We are more than willing to set up an appointment with *** ***
to inspect any outstanding items that he feels have not been addressedIn the
past, he has never hesitated to contact me to discuss any issues and I have
always responded
in a timely mannerIn regards to his master bathroom
leak, this item has been repaired and he approved of the final repair method
This is the first time I have heard of any claim in regards to a health
issueSeveral months ago, he did endure a few missed appointments ** the
tradesHowever, in an effort to rectify the situation I arranged for the
trades to complete their work on a Saturday In addition, I compensated
him ** removing carpet and installing tile in the hallway of an upstairs
bathroomIn regards to his specific demands, We do not compensate for lost
wages or extend warranties per the terms of our limited warrantyI will
attempt to reach out to him to discuss any outstanding or new items that need
to be inspected

We have pictures, that we have attached, showing that the cracks in our tiles are larger than what they are describing as hairline cracks and getting bigger day by day as well as the fact that they extend all the way from the front of the house to the back in three different locations of the house which indicates a problem much worse than simple settling of the houseAlso when they came to inspect the cracks with the representative from the tile company which installed our tiles, the representative made mention of the fact that for the type of tile we have they recommend using a flexible bonding agent which he said is not a standard part of Taylor Morrison building guidelines which most likely contributed to these cracks as the tiles had no flexibility to protect them from such damageI do not know how Taylor Morrison expects any homeowner to accept such damages to their home in only two years of occupancy as simple wear and tear on a home. We do not know of any other homeowner in the area that says that they have experienced such damages to their home as a result of simply living in HoustonAlso we do not know of any homeowner that would be willing to accept 1/cracks in their floors before expecting their homebuilder to take action In all our years as homeowners we have never dealt with a company with such a lack of customer appreciation and service or such a ridiculous excuse for quality control and standards in home buildingTaylor Morrison builders have no concept of quality control since as we have stated before this is not the first time we have had to deal with issues regarding the construction and quality of our home. Our goal in settling this issue is not only to assure that we get the home we paid for but to also make aware any future customers of Taylor Morrison of its shoddy craftsmanship, non-existent quality and standards, and extremely poor customer service

This issue was brought up prior to closing.  Here is the design centers Manager's note after looking into the issue:"After reviewing the buyers file and speaking with the buyer and
builder, we will not be replacing the sink in her kitchen.
The designer has very detailed notes in regards to...

the
appointment and references that the buyer was very budget conscious. They did
upgrade the sink to a $700 sink but the one they were assuming they were
getting is an additional $400.
There were also emails from the buyer to the builder in regards
to being confused on the sink they selected. Please see those emails attached.
During our discussion with the buyer, she acknowledged how
detailed her designer was but was still not sure why she received the sink she
did. She noted that she didn’t understand the verbiage on the sink
“equal-double” bowl but insisted she wanted a “single” bowl sink.
I cannot find any error on the designer, in the paperwork, or notes in
the file"Attached you will also find correspondence where the builder addressed this as well prior to closing.The sink that was on the options addendum is the one that was installed.  This matter was thouroughly addressed prior to closing.  Homebuyer signed off and accepted the home and opted to close on the home.  The sink will not be changed out nor will a refund be made.

We have already inspected his driveway and determined this item
to be nonwarrantable. In addition, We provided the homeowner a document that
describes and explains water seepage in detail. Thank you,

The response from TM does not make any sense, the driveway is part of the $600K house, why is there nonwarranty on the driveway? The issue has existed even before I closed the house (8/20/2014),  I was pushed by TM to close it without fixing all items, I was told there is one year warranty on everything on the house, I have plenty of time to fix all items.  But after closing, it became difficult to ask them to fix anything, and for this case, TM just simply deny the warranty and the issue come with the house. In my point, the driveway is defect, and can be fixed. Please honor TM's warranty, and keep your promise.Attached is the inspection report done on 7/20/2015, it is clearly pointed out the drive way issue, the drive way like this also has safety concern, please read it and fix it.

Warranty Manager has made contact and is scheduling to have the bottom panel of garage door replaced

A Taylor Morrison representative will call the homeowner and schedule an appointment to inspect her items. Thank you

Good Morning: I spoke with Mr. [redacted] on Friday, May 5, 2017 prior to receiving this complaint.  The outcome of the call is that we would agree to paint repaint the trim once they selected a new color, however the exterior body paint would remain their responsibility after closing. ...

Since discussing with Mr. [redacted] and after receiving this complaint, Mr. [redacted] has replied with the colors he wishes us the paint the exterior trim color.  Ultimately our customers select the exterior paint colors.  Mr. [redacted] has excepted the offer of repainting the trim, garage doors and corbel via email and chose to repaint the body of the home at his own expense post closing.  This complaint should be closed as we fulfilled the original request by Mr. [redacted] at the time of contract and painted the home based on his selections.  We are extending as a courtesy to repaint the trim as we do want Mr. [redacted] to be happy with his home.

Update:  4/7/2017 Members of Taylor Morrison met with Mr. [redacted] today and have addressed his complaint issues.

V.P. of Construction and Warranty Manager have both responded to this homeowner.
Mr. [redacted]’s hairline tile cracks do not meet the criteria for a major structural
claim. We have completed an on site inspection and found no evidence of
excessive movement. No further action needed at this...

Taylor Morrison has made contact with Mr. D[redacted]  Unfortunately, the delay in addressing Mr. D[redacted] roof was that he did not follow the warranty notification process and e-mailed an employee directly instead of going through our website.  Mr. D[redacted] has had a third party roofer inspect his...

roof and Taylor Morrison has asked the trade who installed the roof to inspect and advise repairs.  Taylor Morrison has also hired a third party inspector to relay their findings so that a fair and equitable solution can be made for his roof.  With regard to the brick fence, that has been turned over to the HOA for repairs.

Warranty Personnel have contacted homeowner and are in the process of issuing work orders to
address the two items

The Warranty Representative has made an appointment for Wednesday at 2:00 pm to review.

 Translation:In May 2016 I made a complaint to Revdex.com # [redacted], which was closed because there was no response from me within ten days, the reason is that the Department of warranty had been in solving the problems of the property, and I was unable to write anything until they solved the problem. Mr. Mario G[redacted] came with his boss Greg for the second time to see what they had seen months ago. Mr. Mario G[redacted] wrote me via email with the following message at 3 am June 8 at 3:42 A.M. Mrs. [redacted], I will have the cabinet company also look at the cabinets replace the counter top but I can not replace the tub. I will take care of your shower glass and also the front door on June 23, 2016 This was once again false, I was all day at home waiting for the Sr.Mario G[redacted] and his team and never came even wait all weekend and I have not even received a call. Once more they waste my time and my patience. This company has been very irresponsible with us, just missing three days to meet the warranty term and still have not noticed what has been reported since the house was delivered in June 2105. To vary the electrical breakers kitchen fails one again more dishwasher and water rises through the vent, these things happen in the past and have been reported and they stated it should not happen again. I'm tired of their excuses, the stupidity and unprofessional manner they conduct business. [redacted]
