The pictures do not show any mold They show what looks like spots from oil residue in the kitchen I also do not see a work order in our system for this I have started a new work order in our system and we will have someone contact the tenant to address the issue Thanks

This owner contracted Real Property Management to manage the propertyHer tenants skipped (left before the lease was up)When they did so, they left quite a bit of junk and trashThe owner ordered Real Property management to trash out the unitAt no time, did the owner disclose that these carpets belonged to herThe management agreement states we are not responsible for owners personal belongings, not considered fixturesEverything left in the home was discarded, as ordered by teh ownerBetween late fees, legal fees, and repairs caused by the tenants, the security deposit was used in accordance with State LawIt was not enough to cover the cost of repairs caused by the tenantsThe owner signed an agreement stating she would pay for all maintenance and repairsThe owner owes the funds

Thanks for the email We have reviewed the ledger for this person and do not see any accounting discrepancies All funds that they have sent in the past to satisfy judgements have always been applied towards the judgment This latest judgement however is with no right of redemption This means that we have the right to evict the tenant regardless of whether the judgement has been satisfied Thanks

Terrible people to deal with and they have deceptive leasing practicesDo not be scammed like my family and I were resulting in us being homeless the week after ChristmasThey will try to keep deposits and they play ALOT of games with tenants and do not keep track of there properties or maintain themTheir lack of professionalism results in them trying to blame tenants and charge the tenants for Real Property Managements short comingsDO NOT DO BUSINESS with this company

As you would image, when going through the process to try to move into an apartment the company was nothing but pleasant and helpfulthe moment after the lease was signed things changedwe moved into the apartment in every single appliance had to be fixed a new refrigerator dishwasher did not work and real property management was not helpfulthey did not do anything to show that they cared that we were in this predicamentafter months past and most of the work was done the next encounter I had was horribleI called and asked a simple question that the administrative assistant, Contessa,could not resolvenot only was she unhelpful she was disrespectful she hung up the phone she was flipI called back not to address my original concern but to ask why there was a disregard for Customer Service,she laughed and placed me on hold while I was in the middle of speakingRPM makes no effort to assist or to even be decent people

I am sorry that you are not satisfied with our response As previously stated, we have done everything that we were contractually obligated to do and we will not be waiving or refunding the termination fee Thank you again for your business

Thanks for your complaint The following is our response to your request:1) The termination fee cannot be refunded The management agreement that you signed with us clearly states that termination fee and states that this fee will be charged should you chose to terminate management with us during the duration of the agreement.2) Your current tenant's were clearly provided with instructions that they are not to send us any funds since you terminated management with us However they sent us funds via a third party ACH vendor ( [redacted] ) which we received on 12/ ACH funds received via [redacted] take up to business days to clear The funds will be sent to you after they have cleared We are not holding any funds for you Please note that we did not tell the tenants to send us the money, they chose to do this on their own and we cannot send you the funds until they have cleared.3) Your allegations on owner statements are completely baseless Every single owner statement for every month is available via your owner portal We have helped you multiple times logging into the owner portal.4) None of our employees every lie to anyone on the phone about who they are Contessa L [redacted] happens to be one of two people that answer all calls coming in to the office Your allegation that we never allowed you to talk to a supervisor is also incorrect You have been dealing with our operations manager, Dianelys G [redacted] for the past several months We have emails and records of discussions that you have had with her.Thank you for your business on the past We valued you as a customer and are sorry to see you leave

Thank you for contacting our office As we are the franchisor of the Real Property Management brand and as each office is independently owned and operated, our ability to force a resolution to this matter is extremely limited We have sent this complaint to the independently owned and operated franchise location and they should have reached out to you to get this resolved We always review and help facilitate communications with franchise offices in order to get issues resolved, but it is up to the owner of the independently owned and operated franchise location to resolve these matters

