No heat/ over $1000 in electric bill
I moved in end of September ( so no heat needed) I started to use my heat end of October and got a $447 electric bill , I noticed it doesn't get very warm but decided to bc more mindful of using the heat and only using it when we are home and when my 6 year old special needs son is home , plus I am only home 3 nights out of the week since I work overnight, the next month after freezing most the nights I get a $557 electric bill ! So I call to have it looked at and I was told if it comes up as a faulty system I would get a credit for the electric, well guys came out and said indeed it was a faulty system only running off electric , so I wait for them to call and schedule to start the work and I didnt receive a call for 3 weeks now , so I call and find out the work order was " closed" as if it was already fixed! Now having to yell at 3 people and still getting no where and being passed to person after person 1 woman passed me to someone because her child was crying in the background ? And getting nowhere , after being assured I would be getting a call back by person after person ... I am still in a cold house and still no call

Haven't returned our deposit-no fault of our own
I'm retracting my previous review of Hudson Homes Management. We received our deposit check today and satisfied our issue. It appears my concerns were wrong about them and though they exceeded the 30 days to return our deposit, they were sincere about the explaining the delays and made efforts to get a check to us.

Haven't returned our deposit-no fault of our own
Hudson Homes Management has been playing games with our deposit money since May 5th, 2022. When they say the check is in the mail, they are probably lying. It takes 7 days or less to get domestic mail, Hudson Homes Management has promised us for the last 3 months and is waiting for me to call them and say the check never made it again, then they will cancel the check and send it back dated on their Pitney Bowes mail machine, the cancelled check arrives within the 7 days of saying they cancelled it and are sending another check. They offered to cancel the 2nd check which I don't think was mailed, I expect they will mail the check after it's cancelled, this adds another month to the process. So far the company seems like smoke and mirrors and is not going to be honest about returning our security deposit. We spend over almost 2 months making sure we left nothing dirty and improved the property value, never late on payments. Don't expect this company to be fair or honest, do expect the worst service organization I've ever witnessed, I may change my mind if our deposit is returned as promised. Hard to believe they made so many mistakes with our exit process which we have been communicating to them about for months prior to our move-out. Our previous 15 years of renting from prior landlords was without issue and we always got our deposit within 30 days, Hudson Homes Management has been holding our check for 3 years and delayed the return for 3 extra months now. Look at reviews for Hudson Homes Management or Resipro who does their maintenance.

Landon S., our application coordinator for 161 Griffin Ave. in Fate, was absolutely awesome. He was responsive and knowledgeable and a definite asset to Hudson Homes. If we meet anyone else that wishes to lease a home in the areas you cover, we will definitely refer them to Landon S and Hudson Homes. Thank you again so much.

I sure feel ripped off!
I looked at a house in Joliet, Illinois on Tuesday last week and by the time I turned in my application and Hudson Homes happily received my application fee on Thursday...I'm sure one lucky family had already been picked. I know my credit wasn't run or there would be a hard inquiry on my credit report. Hudson Homes are making a killing off application fees from hard working people who just need a home to rent. If I could I would hire a lawyer myself to stop this scam from happening again and again and again!

Negligence
A tree from a property owned by this corporation fell onto my property and damaged my fence almost a month ago. The tree is still where is fell and my fence still needs to be repaired. The day after it happened the tenant came over to take pictures and said Hudson asked her to send them pictures. That tells me they have known about it. Not only that but there is a dead tree that is leaning and will fall any day. I took pictures and notified the broker in charge of selling the property (it's in foreclosure). I had to contact him twice to get him to come and take his own pictures. Even he called the dead leaning tree scary. This corporation does not care about my safety and the safety of my children.

Unethical Scammers
Unethical scammers. Applied for home on 6/16. Paid $100, $50 per applicant plus $7.90 in fees. Turned down for property THE NEXT DAY 6/17. I asked why I was turned down, application is still in screening process so not even enough time to screen my application before owner of the property I was applying for chose renters which means my application was never submitted to the owner because it didn't have a chance to clear the screening process.

Of course there's no refunds, convenient. But that nonrefundable clause should be for those whose applications have reached the owner & where passed over for one reason or another not for those who paid to be considered for a particular property & weren't due to lack of time for application process.. Once my application cleared their screening process, yesterday 6/18 (another "how convenient" moment), I can use that application for other properties for 30 days but they only have 4 properties in the area of Florida I need all marked available coming soon but can't apply yet with 2 I would NEVER apply for never mind pay to apply for...

When I pointed out the it was unethical to keep my money even though my application never made it to the landowner of the house I was applying for & that there's no available properties to apply for they stopped answering my emails. Not sure how these people live with themselves.

This is an unethical scam company & I'll be discussing this with my attorney, who's fees I'll sue them into paying for if there is a case, regarding their unethical practices & thievery. I will also encourage my attorney to contact other potential renters who left reviews via facebook, sitejabber, trustpilot etc who were financially ripped off & quite possibly turn this into a class action lawsuit.

I have the mails to prove every word of this review, they'll come in handy in court if I can make a case. I want that $107.90 to cost them big. They shouldn't get away with ripping families off & from the reviews on many sites that's what they do

The same exact thing happened to us. We applied for a property, paid the the fees before we even went to see the property BECAUSE THE SITE SAID THE PROPERTY WOULD BE RESERVED WHILE THEY CHECKED OUR CREDENTIALS. We went to see the house immediately after submitting the app, called them from the house and said we wanted to rent it - and it was no longer available - it wasn't even an hour later. The truth was it was rented before we even got to see it but they took our money anyway. And who knows how many other people fall for this scam. Why rent it at all when you can just accept multiple applications with non refundable fees and never rent it out at all. This stuff is happening all over the internet. Some of these properties have hundreds of contacts and are raking in tons of money, it needs to stop.
