grant this request. We want our tenants to feel safe and happy in their homes and regret when tenants do not feel that way in their home. I confirmed with Ms. [redacted] that to be let out of their lease, they need to provide us with as much notice as possible and when they have moved out, they must turn in keys. 30 days notice is typically required but we will be flexible with them given the circumstances. I confirmed they will be responsible to pay rent while they live there. If they live in the unit during a portion of the month, the rent will be prorated accordingly. They will be eligible to receive their security deposit, minus any damages. Any maintenance issues that they reported to Alltrade would not be deducted from their deposit.If you have any questions, please let me know. As you can read in my complaint to the Revdex.com, the issue was and is, receiving no return calls despite leaving voice mail messages ten times asking for a return call. I have as of this time and date, never received a return call. As stated in the complaint, my only question was concerning the timing of the refund since it was your office that and asked where I would like the check mailed. Referring to the rental agreement is neither apropos to this issue or helpful.
 
When the refund is ready, please call [redacted] and I will have the check picked up at your [redacted] office. I assume I will hear from you by July 24, 2015.

Ms. [redacted] picked up a check on 11/26 in the amount of $440.00.  She and her boyfriend were charged for replacing 4 drip pans on the stove in the unit she rented.  No other damages were deducted from their deposit.

Tenant signed lease to apartment May 2, [redacted].  On May 5, [redacted] tenant reported leak above shower.  On May...

6, [redacted] repair was made in unit #** directly above unit #**. Did not receive another call on a repair related to this leak until 7-6-**. At which time tenant called our emergency maintenance contact, the maintenance tech arrived, cleaned up the water and noted the valve in unit #** needed repaired, he was not able to make permanent repair. On July 28, [redacted] tenant reported leak has returned, as well as the kitchen sink had a leak.  On 8-8-** tile in unit #** was repaired and kitchen sink leak was repaired.
 
On May 6, [redacted] tenant reported stove had sparked and was not wor[redacted].  Stove was repaired May 28, [redacted] maintenance tech repaired wiring and installed a new oven thermostat.
 
On July 28, [redacted] tenant called to report a concern with some exposed wiring to her bathroom.  On 8-8-**, onsite manager inspected concern and did not find an exposed wire, this was is the source to her light fixture, and her bathroom has a drop ceiling.
 
On July 21, [redacted] tenant reported concern about Bed Bugs.  On July 22, [redacted] Pest control completed an evaluation of unit #** and found light activity on only the 2 beds in the apartment. Treatment was scheduled for 7-29-**; treatment was completed as tenant was fully prepared for the treatment.  When I called [redacted] for a history on this unit, [redacted] gave high praise of the onsite manager.  [redacted] did not arrive any other date than date scheduled to treat this unit.
 
On Aug 11, [redacted] tenant reported leak under kitchen sink has returned, on 8-11-** the maintenance tech repair the leak.  We have not received any additional calls on this repair.
I have not found any notes in our system in relation to the tub drain bac[redacted] up.  All I found was a main drain line between unit’s #[redacted] that was bac[redacted] up on September, 28, [redacted].  This was addressed the same day.
 
As tenant stated, she did not notify management about her boyfriend living in her apartment as well as having dogs in her apartment.  The property’s policy is anyone living in the unit must be on the lease, as well as pet deposit of $200 for each pet, no aggressive breeds, and no dogs over 35 lbs. (With exception to service dogs)  A ** day letter was delivered to the tenant for the violation.
The apartments at [redacted] are currently renting for $600.00 for a 1 bedroom 1 bath and $650.00 for a 2 bedroom 1 bath. A tenant in the same building is currently paying $625.00; they signed their lease in [redacted] We are currently running a rent special for the month of October for is $625 for a 2 bedroom 1 bath apartment.
 
 ATTACHED ARE THE WORK ORDERS AND NOTES ASSOCIATED WITH THIS UNIT.
 
Proposed Settlement:
Manager to inspect the unit for possible mold, damage to tile floor, and to ensure all repairs we made in a professional manor and make repairs if necessary.  Tenant to provide proof dogs are certified service animals, add boyfriend to lease, and allow maintenance into unit during regular business hours to complete repairs.  Rent concession of $250 for repeated issues with the plumbing leaks in the bathroom and kitchen.  Also, tenant should have been charged for the Bed Bug treatment completed in July.  Tenant will not be held responsible for this treatment, but if Bed Bugs become an issue in unit in the future, tenant will be held responsible as infestation was only found in the beds belonging to the tenant.

We are sorry that the plumbing incident occurred in this resident's apartment and we feel that we have done everything we can to accommodate this resident, including paying for a hotel room for her and her family while repairs were completed and allowing her to break her lease with no penalty due to...

her health concerns. We are also waiving the transfer fee if she chooses to move into an Alltrade unit and we have agreed to transfer her security deposit. We have chosen to prorate the residents rent, meaning she will pay for just the days she lives in her current apartment. If she moved out today, May 11, she would pay $221.77 for her apartment at [redacted]. That is rent for 11 days of May.  She would then pay for only 20 days in May at Victoria Gardens.  We are unsure where she got $1,400 from, but that is not accurate.We are offering the resident the ability to turn in her keys by 5:00tomorrow (5-12-2017) to [redacted] Then,,we will credit her account the rent due for [redacted] Obviously, she can choose to live where ever she wants. She would likely be required to fill out an application, pay a security deposit and pay prorated rent to move to another non-Alltrade rental property. Alltrade will move her int[redacted] (if that unit is still available) but she will need to pay rent for the rest of May at that property at the lease signing. If she chooses not to live in an Alltrade property, we have agreed to refund her security deposit, as we have already discussed. All of this information has been communicated to the resident earlier today. While we understand her frustration regarding the situation, we have been working to resolve this issue for a few weeks and feel that we have done what we can to address this resident's concerns.

We apologize again for the inconveniences this resident has experienced. The property manager has been in touch with this resident and is ensuring that everything is being done to the resident's satisfaction. We completed the work on the day the resident submitted his response and are returning this week to add another coat of paint. The Property Manager spoke with the resident on 8/21 and it is our understanding that the resident is content.

Ms. [redacted] had two main issues in her Revdex.com complaint: electrical outlets not functioning in her bedroom and receiving a notice of non-payment ofrent.  On October 8, Alltrade repaired the outlets in Ms. [redacted]’s apartment. Ms. [redacted] acknowledged in a voicemail message that these were...

repaired.  Ms. [redacted] received the notice of non-payment because she has not paid her rent for August or October and the rent payment she made for September was a check that bounced. We are willing to work out a reasonable payment plan with Ms. [redacted] for the paymentof rent in a timely manner; otherwise we will have no choice but to file an eviction.
