I would never rent from the company again in my LIFEThe "customer care" is herindousThis Comany request that we keep the untilties in their name to ensure that water would not get shut of in the winter and pipes wouldnt freeze, so we pay them and they pay the bill....well recently this was not the case we paid them and they did not pay the utility companySo I arrive home with nothing onI called and called and nothingwe finally had to call the after hours for the city and pay a feesomeone from the company finaly returned our calls the next daystating we had to provide proof that we paid....aaaggghhh talk about inconvientwe requested that they send us a check..nope they cant do that I am toldWhat am I suppose to do with a credit? since I didnt have poor I couldnt cook for my familywhen I posed the question if the company would reimburse us for this inconvince I was ignored

Me and my husband got my phone number set up to look at a house and were told that no one had put in an application to itWe get there and can't get in and the lady on the phone said an application was accepted and gave me a number to an agents voicemail who wasn't even the right agentWe got in to look at another house and called to say we were interested and again told there were no applications on itGot to the website and the house was goneI talked to other people on the phone who didn't help me one bitI think this company has REALLY *** service and I will not use them

Shower has been leaking since our lease started in September, it is now MayThey ripped out the exhisting shower weeks ago and they are now storing the new shower in our garageThis company has been nothing short of a nightmare to deal with, their customer service is horribleIf you are considering American Homes for Rent heed my warning and go somewhere else

Worst customer experience in my year old life, they are rude and unjust, enough said They charged me fees for nothing while responding to none of my concerns

We found an acceptable home The listing said you have to show you earn times the rent We sent proof of deposits in our checking account They said they wanted our whole statements which I was uncomfortable doing - showing someone what our personal spending is and potentially jeopardizing peoples privacy Sent them several more documents proofing times monthly rent They said I needed to co-sign with my LLC which I am the only owner of! Not different than signingOur credit is range and income very good (thank God) They then approved me and in the small print said I had to pay the months up front This company is a scam and I warn you not to do any business with them They just are trying to get your $application charge

Worst experience ever.First off our lease said we would have our utility's done through con service but our leasing agent said it was not ready to go through our local company.So we had to pay start up fees through our local company and month later have it changed to there company with start up fees and pay two different utility bills.Our year is almost up we have yet to have the maintenance issues fixed at move in walk in.Then sometimes they accept personal checks and other times they don't which they will mail them back and then charge a $late fee plus $notice fee.You can never get a hold of anyone,they will only reach out to you if they need something then once you have concerns they will no longer keep in touch or respond.I really hope this company gets shutdown,I would never recommend them

stay away from this company as a renter I have been in my home through them for just over a month and it has been nothing but troubleTheir web site does not work correctly, their so called customer service is useless, and so is their IT The property manager does not return calls or e-mailsThey have refused to repair the fence after boards broke, they refused to fix the stopped up tub drain, and the ice maker in their refrigerator They offer no assistance other than to take your name and number

Horrid I can't go into the entire situation right now but suffice it to say, I am suing them They have violated their lease with me on so many different occasions it's ridiculous and my children, fiance and I have been incredibly ill from the black mold we've been living with in the rental home!!! Apart from that, all of our possessions are covered in it and we don't have a place to live right now because black water flooded both bathrooms due to them not maintaining the septic system on the property!!! HORRIBLE COMPANY, steer clear!!!

I have never had a good interaction with this companyMost of the communication with individuals there go without replyI've needed some pertinent information to ensure that I was in compliance with their rules, and they never answered
This company is unprofessional at best, and legally neglectful at worst

I was helped by Lauren B*** on May 23, There were several issues that needed attended toMy original property manager would never return my callsBut Lauren helped me out and got everything lined outShe did a great job and was very considerateEven though I was getting very frustrated, but not at herShe is a strong asset to your companyI have told her several times, but please pass it on again that ***/says she is AWESOME!!!!

Horrible horrible companyso many hidden fees and there utility bundle and policy is a jokeI was told after my lease ended that my deposit would first go to the final payments on the conservice conservise pays two months back btw and I made arrangements to be month to month after lease under the assumption that those months would be handled by deposit only to get a bill for nearly a grand more then usual payments and not having all of it which I notified them well in advance that I couldn't do all that at once I still got charged a massive late fee for being dollars short on a bill that shouldn't even existcalling for there maintance was horrible as welland they try to make everything "your own responsibility" fixes for the love of God they need to be put out of business

Straight to the point:
-Fees, Fees, and more Fees for everything
-Terrible customer service
-Long wait times on phone
-No response from property managers
-Houses are falling apart, but they LOOK nice
-They Will not fix expensive repairs
-They fall behind on Utility payments
-You won't get your security deposit back
-You never deal with anyone in person
-You can never talk to the same person twice
-Random charges appear on your account
-Rent costs top dollar for the respective market

Long Review:
We hated our experience so much, we broke our lease 6 months in and paid $3825 in order to do so. The lease termination fee was well worth it to get away from this company. They will nickel and dime you to death over the course of your lease in fees. There's even a fee to pay by debit card online.

