Our Director of Rentals talked directely to the Tenant and at the end of the call it was decided that he would resend the complaint or close it with a satisfied resolution

They sent me an email weeks ago saying they are "reviewing my file" after I responded to their charges were taken out my depositI have tried repeatedly to talk to *** ***, but she is either "in a meeting" or doesn't accept my callI am still asking that I be refunded $that I was charged for labor time, drive time from maintenance crew to pick up materials, off site charges, or caulking, nails, towel bars, etcthat are GENERAL MAINTENANCE items and NOT due to my negligence during my stay at *** *** *** *** *** ** *** ***

Here is the balance of our rejection to RMPM
The frustration caused by RMPM forced the tenants to call the property owner , it was through the owner that anything has been doneIt was not on a regular basis as suggested by RMPM, as the owner was out of town on holidayDue to the total lack of action on the part of RMPM it was a good thing the tenants were able to contact the owner and advise him of the damage, and have him speak personally with the restoration companyRMPM was not an active player in any of that, and I question exactly what they did do other than respond to emails, which incidentally the tenant was told that was the ONLY WAY one could communicate with the representativePlease note that the emails shown on RMPM's RESPONSE SHEET were in reply to the emails initiated by the tenant to RMPM seeking information as to the status of the repairs requesting when, why, and what was happening, etc., With no information forth coming from RMPM concerning those issues, the tenants once again personally contacted the owner whereby bids and repairs for the property were finally begun on or about June the 11th when the owner realized RMPM was not fulfilling their obligation to him nor the tenants

On RMPM’s Leasing Voice mail message the processto see a property is clearly explainedEvery potential Tenant must gothrough a pre-qualification to see a propertyThefirst step in that pre-qualification is that every person over who wouldbe living at the property must go through
the application process. Mr***applied on 3/9/stating in the application he was applying with *** ***.RMPM could not process Mr***’s application without the other applicationhe stated should be thereAs a courtesy we let Mr***know on the 10th that we couldn't go any further with hisapplication because *** hadn't yet appliedOn the 13th at 9:AM ***completed her applicationAt 10:AM a Reservation Deposit came in and theproperty was taken off the Market(Everything in the software system is timestamped) Since this complaint was sent to the Revdex.com the Reservation Deposit fellthrough and on the 17th Mr*** was asked if he wanted RMPMto continue running his and ***'s ApplicationHe responded with a yesand applications were run and they were approved but the ***’s have since decided not to continue topursue the property they had indicated they wanted to see

As we completely understand the frustrations of the tenant, this was a natural disaster. It is also a very expensive, non-insurance, claim for the homeowner to have had the the mitigation company respond immediately to begin drying out the home and testing the drywall for any asbestos.
Rocky Mountain Property Management is just a management company. We have no authorization to do any thing more at this point but to follow our owner's instructions
At the time of the flooding, the restoration company responded immediately during this holiday weekend, as they always gives us first response. RMPM was there on the next business day to access damages, speak with the mitigation company, tenant and homeowner. The tenant was informed at that time that we would do everything possible to resolve all of the flooding issues, but that it was a process. RMPM, under the instruction of the homeowner, provided repair bids as the owner was going to get some of his own. The owner decided that he would have his vendors do all of the repair work. Again, RMPM has no authority to do any work at this level of expense without the homeowner's approval
As far as RMPM not responding to the tenants, please see below for all of the response dates to the tenants:
May 27th: Inspected home for damages and met with tenant
June 2nd: Email received from tenant
June 3rd: RMPM responded to tenant
June 4th: Email received from tenant
June 6th: RMPM responded to tenant
June 9th: Email received from tenant
June 10th: RMPM responded to tenant
June 12th: Email received from tenant
June 13th: Email received from tenant
Please be reminded that vendors had been to the home during this time to access and provide RMPM and the owner with estimates for repair. The tenants had also been speaking with the owner on a very regular basis. The flooding to the home took place in the finished basement. This home was in no way inhabitable, as the tenant had there whole main level to live in during this time

