Listing Referral Group Reviews (%countItem)

My complaint is the same as the other complaints already stated on the Revdex.com's site against the Listing Referral Group. Based on my experience, I believe the Listing Referral Group's unwritten refund policy is that there is no chance of any refund to their customers.
I admit that my follow up with the Listing Referral Group was not 100% on all 4 of the leads sent to me during my first 6 months. However, I did follow up with them on the initial lead. I followed up 100% with each of the potential listing leads directly, which resulted in the following: One already had an agent they had worked with for years and planned to list with if the home didn't sell by owner. They were not looking to hire another agent, which they told me after the initial meeting. Another lead already had accepted a buyer offer before I received the lead and had no interest in listing their home. The other two leads never listed with me or any other agent.
The Listing Referral Group failed to follow their own policy, which reflected poorly on my team. Per LRG's policy regarding agent availability, I did not send a call list on 6/1 due to being on vacation for about 10 days with limited mobile and wi-fi service. During that period, they were not to make contact on my behalf. However, two potential leads were emailed to me, which was a direct violation of the LRG policy regarding "HOLD" status of my account. Because I was not able to respond to these two leads in a timely manner, it appeared that I was not interested in their properties and that I had poor follow up skills. I do not consider these two leads to be legitimate "leads", since they were sent in violation of LRG's policy and while I was unavailable.
Although my follow up with the Listing Referral Group was not perfect, neither was their communication. At first, LRG was great at communicating via email regarding their prospecting efforts, whether it were one of the 4 leads or if they had not found any viable contacts. Later on there was no phone or email communication from LRG to me regarding their prospecting efforts (and no leads sent) for almost 1 1/2 months, during which time call lists were sent to them on the required dates. Due to lack of communication from LRG and failure to follow their own policies, it was at this point that my team and I decided a partnership with LRG was not advantageous to our business and I stopped sending call lists.
In my experience, I found the 1-2 leads per week advertised and promoted by the Listing Referral Group to be blatant and gross misrepresentation of the leads they were actually able to provide to me. The number of potential leads was promoted on their website, guaranteed in their Partnership Agreement, and also stated in email correspondence to me from their president and one of their representatives. While those claims may be true for some agents and markets, they were absolutely not true in my case. When I notified Cheryl, the president of LRG, of my intent to cancel our Agreement and requested a pro-rated refund (based on their Partnership Agreement) I received a response from one of her representatives stating that I would not receive any refund for failure to comply with the agreement. Strange how LRG can also fail to comply with the agreement terms with no apparent obligation or recourse required from them for doing so! I emailed LRG back nearly 3 weeks ago. I detailed their breach of certain terms of their own Partnership Agreement and violations of their own written policies. I cited the terms they failed to meet in their own Partnership Agreement, as well as in email correspondence that I received from the president and one of their representatives. To date, I have received no response or my requested refund.
In closing, to any who take time to read my experience, Beware if you decide to enter an agreement with the Listing Referral Group! Do it with your eyes wide open. I hope your experience is better than mine. However, based on my personal experience and the statements of those who have previously reviewed the Listing Referral Group before me, DO NOT expect to receive a refund under any circumstance, if you choose to cancel your agreement with them. I'm sure my review will receive the same defensive response from LRG as the other reviews have received. I recommend you strongly consider all of the reviews shared here on the Revdex.com site and take the Listing Referral Group's claims with a grain of salt.

As the many below this is a horrible scam. I should have looked here on the Revdex.com first so this I will take to blame. I did the research spoke to several live agents to claimed they use them and it was a huge part of their business. So I signed up and also paid the $5,000 up front and signed up and paid for the leads separately. They promised 11 FSBO or expired listings. In the beginning there was good interaction. I did get 1 amazing listing and paid my referral fee as agreed upon. But from that point forward nothing. They said they would be calling and setting apts in my allotted time frames. They did not. I would call and the lead would have not apt time and no idea what I was talking about, making me look like the it. I reached out on countless times telling them about my discontent and their lack of following their contractual obligations. I have not received a reply EVER. I have not received leads in over 3 months. I have just requested all my up front money be refunded. I went to the customer site to do so since they do not reply directly. I will also be filing a complaint. This is beyond a scam. Shame on me for not looking here. Also shame on the agents that spoke with me claiming this was a great company.

