Buyer beware
My wife and I bought a home in Saguaro Trails a few months ago and the warranty work has been taken care of up to this point. Most everything from the Sales end was great with Mattamy. The problem is their Warranty department is refusing to replace a stove that is severely dented on the countertop side. This was obviously done when it was installed and we only noticed when my wife lifted the grate to clean underneath. Their reasoning for not replacing is that we should have noticed it during our New Home walk-through prior to Closing. What bothers me the most is the insinuation from their Warranty department manager (Amanda Jensen) that we could have dented it ourselves and are now trying to get a new stove. During my warranty walk-through scheduling call at 30ish days, Amanda told me Mattamy would remedy the stove and now she is saying it will not be taken care of. My wife and I are being made to feel dishonest over a stove. If we had dented the stove I would not need to take the time to write this review because I wouldn't have asked for a replacement. If you want a company that has a Warranty department that does not follow through with their promises and will do their best to make you feel dishonest, Mattamy in Tucson is your company!. And this is the smallest issue. I won't even get started on the poor craftsmanship. I will be telling everyone I know not to buy a home from Mattamy.

Be Careful
We closed December 19, 2022 at Mattamy Saguaro Trails. The rip rap is sliding down little by little with the rain. Christina from warranty keeps telling us that it was done correctly because that is what the city requires. We keep requesting to speak to a manager and Christina keeps ignoring us. The landscaping company did a sloppy job and Mattamy warranty is not doing anything about it. Even the landscaping company, Desert Valley told us that it was done incorrectly but Mattamy will not do anything about it because it will cost them $10,000 or more.

Water, Water Everywhere
Our house and numerous ones throughout multiple Mattamy communities in the area are having water intrusion issues. Per Mattamy's VP of construction: "Mattamy is not required to provide a restoration company in every case of water intrusion." That is a verbatim quote I received in writing in response to water intrusion in my home that Mattamy took no action on. To date, in the 2.5 months of owning the home we have had four instances of water intrusion. Mattamy is no closer today to finding and correcting the issues than when we started.

Warranty has been another problem. Tickets I created have been closed prematurely. The warranty department states a new ticket for our items is created; however, it is not visible for us to track. We have had trades arrive without notice to do work that was not needed. More recently we have trades arrive with no understanding for the scope of work that they need to do. The main warranty rep has blocked my phone number. The same rep has an image up on her social media saying the "N-word".

It was not uncommon for us to find empty beer bottles in and around our home during the construction process. Additionally, after closing on the home we have had police arrive to take possession of drugs that were stashed under one of the bathroom sinks in the wall void. This is totally unacceptable.

One of the most dishonest companies in Arizona
Run away from this builder as far as you can.
100days and NOT ONE THING our walk through list has been completed. Subs have come and had no idea what they were there for and therefore cannot fix the problem. Building sups are pointless. They DO NOT follow up or communicate with the owner. People show up on wrong days. If you want the joy and excitement of a new home ripped from you, use Mattamy. If you enjoy crying about how much money you spent on a piece of crap home, use Mattamy. You will spend hours of your time talking, texting, emailing, begging and complaining to people that do not care. I would recommend ANY OTHER home builder! Nothing like having to contact Arizona Attorney General-AGAIN. Consider having the Arizona State Registrar of Contractors contact info at your fingertips.
If you don't believe me, try to call to corporate office in Scottsdale. Good luck talking to a real person.

False promises
We closed on May 31, which is the last day for them to close their books for their physical year so everything thing was rushed. We have spots that was not even painted, our front door has a temp door they have not been out to put our permanent door in this person say they have to call this person. I asked just for a private residence sign which really is not much to ask for and still have not received it, of course they said at homeowners request which I did. Customer service has been a absolute nightmare.

