NorthPoint Asset Management Reviews (%countItem)

I would like to put in what I think about Northpoint Asset Management, we are new tenants of Northpoint after being renters with a different property management company for nine years. We were unable to get any thing in our house repaired with our last property managers. On July 31 we got a knock on our door and there stood a man who's name is Scott S with Northpoint Asset Management. I almost gave this man a hug, my wife and I were so HAPPY that we had a new property management. Scott walked thru the house with us and took note of all the repairs that needed to be done and the very next day the repairs were being completed. Remember that it was taking almost nine years with our old property management company to get nothing done. So far Scott S has been our angel sent to us to get things done. I am really satisfied with Northpoint.

It’s been over a year now since I purchased my home with Nate. Why am I writing the review now? Because even all this time later, he still has kept communication with me. We bought our house and everything went great on that end but it really shows that you’re not just a transaction when a whole year later he’s following up on how our house has been for us. Knowing that he truly cares goes a long way and I would recommend him to anyone. If you want a company truly cares, Northpoint is the way to go.

I signed my property up with Michael H at Northpoint back in November 0f 2016 and have been very satisfied with how the account and property has been managed. Michael is very responsive when issues arise or when I have questions and has been extremely helpful with getting vacancies filled and repairs completed in a timely manner. If you are looking for effective property management in the Tucson area, these are the guys to go to!
UPDATE: After 3.5 years of ownership I decided it was time to sell this property and move on. In this area Mike also stepped by taking on the listing as my agent and getting me a very fair deal. When challenges rose in the last days he helped address them immediately to help the sale go through. I still highly recommend him if you are looking for RE management or sales in the Tucson area.

My boyfriend and I were tenants of Northpoint Asset Management for 1 year and would have stayed longer had it not been for family blessing us with an opportunity to save money. We absolutely "LOVED" the experience and our home for our family! Kat R was our property manager and when we first met during our work through a relationship instantly formed! As a property manager myself; I understand it takes a certain type of skill to satisfy both the tenant and the owner. Kat exemplified amazing attention to detail, she was an awesome communicator, and she assured things were done by being proactive. It was truly a bittersweet situation to have to move but we highly recommend not just Northpoint Asset Management but Kat R to help with your family home needs!

Shellye with Northpoint is a joy to work with! She is extremely professional, smart, and responsive. She makes the entire process a breeze!

Hired Northpoint Asset Management to rent out a property I owned as I was moving out of state shortly following my graduation from college. The property was quickly rented out but the tenant began missing payments starting the 2nd month. The tenant was in the property for shortly over a year and made only half the payments. The property manager never followed up regarding the issue and the tenant owes over $9,000 in back rent. The tenant was also required to pay the water bill and despite following up on this several times with the property manager it never occured. There was significant damage to the property when the tenant finally left. Throughout the entire experience, communication has been nearly non-existent.

The Property located at *** North Salt Lake owned by *** was rented to the tenant on September 1st 2018 through June 30th 2020 (Twenty Months)The tenant put forward rent and a deposit of $3190. Over the months the tenant developed some issues with returned online payments that resulted in slow payments. During this time I was diligently engaged in working to resolve this issue in trying to get the tenant back on track. Communication with the tenants and myself was always maintained and they knew the importance of the debt they owed. Over the time frame the tenants were maintaining and doing well but continued to be about a month behind until around the end of 2019 and early 2020 when the tenant was experiencing employment issues due to Covid-19. He did manage to continue making some payments but ultimately got further behind. It must also be noted that during this time frame a federal moratorium prevented eviction. A signed payment plan has been established with a payback of $6880.30 This is rent owed less the deposit. This also includes $750 to account for damages to the property. The Deposit of $1445.00 will be credited to Mr *** as well as continuing payments by the tenant.During this period of time Mr *** also had full access to an online portal to account records and information. Periodic phone or email conversations would occur and it was assumed that Mr *** was fully aware of the situation. I always had open communication and always answered emails or phone calls from Mr ***.

Michael H at Northpoint rented my place out quickly, even during the pandemic, and has been very responsive to all my questions. I am a long-distance landlord and he has helped make the process easy, giving me all the information I needed to handle the various utility bills and such.

Where do I start? In a nutshell, for 2 years now, I've been trying to get maintenence to fix things. I should start by saying that it's 100°F INSIDE my home right now! I have a son with special needs and this kind of heat is detrimental to his health, let alone, everyone else! If it doesn't effect the property manager personally, then he doesn't care about fixing anything! I've sank so much money into this place just so my sons and I have somewhere safe to live until my son with special needs graduates high school! Meanwhile, we're stuck here for another year. Regardless, I certainly don't want to pass along this place to anyone else in a desperate situation! It's absolutely morally, ethically, and if it's not legally wrong, it sure should be! It's disgustingly hot in here and we're stuck here during quarantine! Please someone help us!! Don't let me forget! There's BLACK MOLD in NUMEROUS places and they've KNOWN about it the entire time!

