Mr [redacted] , We would like to apologize that you had a poor experience with Low VA Rates Top management puts many resources and efforts into making the veterans experience at Low VA Rates the best in the industry When we receive these Revdex.com complaints we take them seriously I have spoken with your loan officer Charles M [redacted] and have chatted about your loan process here is the following statement from Charles M***: We got the full application back sent to disclosures on 8/30/and sent out disclosures on 8/31/ We registered the loan with mortgage group on 8/29/ Disclosures when out with the incorrect date of 8/30/which we didn’t catch until 10/25/when told us that our initial disclosures were sent out with 8/date and should have been dated 8/ They told us we would need to restart and we restarted 10/26/ We had been waiting for the 4506T to be returned because [redacted] didn’t have a copy of his taxes and I told him we could get them from the IRS when we ordered the 4506T’s He didn’t have time to run to the IRS building to get a copy Mortgage group’s third party company that they order 4506T’s from kept rejecting our 4506T because of e signed and when we got them a wet signed 4506T on 11/21/and Mortgage reordered it On 11/Mortgage group wanted us to reorder credit but got an exception to use our credit up to days On 12/7/the underwriter told me that [redacted] ’s & Taxes were still not showing filed I knew were not going to show filed because he didn’t file till Oct15, But that was news to me and to [redacted] that his taxes were not filed I had him go to the IRS building in Salt Lake City to check on his taxes He was then notified that his taxes were not filed and so he filed them on 12/at the IRS building I then told him it would take 8-weeks to get his transcripts back from the IRS and to ask them to be expedited His mother that is an underwriter with Axiom Mortgage kept telling him that they should take stamped IRS tax forms and asked Mortgage group if they would but said it was company policy to only accept IRS transcripts from the IRS Once I told [redacted] that they would not except the stamped IRS forms he became very upset in his emails On Friday 12/ [redacted] emailed me and very upset and wanted to take his business to another company I emailed him back the same day after talking with VP of Sales, Tim L***to let [redacted] that we could take his loan in house and give him a rate that he would not get anywhere elseWe would just need to wait for his transcripts to come back from the IRS I have tried calling [redacted] and have emailed him and have not heard anything since his last email stating he didn’t want us pulling his credit again We have discussed this situation with Charles and feel that he understands we take these complaints very serious Again, we want to apologize that your experience was not positive with Low VA Rates We will take this experience as a learning tool and try to improve as an organization moving forwardThanks,Craig W***HR Director, Low VA Rates

Low VA RATES sent a advertisement offering a check of $if I was in the process of funding or refi with another company and switched to themI was in this scenario and Michael P***, the Low VA Rates representative stated if I switched to them and my loan was funded I would receive this checkafter the loan was funded on November 8, 2016, I sent MrP [redacted] an email asking when I should receive the check and he stated within days of the loan funding dateIt is December and I have not receive the checkI have sent MrP [redacted] two followup emails and several telephone calls about this matter and he will not respond

Both my husband and I are very grateful that someone sent us a flier for us to contact Low VA RatesI had been pushing for us to do a refinance and convinced my husband, a US disabled Veteran, to give them a tryThis was the best decision we've agreed on a very long time It took about a month to complete from beginning to end and now we Have a twenty year mortgage with a lower interest rate and with less than one hundred dollars more a month than what we paid before, without putting us in any extra hardship; with any luck we will be alive to see our house paid off Low VA Rates and it's agent Mr DCarnahan treated us very nice and made it ease to go from beginning to endWe will not hesitate to recommend them to our friends when considering obtaining a new mortgage A very satisfied clients D.Land M.L

I initiated a VA loan with Low VA Rates, I dealt with Blake [redacted] who was informative and engagingHe explained all of my options and what would work for me in my situationThe process moved along flawlessly and I was advised at each step and email and phone calls kept us all on the same page during the processClosing was quick and easy, would recommend to All interested and would utilize again in the future if the need arises

The writer entered into a refinance with MrMichael D [redacted] of Low VA Rates under the longstanding guarantee that the writer would receive his total escrow of approximately $back On many occasions MrD [redacted] assured the writer that he would be receiving his escrow and under good faith the writer moved forward with a VA Streamlined Refinance Just prior to closing out the deal, MrD [redacted] of Low VA Rates, changed the contract without explaining the change, he only informed the writer that there was a slight change in the amount that was to be financed The writer signed the loan agreement under information from MrD*** The writer only found out about the change in escrow payment when he called to see why he had not received it in the mail The writer finally was able to contact MrTim L [redacted] and he made several excuses by blaming Mortgage Co., (the lenders)The writer had the agreement with MrMichael D [redacted] of Low VA Rates, not Mortgage
