Initial Business Response / [redacted] (1000, 9, 2015/12/09) */ To whom it may concern, First off the house was rented before [redacted] rented it and we had no complaints from that tenant what so ever. The house was not freshly painted before she moved in we just had a cleaning crew go in and clean and scrub... carpets. We then rented the house to [redacted] on September 5th 2014. We then went over the house with her and a unit inspection report where she signed off saying everything was acceptable. We then never heard from her again and was a very good paying tenant. The end of July 2015 she contacted us to give us a 30 day notice because she had purchased a house and would be moving out the end of August. We told her that was fine but she would lose her security deposit because she was breaking her one year lease. She was very upset and tried arguing that it was only one month early. She said she couldn't stay and pay rent when she also had a house payment due. I explained I was sorry but we had to abide by the lease. Then in August she called back and said there was mold growing in the basement, and wanted another place to live. At that time I had no rentals available and didn't know if there was mold or if it was even toxic. I immediately sent a home repair person to the home that is also a certified and accredited mold specialist. He did find mold in the basement but told her we would not know if it was toxic until it was tested. He suggested we get a new sump pump and dehumidifier in the basement and treat what was there like it was toxic and not take any chances. WE tried for the next week and a half to gain entrance to check on things and she denied it because she was moving stuff out but still had large stuff in there and didn't want us there without her because she was living in a hotel.. The next communication we had with her was her telling us that she hired her own specialist and he came out and did air tests. I explained I would like to have been there also to meet with him to see how to take care of this. At that point she said she was still staying in a hotel and had only large stuff left in the house due to her health (which means according to her everything she took including clothes was already contaminated but didn't bother her until she entered the house). I asked how her health was and if she went to a doctor for any treatments. She said no because right now she just had runny nose and eyes and only when she entered the house. I then asked to see the report from her air expert and then contacted him myself to talk about the report and how to handle the mold because I don't know how to read these reports. He said that the mold had to be treated by a special treatment and not just bleach like some people think. I asked him his thoughts on how long this has been going on and affecting her. He said this type of mold could grow in 1 year 1 month 1 week or even 1 day but if you treat it properly it can't grow back for years. At this time he didn't have time to treat the house for us. WE then hired a third company that only specializes in mold and its treatment and had them come out to treat the house. When we got there I gave them a copy of [redacted] 's report and they concluded that there were 3 tests done an outside test, a first level test, and a basement test. The reading from the outside air and the first level of the house were the same (so there was no difference from walking in and out of the house.) The basement level did show higher levels of the mold. We went down to the basement with them to look at it, noticing the sump pump and dehumidifier were unplugged. They said that could be a large part of the problem. I tried to contact her to see why they were unplugged and what she planned on doing with the few things left in the house. She said she wanted reimbursed for everything she owned, her hotel stay and her movers and her mold test and please do not contact her again that she would only be talking to us thru an attorney. Since I had not heard from her by the 5th of September I posted a 3 day notice on the 7th stating that she was in nonpayment of rent and need to take care of that by the 11th or we would have to evict her. On the 11th I went to the house and everything was moved out and I have not heard from her since until this notice. If you have any further concerns please feel free to contact me.
