This place will nickel and dime the tenants till they finally move out from frustration, I wont work with them again

Review: We signed a lease with Ulitmate Properties [redacted] on 05/22. where given the key to the leased property. Went to the property with the keys provided. None of them worked the doors to the house. [redacted], she called maintanence and they proceeded to tell her to let us know the keys worked becasue an inspector was there the night before. After spending an hour on the phone, [redacted] to come out with the key they had. The key she had only worked teh deadbolt on the front no other doors, she also tried the keys provided to us and none of them worked. She stated she would but in a work order with maintance to call us Tuesday (after holiday)to get the house re-keyed.

Saturday we went back to house, air conditioner did not work. We call the emergency # they did have a man come out sated he would have to come back durning the week with parts ordered. We also found that the garage door opener they gave us was broken (changed batteries to double check), the lock on the garage door broken and the tub up stairs does not empty. Called Tried to talk to [redacted] who we signed with the Front Desk girl [redacted] who anwsers the phone was rude and unprofessional and said [redacted] will not talk to me sent me to maintance voicemail. Left a message, no call back Tuesday. Call Wednesday same girl, very rude nasty and unprofessional. would not transfer me to [redacted] would only let me leave message for mantantence agian. she finally informed me they were out sick. I tried call back agian to [redacted] since she was our agent [redacted] would not let me leave a message. I sent an email to [redacted] she responded says maintenance issue would not take calls or anything.

I sent an email explaining I know maintantence would have to take care of it but I wanted to talk to a live person about my concerns. They had some one inspect property and missed these majotr items, I just wanted someone to acknowleadge there was an issue and agree to address ASAP. Respectionist finally after 5 calls but me into [redacted] voice mail. No call back.

Today is thursday still no call from anyone, called back [redacted] still being rude, unprofessional wont transfer me to [redacted] or a manager. She would not transfer me to [redacted] voicemails said since you left a message yesterday you can wait.

I contacted my brother who is also on the lease. she was extremely rude, agressive and unprofessional with him as well. Told him that she would not tranfer him to anyones voicemail and that it was maintance issues. He explained we have a document from them that has to be returned in 7 days that we need to talk to them about and she wouldnt let either one of us speak to anyone about it. My brother finally got a hold of [redacted] from office and allowed him to leave message for maintantence, [redacted] and [redacted]. No calls back yet

This is the WORST customer Service I or my brother have ever experienced. Being told no by a receptionist you cant talk to someone, wont transfer you, and no calls back at all.Desired Settlement: We want the folowing items reparied since their inspector told them everything was good condition upon signing the lease.

1. Keys for the the locks on the House - currently we have one 1 door we can lock - we are leaving house unlocked due to no keys

2. Working Garage door opener

3. Samll garage door lock fixed - agian we have to leave unlocked with belongs in there becasue of not working

4. Plumbing - Tub in main bath up stairs doesnt drain

5. Door to utility room broken

We also want an apology from the company for on how we were treated so unprofessionally and turning a property over to use that was in fact not in working order.

Don't ever rent from them. They don't handle issues in timely fashion but insists on having rent on time. There is no kind of concern or respect to tenants when addressing such issues. They feel that there always right even when evidence shows otherwise. I wish my lease was over now or that I had the funds to break it. Worse living experience ever.

Review: My issue with Ultimate Properties is because, I called the place of business about a home that I saw on [redacted].[redacted]. I was interested in the home I was advised by a found lady that it is available with tenants inside at the time. They advised me that I need to go online to know anything about the home that I need to go online to inquire about the home. I asked I there were any pending applicants they informed me no. As I paid the $60 for the applicant fee. I advised in the application that I file bk but I have reestablish my credit. I wanted to speak with someone to give them my bk paper work ( which includes the discharge letter) I get an email from [redacted] the next day, with her collecting all my paperwork for my place of employment. thats when she told me that there are you four other applicants on the home. and the best one will get the home. I asked them before I put my application in if any pending applicants or anything to stop the process and I was told "NO".. It was not fair and nothing was in the fine print on the web site. After they told me no under the concerns of my credit. Which was due to my bankruptcy.Desired Settlement: My application fee refunded do to the fact of misleading information.

Ultimate Properties is sorry that this prospect had a bad experience when applying for one of our properties. On our website, [redacted]://[redacted].[redacted].[redacted]/**/[redacted].[redacted], it states " If multiple applications are submitted for a single property, the most qualified application will be selected." This is found towards the top of the page. Even though the prospect was aware that the best application would be submitted before applying, Ultimate Properties is willing to reimburse her application fee. Please submit your forwarding address and we will forward a check from our office in the amount of $60.00.

