UnbelievableThis is hands down the worst rental company in FloridaWithout to much going into anything, lets just keep it nice and shortTook them month to fix my A/CPlace is infested with roaches and antsYard has Moles, and so much moreMinimum repair time month for minor details and you lucky if they fix it for anything majorNow get this, I live in one of the most prestigious neighborhood in Florida, Ponte Vedra Beachmonth and almost $25,later for a tiny place, they told me I have to move or they will double my rentIt was very fishy from the get go when their company policy is to only do year leases at a time, If you complain they will not RENEW your leaseThese people have over 40k units nation wide and they will bully you will letters and lawyers and fees till you cave in and pay your rent, regardless if they have repaired the items or not, and if you don't, they will use the lease by doubling your rentBottom line, you can't win, so spend your money where it is appreciated YOU HAVE BEEN WARNED PEOPLE

When is time to rent they're very helpful and friendlyBe AWAREwhen is time to renew a contract they want you to paid way more moneyMy monthly payment was $1,and after a year they want me to paid almost $1,Im a disable veterans and this is one of the company that they dont care and they dont support our American VeteransAfter days that we move out we received a check with a letter that DO NOT EXPLAIN nothing and the number do not match AT ALL Im down almost $I called the office and as always nobody is available to help neither to explain

I am renting a home in Loveland ohio from American homes rent Horrible experience !! The house was filthy dirty, ie, bird nest in dryer vent, feces on toilet seat, dusty and floor muddylandscape was aweful! Plastic flapping in the breeze, no mulch left in beds , over run with weeds grass in back yard was knee high Hot water heater did not work the first night in the home Upon giving notice to leave when lease ends, I receive a page email of expectations for me when moving out in order to get my deposit back They include professional carpet cleaning and deodorizing and house cleaning, grass cut with landscape well groomed " house needs to be in move in condition for next tenant" Had no heat for hours because call center wanted to argue with me and tell me how to check for things and fix it myself Im a single mom, I don't fix things, if I did, I would end of breaking something else and get charged for it The thermostat got down to degrees and degrees outsidethreatening to get my own heating company to fix it and send them the bill prompted another company to be called by them that ended up showing up at 4pm the next day

This company was all hands in while preparing to sign my lease, call backs, quick e-mail responseOnce I was moved in, it's like they disappearedI called for months about a broken dishwasher and a leak in the ceiling which was causing the paint to peelMy son was 1/years old at the time and was in the habit of putting things in his mouthI've never had an issue with a landlord with fixing thingsAfter getting the run around and the unforefilled promises of call backsI went ahead and contacted Revdex.com, days later I had a call n actually had someone come out to my home and fix the dishwasher n the massive leak!!!!! IncredibleLolI called americanhomes4rent again about the leak which was reoccurring but nothingI knew I was moving n just didn't careI was hoping the ceiling would collapse once I movedLmaoHate these suckers!!! Oh they charged me left n right once I moved too!! They're nothing but lying thieves!!!

This is the first review I have ever written, if that is any indication of my disgust for this company. My husband and I moved to Arizona from Omaha; we applied for a home and were approved one day later. The property manager, Greg, called to schedule a showing over the weekend, saying that we only had two days (Saturday and Sunday) to sign the lease. After my in-laws scrambled to schedule a showing last minute, Greg said that someone was still living in the home, and that he was unaware of this. He said he did not know when the tenant was moving out or when we could move in. Without dates, the ability to view the house, or any pertinent information available to us, we decided it would be unwise to sign the lease; as I mentioned, we were moving from Omaha. We requested that Greg refund our application fees, due to the misleading advertisements and lack of information provided. He told us to contact Sarah or Brandon at the office. Brandon gave short, one word answers and did not show an ounce of sympathy, understanding or compassion. To say that Brandon was incredibly rude, immature and unprofessional would be putting it mildly. We have come to the conclusion that we will never rent from, or recommend this company to any of our friends or family. This company is lacking in fundamental business principles. The juvenile and deceptive experience with AH4R has made us grateful that we did not sign the lease. If you're looking for a company that is founded on the principles of unaccommodating client services and disrespectful personnel, you should rent from AH4R.

American homes for rent is the worst property management company by far if you can call it thatThe so called property managers do not answer the phone or return callsif you go in to their office they are rude and don't do anything to help get your situation resolvedThey add notice fees no matter if u pay on time or not and to get that money back lengthy process

I rente it from American homes for rent and my property was already damaged before I moved in there and they never came to replace it but now that I have moved out they trying charge me for the flooring 3,for it plus all the hidden fees in the utilities have to be paid in full with your rent my rent was but I was always pay in sometimes it's way too much never rent frm AH4RENT

