Applicant had submitted an application for the property at [redacted] We processed the application based upon the following requirements: Must have 70% positive credit, must have years of rental history or home ownership (excluding friends and family), and 3x the rent in gross income.Based upon the information processed with the application, the combined credit between ***, [redacted] and their co-applicant who is also named ***, came out to a total of 50%out of a total of lines of credit were positiveThis meant that they did not meet the qualifications with the co-applicantThe income verification was sufficient but did not meet the credit requirement or the requirement for rental history/home ownership [redacted] and [redacted] had been renting from a family member/friend so it was documented and the reference could not be used towards the year requirementThe co-applicant has no rental history or home ownership because she lived with her spouse who owned, so she did not help them meet the requirement

I am rejecting this response because: I was never offered a time stamped copy of the renters walk through paperwork that I submitted after having moved inIn retrospect, I shouldn't have been so trusting and should have protected myself moreMy husband and I were well aware that we were not renting a high end rentalIt smelled like the previous owners had smoked in the place (not like fresh carpet and paint), it was generally poorly maintained, and was not cleanI have no doubts that my deposit was used on the property, my issue is that it was used to take care of issues that were there when we moved in

I am rejecting this response because:Everything they wrote is completely falseIf you were to take a look at their [redacted] response to my complaint you would see two different stories they are tellingOur conversation did get heated on both endsWhen I said I was going to write a complaint on [redacted] and call the Revdex.com, then in turn I was threatened by them saying they would respond on [redacted] with how horrible my husbands credit isI was not the one doing the "blackmailing" as they say I wasI never once said they were discriminating because we're a Military family and I never brought up the word discriminateThis business and their employees are very unethicalI see they have had multiple complaints sent to the Revdex.com and also all their complaints on [redacted] speaks volumes of this company and their so called ethicsI'm not the only one who has wrote a complaint on this businessWas my husbands credit less than stellar? Yes it wasDid he click the wrong box on accident? Yes he didOn my end I didn't know I had a collection with [redacted] (who I was told they use)! Two honest mistakes were made!

I left a voice mail to [redacted] at LPM and still haven't received a call backThere is no person who works at Liberty Property Management with the name of "***"In addition, per Metrolist Services, this property hasn't been listed since Again, as I stated previously, a packet including a refund check was mailed on 11/19/If for some reason this isn't received within a time frame of ten days, please let our office know by calling ###-###-####We are more than happy to stop payment on the check and reissue another oneAgain, I have never received a message from youHowever, you are welcome to call me directly at ###-###-####.Thank you, [redacted]

At this point, I am unsure as to what Mr***'s complaint isThe maintenance issues were addressed in a timely mannerIt seems the frustration at this point is in regards to the owner's selling the propertyAn owner's decision to sell a property is out of our hands as we are simply property managers No one in this office would decline to speak to anyoneWe are open days per week and available between 8-I am personally available to speak with Mr [redacted] at ###-###-#### Thank you, [redacted]

The tenant moved in on 09/10/and vacated on 11/17/During this time, Liberty Property Management did not receive any notification from the tenant that there were rodent problemsIn regards to the proration for wear and tear, the lease explains the formulas used to calculate the total credit the tenant is to receivePainting, for example, would be calculated as follows for an invoice that totals $The $would be divided by months$500/36=$This amount is the credit towards a painting invoice for every month the tenant lives at the propertyMultiply that by the number of months that the tenant occupies the unit, months for example$x months = $total tenant credit towards the painting invoiceThis amount would then be credited to the full amount of the invoice, $- $ = $which is the past tenants responsibilityAfter a full review of the charges it has been determined that the property was not left in the same condition as it was given to the tenants and that the charges are accurateI sincerely apologize if this does not alleviate the tenants complaint or concernPlease be advised that I am available to discuss this matter further if the tenant would likeI can be reached at ###-###-####

Liberty Property Management received a notice from the tenants, but the notice was invalid due to a missing signatureThe notice was then fixed and submitted to our officeThe tenant moved in on 10/25/and vacated on 11/03/An email was sent to the tenant acknowledging receipt of their notice to vacate on 11/3/However, pursuant to the lease agreement and the move out packet sent to the tenants, they are responsible for payment of days rent from the time they submit noticeAt the time of move out, there is a complete move out inspection of the property and certain items are noted in order to prepare the property for the next tenantAt that time it is determined whether the previous tenant is responsible for any of those itemsThis was explained to the tenant when they called into the Modesto officeAt this time, although we do not see any error made in the deposit disposition, we have refunded an addition $as a courtesy to the tenantsThis check for $went out in today's mailPlease let me know if you have any questions

