, which include household income, rent-to-income and debt-to-income ratios, rental and housing history, employment history, criminal history, and FICO® scores. You will be receiving a letter in the mail with more information on how to receive a copy of your credit and background report that we used. when making our application decision. Our program purchases a home of the prospective resident's choosing that is currently listed as for sale, and allows the household to lease that home with the Right to Purchase at a pre-determined price. Should you have any other questions, do not hesitate to reach out.

My first question is how do you check Rent-to-income ration when you don't even know what my rent would be. I check my credit constantly so I know that should not have been an issue. I have also used the amrent site in the past and have not had any problems with getting approved(same or more stringent than what you state). So again it looks like a $75 waste of money because you can say what ever reason you want for rejecting an app. or the fact that maybe there are no homes in the area that I want and Home Partners just took my money.

I also see that you avoided my question about the houses on your site that are not even for sale, so how can there be a rent to own option on them?

Lastly the vendor that uses your company actually reached out to me(more than I can say for your company) and suggested I call Home Partners. I called and was told to email. I emailed and was told to call. I have been calling for days and have left messages but no return call. It's a shame that you do not respond to a voice mail as fast as you respond to a Revdex.com review-especially a bad one.

Home Partners was pretty much the worse choice I could have possibly made for a home. They did not live up to the paper the contract was written on. I was told that the home would be cleaned the carpets replaced and painting done and a few other things that were necessary. Well first off the person they hired to paint the home spilled and over sprayed paint EVERYWHERE. For instance they painted over the mirrors in all the bathrooms. The carpet was supposed to be replaced and that didn't happen instead they tried to clean it but basically just vacuumed it and it was nasty I had to get it cleaned. There are first size holes in every closet door in the house which they tried to sparkle and paint over. On top of all this there are no screens on any of the windows and the patio door is broken. So I call the property management company they are using to address all these issues and they tell me and I quote "ALL OF THOSE THINGS ARE JUST COSMETIC AND YOU WILL HAVE TO TAKE CARE OF THEM. Mind you I'm in the place two days SMH. They definitely do bad business make sure you do better research that I did. I was told they were really good and I definitely found out different.

He has spoken with the team at *** Property Management, and has worked with them to open work orders for valid maintenance items. East Team is available to resolve future issues before they become problems or further frustrations. Horrible, awful, terrible. DO NOT USE HOME PARTNERS OR PATHLIGHT PROPERTY MGMT EVER!! They do not inspect the home and give you nothing but the run around when you need help. My husband and I lost hot water 3 days ago and received no call after reaching out to the Pathlight maintenance line. We had to call 3 times just to get someone to come out. The technician came out and said the request to fix was declined with no reason why. He left and we had to call again, only to be left on hold for an hour before being told there is nothing that can be done. So now we are without a hot water heater and will be contacting a lawyer to get this resolved. This is so infuriatingly unacceptable. We will never deal with home partners or Pathlight again!! I had a good experience with home partners. The first 4 homes fell through but my 5th pick finally went all the way. The process was smooth and the contract is straight forward. I agree with some reviews I read before I went through the program that it will be hard to get a loan when you are ready to purchase because the purchase price will be more than what the hime is worth. I think they get over and leabe people stuck in thay aspect but I figured I will cross that bridge when I get there. I am just happy to be out of my 2bedroom apartment and into a home in a very njce neighborhood.