This company is the worst experience I have ever had as a renterI absolutely hate that I have to deal with this until it is time to moveNo repairs are ever completed, the local office is extremely unprofessional, rude and unhelpfulEven dealing with the district manager leads to no resolutionExcessive fees charged to account even though rent is paid on time and getting it credited is pulling teethWhat theyre doing is illegal and they have definitely taken me to the point of suingIF you can get someone on the phone, theyre talking to you as if you are sm of the earthPLEASE do not waste your time renting from this company as you will have a horrible experienceJust look around, theyre all over the internet and its not a lie! I wish I wouldve listened and not be fooled by the fresh paint and new carpet! I will be going to small claims court with this company due to their unlawful practicesDont let it be you as well

Greenville SC, I am a REALTOR btw We had trouble with key entry and lockboxes, when we went to submit an application, their computer didnt process it correctly, then when we tried calling and calling with no return calls from the so called property managers, they then said they would process it manually, we were desperate and ended up elsewhere because they did not follow through and misled usI probably dodged a bullet with them

Horrible companyNo customer serviceThey said they didn't receive my payment even though I sent proof they cashed my check I filed a claim with the bank then they deny my claim and refuse to refund my money Then they send me to a collection agency, I believe out of spite, and now I've had to hire an attorney and go to court to get them to stop calling myself and my family trying to collect a debt that I do not owe They owe me money and refuse to return my calls or emails just like when my heat went out in the winter when I rented from them I've never been treated so badly and have been dealing with this for monthsThey just don't care They will keep your security deposit and make up any excuseHorribleSee the horrible reviews when you google their name

Let me start by saying Derren J Is an AWSOME employee that needs to be promoted to property manager I rented from the Houston office Renting was easy and the house was in great condition The move in guy that walks through the house with you was awesome Maintenance was fast and easy However, the property manager Billie Vance was the most incompetent, non-email / phone call returning person known to man I have never worked with a company that would allow such poor service to continueThe office sent mass emails with personal and incorrect information to every renter in the Houston area with every person's personal/work email showing Everytime I went to pay rent, someone was in there complaining about the management The only person in that office with a brain is Derren J They should let him run things and send everyone else home I only have a negative review concerning the property manager so for Derren, I will say my experience was positive

This company is the worst I have ever experienced in my life when it comes to maintenance issues getting resolvedI have lived in several states due to my military service and have never had so many delays in getting needed repairs done in and apartment or on a property I have rented like this
This morning, my daughter woke up to her bathroom ceiling pouring water from itThere is apparently a leak in the roof and through the attackThis was at hours, it has been hours and phone calls later and still no vender contact calls or updates on when or if this issue will get resolved today or notI have had other issues as well and with the overpriced rent being paid on properties under this company, I don't understand why this is an issueIf you dont care for your property to let it fall apart, then how can you hold me to a standard of living that will very likely cost you to take all of my deposit, despite how clean we are and well kept we have the propertyWe unfortunately decided to renew our lease back in July and since have regretted doing so

This company has completely taken advantage of meI electronically signed a one year lease for and suddenly every electronic version of the lease said two months into my leaseMy property manager and her assistance kept refunding my lease payments and marking them as NSF when I had bank statements to show the money was always in there and they wouldn't allow me to speak to anyone above them about this issue that I kept having to pay late fees for I went in and tried to speak to someone above my property manager to which I was deniedI was constantly sent threatening emails in the beginning and now I've given my notice to move at the end of my lease and they want yet another written noticeThey called me to try to get me to renew and when I said no I was immediately hung up onI love my house and I love my neighborhood, it's sad I have to uproot my family because of the way this company conducts business

This company is absolutely horrible! I have lived with them for months and can't wait to move out and be rid of this terrible Management companyThe house I'm renting is in a decent location and our neighbors are wonderful, but I wouldn't even consider staying due to the unresponsive managementWe have had nonstop problems with our A/C unit since I moved inI live in Florida, where temperatures can reach into the triple digits and humidity can reach 100% and my A/C constantly reads degrees and this apparently is "not an emergency issue."
The customer service representatives are nice; however, they play hockey and transfer you a thousand times to just find out the status of your service requestI just had a simple question regarding a request I put in for my A/CI had to wait minutes on hold to be told they haven't even called out a vendor yet and I submitted this request two weeks ago! The times they have sent out vendors to look at my A/C (which has been countless), they just check to see if the outside fan on the A/C is running and do nothing elseMy home is literally so hot to be in, I don't even like to cook dinner at risk of it getting hotter inside
I work for property management myself and we personally manage apartments with just people and maintenance staffOur residents NEVER go without A/C unless we have to replace the unit, and AT MOST it's for a dayWe always are attentive when our customers stress about their A/C not working because it's considered an EMERGENCY and no one should have to live like that
I will NEVER recommend anyone to ever lease with this companyThey do not care about you, or care to listen when you're expressing how your experiencing an issueThey act like it's not a big deal and charge you money every time to come out to fix the SAME ISSUEI will also be filing a complaint with the Revdex.comI don't ever want anyone suffering what I have experienced with this place

