You know how everyone tells you what you want to hear when your talking to an insurance provider but you always wonder what will happen when you really need them. Well let me tell you that Taylor with Proper mentioned Bed Bug coverage for my Airbnb insurance and I got very excited because that is my worst nightmare. So I signed up hoping I would never need to use it. Well within 2 months what do you know. I had a guest find a bedbug. I called Taylor at Proper Insurance cancelled my future guests and called an exterminator. The exterminator was $750 and I lost two booking worth about $3200. So I thought to myself here we go. Taylor is going to tell me about some fine print that excludes my claim or something right. WRONG!!! Taylor said no problem put me in touch with another person who handled everything and calmed me down. I needed calming down. Like I said nothing is worse then a bedbug in a AirBnb. Then the unimaginable happened. 2 weeks later I got a check for the full amount of the loss. Almost a $4,000 check. IN TWO WEEKS! I could not believe it. Absolutely amazing. Thank You Taylor and Proper Insurance for being there when I needed you and being so incredibly fast.

Thank you for leaving this claims review Keith. Our bed bug endorsement is very unique to the industry and a great selling point for Proper. Glad everything worked out and that you were made whole.

They sell you hard and it's expensive but don't ever submit a claim. They will put you through the ringers. First they never return your call then they assign the claim to a third party adjustor. The adjustor has to deal with someone in London so any correspondence is two weeks less time. And then they will come up with any excuse not to pay your claim so you have to fight for everything. One of the worst companies I have dealt with

Our records indicate Proper/Lloyd's mailed a check for $62,688.62 on June 17th, 2020 for property damage and lost business income as a result of your roof damage. We are very disappointed this review is not 5 star versus the 1 star we received as the insurance contract you purchased was executed and our policy came through with replacement cost valuation and lost business income which most do not. Third party adjusters are common in the insurance industry, and anytime you are dealing with a large claim, such as yours, there is a lot of communication involved. We will investigate your file in detail to discover where the communication breakdown happened with the 3rd party adjuster, and have the appropriate conversions where needed. With over 40,000 vacation rentals policies written to date, millions of dollars paid in claims, we take these reviews seriously as all organizations can continue to get better. We are glad your check was approved and is on it's way.

After a difficult time in finding insurance for our VRBO rental, we finally found Proper Insurance online. We have been working with Olivier who has been great. Very friendly, explained and answered all of our questions. We were approved and had our EPI in less than a week! Highly recommend.

My rep was incredibly knowledgeable, easy to work with and took a lot of time to explain things and answer my questions. I learned that other quotes I received (which were already 30-40% higher) were it sufficiently covering my. Proper gave me the coverage I needed and at the most competitive price. I will use them again and highly recommend them going forward.

I can't speak to how Proper would execute if/when a claim comes up, but I can say that I did a LOT of homework on how best to cover our short-term rental home. A number of brokers gave me mis-information and, in fact, we were incorrectly insured our first year despite my every effort to be transparent and ensure adequate coverage. Jeff H was very patient and thorough in answering my many questions, and got on the phone to answer yet more questions from my husband. His responsiveness gave us the comfort level necessary to move forward and we look forward to a positive experience over time.

Proper Insurance has been very helpful in providing insurance for our rental property. Cade B detailed things we should do to make our property more safe not only for us, but for our renters as well. This specialized knowledge is invaluable to anyone looking to rent a house as most general insurance agents don't have any idea of what type of insurance is needed to provide adequate coverage.

Having a short-term rental is fantastic, however, it's important to look at it from an exposure or risk standpoint as well, which is what we try and do here at Proper. It sounds like you and Cade were on the same page. We are so glad you found us, and wish you nothing but success with your rental property.

In the 5 months of using Proper, I am very impressed. My story: I am a new vacation rental host and when I called Proper and spoke with Tim L, he really educated me on how this short term vacation rental insurance covered the gaps that would otherwise be exposed if I had a traditional homeowners policy. Little did I know at that time, I would need to file a claim due to water damage. Because of this comprehensive coverage, I was not exposed to a gap.
My claim was caused by water damage that occurred when a neighbor above me had a substantial water leak which caused rain in my condo while I has a guest present.
I called Proper and was immediately directed to Tim. How refreshing it is to work with the same individual not only with the sale, but also on the service side. After Tim said he would setup the claim, I turned my attention to the remediation work. After finding a water remediation company, the discussion turned to payment. Frequently these companies want you to assign the payment benefits directly to them because they claim insurance companies can be difficult. Most insurance companies advise policy holders against doing this. As soon as I told the water guy that I had Proper Insurance and Lloyds of London, he said no problem, they are great to work with. Again because I choose Proper & Lloyds of London, I was able to work with the water guy without giving up my rights to oversee the work and payment.
Claim processing: While I would not want to go through this again (I installed water sensors for faster detection) will say that the claim was paid promptly in about 35 days. Proper even covered the loss of income when I had to cancel a guest on short notice which the remediation work was being performed.
I am a very happy customer and know that Proper will stand behind me if another peril arises.