Very terrible customer service. Rude. Unprofessional.

We have been working with Ultimate Properties since 2010, when we purchased our first of two properties through them. I have found them to take our interests, as owners, into account, as well as tending to the needs of our renters and the HOAs in which the properties are located. Our properties have been very well maintained and attract good renters, and we have experienced low vacancy rates.

We have recommended Ultimate Properties to our friends -- one of whom did purchase an investment property through them and uses Ultimate Properties for property management.

We've been Ultimate Property clients for almost 10 years. We've been through maintenance issues with our home, move outs, re-renting and renovating. They have been on top of every situation making sure things are turned around timely for the tenants. I have recommended them to many other property owners and continue to recommend them. It's very hard to find efficient property management companies, I am so glad we went with Ultimate Properties! Further, every member of their staff is professional and polite!

I had the same Horrible experience with ultimate properties as the above reviewer.With me they knowingly falsified our rental contract by stating that there was "NO H.O.A" on the property,well after I paid all my deposits I found out there was an HOA and requested my money back,Ultimate properties sicked their attornies on me.It was a clear case of bait and switch, consumer fraud tactics.No amount of excuses or lies can change the fact that they advertised and put in writing a very important "fact" about the house that turned out to be a lie.

Have been using them for 3 years and been pleased eight their service.

FRAUDS,SCAMS>>DO NOT RENT FROM THIS COMPANY!!!read the dozens of horror stories on [redacted] before doing business with these crooks,They will do everything they can to rip you off from sending there own cleaners and landscapers to overcharge you,to falsifying their lease agreements to photoshopping holes in the walls of a home to charge you repairs,These lowlifes are sued on a monthly basis for their fraudulent and underhanded business practices.

Review: Ultimate Properties has charged me for HOA violations ($20 admin fee and $50 fine) and fraudulent landscaping service ($100)) for a common area that is not part of the property I lease. My lease specifically states I am to maintain my front and back yards and also requires I pay pre-emergent twice yearly which is supplied by UP. UP sprays only the front yard, not the side (I am a corner lot). My lot butts to a common area which includes fire hydrant and mailboxes, which UP began claiming (2+ years after lease initiation) that I am now responsible for this area. This area is not included in my lease and there is no reference to tenant having to care for the common area. Over the past year or so UP's maintenance representative has attempted to resolve the issue wit the owner and disclosed that the owner indicated "he vaguely recalls HOA telling him he would be responsible for the area"HOWEVER, this is not in my lease and prior to last year's lease renewal I suggested an addendum be added to the lease including pre-emergent for the area and a meeting to discuss a mutual agreement. UP sent me the lease for renewal with no changes or addendum. As my lease is now scheduled for renewal (September 1) they posted a Landscaping bill to my account on 8-18-14 for alleged services in April 2014 for the subject area. UP's representative is well aware that I in fact cleared the non-leased area of weeds under protest but recently posted the bill to my account and is refusing to remove all HOA-related charges for the common area And are refusing to forward the lease for renewal until the $170 fine are paid. The HOA ccr does not state owners (or their tenants) are to care for common areas and as a tenant we are not privy to HOA agreements with owners (verbal or otherwise). UP is breaching the lease/contract by fining me for something outside the terms of my lease and is refusing to remove the "fines" and forward the lease for renewals.Desired Settlement: to remove all fines and violations from my account related to the common area, and forward the least to me for renewal.

After reviewing the complaint, Ultimate Properties believes that the tenant was and still in responsible for removing weeds in the side rock area. However, in efforts to maintain a good working relationship between Landlord and Tenant Ultimate Properties wants to offer [redacted] $70.00 refund. Split the landscaping weed removal with the owner 50/50 ($100.00) and reimburse the HOA processing fee of $20.00. We appreciate the tenant renewing her lease and would like to offer a $70.00 refund in good faith efforts.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

All fees and violations assessed against me and recorded in my record/tenant file with Ultimate Properties from conception of my lease through September 30, 2014 should be removed. HOA issues are between owner and the HOA, and any HOA agreements between owner and HOA should have been incorporated in the tenant lease, and were not. This is an issue between the owner and its agent Ultimate Properties and tenant has complied with all lease requirements. Ultimate Properties is bound by the terms of the contract as am I and therefore ALL fees and violations should be removed from my account..

