9, our crew attempted to go to the unit twice but the resident did not come to the door. We are near completion of the work orders and are working diligently to close out these repairs.

We do not intend to retain the resident's deposit. Per our standard policy and since we are releasing her from her lease terms at no penalty, we will not withhold any of the deposit as long as rent is paid up to the date of key return and there are no charges due to cleaning or damages incurred since move in. Given the short amount of time the resident has occupied the unit, we do not expect this to be an issue.

This response is unacceptable because the issue was not repaired in a timely manner. My refrigerator was completely off for more than 24 hours due to the negligence of Alltrade's maintenance staff. If the problem with the electrical system in my kitchen had simply been inspected and repaired the first time I brought it to the attention of the maintenance staff (during the summer of 2014), there would have been no problem on June 7, 2015. I should not be held responsible for the loss of my groceries, Alltrade Property Management should recognize this as a problem they could have completely prevented and claim full responsibility.

the apartment and any maintenance items that she needed addressed during her move in process. On 
December 22nd, she returned this form and on the same day, [redacted] created a work order to resolve 
these issues.  On December 26th, our maintenance staff performed maintenance work on her unit, 
including a plumbing repair, an appliance repair and checking her windows for proper sealing and 
operations, as the tenant reported she was feeling cold air coming through the windows. Upon our 
maintenance staff inspecting these windows, our staff noted that the windows were in fact in poor 
condition and recommended they needed to be replaced. 
According to the City of Louisville,[redacted] is in the Cherokee Triangle Preservation District. 
It is a historical building and requires special permission to perform repairs to the property that may 
affect the value or historical significance of the property. Prior to this tenants move in, [redacted] had 
applied for a Certificate of Appropriateness for this property and requested to replace the windows.  We 
have been informed by the Landmarks Department that the only solution to the window upgrades is to 
install storm windows. [redacted], who is in a contractual agreement with the owner of this property, must 
seek approval from the owners to install storm windows, in accordance with our contract. We have 
requested owner approval for the storm windows and will continue to work with the property owner to 
determine when this upgrade may be completed. 
We have since performed maintenance services for Ms. [redacted] a total of seven (7) times for 
various repairs since she has moved in, including wrapping her windows and sealing them with caulk 
until we receive permission from the owner to purchase and install storm windows for this property. 
Alltrade feels we have adequately addressed Ms. [redacted]’s maintenance concerns. [redacted] does not 
control the pricing of electrical or gas services and is not responsible for these services or charges. These 
are solely the responsibility of the tenant, per her lease agreement. 
Our proposed solution is to continue working with the property owner to gain approval to install 
storm windows. We have already installed caulk and plastic wrapping on the windows to improve

We apologize for the inconvenience this resident has experienced. In an effort to address this as quickly as possible, we provided the resident with a space heater on 10/31 since our HVAC team could not address the repair until the following morning,  11/1. The heat was repaired on 11/1,...

but had an issue on 11/6. We went back out on 11/6 and confirmed that everything is in working order and have spoken with the resident to confirm once more that there are no more outstanding issues. We have given the resident with $50 rental credit for the inconvenience.

This situation has proven to be more challenging than usual as it is...

unlike any we have dealt with in the past and none of the surrounding units in this building are experiencing the same fly infestation. Because of the nature of this situation, if Ms. [redacted] agrees to vacate by the agreed date (10/11/16) our company will hold her to no further penalty.

Alltrade has been working closely with Ms. [redacted] to address her maintenance concerns and to adhere to a payment plan for her late rent payments. Ms. [redacted] is currently two months behind on her rent. Alltrade is happy to move her to another unit if that would alleviate her concerns about the...

unit where she current lives. However, to be eligible to move to another unit, she must have a zero balance and she must qualify for the new unit.  I have attempted to call Ms. [redacted] three times and left three voicemails requesting return calls since this Revdex.com complaint was filed.  I have been unable to reach her and received no return calls so any further options to resolve the issue have not been discussed. However, Ms. [redacted] has been informed of the option of moving once she has a zero balance.We will be glad to work with her to ensure she is happy in her apartment.

ID [redacted] and though it is not near accurate I now consider this complaint resolved.
Only after filing a complaint with Revdex.com and then speaking with the office manager did I get my deposit back. The person that was supposed to handle the deposit return refused to take my calls or respond to voicemails and left for the day. The office manager was gracious enough to get it done for me. They did not contact me, I had to call them everyday to finally get my deposit returned.

Alltrade repaired this electrical issue in a timely manner. The issue was repaired in less than 24 hours. While unfortunate that the electric issue happened, maintenance issues do happen from time to time in apartments, especially apartments in [redacted] that are in historic buildings. ...

Alltrade responded quickly and took care of the problem. We will not be providing a credit to the tenant for her complaint.

They came on Aug. 3 and was in the apartment for 10 minutes and never came back. They came back on Aug. 4 and spent an hour doing the dry wall, left a mess and haven't been back since. Nobody came to my apartment on Aug. 9. My son and I were both home the whole day. Besides they have a key and permission to enter the unit. Actually, on Aug 11 the plumbing issue was repaired... I believe. I was promised on Aug 11 that the unit would repaired today (Aug 14). Also, I was told this morning that someone would be here today but I just checked with the office and they weren't even sure if the maintenance person had gone home for the day or not. It is now 1:30 and I have zero confidence that anyone will show up today either.
