In Less Time Closings Reviews (44)

In late summer we were contacted by Joshua S[redacted] of [redacted] about getting out of our 3 timeshare properties. In Less Time Closings, LLC would be the company handling this process. Typically it would anywhere from 3 to 6 months to finalize the 3 closings. Working with both Ashley N[redacted] and Elsie C[redacted] at ILTC, LLC, they managed to close the process in less than 3 months, all the while communicating with us about the status of the closings. We could not be happier with the process and the outcome that In Less Time Closings, LLC provided.

Review: On December 30, 2013, I bought a timeshare on eBay. The seller chose to use In Less Time Closings(ILTC) for the transfer of ownership. On Jan 2,2014 I received a contract from ILTC, and I signed it and returned it via fax on the same day.On 2/14/14, I called ILTC and was told that the timeshare property owner had waived their first right of refusal, so that now the closing could proceed. Between 2/26/14 and 3/20/14 I left 14 messages for either ILTC president [redacted] or closing agent [redacted], and never was one of my calls returned. On 3/21/14 I called again and was told that the paperwork is at the county, being recorded. I called another 5 times between 4/2/14 and 4/29/14 and messages were never answered. On 5/2/14, I called again and was told the documents were back from the county. On 5/7/14 I called again and was told that I needed to sign a power of attorney that they would send me via email. I signed the power of attorney and returned it the same day. Document was received by ILTC on 5/9/14. Between then and now, I have not been able to get an answer. One person, [redacted] told me that the documents were sent back to the county for approval. This timeshare that I purchased includes usage in 2014, and I have already lost half of the year waiting on ILTC. As a side note, how ironic is the name of their company compared with their performance.Desired Settlement: I want the closing paperwork completed on the timeshare that I purchased. I also want $[redacted] deducted from my maintenance fees due to the excessive time taken by ILTC to complete a transaction that usually takes from 3 to 12 weeks, and has now been over 20 weeks. The amount that I am requesting is one half of one years fees.

Dear Representative of the Youngstown Revdex.com:

I received a copy of the letter where a complaint has been filed against our company from [redacted].

Please accept this letter and the following documents as a response to this transfer.

(Please note that per [redacted]'s SIGNED Contract for Resale at the bottom of the 1st page, it states: ILTC RESERVES THE RIGHT TO EXTEND CONTRACT, IF NEEDED TO CLEAR TITLE OR COMPLETE DOCUMENTATION WITHOUT WRITTEN NOTICE.

Please find included a copy of the notes information page stating every time we received a call from [redacted] as it is company protocol to notate a file whenever a client calls in.

[redacted] purchased a [redacted] property. These properties require extensive documentation and research on the end side of a title company. [redacted] had difficulty getting help and replies from not only the resort but the State of [redacted] in reference to the multiple documents that are required for deed recording in itself. (Attached is a COPY of all of the State documents required). The phone numbers and emails for the resort directly were not accepted, leaving a lapse in time while [redacted] was trying to obtain the information necessary in order to proceed. After many attempts, [redacted] finally was able to reach someone at the resort and the county to obtain the information needed in order to be able to record a deed with the State of [redacted]. We have tried several times to explain this process and time frame to [redacted]. However, his only goal in mind is to have the property in his name. As a Title company that prides itself in accuracy, we were not willing to budge by doing a faulty and incomplete transfer. Therefore, we were ensuring the proper protocol was and is met.

If you see the notes information page, an agent always answered the phone when [redacted] called. Each agent he spoke with tried to give him a status update regarding the transfer. He refused to speak with anyone but [redacted] is not only a closing agent, but a supervisor of several departments as well. Therefore, her work load is of extreme high volume and does return calls in the order that they are received. She is now in the final stages of getting the deed recorded with [redacted] County, **. We have tried to explain to [redacted] to please have patience with us during this process as it is very lengthy at this direct resort. [redacted] has reached out to upper management to assist in this transfer as we are having difficulties in each aspect.

In closing, we are diligently working on completing this transfer into [redacted] name properly.

Cordially,

Owner/Title Specialist

I cannot except the "offer", because the only offer that was made is to keep waiting for something that should have been completed 12 weeks ago. I still do not have a timeshare, and with every week that goes by, I am losing the flexibility of being able to use the timeshare that I am already paying for in 2014.

