Hudson homes somehow just manages to make things worse and worse after moving in, after moving in during the summer I've had to call multiple times a month to get things fixed/right.

Before our move-in date my room mate and I had sent a list of things to be fixed. Including AC not draining correctly into the sewer system, the house being dirty before we moved in, Trash cans, most of the light bulbs downstairs being out.

We were told that we would be provided trashcans, a representative over the phone stated she would be putting in a ticket to have trash cans ordered. I waited about a week after not hearing back, after calling again I was told the last person I had spoke with was wrong and that I would have to provide them myself, being told this about a month after living in the house.

Most of our fire-alarms & light bulbs were dead and in places we couldn't reach without a 12+ foot ladder. We were told that we would have to eat the cost of these as this is not something they take care of. I called again later mentioning how when we move in everything is supposed to be ready to be lived in. The agent apologized and requested that I put in a service ticket to have the bulbs ordered. It's been about a month now and we're still in the dark without bulbs. My roommates bathroom only has one bulb that works and our pantry has been out ever since.

When we moved in we didn't have water for 4 DAYS & we had TWO gas leaks, one upstairs and one downstairs. Company sent out someone to take a look at the gas, they had to shut of the gas to the units and said for us to put in a ticket to have it fixed. When we contacted them about the water they stated it should of already been on. We called them again and they said to would be a few hours and someone would come by. After a few hours we called again and they stated there was nothing they could do at the moment and offered us a hotel for a few days while the issue was fixed. The water company came by after about 4 days and stated they she had let the company know there was a burst pipe but no one had fixed it. So they turned on the water but due to the burst pipe we were still without water in our kitchen. After another few days, they fixed the pipe but then the sink wouldn't work in the kitchen. Finally they replaced the sink and at last we had a working kitchen.

After the first month of living there we got our first real electric bill, it came out to about 850 for two people... Called them and they stated there was nothing wrong and to reach out to the energy company. After talking to the Energy company they said there was nothing they could do as the account was under Hudson homes. I called Hudson back and what had happened is TXU-Energy had bought up our service provider and had hike the rates up to the max they legally could. Hudson did NO checks on our rates before we moved in and tried to stick us with the cost. The first bill they credited before the payment date. But when we got the second high electric bill close to $700 they kept brushing it off... I called them in the middle of November and they stated for me to call back on thanksgiving... they were closed. Finally they credited our account for the energy bill on the 6th of this month and slapped us with a late fee.

We had also put in tickets asking to have our doors fixed as one you could see light through the gaps and one door you could not open all the way. So far we've had three contractors come out to fix the door but each time they either sand down the bottom and put some cheap weathering that is constantly breaking apart on us. The actual front door when trying to open it all the way is making the external wall FLEX with the weight of the door. Each contractor that has come by is surprised the front door hasn't been replaced. Our back door had been rotting out from the inside and after about two tickets they finally ended up replacing it.

Two electricians had come by from Hudson, one wanted for me to pay out of pocket instead of Hudson paying. I'm not sure whats worse Hudson Homes or their contractors.

Poor Experience
I have lived in a Hudson Home property for 4 months now, nice home but the company from hell. They have no concerns about your issues. My AC unit is not working properly. The unit itself is small enough for a apartment is the probably. My daughter has asthma and is my concern being in a hot house and sending people out to look at air but fix it temp...Worse rental company ever.

I have lived in a Hudson Homes property for about a week now here in Texas. The day I moved in, I had no hot air in 40 degree weather, and it took 2 days to get someone out to help. I've gone all 14 days of living here without any hot water. Maintenance came out and said the water heater was so corroded (I live in a brand-new build) that I was uses away from it exploding out of my roof or from it bursting all pipes, sending damaging hot water everywhere. I have 4 very small daughters. Day 6 of being here, all sewage completely backed up in my house, overflowing faeces and toilet paper all over my floor and soaking my carpets. I have called this company over 60 times to only speak to someone maybe 10 times. Each time I was promised someone would be out to help with the problems, yet there has been little to no progression. I still have sewage all over my floors, my water runs dirty, my hot water is spotty and many many other problems (broken pipes, irrigation leaks, etc). With all the issues, I asked to be transferred into another HH property and I have waited over a week to speak to someone. Today (Monday 14 days later) the property manager who thought the phone was disconnected was laughing about my situation with another co-worker, saying "well, she hasn't been a b[censored] about it, but I did tell her we weren't going to transfer her" which no one had told me. I have been as kind as I can through this dangerous and neglected situation just to be laughed at.

Scammers!!!!!!
This company is trash! They do not change the codes to their lockboxes which leaves anyone who has been there to be able to reenter. I was scammed for one of their homes. The lawn guy even says he believes its all an inside job and that I was the 3rd person scammed and moved in to one of their homes in the last couple months. They don't answer phones and when you finally get someone they are beyond rude. They sent court papers to John Doe even though I left multiple messages with my name and number and the address I was in and scammed for. These people are doing nothing, but stealing from so many people and need to be shut down! I wish you could give them negative stars!

No answer❗ took my money and stopped answering
I paid 100$ for an application tried to reach a customer service representative no answer. Told me once I pay the deposit and other fees I will get the confirmation code to move I'm. Has anyone actually moved with Hudson homes?

