This customer's lease specifically states that if the electricity is not in the customer's name at the time of move-in, the customer will be billed for it, plus a $fee since the property is responsible for keeping the electricity on at all times. *** *** failed to put the electricity
in her name on her modate, and was therefore charged the $fee that she agreed to when she signed the lease. In regards to the complaints about maintenance, *** *** never made any complaints about maintenance issues during her stay. If there was an issue with broken blinds at the time of move-in, *** *** could have contacted maintenance. Every time *** *** contacted the front office, her calls and e-mails were promptly returned. The charges for electricity and replacement of blinds were fully explained to *** *** on several occasions, and those charges are justified under the terms of the lease

This resident vacated on August 1, He was charged for one day of rent, garage rental, month-to-month fee, final utility billing through 8/1/16, trash removal of items that were left in the unit in violation of the lease terms, cleaning fee for dirty appliances, and cleaning fee for the overall
unit based on the condition of the unit at move-outThe property manager spoke with the resident and his wife regarding the charges and informed them the charges were validThe resident was not pleased with the response and requested that the regional manager contact himThe regional manager left several messages for the resident, which were not returned The regional manager then contacted the resident's wife and discussed the matter with her, informing her that the charges were all valid per the above description and would not be removed

When we took this resident's notice to vacate, we mistakenly noted the last day of his lease (May 31) as his move-out date We have since back-dated the move-out notice and refunded all funds as requested We also did not charge for the final utilities because of the error We

*** ***This is not trueUpon walking the apartment on the 7th with *** it wasn't finished and she even chastised them sitting and drinking beer when we entered the apartment*** assured me it would be finished by the following dayMy mother picked up my key because the office would be closed by the time I got offAs soon as they opened that Monday I voiced all concerns I found at the time along with my make ready sheetI was told the building was old and things wouldn't be perfect but they would take care of the things on my sheetThey sent maintenance to handle my concerns but they wouldn't completely fix the issues until I called code enforcement and I can prove that because his sheet had the same things I complained aboutI can subpoena or call *** *** at *** *** *** to verify I did not and would never ask a worker to lie about the living conditionsI'm a government official and would never ask another professional to do soI have photos of dead roachesCode enforcement stated this isn't the first time coming to this property and advised me to take the offer to move in days due to the fact the quality of workers they hire don't really know how to do the jobs their hired to doThe maintenance worker told me the leak in the kitchen wall was due to a bathroom leak they came to fix, which took them a month after several complaintsThe refund I asked for was not about the admin fee they claimed I didn't pay after living in the apartment for a month and a half which makes no senseI took the offer to move with proper notice which I plan on doingAfter doing research Monarch Investments has developed a reputation for being slum lords due to the quality of workers they hireThis is all across the nation and its just a matter of time before a group of tenants get together and file a class action suit against themIt is unfortunate I wasn't happy with the effort that went into getting my apartment readyI won't advise any one to rent with this company

This customer received his deposit accounting in a timely manner per Illinois law.  After he complained about the billing statement, our management team reviewed photos with him and agreed to adjust the deposit accounting.  This customer has been informed that we will accept payment on...

November 15 for the adjusted amount, per our previous discussions with him.   We believe this situation has been resolved amicably.

This resident was actually charged only one day of rent, plus MTM charge for one day, garage rental for one day and utilities.   At move-out the apartment was not cleaned and large items were left behind. The charges assessed were for 2 large items and trash in the unit as well as a cleaning fee for the appliances because they were exceedingly dirty. These charges are all valid, and will not be removed. The regional manager left several voicemails for the resident's wife on the number she provided, and the calls were never returned.  All charges were explained and are valid under the lease.

[redacted] was charged for significant carpet, vinyl and other damage well beyond normal wear and tear. Based on the attached photos, and the smell as assessed by a third-party flooring company, the damage was due to cat urine. Depreciation was considered in arriving at the final amount charged. We...

[redacted]’s suggestion that one of our employees was drinking on the job is absolutely false. If it were true, one would assume she would have mentioned it before. Every concern that [redacted] voiced, and every work order she submitted, was addressed and repaired. We never stated that [redacted] asked [redacted] to lie, but she did ask him to state that the apartment was unlivable and infested with roaches. [redacted] disagreed with [redacted], and therefore he was not willing to state that the apartment was unlivable. [redacted] also told us this was his first time at the property. Again, every issue mentioned in [redacted]’s inspection was immediately addressed. We regret that [redacted] is unhappy but we have addressed each and every one of her concerns. We have received her 60-day notice and we are allowing her to break her lease.

Our corporate office has left a voicemail for [redacted], and we would be happy to discuss with her further. As stated before, we did NOT enter the apartment without permission. We had previously scheduled the work at [redacted]'s request, and our staff showed up at the scheduled time. Our staff were let in by a resident of the apartment, and therefore they had permission to enter. We always do, and always will, give residents proper notice under the terms of their lease prior to entering an apartment.

At move-out, we noted significant damage to the apartment unit from the time when Ms. [redacted] occupied the unit. All of the damages are well-documented with photos (some of which are attached). We charged Ms. [redacted] account appropriately, in accordance with Michigan law. Additionally, we adjusted...