Business

Response:

We have already explained to the client that we have the right to extend any contract, per the contract that he specifically signed. Again, it is all attached for you here to this letter.

We are willing to do whatever to make the buyer happy. We will gladly refund his $[redacted] Purchase Price, we will overnight the check to him and provide everyone with tracking numbers. Unfortunately, as explained before, any transfer in the State of[redacted] undergoes a very long title transfer process due to all the legations of the transfer. Not only is a Title Company involved, but there are attorneys involved and the resort as well.

We will do whatever else we can to satisfy this buyer as we are still processing the transfer into his name per legal transfer requirements with the State of[redacted].

I have reviewed the offer made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

[Provide details of why you are not satisfied with this resolution.] I do not want a refund, I want the timeshare that I paid for over 5 months ago. In addition, I want a partial refund of the 2014 maintenance fee of $[redacted] because of In Less Time Closings incompitance in this matter. First, they took six weeks to get a "first right of refusal waiver", a process that normally takes 10 days. Second, they sent in the closing paperwork to the county for recording, without the necessary power of attorney. This delay alone wasted an additional 10 weeks (2/15/14 - 5/2/14) This is a company that is supposed to specialize in timeshare closings. With each month that goes by, I am losing the opportunity to use this timeshare in 2014 which I still have to pay for. For that reason, I am requesting a partial refund of my 2014 fees. Thank you Revdex.com for any help that you can give me.

We have exhausted all efforts on our part to get this done in a timely fashion for [redacted]. We have sought out the additional services of a Brokerage called Timeshare Closing Services, as they have extensive knowledge and experience of this resort and the closing procedures for this county and State. Because of the timeframe and previous delays from the resort and county, we have decided to once again brokerage this transfer out so that we can get this closing expedited for all parties involved. The documents will be resent to both parties involved so that the closing can finalize. In Less Time Closings, LLC is paying for any and all additional fees at no cost to [redacted] as courtesy and good faith to [redacted] to show that we are trying to finalize the transfer properly.

I have reviewed the offer made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

I am very pleased that In Less Time Closings has finally admitted that they are incapable of completing the transfer of my timeshare. However, they should not be operating as a closing company with an A- rating.

Here is just one more example of their incompetence: The "first right of refusal" was needed from the [redacted] in order to get the closing process started. The [redacted] executed that waiver on 1/21/14, and notified In Less Time Closings of several items which would be needed for the transfer of the deed. Two of those items were: a) power of attorney for timeshare, and b) power of attorney for condominium. In Less Time Closings asked me to sign those documents for the first time on 5/7/14. A delay of over 100 days for no apparent reason.

I feel that In Less Time Closings should compensate me for one nights loss of use for the timeshare that I am paying for and supposed to use in 2014. Even though I bought the timeshare in late 2013, I still have no usage. The compensation for one night is $[redacted]. If they were to reimburse me for this loss, I would consider the matter closed.

Review: I bought a timeshare on July 8 2014. I have been trying to contact the person who sold me this timeshare, but every time I call I get her secretary and they will not let me speak with her. I did find out that I did not receive the timeshare in which I was supposed to receive my refund of the amount I paid. I have called multiple times, and the secretary told me 10 days ago they were going to cut the check for me. I still have not received my money back, and I still have yet to talk to anyone except the secretary. This company needs to be out of business. They have no customer service at all!Desired Settlement: I want a refund check for the amount of money that I sent to them. It was in the agreement that if I did not get the timeshare, my money would be refunded to me, as you can see it is October and I have yet to see my money.

To whom it may concern,

Although it took more than a year, and despite my short fused comments at times, In Less Time Closings continued to work at resolving the sale of my timeshare. The major difficulty proved to be with prompting Westgate Resorts to complete their paperwork. It has finally been resolved and I would like to thank [redacted], [redacted], and [redacted] for their efforts in successfully pursuing this matter. I'm very pleased with their business.