NorthPoint Asset Management Response • Jul 17, 2020

My name is Nathan and I am the Northpoint property manager for the property referenced in this complaint.

First, it is important to clarify that as a third party property manager, Northpoint does not own the property and cannot force the owners of the property to pay for repairs or upgrades. We strongly recommend repairs as needed but we act at the owners behest and this sometimes involves decisions and outcomes that are out of Northpoint's control. We sympathize with tenants faced with repairs that are needful but are delayed for any reason. The unavailability of parts or vendors due to things like a global pandemic can create deep frustration or even discomfort, but we seek to do our best to keep all parties happy and informed. We are hired by the Property owners, but we also serve the tenants by extension.

The current tenant moved into the property in August 2018. Prior to moving in, she was warned in writing that the owners of the property do not want to spend the money to update the property. For this reason the home, which could be rented for a lot more, would be discounted for her. The tenant has been informed multiple times that Northpoint doesn’t own the property, can't spend money without the owner's permission, and that the owners are not required to fix anything according to Utah Fit Premises Act – Utah Code 57-22-1. She has twice been sent (once at move in and another a couple weeks ago) a PDF that explains the code and what her options are as a tenant.Since the current tenants have moved in, the owners have spent $4,863,99 on maintenance items. This amount includes the cost to clean up the yard which we had to take over after receiving several violation warnings from the City due to the tenant’s lack of care for the yard, which is part of their lease agreement. The tenant reached out to me last week about the swamp cooler not working and requested a specific vendor to go out there. I immediately forwarded her request (22 min after the email was sent) to the vendor she requested. Northpoint unfortunately does not control a vendor's schedule. The vendor sent a worker out to the property (within the time frame allowed by Utah Code 57-22-1) and states he got the swamp cooler working temporarily, but needed parts and would go out there again once they were in. He also looked at the mold problem and has put it on the schedule to be taken care of. I again sent the tenant a similar email from the one I sent at the beginning of her lease, letting her know the home is priced low to accommodate the fact that the home is outdated and again sent her the forms and an explanation of the Utah Fit Premises Act (from an attorney’s office.) She wrote back stating, 'Nice try on whatever pdf you sent me. I'm not as stupid as you clearly think I am." She then sent me pictures of the Utah code 57-22-1 which was the exact same code included in the PDF I sent her.Her requests have been dealt with by Northpoint in a timely manner and resolved prior to her complaint to the Revdex.com. Northpoint does not own the property and can't do repairs without the owner's permission. Despite this, all of her requests have been submitted to vendors for repair. A similarly sized property in the same location runs for about $400-500 more per month if she wants something more updated. The tenant is on a month-to-month lease and is NOT, as she says, "stuck here for another year." The tenants have the right to move out of the property at any time if they so choose. As a month-to-month lease, the landlords also have the right to terminate the lease if they so choose.

On a personal note, the tenant has implied multiple times that I don't care about her or special needs people. This is offensive to me since I have two kids with special needs and also spent my summers in high school helping out at the special needs school by my house. To insinuate that I don't care, is deeply offensive to me.

Kelli J at Northpoint is gold, she is one of the very few fully trustworthy property managers I've encountered and she goes above and beyond to help you out. She even worked free for a month for me as the manager I had before her Ian K completely screwed up royally (he's also with Northpoint and he was as horrible as Kelli was amazing, stay away from him, I'd actually not trust anyone else at Northpoint but Kelli).
Kelli is always responsive in her communication and always does what she say she will do. She's very friendly and great with the tenants.

My experience with Northpoint Asset Management, LLC has been wonderful. My boyfriend and I have been there tenants for two years and are signing a third lease because we are very satisfied with this company. My particular property manager, Kat R, has been amazing. If we need anything we are able to contact her and get a response in a timely manner. She has handled any maintenance request with a swiftness, making sure the issue can be fixed as fast as our schedule allows for us and follows up with us to make sure we were satisfied with the maintenance done. One particular instance she handled very well, was when our landscaping team was not mowing the grass regularly. It only took one phone call and photo of our yard, and she had a new company schedule to come out within 48 hours to be sure her tenants were satisfied. I can say in all my years of renting, she has been one of the best property managers to have. Outside of her being a great property manager, she is very kind and easy to talk to about anything with the unit that should come up. I would highly recommend using Northpoint for any property needs

I hired Northpoint Asset Management in May 2018 to manage my rental property in Denver, CO. The account statements from November 2019, December 2019, and March 2020 showed that the full rent amount was not collected. Additionally, the tenant had a dog from July 2019 through March 2020 for which the property manager did not collect pet rent of $35 per month. For the missing rent and pet rent I am owed $1967. I have tried contacting the company multiple times via email regarding this matter and have not received a response. I was initially told that my issue would be sent to the accounting department, but I have not received a single communication from anyone in the accounting department.