I signed up with these people last year and also gave them $5000 of my hard earned money. I read the reviews prior and stupidly made the mistake of listening to the Listing Referral Group stating that it was the clients fault that they were not happy! Trust me, it is not!! This company does not do what they say they will do and their comeback is that the client doesn't follow the rules completely. When I tried to get my money back, they informed me that I didn't do 100% of what they asked for. They tell you, when you are going to be out of town for a period, that you can skip sending in the file. But THEY WILL HOLD THAT AGAINST YOU!!!!!!!! They made an appointment for me and when I called the potential client, he was furious! He said the caller from LRG harassed him, lied to him and the potential client finally hung up on him. Not a good way to get a client! They won't refund your money because you don't follow the contract 100%, but it is ok with them to keep your money and they don't have to follow the contract 100%. Something VERY WRONG THERE! They need to be shut down and the money needs to be refunded to the people that they scammed!!!!!!! MAJOR MAJOR SCAM. Please Please do not fall for their sales pitch!! I am so sorry that I did!!!!!!!

I paid $5000 upfront (and then $500 per transaction closed) for Listing Referral Group to call and set up listing appointments for me. I was suppose to be connected with sellers that are interested in setting up appointments to list their homes. I signed up in June and have not gotten one listing from it yet. And this is not from lack of trying. I sell 40 - 50 homes per year and know how to convert appoointments. They are suppose to send over sellers after they qualify them for motivation. They were suppose to call expired listings, For Sale Buyer Owner sellers as well as homeowners around homes I have recently listed or sold. I have received 15 referrals since June 2019 when I siged up but most of them were FSBO sellers that have no intention of listing with an agent. When I connect with them they tell me that they were told I have several people that I want to show the property to. I lose trust with them immediately during my first meeting when that is not the case. I have called Bryan at Listing Referral Group to voice this concern. He denied that they say that and sellers hear what they want to hear. We proceeded to see if we can get some better appointments and now Bryan and Caitlin are not returning my call or email with my concerns. I have not received a lead from them since 11/4/19. With no email response or call back I don't even know if they are still in business making calls on my behalf. When I submitted my last reports to them with phone numbers on 1/1/20 I asked for acknowledement of the reports and have not recevied anything back. I am not even sure they are doing anyting for me at this time. I think this a complete Scam and I think my money should be returned.

We are getting as many victims of this scam as possible to file formal complaints with the NY DA office, here is the link, use the Rochester division complaint form, they say the more complaints they receive the better to be able to initiate an investigation. https://ag.ny.gov/consumer-frauds/Filing-a-Consumer-Complaint. Your email is not showing so you can reach me at four zero seven four three five nine five six five

We have not received any leads from this company after paying them $5,000 and have tried to email and call them repeatedly to no avail. Absolutely do not fall for this. Worst business decision we ever made. I am considering filing a law suit after reading these other reviews as well.

Listing Referral Group Response • Dec 09, 2019

Bryan, Client Manager will be reaching out to client today. They just left a voicemail on Friday. We did send 12 referrals this year and it would have been more but multiple deadlines were missed. No new lists have been sent since October which is when the referrals stopped. He will communicate on what we need to do to start our effort again

Major Scam!!! I signed up with the premise that I would receive appointments and leads every week as long as I provide a call list (on the 1st & 15th of the month). Also that as their client I would be the exclusive agent in my area.
They continued to call agent after agent in my area to sign up for their service (I know because they screwed up one of the calling lists and called me again to sell their service. Also, as an instructor in my office, I know countless other agents that approached me about them because they had been called.) I had only received 2 or 3 appointments in the time I used them, and several weeks were they never sent me anything (not even a lead).
SAVE YOUR MONEY!!! If I could zero stars I would! The truth is they make their money on the front end when they sign you up, despite what they say about the referral fee on the sale side. Very unfortunate how dishonest the company and complete lack of follow-through on their side once they have you signed up.

Unsolicited calls after asking to be taken off their lists. Rude, hang ups after politely declining to donate money to their scam.