I am rejecting this response because: I was told that the carpet and painting were done every 24/months respectively and that the I was charged for that based on how many months I lived thereThe carpet was not cleaned nor the walls painted previous to me moving inThere are items that I was charged for that I stated on my initial walk through as being in disrepairThis included being charged for vertical shades that I specifically mentioned as being broken on the sheet I turned inI also mentioned on the initial walk through sheet that the place smelled like a smoke stack, which doesn't point to fresh paint, carpet cleaning, and a new AC filter (which they charged me for regardless of myself having the luxury of having.) I was charged $for cleaning when the place was dirty and the floors turned my socks black the first day I moved inThis company is very shady and upon talking to them they are "unable to find" maintenance requests that I submitted. I'm assuming my walk through statement grew legs and walked off too. Consumer bewareAs shown on Yelp as well, they do not have a reputation for being an honest companyMake sure you keep a very detailed paper trail on every piece of paper you submit to them and document every single speck of dust on your walkthrough and take pictures! I will definitely not be renting through this company ever again nor will I recommend them to anyone I talk to

Revdex.com: Yes everything has been taken care of it took days to fix but it was a real inconvenienceWhen I called I was denied because I reported to the Revdex.com but if you say your available days week then I will ask for you if I need anything thank you for your time.
I have reviewed the response made by the business in reference to my concern, and find that this resolution is satisfactory to me

The lease very clearly explains the credit you receive based upon the time you are in the propertyPlease be advised that Liberty Property Management does not keep any funds, nor does the Owner profit from withholding from a security depositThe withholding is specifically detailed and backed up by actual invoices that were previously paid by the OwnerI have personally pulled your file and do not see any written requests that you've referencedIf you have copies date stamped by Liberty, I would be happy to review the deposit refund again. I am rejecting this response because: Based on there response, I can see that they did not take into consideration the dates of May/2004-January/of my rental history in Palo Alto CaThe application said the last years, and My current rentalYes currently I have been renting from a family member for a year and that is the only history that they are looking intoAlso, my co-applicant is the co-owner to the home she has owned for over yrs, I don't understand why they would say there is no rental history for my co-applicantAlso, when filling out the application to my co-applicant I called to ask several questions I had in regards to certain questions and was told to fill out to the best of my knowledgePlease be aware that I am not the only one not happy with there services and the way they handle bad customer service. Please see attached applicationWe received the application on 12/The spouse needed to apply which was not submitted originally together and delayed the applicationHave faxed the landlord reference request form to Lincoln Military Housing several timesIn between that time period the property
rented to another approved applicantThe applicant also indicated that they do NOT have any collections on their application, which was information provided by the applicantThey have collections and negative lines of creditIt is disclosed on the first page of the application, "Applications are processed as quickly as possibleApplications will not be pre-screenedOnce an application has been completed, you will be notified the result via mail or telephoneAn approved application does NOT guarantee you any unitAn approved application will only determine your eligibility to rent the unit you have applied for."This information was fully disclosed to the applicant when they appliedAgain, the property rented in the meantime.***-*** called our office screaming at our Application Processing Department on the length of time it was taking to process the application and that the property rentedWe notified her of the fact that we could not speed up the processing because the delay was in relation to the current landlord they were renting fromShe then stated that it was disgraceful that they were treated this way since they were a "Military family." We treat everyone the same, whether it be in relation to race, income, disability, etcEveryone is treated equally and fairlyWe do not even meet the applicantsThe applications are either submitted online or submitted at our front deskEvery decision that is made on the application is based upon factual information that is either provided by the applicant or provided by references. Additionally, ***-*** threatened to blackmail us if we didn't refund her the application fee she paid for the processing of her application by "***ing" us or reporting us to the Revdex.comI notified her she should exercise her right to voice her opinionSince having worked at *** and previous experiences with people who threaten to "***" I also told her that I did work for them, so she is certainly welcome to voice her opinion.This applicant did not meet the requirements and then took it out on our staff members by calling and harassing our office staffWe only want to get people approved as quickly as possible so we can rent as quickly as we canIf we didn't rent, then it wouldn't be possible for us to stay in business!

This meant that they did not meet the qualifications with the co-applicant. Pursuant to the lease agreement signed by the tenants, they are responsible for any damages at the property. A vendor found debris in the garbage disposal and therefor, the tenants were charged for the service. Per the attached move in inspection, you can see that there was no mention of a...

malfunction with the garbage disposal. Please let me know if you have any further questions.

At this point, I am unsure as to what Mr. [redacted]'s complaint is. The maintenance issues were addressed in a timely manner. It seems the frustration at this point is in regards to the owner's selling the property. An owner's decision to sell a property is out of our hands as we are simply property managers. 
No one in this office would decline to speak to anyone. We are open 7 days per week and available between 8-5. I am personally available to speak with Mr. [redacted] at ###-###-####.

total credit the tenant is to receive. Painting, for example, would be calculated as follows for an invoice that totals $500. The $500 would be divided by 36 months. $500/36=$13.88 This amount is the credit towards a painting invoice for every month the tenant lives at the property. Multiply that by the number of months that the tenant occupies the unit, 3 months for example. $13.88 x 3 months  = $41.64 total tenant credit towards the painting invoice. This amount would then be credited to the full amount of the invoice, $500 - $41.64  = $458.36 which is the past tenants responsibility. After a full review of the charges it has been determined that the property was not left in the same condition as it was given to the tenants and that the charges are accurate. I sincerely apologize if this does not alleviate the tenants complaint or concern. Please be advised that I am available to discuss this matter further if the tenant would like.