For over 5 years we’ve rented our Shenandoah Valley vacation Home through VRBO, HomeAway & others. Many times, over those years, both orally and in writing, I provided my insurance agent with detail about our rentals. Each time, my then current agent assured us, both orally and in writing, not to worry as our short-term rentals were covered by their policy. We were told their policy was actually developed to address the lucrative VRBO/HomeAway marketplace.
Proper Insurance contacted us last year. They were more expensive, so with continued assurances that our insurance policy covered our weekend rentals, we renewed for another year.
This year, Jordan at Proper followed-up again to pitch their product, so I decided to pull out my policy and read it cover-to-cover to find the verbiage for short term rentals. IT COULD NOT BE FOUND!
So, I pushed our agent for proof of coverage. Not being able to, he then sought out guidance from his corporate underwriting and claims departments. The outcome was, we have reviewed your policy and your VA policy does not contain any language for coverage for short term rentals. I have made underwriting aware and would recommend your finding coverage elsewhere.
Having a history in the insurance industry I decided to escalate my concern to their corporate executive offices. They concurred my short-term rental was in-fact NOT covered by their policy.
Since then, they provided us a full refund of premium for this year’s policy. Perhaps “unearned” premiums should be refunded for all prior years where coverage did not exist!?
WOW, and this is a top five US insurance company. Unbelievable!
My review of Proper, is a big “thank you” for your persistence and insurance education as it relates to short-term rentals. Everything they said was true, so you must read your insurance policy, regardless what your agent says. I’m now insured with Proper and will recommend them to anyone who asks. I’ve already sent other VRBO owners their way.

Thank you for posting this review Bob. Unfortunately, your story is all too common. Many times insurance agents simply do not understand the exposure of short-term vacation rentals. Owners need to get answers from underwriters not agents, just as you did. We are glad you found Proper and wish you continued success with your VRBO.

Proper Insurance has provided us with reasonably priced insurance options for our Airbnb. Taylor Stults has been extremely helpful. She is very responsive and communicative. We were pleased to find Proper Insurance after searching for an insurance solution for the unique needs of our vacation rental property. I've been quite pleased with the exceptional customer service.

I had the best experience with Proper insurance, my customer service rep was Taylor and she was so knowledgeable about the product. She helped me understand exactly what I needed and why. She was very efficient and I had my policy within days and she helped me submit all the additional information that was needed to make sure I was in compliance and fully insured.

In a summer lost to a 60,000 acre wild fire that mandated evacuation of my resort area vacation rental and closed all access for over 20 days; all June reservations and most of July were cancelled. The only bright spot in that period, beside no loss of life or property, was the speed, efficiency and professionalism with which my lost income claim was handled. I'm very grateful to Jerod and Proper insurance for their help in getting through this rough patch.

I recommend Proper Insurance and especially Taylor Stults, as my agent, it is a pleasure working with her. She is direct and to the point and knows her stuff. I get info very quickly from her about my Lloyds insurance. When I was going through a different company that also used Lloyds it took days or weeks to get requested info, while with Taylor it is minutes.

I own an Vacation Rental Property Management Company and I used Proper Insurance to get a quote. I was in a bind and needed to get proof of coverage in the same day. Cade Bachman was my agent, and he did a great job of explaining how their coverage provided commercial liability coverage and how it went way above-and-beyond what Airbnb’s policy covers. He also walked me through the steps to provide all the necessary documentation that the house had updated electrical and plumbing. It was a lot to get through, but they offered the best value compared to my other quotes, so I decided to go with them. Cade spent the extra effort to get my paperwork completed and provided me with the policy the same day!

Our Proper Ins. policy is effective as of May 1, 2018. We are delighted with our experience. The representative, Rudy Zagar, answered every question we had and then some. We were nervous about changing from our long time home owners insurance to this Lloyd's of London policy but with our short term rental, we needed to do this. We went through Hurricane Katrina in 2005 and so we wanted to make sure we'd have enough coverage if we should have extensive damage again. We were astounded to learn that we could get a higher level of coverage through Proper for the same premium we were paying for our standard home owners policy. Same amount of money and major improvement in insurance policy! We now have no concerns about opening a portion of our home as short term rental. It's a great feeling. If you're on the fence and trying to decide, call Proper and ask for Rudy Zagar. He'll explain everything and then you can decide if you the Lloyd's of London policy is right for you. We couldn't be happier!

This company truly have their act together when it comes to insuring your vacation rental home. Love their program but the biggest plus is their Account Executive, Jordan J who made the process seamless and so helpful since its my first time at turning my home into a vacation rental. Stress is off my shoulders after learning my standard home owners insurance left me seriously vulnerable to denied claims.