*** *** applied for a property we had listedWhen *** *** submitted her application, it was discovered that her credit was not up to minimum requirementsThe time and date of this is documented in the *** systemThe leasing consultant told *** *** the bad news, and stated
that maybe a double security deposit will workShe told the leasing consultant that she did not want to pay the double security deposit, as she did not have to move This statement triggered the cancellation of the application.
Her son was not satisfied with that, and wanted more informationWhen he called the leasing consultant, she told him she had not fully processed the application, that management had to review itIt was a moot point anyway because *** *** verbally cancelled the application by stating she would not pay a double security deposit.
*** *** (the applicants son) called and wanted a refund and stated the leasing consultant charged his mother without processing the applicationThat is not the caseThe *** credit report states the time and date it was runAs it happened, it was over a holiday weekend and never had a chance to go to management for a decision before it was cancelled

Real Property Management Gateway does not currently manage the property at Shenandoah and at the time of this said complaint we were in the process of transferring the property to the owners new management company
Regarding the
increase rent amount: it is an industry standard for monthly rent amounts to increase with the cost of living which on average is 2.9%RPM Gateway would NEVER force a tenant to sign a contract and would NEVER hire an attorney to handle a lease signing
In regards to the month to month lease: Our standard procedure when a tenant chooses NOT to sign a yr lease agreement is to offer a month to month lease rate, which is usually $50-$higher and require a day move-out noticeThis is a very common request and we have no problem placing tenants on month to month leases, but again we do not manage this property so we can not offer them any sort of lease
In regards to the down "power" line, it is the tenants responsibility to report any down power lines to the electric company as RPM Gateway does not work on *** Electric's power lines without them first cutting off powerThis being said upon our investigation we discovered this was not a down power lineWe would never simply ignore a call regarding a live wire hanging in a backyard, often than not tenants are not home when we are at the property and they simply assume we didn't respondWe document everything in regards to maintenance and this work order was addressed within hours of the tenant notifying RPM Gateway

The tenants entered into a lease on May 29, for the property known as *** * *** ***, Baltimore MD 21224.
Trash, the tenants are correct when they say they neatly piled the trash up, and organized itThey are
incorrect in stating it was left in a designated pick up spot, and in fact was never picked upThe trash need to be hauled and brought to the dump which is what was accomplished by the owner.
House was NOT thoroughly cleaned, and we do have pictures of thisTheir lease states that the carpets must be professionally cleaned, the tenants admitted that it was notThey were brand new when they moved inAll final water bills are due prior to processing the security depositThe tenants did not pay their final water billPrior to us processing the security deposit, we called the water company to verify thisThe tenant agreed to this when they signed their leaseWhen they moved into the home, it was completely renovated from top to bottom, and there were no previous tenantsWe have this well documented, and the owner has full receipts detailing the renovationsThe home was in good condition and there were no holes in the wallsAll charges were completed at market rateThe law states that we must provide the tenant with an itemized list of charges which we did in the form of the security deposit disbursement letterWe do have on file a move in inspection, and a move out inspectionWe also have on file two inspections in-between documenting the tenants care of the home.
At this time we respectfully decline the tenants request for a refund

I have proof that this company didnt apply funds appropriately and now that I have made reports against them they are now stating they are following threw with an evictionThe only judgment disputed in court was rent, late fees and court feesI currently have a ledger from this company where they applied money sent in for rent towards other fees that was never rendered in as judgmentThis means my funds were miss appropriated causing future late fees to incureNow it seems the company is upset that I will dispute and file charges against them and this is the only reason they have seceded to evict me in daysSadly they called to infor me of such shortly after receiving my complaint file with Revdex.com

We received Ms***'s application on 5/10/and denied her via phone on 5/11/2016, where we explained the reasons we came to our decision. At this time she asked if she could write a letter to the owner and we said sure we would be more than happy to forward
this on and see if this changes the decisionOn 5/18/I received the email with a copy of the letter on 5/19/I replied to Ms***'s email explaining the owner still did not want to move forward with her application. I have attached the screenshot showing RPM Gateway responded to this tenant's email on 5/19/2016, just hours after her sending a personal letter via email explaining her situation. We did not deny Ms*** because of her religion, sex, familial status or handicap