I was scammed with this property I’ve begged cried emailed called no
Reply and if and when I get Someone on the phone or email it’s always a different person that I have to explain my story too and they never help or get back to me

Terrible Company- Would rate 0 stars if I could
Found a rental we loved, paid $100 application fee. Application fee got cancelled because we were missing my pay stub and an "official" offer letter. We provided bank statements and tax forms to indicate we had more than enough money. Application was canceled, but we were told it could be re-submitted once we uploaded the requested documents. We did so, but our application remained canceled and we could never get a hold of anyone regarding the property. Multiple emails and phone calls made and we never once talked to a person.

Terrible Communication, Bureaucracy
Impossible to communicate with these people until you pay them money. Online messages got no response. Phone call was difficult to do because you needed a number for the property (that they forgot to put on the listing) and whatever answering machine my message was left on got no response either. Don't know why some variations of the listing offered virtual tours when none of those webforms lead anywhere. Finally received customer service when I paid $100 in application fees. To make a long story short, an aquatic turtle is an "exotic pet" and no, you cannot get anything refunded.

Hudson Homes scam?!?
I have looking at a couple of there properties in the last week and viewed both but could not get in. First property seems like the perfect house. Registered with Rently who has done a face scan and license scan just to "view properties" contactless. Turns out neither property has a lock box on it and there is no one to speak with expect Rently's virtual agent who directs you back to Hudson Homes Management. Hudson Homes Management phone numbers... and there are a few, are fully automated and you have to go through a series of listen through all the states they cover, then you leave a message and they state someone will get back to you. I have received emails, automated email responses, saying they apologize for delay, they are having power outages in Texas where company is based?!?
I still have not heard from anyone.
I see the property that I am interested was listed for about 6 months last year, then the listing is removed. Looks like the same situation again this year?!
It's really a great price and in a great neighborhood and the market is hot right now so it's hard to imagine this is still available.
When I returned home after repeated calls and emails all day about being a the property that was a 4 hour drive away and still not hearing back from anyone at Hudson Home Management, I am some how able to apply and pay for an application to a property that I cannot actually view?
Also of interest is the second property was abandoned and has a sign stating it's a vacant property and has been abandoned? Newspaper mail was piling up and had been through some rain and sun conditions... looks like nobody had been there in months, but the a/c was running?!? Again, no lock box either. The next consecutive 3 properties from the house I was viewing where creepy, also fully abandoned properties.
Not sure what exactly is going on here with this company Hudson Homes Management and Rently but after reading the previous reviews, I am thankful I haven't proceeded further. Especially because there application terms are within very limited time span and extremely cut-throat consequences once you start the process. Sounds a little shady to me.

Can I give a negative stars review??? Worst interaction I have EVER dealt with. Me and my partner were trying to rent a home, viewed it, fell in love and then applied. We called and called for days to check on our application, no answer or reply. Finally we get an email stating that my partners unemployment DUE TO COVID-19, so (technically he is stilled employed) is not a verifiable source of income? On top of all of this, I already make 3x the rent on my own, yet he applied with me because we would both be living in the home. So I contacted HUD, and our local unemployment office who told me that this can be a form of financial discrimination. I was getting ready to contact them to let them know my local officials gave me advise on how to go about the situation and that his unemployment was indeed verifiable income, I log on to their website only to find my application has been cancelled?? Horrible company. Only wants your application fees and then will not contact you any further. I will never suggest anyone to do business with them ever. I would rather live in a cardboard box then give these people my money!!!!!!!!

On February 4, 2020 I applied for a rental property and $150 in application fees and applications was never processed.
On February 4, 2020 I applied for a rental property and $150 in application fees were paid. Applications were never processed and received and email stating applications have been was canceled on 2/6/20. It has been over 30 days and Hudson homes management has failed to respond to my emails and phone calls.

Desired Outcome

I would like a refund for application fees that were paid because applications were never processed.

Plumbing , dirty carpet , dead bugs
I have NEVER in my life gone through anything more atrocious than dealing with this company . We have literal *** coming out of the sewer and no one seems to care . This company is highly unprofessional and if there was a score below 0 , I would give it that . We issued the complained 8 days ago and no one thinks that lack of water and sewer backup into the floor is an emergency. I want this company to know that this is absolutely ridiculous and unacceptable and I wish we never did business with them . We can't take showers , wash dishes or do laundry because they think it can wait . I will be seeking reimbursement of next months rent or other actions will be taken . I want you to know that this company in my needs to be shut down permanently and I hope people can read this and not rent from them because they SIMPLY DO NOT CARE . We have family plans on a Saturday and now we are stuck in the house waiting on a plumber that "May or may not arrive ". My boyfriend and his daughter had to go to a gas station to use a bathroom like homeless people . I am DISGUSTED at the fact that we even signed up with them when this house was not even remotely ready to be lived in . Besides the plumbing issues , the carpet was dirty , the toilet was gross and we found dead bugs in the cabinets . I am appalled and I regret ever doing business with them and I hope everyone can read this and know .

Give me a refund on rent and reduce the next months rent

I have been trying to reach out to this company in regards to a rental property for my mom. nobody ever called me back. finally I got a hold of the company a few days later. I was told told the rental was still available and to go online to hudsonhomesmanagement.com and fill out application and pay application fee for 53.95. I did that instantly on 01/28/2020. I called the next day to follow up on application and was now told that property is not available and that it was already leased a few days pior. I requested my money back and they said thats not their department and somebody would call me back.nobody has called me back and I have literally called every say since than and they keep passing me onto somebody else and I dont hear back from anyone. they are avoiding me and they should not have taken my money if the property was not available. I also tried to put a dispute on that charge with my bank and the bank later told me that hudson homes management declined it.

Other (requires explanation) I would like a refund back on my card for 53.95
