Review: I feel my wife was mislead in the fact we were told by [redacted] our timeshare had a waiting list and it would be sold in 3 weeks and he would call us back and keep us posted on how the sale was going and we heard from him once after my wife called for him and raise the red flag. Now we can't even get him to call us or get the office to leave a message for him to call us. Also I feel fraud happened when the waiting period of 3 days keeps getting thrown up at us when the package was not even mailed Priority Mail for 3 days after the credit card was run. Then reading over the package the whole deal is a listing service only which we were told its not a listing service. All your company does is forward our information to the interested party (if any) for the listing fee. No where were we told it was for 1 year only. All I want is my money back, I feel this is a scam.Desired Settlement: My credit card issued a credit.

Review: I was contacted by [redacted] of Timeshare Realty Specialists at the end of Dec, 2013. He offered me to sell my Timeshare with VI. He told me that we wouldn't pay any costs or fees or commissions, that would be charged to the buyer, the only thing I had to pay for was to register my timeshare property for selling which would be $1298US and that was paid to the CRDA and handled by a third party business and that is something I would have to pay even if I was selling it myself or hired another company to sell it for me, they said there will be a hold on it for the three days but it was immediately charged on my visa. He asked me for a range in which I would sell it for, I didn't know, he looked up the value and suggested between $16800 - $18000. At the end of 10 months there was a guaranteed by out, he suggested the buy out would be $17400, it could be as low as $16800 but they would try to sell it for $18000 maybe even a little more. I was also lead to believe that I had 72 hours to review the contract and cancel within that time of receiving it and that the contract would be sent out immediately and should have it in two or three days. Two and a half weeks later I finally received the contract and it was not at all what I agreed to verbally. The advertisement of the property was ridiculous , it actually had on the sale price the range we had talked about selling it for, the $1298 turned out to be an advertisement fee which is a part of their company not a federal company, the name on the contract was misspelled, the paper contract said I had 72 hours to cancel based at time of verbal agreement and at the end of 10 months I had to initiate the buy out option which they then review what other time shares have sold for which could be as low as $1. I tried three times to talk with them about the problems (the first time was within 36 hours of receiving the contract in the mail) they insisted that there aren't any problems and they couldn't refund my money because we were past the 72 hours. The verbal agreement has been misrepresented based on the paper contract sent to me, I have not signed any contracts with them.Desired Settlement: I would like to be refunded the full amount of $1298 US and cancel any agreement they say I have with them.

If I could rate them less than zero, I would in a heartbeat. These people are absolute SCAM ARTISTS!!!! They solicited my business and convinced us that we could sell our Diamond Resorts points well within the 10 month agreement for "fair market value" which they quoted at the time to be worth around $10,500. They indicated the market was hot for these points and we needed to decide within 3 days to ensure we had our points available for sale during the peak time. Should the points not sell within the 10 month agreement period, they themselves would purchase it from us for "fair market value". So the $1299 fee was clearly a good investment. This was not a safe assessment.

After jumping through the hoops to submit our request for them to purchase the points from us (we did not receive single offer during the 10 months), they took 12 weeks to come back and offer me $10. Also that doesn't include the $500 I would have to pay them to cover lawyer and transfer fees for them to buy it. Their documentation contained a great deal of paperwork provided purely for the sake of covering themselves. This included a printed definition of "fair market value" as shown on www.dictionary.com.

I'm in the process of pursuing legal action against them for this egregious misrepresentation of their services. I feel it is critical that I report this experience to the Revdex.com to help others to not make the same mistake we did.

Review: Back in July of 2013 we received a phone call from [redacted] a sales rep for Timeshare Realty Specialist stating that if we pay a one time fee of $998 they would sell our timeshare for us and if not there is a purchase guarantee. What that means is that if it isn't sold in 10 months then they would buy it from us for the market value of $19,200 to $22,900 with a guarantee that we would get at least the low end of that amount which was the $19,200. [redacted] was very persistent and kept calling us to try to get us to do this. He called several times talking to me and then called back to speak to my wife at that time when she was on the phone with him he took her to their website and showed her where the purchase guarantee was and said see read this I'm telling you this is legit and it will really take place if it isn't sold in the 10 mth period. It states in the contract that if it isn't sold in the 10 month period then we would receive and offer from their licensed California real estate broker with our offer and that the minimum amount we would get would be the $19,200 so after about an hour and a half on the phone with him we decided to go through with it. We gave [redacted] our credit card info over the phone he mailed us the contract to sign and send back to him which we did. We've called several times over the 10 mth period and never got anywhere but the run around. After the 10 mths were up we called them they told us all the steps we had to do to proceed which we did and then they said it will be up to another 12 weeks until we receive the offer from the real estate broker. At 12 weeks we called they said wait until the end of the month called again they said they mailed 10 days ago we still never received anything then we called again they said they would send again. Told them we were filling a complaint with the Revdex.com they said they can't send us anything else then they will deal directly with you to handle this for us.Desired Settlement: We would like to receive the funds we were promised from the purchase guarantee that is listed in the contract we signed of at least the low end of the fair market value of $19,200 which is what we were told when we went into this agreement by [redacted] the sales rep for Timeshare Realty Specialist. We would also like for this to be completed in a reasonable amount of time since we have already been waiting for 15 months for this whole process to take place and have been getting nothing but the run around. I'm not sure how these people can even lay their heads down on their pillows at night and sleep knowing what they do to people. Me and my wife have been nothing but upset and sick over this whole situation that there are companies out there that can do this to people.