I unfortunately just signed a third year lease in So FL with AH4R and am regretting it The first year they were a good company and we had no complaints They responded to maintenance requests and were always friendly to deal with During the second year they changed Maintenance requests are ignored many times If you question the person you are talking to on the phone they hang up on you We have a fence around our back yard that is rotting and were told by our property manager that the company considers that cosmetic and will not fix it We have been without A/C for over hours in So FL and they just keep giving us the run around about getting it repaired Beware is all I can say if you are considering renting from them

This is hands down THE WORST company to deal with when it comes to issues and getting your house fixed We had a car crash through our back fence AH4R stance is that it is Vandalism and therefore our issue to resolve and pay for As far as I am concerned, I don't own a house, so I shouldn't have to chase down the loose ends on getting the fence fixed The girl who hit the fence's insurance should cover the cost, but AH4R won't have any part in the process OTHER THAN charging me They charged me for a work order that I did not authorize that was apparently for a quote to fix the fence, for a portion that is far larger than needed They refuse to call back, when they do call back, if you say something they don't like, they hang up on you They are rude and they are absolutely terrible I would NEVER recommend anyone to rent from this company

We were with AH4R for one year and their service was terribleThey did not clean the home properly before move in, it took them months to complete requests, and even their service people commented on the poor service of AH4RDo not rent from this company f you can avoid it!!! If we could do it over I would've never signed my leasePlease save yourself the hassle and find anything else!

This company is very insensitive and lacks compassion for their tenantsI have had other issues with this company since I have been a tenant that I have overlooked however this is the final straw
I live in Houston Texas and my AC went out on a Saturday in the peak of summerTheir process for matters such as this is that you call in to the Maintenance line and then they in turn will contact a company (vendor), that in turn contracts an air conditioning companyNeedless to say that process has some issues
I was not contacted about my air condition issues by the vendor/company until Sunday evening (the next day)The contact that was made was to me was to satisfy their contract with American Homes for rent to reach out to the tenant within hours and not to send me out a repair guyI informed him that I had a toddler and a special needs relative visiting and I really needed this issue resolvedThe vendor informed me to rest assured that he would get back to me with some information/ update about my repairsNeedless to say I did not hear from him and I had to call him several times and the response that I received was via a text messageI did hear from the AC company, but that was not until Monday afternoon
So now that's more than hours in a house that was over degrees, and though I was informed it was an emergency my issue was still not a priorityI say this because my unit needed a compressor and the ac repair gentleman could not repair my unit without approval from American Homes Rent
So now it's Tuesday morning hours later and I had to call Americans Homes Rent only to be treated rudely by a lady named Rosarita who was more interested in the notes on my account than the reason for my callWhen I became frustrated because she kept over talking me and referring to my notes and not what I was trying to explain what I needed, she then threatened to disconnect my call because I was being rudeWhen I placed the vendor on the line with a conference call she then over talked him as wellThe gentleman was trying to explain to her that he stayed up late to ensure that the bid for my property was completed, so that he could resolve my issueOf course she over talked him and did not hear a word that he said, but informed us that she was sending an instant message to Susan my coordinator
Finally Susan came on the line with me and the vendorSusan was more concerned with the fact that I pronounced her name as SuzanneShe ensured that she that clear before proceeding with the callI apologized however I did not understand why that was relevant when again I am calling about not having any air in my house for hoursI felt as if I was being held hostage and though frustrated I couldn't really say how that was irrelevant for fear my request would get placed further back
Susan, placed me on hold and when she returned she informed that she walked over to the gentleman that has the power to approve my requestI replied thank you so very much, and then she proceeded to tell me that American Homes Rent has over 7,properties alone in Texas and he would be looking at my request nextI'm not sure why she felt that was important to tell me, because I don't care about the other 6,homes in Texas because I am calling about one home
Now I am still waiting for Susan to call me back to let me know "if" the compressor was approvedOnce approved Susan will have to call the vendor, who in turn will have to call the AC company which in turn will have to contact me to schedule an appointment either today (Tuesday) or tomorrow
I think that American Homes Rent, has gotten too big and it showsFrom the unprofessional way that they dress and act in the Houston home office, to the maintenance lineI have personally had other negative interactionsI have seen poor behavior with other tenants at the main officeEven prior to this issue I have received poor service with the maintenance line as wellFor them not to show compassion for someone living in a property under over degree conditions is just too much
I am hopeful that this feedback will either make someone think about renting from American Homes Rent, or at least they will be able to make an informed decision about choosing this company to rent a property fromOn the other side I am hopeful that American Homes Rent will use this as constructive criticism and ensure that they evaluate their operation from the home office to the maintenance line
I am fearful of retaliation or a "special note" being placed on my account after I file this complaint however my experiences with this company have been awfulTo add insult to injury my rent continues to go up from year to year

This company is corrupt from the very top down to the very bottomOutrageous fees for being late on your rent time, and then you will never be able to catch up! None of these "fees" are listed on your leasePay them money, they ask for moreVery sad for the people who work there but the families that have to deal with them as wellPraying for everyone involved with this company!
