I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.My complaint stated that the company in question used unethical tactics in order to rent the property. My request that the funds be refund was based on this aspect of the complaint. If the truth were of any interest to this company, they would have also admitted that before the end of the second business day after my complaint was filed, the "stronger credit applicant" mysteriously could not be contacted and the property was subsequently rented to us. As I was informed by their employee in the attached email, the price was reduced after they accepted my funds. I can not accept the response as it does not address the question of the ethical practices of the company as described in the complaint.

My family has been renting from ultimate properties for a year. All of the maintenance has been done in a timely manner, and as long as you pay your rent on time you won't have any problems.

Ultimate Properties is an excellent property management company! I cannot say enough about Mike, Ryan, Russ and the rest of the team. They are by far the best property management company I have ever worked with! They are extremely knowledgable of the market, price my rentals effectively to ensure the best possible rents, source top quality tenants and best of all they make it easy for any type of landlord. I highly recommend Ultimate to everyone, personally I will never use anyone else. If you have a rental and want the absolute best management representation and tenant base, these are your guys. Top Notch!!!!

We rented from this Property management company for 3 years. Upon serving our notice to vacate, we followed the move out process accordingly. We returned the premises in outstanding condition and had always been outstanding tenets . After turning over keys and paying as agreed for the month of August we found out that the home has been re-rented. We contacted Ultimate properties to get a prorated refund for the month and were informed that no refund would be issued, per the [redacted] collection of double rent is illegal. We now have to forward this issue over to an attorney the Revdex.com, and [redacted] to handle a simple matter that could have been resolved if Ultimate Properties was an honest and law abiding company.

Do not rent from this company. I rented from them a few yrs back, things were great. Now that my family and I are trying to get another home ultimate properties bashed our names( giving false information, over stepping their boundaries and personal insist) causing us not to be able to rent. Slaughtering my name was uncalled for. Giving unwanted I formation not giving the information requested from a property.

I have used Ultimate Properties to manage a rental property for about 8 years. They were very prompt in finding tenants and fixing issues the tenants had. Naturally, when I decided to sell the property, [redacted] and [redacted] at Ultimate were who I chose to help me out. They made the process quick and painless.

My husband and I rented a property from Ultimate Properties for three full lease terms. At the end of the last lease term, within the proper amount of time, I notified Ultimate that due to domestic issues, I would be leaving my husband and not re-newing a new lease for the property in which I lived. I carefully explained to three people at Ultimate Properties to protecty myself and my children, my husband was NOT aware that I was leaving. They clearly stated to me that since we were both on the lease they would accept the notice to not renew. I asked as a courtesy to a customer who paid their rent on time every month, month after month, year after year, who clearly took better care of the property than when I moved into to (yes were were told this by Ultimate Properties inspector on several occations) could they please not let my husband know. Again, this was a SAFETY issue. They agreed as a courtesy. Several days later, addressed to both my husband and I came a letter about out intent to vacate the property at the end of our lease. Several days later, came another letter addressed to both my husband and I. I called Ultimate Properties again to explain, this was a potentially violent situation, and I was quoted well it's the 'Tenant/Landlord' thing and they had the right to mail the information to my house. Fine, so I was able to safely leave the property on the day in which I had many times told Ultimate that I would be vacating the property. We had given ample notice, and I left the house 4 weeks prior to the end of our lease. When I spoke with Ultimate Properties about our deposit refund I was told one check would be mailed to the last person who turned in the keys. I explained again, for safety reasons, it would be better if they could please just cut two checks split evenly and mailed to each of us. Ultimate Properties refused to cut two seperate checks, again citing the 'Tentant/Landord' thing. When I called to follow up on if the check had been sent, the person who answered the phone was very rude and said after looking up my previous address, "Oh you'll need to speak to [redacted] about your refund", I replied "I better be getting a refund." she snottily put me on hold. When she returned to the phone all she said all I can tell you is your refund was sent yesterday. When I asked where it was sent she told her there system would not tell her that information. REALLY? I tried to explain to this person how they have already put me in jeapordy without any regard to my safety and this person told me when I calm down, I could call back and hung up on me. While I expect no resolution from Ultimate and I'm sure they sent the refund check to my husband and I will never see that money, I just want people to be aware of this company before renting from them. The customer service they offer is litte to none. Even if you are a good tentant, they have no regard for you, or your safety.

Mike R[redacted] and his team at Ultimate Property have been managing our rental property for several years with excellent results. Their attention to detail has save us from any stress whatsoever including careful review of potential renters (our property has been rented 99% of the time with just two tenants in almost 7 years including the current tenants). Ultimate provides excellent detail in their monthly and YE reports and are fair and friendly to work with.

We have no problem in highly recommending Ultimate Property whether you have property to manage or you are looking for a rental.

We have been taken care of rental properties on our own for 20 years. This past year we turned this responsibility over to Ultimate Properties. They have found an outstanding renter and made our life stress free. We recommend Ultimate, wholeheartedly, to any property owner who wants to relieve themselves of the hassle of the rental process

Ultimate Properties has done a great job managing my homes while I have been in California. Since I am out of state I relied on them to take care of my 2 homes. They always had the homes rented and if the tenants moved out, they quickly got them rented again. They recently sold them for me and I had a great experience with that also. I would recommend them to anyone looking for a property manager and/or sales.