Review: This company is giving false information to their client, asking for a fee to sell or rent their property and will buy it themself if they don't get a sale in 10 month. I gave them 960.00 to handle this issue and now they want to offer me 7.08 for the property. did not attemt to sell or rent property.Desired Settlement: This busness needs to be closed down from taking advantage of people.

Review: When I first contracted with them to sell my timeshares they indicated the minimum market value for my timeshare was $15,800. The service I paid them for was for advertising my timeshares for sale and if it didn't sell in 10 months, they would buy out my timeshare at the fair market value. I sent in my request to exercise my right for them to buy out the property, but when the comps came in to tell me how much my timeshare was worth, they had valued it based on three ebay bids with an average value of $68. This is the price they are telling me they will buy my property for. What happened to the original market value when I signed the contract? I have since contacted other realtors and the indicate that my particular timeshare is actually in high demand and units sell every day. So, I would like them to honor the REAL market value of my property, based on REAL comps of units in my timeshare that have actually sold and not on some random ebay bids that aren't even actual sells or give me my full money back of $2095.00 which is what I paid for the advertising and guarantee.Desired Settlement: I want a full refund of the amount I paid for their services, in the amount of $2095.00, immediately OR buy my properties at the ACTUAL fair market value based on ACTUAL sells, not from ebad bids.

Review: Own a timeshare the company after being paid 1099. for them to sell it within a year is up. they guaranteed that they would have a real estate company quote us market price. All we had to do is notify in writing that we wanted them to do so. After several faxes we haven't heard from them in mail or email or a phone call. I have called numerous times and the response is it is going to be in tomorrows mail. We were promised after receiving a letter with a value on our timeshare we had the right to agree or disagree. If we chose to disagree then the timeshare is no longer up for sale and we would go on our own.Desired Settlement: I would like for someone to contact us by phone explaining what is going on . I feel they have taken our money and haven't held up to their end.

Review: I was solicited by the salesman representing Timeshare Realty Specialists. He convinced me that he would sell our timeshare before the next maintenance fee was due. When we signed up we were told that we should list our timeshare at the market value of around $16,000.00 in which we did per his expert advice. We paid $18,900 for the timeshare in 2004. The salesman also insisted that it would sell fast and if it didn't after 9 months, they would guarantee that they would purchase it at "fair" market value. In order to lock in the guarantee, I had to pay $998.00 at that time to cover advertising costs and closing costs for when the timeshare sold. It all sounded great at the time the salesman was pushy. After the 9 month period, I had not received a single call from the company, so I filed for my guaranteed purchase option. What I received in the mail was a fair market value of $42.17. This is outrageous, and on top of that, they sent a bill for an additional $479.00 to cover the cost of transferring the title. At this point, I feel I'm entitled to my initial investment back of $998.00 due to the bait and switch. They say one market value when they are selling you their service and they send you "fair" market values based on ebay sales to other timeshare companies not individuals, who knows if it's real. Now they claim the "fair" market value is non-negotiable and Laurie Hart is he sole decider of the value. I would appreciate it if Timeshare Realty Specialists actually acted like realtors and return the money they took up front and never performed any service. I received absolutely nothing from the company and it's obvious to me now that this was a scam.Desired Settlement: After more than a year, and not receiving any service from this company, not a single phone call. I would just like me money ($998.00) refunded and they can keep there purchase guarantee that's not worth the paper it's printed on.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.Timeshare Realty Specialists did not address the essence of the complaint. They call themselves realty professionals, and based on that I trusted them in taking my money and guaranteeing a sale. It was Timeshare Realty Specialists that told me my time share should be listed at the value range of $16,200 to $18,900. It was their expert opinion that established the value of the timeshare not me. When I questioned them about the guarantee offer they kept saying not to worry about it my unit will sell fast and if it doesn't we will guarantee to buy it. I never expected in my wildest dreams that the value would change in a year from $16k to under $50. This is clearly not a change in market value but a sales tactic used by Timeshare Realty Specialists to mislead you into paying them to sell your unit. This is clearly a marketing scheme to take my deposit. This is simply a gimic and misleading to the consumer. It would be interesting to know if they actually ever sold a timeshare!