My lease agreement (contract) with Ultimate Properties called for maintenance of vegetation in the front and back yard as well as 1/2 costs of pre-emergent spraying twice yearly (not to exceed $25 each time) for the "front yard" (pre-emergent spraying is provided by Ultimate Properties). Ultimate Properties did not commence pre-emergency treatment until May 2014 in the subject common area (2 years post lease commencement) The house I lease is a corner lot which butts to a common area/mailbox and at no time did my lease include maintenance of this area. Not until HOA forwarded notice to the owner in 2013 (who also has a contract with Ultimate Properties) did I begin receiving HOA violation notices from Ultimate Properties. Owner informed tenant that he had instructed Ultimate Properties to include the subject area/common area in its pre-emergent applications and in the lease but UP failed to do so. Tenant is not responsible for something that was not included in the lease/contract.

Tenant is responsible for removing weeds in that rock area. HOA gave tenant a violation because of the overgrown weeds. Tenant agreed to obey the HOA rules per the lease agreement, you will find this in #12 on the lease. Lease attached. I also attached the HOA violation too. Tenant is responsible. Ultimate Properties offer is stands, we can refund $70.00 in order to maintain a good relationship between Landlord and Tenant. That is our final offer.

My husband, daughter and I started with Ultimate Properties in November of 2012 and have had nothing but problems. When we first signed the lease and both parties agreed on a move in date we were told the house was completely clean and fixed through. When we got the keys it was to our surprise this was not true. So on the day we moved in we had to not only deal with our move- in but, also as new carpets were being put in and new paint. Then they hired a cleaning crew, that did a less than mediocre job cleaning the house. I have had my dryer "repaired" on three different occasions, when one of our appliances broke we were told they would send someone out, but that it was going to be out of our own pocket, so my husband fixed it. Also, we were told on numerous occasions that our screen doors were going to be fixed and they still haven't been, and that the company was going to send a bug man over twice a year to spray, not once has that happened. The final straw was just today when the temperature reached well over 105 degrees and I waited with my young daughter all day for our A/C to be repaired only to be told at 4:55 PM that "his guys" are not how the owner wanted to go about fixing the A/C and that the rental company had been trying to get a hold of the home warranty place all day and no one has been able to get a hold of them and that I needed to call them and schedule an appointment. I notified our rental company at ten o'clock in the morning that our A/C had gone out the night before, they had not mentioned anything all day about the home warranty fixing the problem. So, I call the home warranty they have closed for the day. I call back the rental company, they have closed for the day also. I am still without Air Conditioning.

I do not recommend this place. Take your business somewhere else if you want to treated with the respect you deserve.

I had a positive experience with Ultimate Properties. My client's home sale fell through the very day that they had rented a home from Ultimate Properties. Ultimate Properties helped them get their deposits back. Thank you Ultimate Properties.

Review: I was speaking to Ms. [redacted] from Ultimate Properties regarding a house on [redacted] on DEC 19 The application for this house. What I needed for the process to get started. She said that there was already a approved application and that I would have to be approved first and put the money down before Saturday before the other applicant did and I would get the house. In the conversation I stated that we were looking to move in last week of January 2014. She said that it was fine and NEVER DISCLOSED that they could only hold the house for three weeks. I found out the next morning by email. I called to talk to her about it and she even admitted that she thought I said the middle of January. Then tried to tell me that I called twice on same place which I knew I was calling the same place because I had viewed three of the houses and been to there web site many times. I then asked to speak with a manager due to not getting anywhere with [redacted] was the Manager I had spoke with and said the same thing. I didn't even know I was calling about the same house and saying that I was in the wrong and its there policies that they can only hold a house for three weeks when I clearly stated to them when our lease was up. I just pass my Real Estate class and know what they did is truly wrong and are trying to strong arm people that are looking to rent.Desired Settlement: $50.00

[redacted] and [redacted] applied for one of our properties on 12-19-13. There is a non-refundable $50.00 application fee, this is posted on the application in bold and underlined. After running a background check on [redacted], it is revealed that [redacted] broke a lease with another Landlord and has a outstanding balance of $2414.14. Based on a bad rental verification, this prospect was denied. Unfortunately all application fees are non-refundable. Ultimate Properties was fair in the application process.

As an out of state owner, I was having a hard time managing my houses while being in California. So, I decided to try out Ultimate Properties and in all honesty they have done a really great job. They take initiative and make sure my homes are in good condition since I am not around. I feel confident in their ability to manage my homes, and it has made my life easier and less stressed since I don’t really have to worry about it.