Review: I purchased a time share through [redacted] at [redacted] on March 5. I made the payment to the closing company In Less Time Closings the same day. I signed my paperwork with the selling agent and sent it to them quickly. I had to do a couple of revisions due to errors found on the paperwork. The final complete set was signed on March 31. I've been calling up the closing agent with no real progress being made on this closing. During my last call due to it being 3 months till end of year they were going to see if they can get the points from this year banked and was going to call me back. I NEVER heard from them.Desired Settlement: I really want this thing closed and completed. I've requested a refund several times due to the inability of the company to close the sale. I will accept the transfer of the property but want them to pay for the maintenance fees that has to be paid for from May 2014 on.

I just received my response TODAY from the resort. They are exercising on this property, meaning, Westgate is not allowing the sale of this property to go through. Your funds will be refunded in full from this purchase as there is nothing further we are able to do unless you would like for us to try to find a replacement property. Please advise. Also, feel free to read through the email as I have been working diligently on this transfer for you. I noticed you were not satisfied with my efforts and have filed a complaint to the Revdex.com against our company. What can we do to further assist you in this matter?

Cordially,

[redacted] wrote back shortly after stating the following: I wish Westgate would have made a decision a few months ago. I will be satisfied with a return of my $842.00. How long should it take for me to get my money back?

I will let the Revdex.com know that this problem has been resolved and that Westgate was the real problem.

Please accept that we have satisfied [redacted]'s needs and he is no longer thinking that In Less Time Closings, LLC was the issue at hand. If any further documentation is needed, please notify me and I will be more than happy to supply you with any requested information.

Slower than a snail closing group should be the name of this company! I purchased a timeshare and this group is supposed to be doing the closing. I paid them on March 7 for the closing. I keep getting excuses from this group about why I haven't closed yet. At this point I will be owing for many months of maintenance fees. I will also be losing the points that was available for this year from everything that I've been researching since it takes some time to get the entire account setup by the timeshare group. If you see this group as the closing group run away from them!

After the company In Less Time Closings Co. failed to close our time share purchase after 11 months of agonizing dealings with this company, they finally refunded us the money we paid, after our complaint #[redacted] to Revdex.com. Review: In June of 2014 I signed a contract with [redacted] to purchase a timeshare. I overnighted my payment and signed contract immediately to In Less Time Closings, LLC (escrow service) to help hasten the process. A few months go by and I have heard no progress so I call to check on the status of my transfer. I'm told that the information has been sent to the county office for recording. Some time passes, I call again and again I'm told it is still being recorded at the county office. I've never gone through this process before so I'm unaware of how long it typically takes but I'm assured by the staff at In Less Time Closings that it should only be a few more weeks. Fast forward to the beginning of November. I call again to check on the status and this time I hear that it has been recorded and just needs to be registered with the resort, just two more weeks at this point. Well here we are in the middle of December and I can't get anyone on the phone to tell me the status of my timeshare and when it will be mine. I have checked county records and with the resort and my information isn't anywhere to be found. So there is no proof that I do own this timeshare. When I initially purchased the timeshare I was informed that I could use it in 2014 and that maintenance fees would be due the first of 2015. It has been six months now, there is no time left in 2014 for me to use it this year and I do not want to be penalized for not paying maintenance fees in 2015.Desired Settlement: My desired outcome is to finally hold the deed to the property I purchased. If this isn't attainable than I would like my money back but ultimately I want to use the vacation I had bought into.

Cordially,

Carli Brant

[redacted] wrote back shortly after stating the following: I wish Westgate would have made a decision a few months ago. I will be satisfied with a return of my $842.00. How long should it take for me to get my money back?

I will let the Revdex.com know that this problem has been resolved and that Westgate was the real problem.

Please accept that we have satisfied [redacted]'s needs and he is no longer thinking that In Less Time Closings, LLC was the issue at hand. If any further documentation is needed, please notify me and I will be more than happy to supply you with any requested information.

Cordially,

Response:

I have reviewed the offer made by the business in reference to complaint ID [redacted] and find that this resolution would be satisfactory to me. I will wait for the business to perform this action and, if it does, will consider this complaint resolved.

Regards,

Slower than a snail closing group should be the name of this company! I purchased a timeshare and this group is supposed to be doing the closing. I paid them on March 7 for the closing. I keep getting excuses from this group about why I haven't closed yet. At this point I will be owing for many months of maintenance fees. I will also be losing the points that was available for this year from everything that I've been researching since it takes some time to get the entire account setup by the timeshare group. If you see this group as the closing group run away from them!