Nothing but issues from the day we moved in! When we open the door to our $500k home, the condition was sickening! It was completely filthy, no heat, broken interior doors, broken windows, water leaks, trash under deck, nasty stained carpet that was supposed to be replaced, leaking refrigerator, nonworking dishwasher, plywood and large sheets of glass in garage along with empty paints which did not belong to the house because they didnt paint anything in the house(we paid to have it painted), rotten boards on deck-foot went through steps, roof leaks, bathroom issues etc. There is no way the home was inspected! The repair management company(Pathlight Management)is horrible to deal with and are never available via phone. Home Partners never has anyone available other than the receptionist! David Wood is unprofessional and was very nonchalant about our issues. Since someone didn't do their job, NO repairs were completed before move-in as they should have been and no one notified us!!! Move in was first week of November and we are still dealing with trying to get all repairs(leaking roof and ceiling painted)completed and it's almost its February! We paid $800 to have master bedroom painted(it was horrible) and now its damaged from roof issue! Lets not even discuss the time away from work and my cancer patients dealing with these jerks!!! They refused to compensate me for my time missed from work! We ALWAYS have to follow up on pending issues since David or Shelby (manager- not a good one either) dont seem to understand the act of good customer service! Management has never contacted us via phone regarding issues and was always "in a meeting" when we called. If you're thinking about dealing with this company......think again! Wish I could give Home Partners and Pathlight Management both zeros!!!! First time dealing with them while trying to decide on an area to purchase a home but never again!

We are very sorry to hear of Mr. disappointment with the condition of the property as we made every effort to complete required repairs, clean the carpets, and provide a contractor clean to the house prior to Mr.’ move in date. There were several issues brought to our attention by Mr. following his move in. Mr.’ regional team at Pathlight Property Management stayed in communication with him and acted in a timely manner in order to resolve the issues as quickly as possible. The roof leak did take longer than we would have expected due the multiple attempts it took to find the area in which the leak was located. There were also several weather delays. This has been completed at this time but we do apologize for the delay. If Mr. would like to further discuss this matter with us directly we would welcome him to reach out to a Pathlight manager at [email protected]. We are happy to help and hope to hear from Mr. so that we can discuss ways to improve his experience moving forward.

Very good company to work with on getting a home of your choice. Incredible services. Work with you even with poor credit. Outstanding job home partners.

My experience with home partners has been a nightmare. I’m just two months into my lease and I just can’t believe the lack of communication and follow-through, the unresponsiveness and unprofessionalism.
Since my move-in (December 14, 2018) I experienced major plumbing issues and an uncontrollable thermostat that either doesn’t work to the point of no heat or blast on extreme high of almost 95 degrees creating a utility bill of almost $600. Multiple vendors have informed home partners that the unit must be replaced due to age and, to date, this issue has not been addressed. I’ve been in my home with no heat with outside temperatures as low as 15 degrees. If that’s not enough, I’m dealing with a clogged kitchen sink where water drains out of the laundry hook ups. I can’t use the dish washer or the garbage disposal. Maintenance came in on the second day to snake the sink which stopped the water from draining through the laundry hooks and re-routed it to through the walls and up through the floors. They cut through the walls and capped the pipe. After multiple complaints of the carpet smell, the carpet was removed and (one good thing) mold remediation was done. I’m very hopeful that is not an issue. Now that the water can no longer drain through the walls, we’re back to draining through the laundry hook ups.
To date, this company has collected almost $10k, $4k of which they lost, found and lost again. That is another story that I won’t go into right now. I have not received services even close to that amount. I can’t seem to wake up from this nightmare. As of today (February 11, 2019) these issues remain unresolved. Warning: do not get involved with home partners.

The resident reported several issues to the property management company upon his move in. Pathlight Property Management contacted the resident to discuss the repair items once they were reported to gather more detail on the outstanding items. A vendor was dispatched and while onsite repaired the 3 items that were reported. The clogged drain, leaking kitchen sink, and damaged carpet were all investigated and addressed by the vendor. Additionally, the resident stated the heat had not been working so the vendor tested the system while onsite and found the unit to be working optimally.

The resident contacted Pathlight the following week as issues persisted. Since this time, two other vendors have been onsite in an attempt to address the concerns reported to us. Several vendors have been onsite to investigate the heating unit as the resident has reported it not working. Each vendor has reported the system to be functioning as normal. The unit will remain as-is since the home is heating sufficiently.

We have made every effort to address the items that are brought to our attention in need of repair. All reported items that the landlord will repair have been completed at this time.
