I am having housing review and will get back to you in a few days

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID ***, and have determined that the response would not resolve my complaint. For your reference, details of the offer I reviewed appear below
[As you can see from the attached photos of the mattress, it is in pretty good shapeA cleaning fee of $would be appropriate, but not $plus $for what amounts to us buying a new mattress for their leasing purposesRefurnishing furnished suites is a cost of doing business and should be not recoverable at the expense of tenantsCleaning fees of course areCollegiate Housing is essentially getting their leasing costs paid for by their unsuspecting tenantsI will follow up with a call to the mayor's office and District Attorney's office to voice our displeasure with this companyWe don't expect all costs to go away, we just feel this is way over the top]

Mr *** *** was contacted and given the opportunity to pay the last on the least termination as he had said he would do. Due to a misunderstanding on our part, his account was turned over to collection but has now been recalled. It should be removed from his credit shortly

Dear Revdex.com, We are in receipt of your inquiry regarding *** ***Mr*** was appropriately charged $for a stained mattress and $in cleaning chargesWe have attached his move-out and as you can see these conditions did not exist upon move-inUnfortunately when
mattresses are stained to that level CHS has to pay for replacement. Our Previous Resident Relations team is available to work out a payment on these items at 317-920- If we can be of further assistance please let me know, Respectfully, Collegiate Housing Services

10-17- We are in receipt of the Revdex.com complaint regarding former resident *** ***Upon moving out of the CHS program all procedures of the lease were followed and the resident was billed accordinglyAs a resident in the CHS Shared Housing
Program, you are responsible for keeping your apartment well maintained and clean. In order to avoid owing fees, we provide a resident move-in/ move-out inspection form. CHS encourages students to schedule a final walkthrough as a courtesy *** did not return his form to the local CHS office. *** paid his $repair and maintenance fees on 6-29-

Dear Revdex.com, We are in receipt of your complaint regarding former CHS resident *** ***Mr*** communicated a problem with a guest sleeping on his couch during his stay which was addressedMr*** communicated to CHS he would be moving out as he'd found a place on his
own and just didn't want to deal with having roommatesAt that time he completed his lease termination paperwork (attached) which clearly outlines the fees associated with breaking his leaseMr*** will need to pay his balance in full and the account will then be closedIf we can be of further assistance please let us knowRespectfully, Collegiate Housing Services, Inc

I have attached work orders from the apartment community that states that no mold was present and the repairs were made. The maintenance tech also made an attempt to contact the student by phone. We also have pictures of the apartment during inspections that shows the areas that needed
to be cleaned. $of the $deposit was returned once the charges were removed for cleaning. We still have students living in this unit with no problems or complaints

I am in receipt of the communication
regarding *** ***’s housing as he attended school in Ventura,
California.
Each student lease that is signed off on by both
the student and Collegiate Housing Services, indicates that a notice is
required to give a 60-day notice
indicating if the student
plans to renew their lease, or simply vacate when the lease expires. The CHS corporate contact information is
listed on both the lease and all other paperwork the student receives prior to
moving in to their assigned unit.
Please let me know if you have any further
questions, or need additional information

I will have the complaint reviewed by our Housing deptand will get back to you in a couple of days

Dear Revdex.com, We are in receipt of your inquiry regarding former CHS resident *** ***Adam F*, our Director of Housing, worked with this parent to help answer all questions regarding the items listedCHS receives the utility bills and is working with the apartment complex
however unfortunately at this time they have not been willing to waive any chargesCHS counseled with the owner of the service dog to make sure he was crated moving forward and the resident was taking adequate care of his animalCHS removed the $charge for the carpetMr*** is responsible for the microwave chargesThe resident completed a vacancy notice for Monday July 11th and the RA has no record of receiving keys on the 8thWe have nothing in writing from the resident moving up his vacancy date to the 8th thus the apartment was inspected as scheduledAdam is happy to answer any further questions regarding this account and have a great dayRespectfully, Collegiate Housing Services, Inc

[Please review my original complaint, copy attachedThe business response in no way addresses my concernsIf you do a simple wider search of consumer complaints on the internet, this business is clearly engaged in a pattern of ripping off consumers with fabricated charges and fees that defy fairness or logicOn your Revdex.com page for this business you have negative reviews numerous unresolved complaints and yet the Revdex.com still gives this business an A+ ratingHow can that be??? you are supposed to serve and protect consumers and yet you give the business a rating which is not supported by the factsI know I'll never get my money back but the Revdex.com could at least give consumers an accurate rating of the businessThis is not helping your credibility in the leastSorry but the Revdex.com appears to have lost their way.]

Dear Revdex.com, We are in receipt of your inquiry regarding former resident *** ***We very much appreciate Mr***'s stay with the housing programWe have attached Mr***'s vacancy notice and outlined the reason he was charged for noticeUnfortunately property
management and housing companies such as ours cannot take verbal notices as official notification of move-out and as outlined in the lease we needed written notice of daysMr*** gave notice on 12/with his lease expiring 12/While we could have charged Mr*** up to a day notice as outlined in his lease we only charged him for the few days short of a day notice equating to his balanceWe believe this exception is warranted to give Mr*** the minimal charge for the notice and we wish him well in future endeavors Should you need any further clarification please don't hesitate to let us knowRespectfully, Collegiate Housing Services

Thank you for bringing this issue to our attention, and we apologize for the inconvenience this has caused you. We will contact our local Collegiate Housing Services Director of Housing and have her address these concerns. Please feel free to call our corporate office if you have any
further issues with our students/residents, so we can address them immediately.Sincerely,Benita M***VP OperationsOur local Director's name is Phara A***. Her cell phone number is ***The Collegiate Housing Services corporate number is

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID ***, and have determined that the response would not resolve my complaint. For your reference, details of the offer I reviewed appear below. The statements are falseThey are charging for a month past the lease in which Mr*** did not even have an apartment/address/keys forHe did inform the housing representative at the school that he would be leaving.HE did not allow anyone with a dog to move inThere was a roommate's friend that was over visiting quite a bit (with a service dog) that *** got to know from his roommate who was there before him, however, that is also the reason Mr*** left and went home every weekend to get away from that. As far as any cleaning goes, he was not the only one there and removal of items that were there prior to him moving in are not his responsibilityHe cannot overstay in an apartment that was closed downUtility overage charges were paid immediatelyOf course the only remarks come from the last month and not the months prior of non-professional treatment received
Regards,
*** ***

This compliant was resolved by crediting customer's account for for return of utility overage

Dear Revdex.com, We are in receipt of the complaint regarding former CHS resident *** ***We have attached the move-out inspection for this resident and all policies and procedures were followedEach and every CHS resident is given this form at the time of moto
document the condition of their apartment at that time and as a receipt for keys issuedNothing was noted at the time of moand a thorough move-out inspection was completed by the Housing InspectorPlease feel free to contact us should you have further questionsRespectfully, Brian O***Vice President of Housing Operations