Review: We rented from them until July 2011. We gave a 30 day notice and moved out. A month later, they sent us a partial refund on our deposit. Several months after that, they claim we still owe them rent. This is now holding up our ability to rent a new place. They inspected and re-rented the house. We gave a 30 day notice and paid our last month's rent. We don't owe them anything.Desired Settlement: I want them to remove it from my credit report. I also want them to send me a letter stating I do not owe them any money.

Ultimate Properties at times gets multiple rental applications on a single property. It is disclosed to all prospects, before they apply and pay the $60.00 non-refundable application fee, that there is multiple application on a single property all of the applications will be processed and the most qualified will be selected. In this case, [redacted] application was not the strongest (Credit was not strong). Please see attached copy of our application. On the top of the application you will find that we disclose our application process for prospects applying for one of our properties. Ultimate Properties apologizes that [redacted] was not the strongest applicant and wish her well in her search for a new home. Ultimate Properties will not be reimbursing the $60.00 non-refundable application fee because it was disclosed up front and Ultimate Properties was fair in the application process.

Here is the [redacted] original complaint. Customer’s Statement of the Problem:After accepting our rental application and non-refundable fee, the advertised price was reduced, another application was submited and accepted.This claim in false. [redacted] was selected for the property and signed a lease. [redacted] moved in October 3rd, 2014. Please remove this complaint. Attached the lease agreement, move in date is under #3. [redacted] signature is on page 4.

Ultimate has managed multiple properties for us, for many years. Over the years they have found some great tenants. And Ultimate has done great job managing the relationship with our tenants. Managing properties is not easy, and there are plenty of mistakes that you can make if you attempt to self-manage. We have always been grateful for the help that Ultimate gives us. And we are also greatful that Ultimate provides great support for our tenants.

As you read the negative reviews we recognize that these Customers aren't 100% satisfied. But think about the volume of business Ultimate manages. They manage hundreds of properties, this leads to thousands of interactions each month. Within a single year Ultimate might deal with tens of thousands of tenant/owner issues & transactions. The sheer volume of business is not an excuse for the complaints recorded. But the volume does give a good indication about how many satisfied customers Ultimate has. You rarely hear from a happy Customer. How many more complaints would there be if the majority of Customers we also unhappy?

A+++++ I am a home owner and a first time renter of my home. Needless to say I was very nervous with the thought of having strangers live in my house and was wondering if renters would take care of it the way I did. Ultimate Properties not only found wonderful tenants, they relieved me of my worries and concerns. The Ultimate staff is warm and responsive, the maintenance team is knowledgeable and quick to respond. All of these qualities means my awesome tenants renewed their lease and I don't have to worry about one of my most important investments...My home! I highly recommend Ultimate Properties!![redacted]

I do NOT recommend renting any property from this company. For one the way they turn over a property and say it is rental/move-in ready is horrible. I just moved into one of their so call " Ultimate Properties " and there was black mold growing on the walls in the kitchen. Also the refrigerator had mold inside and was missing shelves, the shelves that were in it were also broken. The microwave door has been put back together and held on by masking tape, and that's just the kitchen. The carpet had pet and blood stains on, with that said please note at the time I signed the lease I asked if the carpets would be cleaned before our move in date. Their response to this was " YES our carpet guys are very good, it will look like new " So on our move-in day I noticed the carpet was not cleaned as promised. I called up their office and stated my issues about the carpet and got told it's to late you signed the lease and it was no longer their responsibility. I explained that I have a 1 year child in the house and the floors were not safe for his health in their current condition, I also reminded them of our conversation and what I was verbally promised. Their leasing agent told me that the carpets were cleaned and those stains were unable to come out. I was informed to take pictures and send them to the company so I would not be liable for the carpet at the end of our lease. At that point I went to [redacted] and bought some carpet cleaner " Over the shelf [redacted] brand " The whole process took approximately 3 hours and that included dry time, and all stains were gone. The same stains that the Ultimate Properties leasing agent said their professional cleaning service said were impossible to get out. I wish this review could end here but there is multiple water leaks under sinks, holes and chips in the walls. To sum all this up I would stay away and NEVER rent anything not even a movie from this company.

This is my second home that I have rented from Ultimate Properties and I have had a great experience with them. Any time I have called with an issue they have sent someone out in a reasonable amount of time. I really like this company and would highly recommend renting from this company.

This company will not repair anything. Their landscape maintenance company broke one window during their service, I have not seen the pool tech for several weeks, my pool turned green. I had to purchase chemicals to add to the pool water so it would be safe to swim. I was refused the cost of reimbursement for these. United Properties has broken the lease per law by not taking care of these items and have caused a potential health hazard by not maintaining the pool water.

I have rented from Ultimate Properties for over almost 3 years, I am in my 2nd rental home with them. My experience has been great, in both homes! My move out of my first home was very smooth while I moved into my 2nd home. Their staff is very friendly and always very helpful. Their maintenance department is great too! I have had a few normal maintenance issues, and they have always taken care of them in a timely manner. As long as I am renting, I will ONLY rent from Ultimate Properties, because of my personal experience with them.

I rented from Ultimate Properties for 3 years. I do not think they are perfect, but they always answered the phone, they were quick for my maintenance requests, they sat down with me and went over the entire lease before I sign it. It was a good experience.

I have rented from Ultimate Properties for many years and they are an awesome company to rent from. They have always helped me with any maintenance request and rent payments. I am always greeted when I walk in and the office is always friendly and very helpful. I will defiantly recommend this company!!!!