Review: On 7/1/13, 9/10/13, 9/11/13, I recd phone calls and voicemails from a woman named [redacted], and a man named [redacted], I also have records showing contact attempts from This co. on Sept 10th 3 addl times, Sept 11th 2 addl times, Sept 17th, and Oct. 8th.

In the messages and in the contract # [redacted], TSRS stated they would advertise my timeshare. Per Mr. [redacted] message, he assured me that my timeshare would sell. [redacted] advised that she had been selling timeshares like, kind and quality of what I have within the 1st 3 mths of being advertised. Mr. [redacted] stated that my timeshare was a good package and is always on demand and would not last 5 mins on the market. The cost for this svs. was $998.00 which I paid.

The contract specifically. states, the programs have a 100% rate of success. It has been over a yr and I have yet to receive any inquires from interested buyers. The Cash out guarantee, (which by the way, [redacted] calls “the broker purchase Guarantee”, was quoted to me at $11,900 - $13,000.00. I was ask how much I purchased my timeshare for. I was then advised by [redacted] and [redacted] that this amount was what timeshares of like, kind and quality were selling for.

The contracts CASH OUT GUARANTEE says if after 10 mths of marketing my timeshare that it has not sold, “we will have our co. research and pay you at your acceptance, the market price.” Timeshare realty defines market price/value as “ what a similar Timeshare comparable to yours most recently sold for on a competitive and open market. On Oct 1, 2014, I requested the cash out guarantee. Approx. 8 wks later, I recd a broker purchase option ltr which outlined my timeshare had a market value of $1.00. The method in which this value was arrived at was through ebay. Which is an online public auction. Timeshare Realty Specialist contract is vague and ambiguous and lead me to believe they would be using a licensed realtor to provide me with the comps from a reputable real estate Co.Desired Settlement: Nowhere in the contract does it say you would be using an online auction to price my timeshare. At no time did either representatives verbally disclose this to me, nor was it in my contract. Had this been disclosed to me prior to entering into the contract I would have chosen not to do business with this Co.

I consider the terms used in this contract is unfair pursuant to The Unfair Terms in Consumer Contracts Regulations 1999.This Co. & its representatives misrepresented a statement of fact before the contract was made. I relied on those statements when deciding whether or not to go ahead with my purchase. I have entered into a contract as a result of fraudulent misrepresentation and based on the Misrepresentation Act 1967, I hereby am demanding they cancel/void my contract and refund me my money immediately.

Review: Entered into contract for sale of my timeshare on 4/25/13. Was told by the representative I spoke to that my timeshare market value to list was $12,898 - $14,498. The representative told me of a program that for $998.00 Timeshare Realty Specialists would list my timeshare for 10 months and if it did not in that time frame they would purchase it for the market value. I was reluctant and specifically asked if the market value would be close ot the list value. The rep assured me that it would be at least that much, and possible more as market value rarely decreases. I waited the specified time frame and since the timeshare had not sold, I called and requested an offer. I was told I needed to fill out a form and return it and that it would take 3 months to receive the offer. I sent the completed form on March 10 and it was received by Timeshare Realty Specialists on 3/14/14. After 3 months had passed and I had not heard from the company, I called and was told the offer was scheduled to go out on 7/31/14. I received nothing by the end of July, called again and was told the offer was scheduled to go out on 8/15/14. I did finally receive the offer shortly after 8/15 and was shocked to see that the market value offer was $39.21, nowhere near the supposed market value quoted when signing up for this program. My problem is with the fraudulent bait and switch type tactics used to get folks to agree top their guaranteed sale program only to have the offer come in at a ridiculously low amount.Desired Settlement: I believe that I was misled by this company and that their practice is very close to fraud and/or theft by deception. At the very least I would like a refund of the $998 that was charged to my credit card for this bogus program. Ideally, I would like them to live up to their end of the contract and buy the timeshare for their original market value quote of $12,898 - $14,498.

Review: I entered into a verbal contract with the business and the written contract did not agree with the terms we discussed. I received the written contract 4 days after the verbal conversation. The business was to send me an email contract for review within the next 24 hours. I never received it. I notified the business after 3 days and stated I would need to cancel because I had not received a contract for review. I was told not to worry because I would have 3 days after receiving the contract (mailed by USPS priority mail) to review. The priority mail contract was received the next day. After my review I noted several differences from our two previous verbal conversations. I was never informed that the contract marketing fee was not refundable. I did not have the 3 days as stated in the second conversation for canceling, that time was already past. Since I never received an email contract and the agent told me the time would start after the written contract was received , I therefore had no knowledge of this. When I called the business back on the next working day, they said it was too late to cancel and would not discuss the issue with me. I talked with 2 personnel in customer service and both were very rude and would not listen to anything I said ( I was never ugly to them). They also said they would not accept a cancellation request. This is the basis of my complaint , although their were some other differences in the verbal and written contracts.Desired Settlement: A refund. I am not opposed to a minimal charge (10% of the marketing fee) to cover their paperwork processing fees.
