I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
All fees and violations assessed against me and recorded in my record/tenant file with Ultimate Properties from conception of my lease through September 30, 2014 should be removed.    HOA issues are between owner and the HOA, and any HOA agreements between owner and HOA should have been incorporated in the tenant lease, and were not.  This is an issue between the owner and its agent Ultimate Properties and tenant has complied with all lease requirements.  Ultimate Properties is bound by the terms of the contract as am I and therefore ALL fees and violations should be removed from my account..
My lease agreement (contract) with Ultimate Properties  called for maintenance of vegetation in the front and back yard as well as 1/2 costs of pre-emergent spraying twice yearly (not to exceed $25 each time) for the "front yard"  (pre-emergent spraying is provided by Ultimate Properties). Ultimate Properties did not commence pre-emergency treatment until May 2014 in the subject common area (2 years post lease commencement)  The house I lease is a corner lot which butts to a common area/mailbox and at no time did my lease include maintenance of this area.  Not until HOA forwarded notice to the owner in 2013 (who also has a contract with Ultimate Properties) did I begin receiving HOA violation notices from Ultimate Properties.  Owner informed tenant that he had instructed Ultimate Properties to include the subject area/common area in its pre-emergent applications and in the lease but UP failed to do so.  Tenant is not responsible for something that was not included in the lease/contract.

Do not rent through ultimate properties they are scammers , you put money down in the beginning, like 2100.00 dollars with pet deposits and they will find any way possible to keep your deposit in the end..,had a final walk through on our rental we were getting ready to move out and the inspector that walked said to us thanks for keeping the home immaculate it makes my job so much easier and faster, not to mention it was the middle of July 115 degrees out and the grass had some yellowing spots but just finished paying someone to come clean up the landscaping, they kept 200.00 of the deposit cause the grass was a little yellowing and a little dry, and they said the bushes weren't trimmed? That's not what the inspector said, he said it looks beautiful, they also wanted the carpets professionally cleaned which we did, cost us like 150 bucks.ultimate properties charged us like 250 bucks for overall wear on the home , the house looked cleaner and nicer then when we moved in, the dust in the vents and on the ceiling fans was thick , no exaggerating, they winded up keeping like over 500.00 total of our money , and every time you would call the office they would say no one was there? These people are bad, they also didn't call or send a notice to do a first time walk through, and my son was upstairs sleeping in his room in his underwear and this man was taking pictures of him or the room? this big man was walking around and my son was like who are you? not to mention my son was under age , this really pissed me off, I called the office and talked to the lady at the front desk and she said we'll we sent a notice out to you which I never got and she said sorry they've been so busy they usually call but forgot too, wow, the guy that came over just walked in ? What if I was a person just trying to protect my house a shot him, I don't know who it is could be some intruder, I told the company that you are risking that guys life every day, they didn't seem.to care

We rented from this Property management company for 3 years. Upon serving our notice to vacate, we followed the move out process accordingly. We returned the premises in outstanding condition and had always been outstanding tenets . After turning over keys and paying as agreed for the month of August we found out that the home has been re-rented. We contacted Ultimate properties to get a prorated refund for the month and were informed that no refund would be issued, per the [redacted] collection of double rent is illegal. We now have to forward this issue over to an attorney the Revdex.com, and [redacted] to handle a simple matter that could have been resolved if Ultimate Properties was an honest and law abiding company.

I used Ultimate Properties to Manage my rental. They took care of all repairs for the renters quickly and were very helpful getting the rental ready, during the 6 years they Managed the property. The employees were all very helpful and courteous. The selling process we just went through went really smoothly through Ultimate Properties. I would not hesitate to recommend this company and have many times.

 Split the landscaping weed removal with the owner 50/50 ($100.00) and reimburse the HOA processing fee of $20.00.  We appreciate the tenant renewing her lease and would like to offer a $70.00 refund in good faith efforts.

Ultimate properties is as good as it gets when it comes to managing properties. They not only found me a few properties to purchase at a great price , but now they are managing them as rentals. Their fees are very reasonable and all the years I've been with them, my properties have been rented in a short period of time. Anytime I need anything, their staff is more than accommodating. All my records or transactions are just a click away on my internet account. Another thing that makes them great is the contractors they use. Everything that needs to be fixed is done in a timely manor, great workmanship, and very affordable. I have dealt with numerous property managers and have no intention of ever switching back.