This individual has been placed on our internal do not call list and will not be contacted by our office again. We are sorry you do not feel this program would be a good fit for you. Our callers are instructed to act with the utmost professionalism and apologize if your experience was anything else. Please feel free to contact our office if you would like to share who you spoke with so we can review the call and see if disciplinary action is required. Thank you and best wishes.

They are harassing me by calling, sometimes multiple times a week for months now. I have asked to take me off the list, and I also ask to be connected to a manager. The one time I was connected to a manager they yelled at me and then hung up on me. This company is a huge scam! I have filed multiple complaints about them.

Like all the other complaints listed, Bryan and Cheryl from Listing Referral Group took $5000 and has not delivered one appointment. I have sent my call lists, which they guarantee 2 appointments a week and they have not delivered. I have emailed, and called with no response for the past 20 days. Their contract states you can get a refund after 6 months. It's after 6 months for myself and all the others and yet their only response is "we will continue calling". How about you process the $5000 refund to myself and all the other people you have scammed? I am reporting you to the Federal Trade Commission today. I will happily supply a copy of the contract I signed and copies of the emails because I have kept them all.

did sign up for our prospecting partnership in full understanding of what her part in the relationship was. She signed an agreement. She was agreeing to the things we need from an agent in order to make this partnership successful. This agreement does include a 6 month satisfaction guarantee if the agent does their part. What that consists of is sending us numbers to call every 1st and 15th for sellers in their market for us to prospect. She also agreed to send feedback on every referral we send her way. The agent also agrees to participate in the prospecting effort to win the listings and to get them taken and sold. When reviewing Jennifer's account what we found was that she did send lists for the first 1.5 months. She missed the 5/1 submission, sent late for the 5/15 submission and then didn't send again until August. She removed herself from the schedule for 3 of the 6 months we are talking about. We sent 7 referrals her way when she did send her lists. She only provided feedback on 2 of the 7. We found that 5 of the 7 referrals we sent her way did in fact list and sell with other agents in her market after we sent them her way. We have no way of knowing if she even followed up with them as no feedback was provided. The agreement is clear. She did not do her part therefore we are not offering the refund. We are ready and willing to continue to call for her should she agree to be engaged.

BIG SCAM!!! DON'T SPEND YOUR MONEY - WASTE OF YOUR TIME AND MONEY !!!
NO LEADS !!! NO APPOINTMENTS!!!! NO ROI

They were diligent on providing a referral twice a month and then suddenly stopped. I've received no reply, referral or any communication in over 3 months.
Its disappointing. I had referred them to a co-worker.

Listing Referral Group Response • Sep 09, 2019

We did review this account. The agent is responsible for updating their list every 1st and 15th. Over the last 9 months many of these deadlines were missed or lists were sent in late which is why the leads have slowed down. In order to remain in the call schedule we just ask that you send list updates every 1st and 15th of the month and provide feedback on the referrals that were sent. After checking with the Client Manager it appears that no follow up emails have been received by this partner but we will be happy to reach out to get her back into the call schedule. He will be doing so today.

My husband and I were taken advantage of by this company. They promised to provide leads until we closed 10 deals. We have them $5,000 of our hard earned money, even taking away from Christmas last year. We heard from them the first month and have never heard from them again. We even asked them for clients that were in the program so that we could get their take on the company. We interview 3 different people from 3 different states.
I have emailed them and left messages for them and they have never responded. On top of that you have to pay Landvoice $177 a month to get the leads to send to Listing Referral Group so that's and additional $1,400 we have spent.
I hope someone can get in touch with these people and make them reimburse all those they have scammed! It's a real shame.

I was solicited to take this listing referral group serivice to call expired listings on my behalf. I was promised 1-2 referral appointments a week It is now 6 weeks into my service and I have received exactly one lead. The contract says if you are not satisfied after 6 months you can get your money back. I not satisfied NOW and I want my money back.