This company is extremely terribleThe service the provide is terrible and they are rudeCecilia is one of the woman who has spoke to me with a completely demeaning tone telling me I am in the wrong for the handfuls of mistakes they makeI contact them with problems on their behalf and they will give you the cold shoulder never call you back and then tell you it was your faultWhen I first planned to move into one of their rental properties I read all of the same reviews and thought, it will be fineThey are completely useless, take little care of their properties and even less care of their tenants so think twice before signing anything with this bogus company! My neighbors and I are ALL on the same page as well!!! I wish I could save everyone from making this same mistakeThey make mistakes and then charge you money for themNEVER EVER RETURNING TO USE THIS COMPANY AND FAR FROM EVER RECOMMENDING THEM TO ANYONE!!!!

There is nothing more to do if he want his money come to the office to get it or they will be mailed again

This dispute is not resolved and won't be resolved. They have now with held fixing my AC for three weeks to prove that they don't have to fix disputes. They did not pay anything for,not repairing the heat and toliet and only blame the vendors. This needs to be left open.

They show up at your door without calling requesting entry into propertyI have had a irragation contractor let himself into my house because Rocky Mountain gave him a key to enter without notifying me. Also they are notorious for saying they call however I have verified my phone number with them 3 times , and they still just show up whenever they want without calling. I will never recommend them.

I lived in my rental for 10 years. When I first moed into the apartment that was managed by Rocky Mountain Property Management, things were great. They returned calls, did maintenance on furnace and AC 2X a year. if something broke they were right on it. When the owners father in law who lived there passed away, things changed for the worse. RMPM had come under new ownership which was not local a year before his passing. The owners father in law would complain how RMPM would not do anything anymore. But the company got worse. When my stove broke they took 2 months to fix it. When they fixed it, they actually broke it again. It took 8 months to get it fixed and it was a half-[redacted] job at that. My toilet started to leak around the base. I was told to turn the toilet off. Hard to do when it is your only toilet in the house. Then to boot it took them 2 weeks to fix it. Had I turned it off and stopped the leak, I would not have had a toilet. They had sent a non-licenced person to fix a leak in the base of the toilet and a few days later my husband and I came home to find our kitchen flooded with toilet water from the bathroom upstairs. For once they sent a licensed person out. But that person was a heating and AC guy from a company that did both heat/AC and Plumbing. He ended up replacing the toilet with a substandard toilet made for giants and unfit for use by normal people (Great if you were in a wheel chair and could get up stairs in your wheel chair). We spent 6 hours trying to clean up the mess and RMPM did not care. When it came time for a new contract we found that if you signed a contract you now paid more than if you did not sign a contract which is backwards and it was a "New" Policy with RMPM to charge more if you did sign the contract, but if you do not, then they can evict you with a 30 day notice. We tried for over 2 months to get a new contact with updated info as my last name had changed. Two months to finally get a new contract was crazy. My husband and I bought a house as we had our fill of RMPM and felt it time to invest our own money into our own place. We gave the required 30 day notice only to be told that no, since we just signed a new contract that took them 2 extra months to get to us, and that it was only 2 months old, we had to give 60 days notice.When we moved, we noticed that one outlet had a major short in the wall. My husband was still a licenced electricitian said this was a huge safety issue and we reported it 4 times over the phone, once in person, and once by email never to get call backs on it. We also found that the fire alarm CO2 detectors were bad and had all gone off 2 days after we moved out all the alarms went off. The neighbor sent me a text and we took the alarms down and reported it once again to RMPM but no response. We found that the sloths washer cold water hook up was leaking and reported that and no response. We spent 2 days leaning and cleaned the carpet, but do you think we got the damage deposit back? NOPE! When we closed on our house and mentioned how bad our poperty management was without mentioning names. Everyone in the room said RMPM? This included realtors, loan agents, closing agents, previous owners. So you know RMPM is bad when the real estate industry even things they are bad and will not return calls. AVOID THEM LIKE A ZOMBIE PLAGUE....