Rent Collected November 2019: A payment was made on 10/24/19 in the amount of $532 (One tenant "***" paid early/Pre-pay) - this left $867 remaining balance for November rent. Other tenant paid $720 on 11/4. Leaving $147 for November. "***" again paid early for December. (On 11/25 she paid $700 - which was mostly December rent being pre-paid).Rent Collected December 2019: "***" had prepaid portion of Dec rent - leaving a balance of $921 for December rent. Other tenant paid 700 on 12/9. "***" again paid ealry for Jan ($700 on 12/30), leaving $995 Due for January.Rent Collected for March 2020 - No payment made by tenant. PMA terminated in March per ***. "***" prepaid part of March. So on 2/27/2020 - *** paid 700, which amounted to a pre-payment of $331 for March. Meaning the tenants still owed $1,068 for March. That $331 pre-payment was applied to March rent and transferred to the owner. The $331 pre-payment of March rent, triggered Property management fee of $19.86, which was refunded to the owner, on the owner ledger.Pet rent was collected from July 2018 - March 2019, (not July 2019 - March 2020) in the amount of $35 per month. Total months with pet rent was 9 months, resulting in a total of $315 - all of which was collected - And Paid to Owner.Pet rent was collected starting with the initial lease along with a non-refundable pet Fee of $250. So the owner received 250 Fee Plus $315 of pet rent. All detailed on the tenant ledger and applied to rent due, which transferred the funds to the owner ledger. All Funds collected are accounted for and show on the tenant ledger and on the owner statements.Attached is an owner statement from 01-01-18 until management services were terminated.

We would like to get this resolved. Glad to hear that the items we sent were accepted. Our records indicate that there was no pet deposit, indicating that there was never a pet on the premises. Do you have documentation that you can provide that reflects otherwise?

Customer Response • Aug 19, 2020

Revdex.com:

I have reviewed the response made by the business in reference to complaint ID, and find that this resolution is satisfactory to me. The tenant was unable to provide documentation that he communicated the presence of a pet nor paid the deposit. Thanks for your time.

Sincerely

The representative I worked with Quinn B was super great! He really helped me understand exactly what I needed to know.

I couldn’t have been happier with our experience with Northpoint. Quinn B went above and beyond - definitely recommend him!!

The last two years working with Kat R of North Point have been a great experience. When my husband and I found the wonderful townhouse where we currently reside it was actually promised to another. We almost missed out. A few days later we hit the jackpot when Kat called us back out of the blue. The other tenants had backed out. This was my first experience with Kat and my initial impression of her was, "wow! She knew we really wanted this place and she called us back instead of assuming we had moved on" She knew the owner needed someone to move in and that we had wanted to be the ones to live here. She wasted no time and a single weekend later we moved in. The first day I was nervous. This was my first apartment far from home. I was able to call Kat and she soothed all my anxiousness away effortlessly. I have sense formed a bond with her. She never seems bothered when I share little moments with her about the happy life we have living in this home. She compliments us and believes in us. Anyone who gets to work with Kat is lucky...she isn't just a property manager she is a fast acting, professional, and upstanding person who doesn't ignore your distress when things break or your frustration when the HOA is misunderstanding a situation...she listens...she cares...and she will work with you to make where you live a happy home. Thank you, Kat for everything.

I've been a tenant working with Kat R for just over two years now, and she has always been helpful with every concern we've had along the way! Friendly, professional, and incredibly attentive when we have a question about the property we're renting. She's taken great care of my family and I'm incredibly appreciative of all the hard work she puts into us having a happy home. If we ever have to move, I'd be glad to ask Kat if she manages any properties in the area so we could continue dealing with her!

Scott is responsive and always makes me feel that I'm just as important as any other of his clients. I would recommend Scott and Northpoint Asset Mgmt for all of your real estate needs including property management.

Kat has been managing my property now for over 2 years, and her business acumen, property knowledge, and dogged desire to over communicate and get things done right has been a breath of fresh air! I feel well taken care of as an owner, and I think the tenants feel well taken care of as well. I've never been worried about not knowing what going on with the rental as she updates me in a timely manner for things I need to know about. As long as shes my manger I feel myself and the property will be managed to the highest standards.

Excellent service from the very beginning! Kat R has been there to help us get the place we wanted and make sure we were taken care of every step of the way! Couldn’t recommend her more!! Excellent communication with a caring, positive attitude!

I rent a duplex in Columbus through this company. The company itself is a pretty straightforward, trustworthy rental company, but in particular, our rental agent, Kat R, has been far beyond helpful and attentive to our needs, far exceeding any landlord or management company I've experienced. Her service has made the experience an absolute breeze and would totally rent from here again.

Great job on handling getting rent on this hard time!