Listing Referral Group Response • Jun 04, 2019

Ms. purchased 10 Closed Listings and started with us in April. She hired us to call on her behalf the lists that she sends us of FSBO and EXP sellers in her market. She sent a total of 4 times but only 3 times for deadline. That equates to 6 weeks of calling. We have sent a total of 4 referrals based on the very small lists she is sending. As we had just gotten started, it does take a few weeks to build up a good lead follow up base. Our agreement was that she would work the program for a minimum of 6 months. If after 6 months of the agreement she was not satisfied she would be eligible for a refund as long as she had been consistently sending numbers to call two times per month and giving us real time feedback on the referrals we are sending. 1.5 months is not long enough to have a return on your investment. That is why we both agreed to give it six months. That is what the contract states and we are happy to continue working for her if she would like to re-engage by sending an updated list to call.

I contracted with Listing Referral Group in November of 2017. They required that I send them $5,000 and they would guarantee to work with us by sending contacts until we closed 10 deals. The cost was $5,000 plus 10% referral free. They said we would get 1-2 sellers per week and that has never been the case. Over the past five months we have not received ANY deals from them and they will not return emails or calls. See original email from this company below:

LISTING REFERRAL GROUP, INC.

OUR PARTNERS HAVE EARNED MILLIONS IN COMMISSIONS!

Hi ***,

Thank you for taking the time to speak with me today about setting up listing appointments for you. We have been successfully helping 200+ agents get listings for almost 8 years and those agents have made millions in commissions selling our referrals.

Finding a good partner is harder than finding a seller that’s ready to list so I’m glad you and I spoke.

The process we use to determine if this is a good fit for you is 3 simple steps!

Step 1: Listen to the Conference Call where we cover the DETAILS of what is involved in converting our seller leads and appointments.
Step 2: The sales manager that oversees your market will do a market assessment with you to determine what types of prospecting we’d do for you specifically in your market.
Step 3: The sales manager will connect you with a few partners that are both similar to you and in similar markets to yours so you can get their insight on HOW they’ve been successful CONVERTING our leads and appointments for many years. Prospecting isn’t a magic pill but it isn’t complicated either. We have been successfully helping 200+ agents get listings for almost 8 years.
Again, thanks for taking the time to look into having us prospect for you.

www.listingreferralgroup.com

www.coachjameshoughtaling.com

Frequently Asked Questions:

Who can you call for me? Prospecting isn’t complicated. It’s a numbers game. We call the same people you’d call yourself if you had more time to prospect. We call expired listings, old expired listings, for sale by owners and we can also do circle calling around your listings and sales.
What types of “referrals” will I receive? If you were to do the prospecting yourself, you’d find sellers that are ready to set up an appointment and motivated sellers that require some lead follow up. We will send both. We build you up so it feels like any other referral by the time you receive the appointment or lead.

How do you call on my behalf? We simply say… “Hi Mr. Expired… my name is Cheri. I’m calling on behalf of AGENT at COMPANY… AGENT asked me to give you a quick call because we noticed that your home came up as off the market in the MLS system… Did you get the home sold or was it still available?

What’s the quality of these seller referrals? Remember, these are expired sellers and FSBO sellers. Most of them will LIST in the next 30/60 days even if we don’t call them. It doesn’t get any better that is why so many of the top listing agents in real estate prospect these groups. The conversion rate after you pre- qualify will be 40% . We will prospect until you’ve taken the listings that you’ve ordered and replace any that don’t sell with listings that do sell so that you get commissions checks and we get the referral fees.

How long will it take? Our entry level order is 10 listings closed. Normally, it will take 4 months to take 10 listings. Then we start over. Our goal is to find partners that can handle 2 or 3 new listings per month… 12 months per year… for years to come!

How does the schedule work? Everything is personalized. The price range we prospect, the geographic area that we prospect and the schedule that we use. Every two weeks you will let us know if your schedule is open for new appointments and leads. Some weeks are hectic and others are for vacations and seminars. We will send you an average of 1 to 2 sellers per week only when you are working. It is all about you.

How much will the partnership cost? Most lead generation programs are web based buyer referral programs. A lead simply fills out a form online so that they can see a property. This is NOT like that. These are human beings having a phone conversation with sellers in your market and creating an introduction for you. A referral. The upfront charge will cover the cost of your tele marketers and our profit in the partnership will come from the closings and referral fees. Remember, just ONE closing pays for the program and eliminates the risk. The rest is all profit.