As an owner of three rentals with Ultimate Properties they have made my life so much better! They take away the stress of collecting rent and finding good renters. Its one of the best decisions I've ever made.

Ultimate Properties was an easy company to work with. The application process was hassle free. You have to stay on top of them about repair issues, but they were almost always taken care of.

HIGHLY RECOMMENDED - YOUR SEARCH IS OVER. At first I was worried about renting out my house - I had never done that before. So I decided to call Ultimate Properties and several other Management Agencies. I spoke with Ryan and he was very informative and helpful, laying it all out for me in an easy to understand way. Ultimate made it so easy. They were responsive to my needs and concerns and the whole time I've used their services, they have repeatedly addressed everything in a professional and timely manner. When an appliance broke - they offered my several options to replace it. I didn't have to do the leg-work. When there were any other minor issues, they were quick to take care of them. Their fee was reasonable and they are not a fly-by-night organization. They always paid on time and provided end-of-year statements in a timely manner, so I could prepare my taxes. I don't have any negative comments. I would recommend them to anyone in the Phoenix Valley.

My experience with Ultimate Properties could not have been better. The process was hassle free. I told my broker, Ryan Reid, what I hoped to make on the sale. He listed it a little higher than the comps and Zillow to give us negotiating room, sold it in three days at the listed price, closed in three weeks and I ended up with thousands of dollars more than I had hoped.

Ultimate Properties shows they do not owe any balance.  If these past tenants want to submit documents showing we claim they have a balance, we can investigate and correct the issue.  As of now, I show they have no balance.  [email protected]

property, the most qualified application will be selected."   This is found towards the top of the page.   Even though the prospect was aware that the best application would be submitted before applying, Ultimate Properties is willing to reimburse her application fee.  Please submit your forwarding address and we will forward a check from our office in the amount of $60.00.

Ultimate Properties at times gets multiple rental applications on a single property.   It is disclosed to all prospects, before they apply and pay the $60.00 non-refundable application fee, that there is multiple application on a single property all of the applications will be processed and the...

most qualified will be selected.  In this case,  [redacted] application was not the strongest (Credit was not strong).  Please see attached copy of our application.  On the top of the application you will find that we disclose our application process for prospects applying for one of our properties.  Ultimate Properties apologizes that [redacted] was not the strongest applicant and wish her well in her search for a new home.   Ultimate Properties will not be reimbursing the $60.00 non-refundable application fee because it was disclosed up front and Ultimate Properties was fair in the application process.

Here is the [redacted] original complaint.  Customer’s Statement of the Problem:After accepting our rental application and non-refundable fee, the advertised price was reduced, another application was submited and accepted.This claim in false.  [redacted] was selected for the property and signed a lease.  [redacted] moved in October 3rd, 2014.  Please remove this complaint.  Attached the lease agreement, move in date is under #3.  [redacted] signature is on page 4.

Tenant is responsible for removing weeds in that rock area.  HOA gave tenant a violation because of the overgrown weeds.   Tenant agreed to obey the HOA rules per the lease agreement, you will find this in #12 on the lease.  Lease attached.  I also attached the HOA violation too.  Tenant is responsible.   Ultimate Properties offer is stands, we can refund $70.00 in order to maintain a good relationship between Landlord and Tenant.  That is our final offer.

I have been a real estate broker in the valley for about 30 years and have owned a number of real estate rental properties during that period of time. In approximately the last 16 years, I have employed Ultimate Properties to handle my rentals.

I have found them to be honest, reliable, and effective, and have excellent communications with them in apprising me of market conditions. They really "do it all" and are well worth their management fee.

[redacted] and [redacted] applied for one of our properties on 12-19-13.  There is a non-refundable $50.00 application fee, this is posted on the application in bold and underlined.  After running a background check on [redacted], it is revealed that [redacted] broke a lease with another Landlord...

and has a outstanding balance of $2414.14.  Based on a bad rental verification, this prospect was denied.  Unfortunately all application fees are non-refundable.  Ultimate Properties was fair in the application process.