Lack of communication, customer service and bedside manner
To start we met with our supervisor at the beginning and he assured us we would get the best service possible. Mattamy also suggests they want to give the best home buying experience to customers but both of these were missed by a long shot. We have not been updated weekly or bi weekly through the process. I cannot tell you how many times we have sent texts or made phone calls with no replies. I have voiced my concerns about certain things that I saw in the house that I did not like such as a window that had a huge hump on the bottom and some damage to the vinyl on the outside. This was noticed before the foam and chicken wire was installed for the stucco. Now the house is ready for stucco and they are just looking into the window. trying to fix it when it needs replaced. We signed in August and today are just now doing the pre drywall walkthrough that we had to beg to get a date on. It is ridiculous how long this is taking. We were told a March 12th completion date and it keeps getting pushed back further and further. We had to move into a apartment and based off the time frame we were given we got a flexible lease and now we are going to have to pay a month to month lease with additional fees plus storage fees. I have been on the Mattamy's email list since before any houses were built because that's where I wanted to live. Sold my house and bought a house in a matter of a couple of days. I would not have decided to live in my dream neighborhood If I had known that Mattamy was going to sell phase 4 to HSL Properties to build an apartment complex right next door and also have a opening from the complex onto the street we us as the entrance into our community. (Very disappointing and should have been disclosed to the potential future home buyers) We just recently thought about walking from this build and started looking at houses on the market because of all the issues we have had and felt like nobody cared or was listening except Diane our sales person who has been the only person to help us the best she could and has been wonderful. We reached out to the construction supervisor at her request to deal with the issues with the non communication and time frame of the build. He did not seem to care to much as the excuse always seems to be Covid. We told him we might need to look at other options and he could have cared less and said well you gotta do what you gotta due for your family. Not the response we were looking for. Our sales lady also contacted her supervisor to discuss the issues at hand and that person told her to just be patient. No NO NO that is not what we are looking for we need somebody to give a sh*&. I have lost all faith in Mattamy as a builder and now have tainted my home buying experience and the excitement of our dream home we picked out. Don't really know where to go from here. These are just some of the things that have happened. Oh did I mention because our build date was pushed back that we might lose our rate of 2.3% or 2.5% we were told it might even jump up to 3.5% and that is mind blowing and we may have to walk away from it in the end. Mattamy Homes new Home builder
We have a new house built by Mattamy homes and have been in it 8 months. The quality of their materials and workmanship is very poor and the homes are overpriced considering they do not come with much and you have to upgrade most things that many builders include. The wood used for framing of the house was in poor condition and the concrete slab has numerous cracked areas a few weeks into it. This concerned us and when we tried to cancel the contract after seeing the quality of what we were getting and the response that “you will lose your $42,000 if you did cancel.”
We closed, and in a short period of time the home has had numerous cracks on 3 sides of the house. They have been sealed and painted already which is very sad and the house looks terrible now on the outside. I paid for 39 LED lights to be installed in the house and 9 of them have already died. That’s 23% of the lighting that needed to be replaced. If they make an appointment with you to fix items in the house you will sit there and wait and no one shows up. I got tired of using a flashlight in my pantry, so I bought new lights and installed them myself. I would not recommend Mattamy Homes to anyone looking for a new home. There are many other higher quality builders for less money and your home won’t look like it’s falling apart like ours does now

Our Mattamy Experience
I wish we had looked at reviews before putting our life savings and trust into this organization to build us a safe and well-constructed home. We put a down payment on a new build in July 2019. We were told it would be done by Jan/Feb of 2020 and be of the utmost in quality. We were delayed 4 times. When we saw other homes nearly at the same stage as ours, that hadn’t broken ground until months after ours, we asked why. We were told they don’t sacrifice quality for speed. They were consistently under staffed, yet we were pushed to make fire drill decisions that they couldn't meet themselves. We had to spend 60k in upgrades to get the interior close to what we wanted and needed, however, a lot of what we picked out at design is NOT what showed up in our home. We closed in the middle of April and it wasn’t functional or safe enough to live in until the end of May. Among many issues, we were told the day of close that the shower wasn’t constructed properly or usable. We were promised reimbursement to fix it, but when we submitted the $1500, we were then told they wouldn’t release the money until we signed a settlement agreement that a lawyer told us we shouldn't be signing. This happened just after having to spend $4000 to fix an entire house of tile that they "contaminated" during construction because it wasn’t protected or sealed. They continually displaced their mistakes as our responsibility and this was no different. A month after close, as the house just became fixed enough to move in, we removed a baseboard to insert a cabinet and found mold. In that same week we also realized the AC wasn’t working and had to wait 6 days in nearly 100-degree weather for it to be repaired. In that process it was uncovered that the breaker box wasn’t labeled correctly which could have resulted in a deadly mistake for us and the contractors. At that point we had paid a mortgage payment and still couldn't move into our newly built home. Every contractor, inspector, realtor and basic onlooker that has seen the home has commented on the poor workmanship. Things happen, especially in construction, but how it is handled is what makes the difference between a quality builder that cares about what they are providing their customers and a churn and burn organization that only cares about its bottom line. When questions or issues were brought to their attention, the majority of the time the response was either, NO, I’m not authorized to do that, that's just our corporate policy, or we are sorry you feel that way. Think long and hard before putting deposits down, because once you do, you can’t get them back!