· Entry Level Package: 10 Listings Closed- $5000 plus 10% Referral Fee

· VIP Package: 17 Listings Closed- $7500 plus 10 % Referral Fee

· TEAMS Package: 25 Listings Closed- $10,000 plus 5% Referral Fee

o All packages are based on 1 to 2 opportunities per week except the TEAM package which is 3 to 4 opportunities per week.

Listing Referral Group Response • Jun 04, 2019

We have sent Mr. a total of 13 opportunities. 10 of those sellers listed and or listed and sold in the market after we sent them to Mr.. The concern is that we were not receiving any feedback from him in real time on where these opportunities stand. These sellers will list and sell - it is just a function of being there at the right time. By not communicating feedback, we were not able to assist him with the follow up therefore he was not successful in converting any of these opportunities.

In order to remain eligible for a refund you must consistently send the lists to call every 1st and 15th but you also must supply real time feedback on what happened so we can keep track of where you are with your order and assist with the lead follow up.

We are happy to continue our call effort for Mr. should he wish to re-engage in the program by agreeing to submit his lists twice per month and to reply with feedback on the referrals we send.

This group has relentlessly been camouflaging themselves as a reputable real estate broker that is looking to 'team' up with great listing agents nationwide. I've asked for months for them to stop calling and they haven't got the picture. They're rude, they have a hard sales pitch and they don't listen to the requests of their prospects... at least they don't listen to me. DO NOT WORK WITH THESE PEOPLE. Customer beware.

I hired Listing Referral Group (LRG) to call leads I emailed through a service called ***. I emailed my leads twice a month. I paid $5,000 upfront for 1-2 leads a week. At first, I received leads, not good ones and very few. After a few months, I stopped receiving leads and no one called back. My representative, Cheryl, supposedly went out on maternity leave so that's why I didn't receive leads or return calls/ emails.

I got in touch with "Bryan S" at LRG after calling my rep at ***, ***.

When I first joined, I had Cheryl's phone number and *** later gave me Bryan's phone number. My stupid smartphone deleted these numbers somehow and according to Geeta, she has never had any phone numbers and has never talked to anyone there, That's a lie: when I joined, Cheryl gve me Geeta's phone number because she said they're in close contact.

At this point, no one is calling me back. I want my $5,000 initial investment back.

Please let me know what else I can do to retrieve my stolen money. I have kids in college and my husband is battling a serious and aggressive cancer, We need this money for bills. Thank you.

I signed up with The Listing Referral group in November of 2017. I was told I was chosen because I am a top producing agent at Keller Williams Realty. I paid the $5,000 PLUS had to sign up with Landvoice for $800. I was told that I would receive leads and was guaranteed 10 closings before they quit making calls for me. Meg told me I could send the lists in each month around the 1st and 15th and would be in the rotation. I received leads for a few months and then took a break from sending in the leads because they had slacked off significantly. I sent an email asking for a refund because I hadn't gotten one single lead in months. The lady that contacted me assured me that they would get me back in rotation and get leads to me. I sent leads on time, for 4 months, and have not gotten a single lead. I've tried to contract the person in charge of my account several times and haven't gotten any type of response. Someone from The Listing Referral group called last week trying to sign me up. When I told them I am currently signed up and haven't been able to get in touch with anyone she assured me she would have someone call me that day. I haven't heard anything and am beyond upset that they took $5,000 from me and have not delivered on their guarantee.

Our Client Manager and Shirley Hall communicated in November of 2018. She also spoke to the President on 11/30 about her account. She was added back into the call schedule and reminded that she has to send list updates every 1st and 15th and communicate feedback on referrals. She then didn't send again until 12/28. November was a slow time due to the holiday but not sending for the month following and then missing the deadline tells us that she is not available for appointments. She then didn't send again until 2/28. You must send lists consistently so we have fresh leads to call consistently. Removing yourself for months at a time will affect your results. We are happy to continue calling on her behalf but she must send every 1st and 15th of the month if she wants consistent referrals sent.

Here is an email I sent that looks like it never went through. I've been trying to get in touch with you since early Jan. Can you please confirm that my leads are being put into production? I haven't gotten a single lead still. I know I sent lists in for December and January and didn't get anything.