Check other reviews online and they all have similar experiences. The absolute worst company I have ever had to deal with.

Do not rent from this company! My wife and I moved into a house in April. During the move-in inspection, we noted the floor of the master shower was leaking into the basement. The floor was rotting away and falling into the basement. The spare bathroom toilet was running constantly, the dishwasher was broken, the basement windows were kicked in, and the roof was leaking. According to the lease agreement, American Homes 4 Rent had 48 hours to fix any discrepancies. After multiple contractors came out to assess the job, American Homes 4 Rent kept refusing to fix the problem because it was too expensive. Meanwhile, my wife and I could not use the bathroom until the shower was fixed (The floor was cut out to assess damage). The work was finally approved after I threatened legal action, and the bathroom was fixed 8 weeks after we moved in. The dishwasher and other smaller issues took 2 weeks for repair. There was no compensation for the lack of features we were paying for but not able to use. Each time I called for a maintenance request or status, I had to spend hours on hold with someone in Las Vegas where the company headquarters is located. The property manager was located over 60 miles away and never answered the phone or email promptly.

This company uses a third party utility service to pay utility bills called Conservice. Just to pay your bills you have to pay Conservice a $10 fee every month for managing the utilities. Conservice was months behind on billing so when we moved out, thinking we were paid up, we were charged $727.38 in remaining utility costs. This amount was deducted from our security deposit. I am still unable to determine how our utility payments over the course of the lease did not pay for all the charges.

SERIOUSLY?! Are we renting from the same company. We have lived in our rental 2.5 years, south of Nashville. Property Manager usually calls back same day and/or emails are always answered. Two winters in a row, one of the two heating units cannot keep up with temps that stay below freezing and so we called with maintenance request, because we basically had no heat and twice, I was contacted by them AND the company they asked to come out. My dishwasher died and they sent out a gentleman within a few days to assess it and was told new one needed to be ordered. Within a week, I had new dishwasher. When we moved in, there were vines climbing up the side of the house and had wrapped itself around the insulation for the heating pipes etc.......they sent someone out to remove the vines and replace insulation. Sure their late fees seem high, but that is so you pay on time. Yes, he monthly pet fee I have to pay is stupid, since they have a non refundable pet deposit from us.....but they let you rent with pets and no restriction on breed or size. Sure, they raise the rent each year.....most places do that. We may be stuck here for another few years and hopefully, we won't have issues moving out when the time comes. Carpet, paint etc.....by the time we leave, it will need to be replaced as it may be 7 years we have lived here by then. I think MY BIGGEST complaint is that they used FLAT paint in every room of the house and it's flaking off around my shower...so, I will just paint it. Would I recommend AH4R, sure......everyone I have dealt with over the last few years has been friendly and helpful. I did property management for 7 years and it's not an easy job to do.

This company is awful I rented a house in South Carolina when doing the walk through there are several problems with the house 1. Mold in the structure 2. Insect infection 3. AC not working at all, the company has at this.point refused to return any calls or fix the problem and said that I paid the deposit and first YEAR rent that I had to.take the house and that I am stuck with it now.

Can't get them to fix things that needed fixed before I rented the place. No response from Shani Bullock, the property manager, or Allen, the maintenance guy. DO NOT RENT FROM AMERICAN HOMES FOR RENT!!!

I didn't read reviews until after we moved into one of AH4R propertie . I can honestly say that it scared me a little. After living here for over a year I have no complaints. We had 2 problems that we had to request maintenance for and both were fixed same day as requests . One of them being heat in the middle if a chicago winte . Sam, our property manager has been great. When calling the customer service office I have been treated with the utmost respec .

American Homes 4 Rent is the worst rental company I have ever dealt with. They break the law at every turn. American Homes 4 Rent took over our lease at the end of our second year in the home we rented. We were in the process of purchasing and had to go month to month....and they jumped our month to month rent over $100 from the year before and started charging pet rent, which we had never paid before (paid pet deposit). Upon move out, we hired professional cleaners to clean the home. We left it in GREAT condition, less than normal wear and tear for 2 years. Their inspector was REQUIRED by Tennessee state law to fill out a damage report when I was present for move out inspection and did not. They had 10 days to send us the damage report and took 16. They charged us for painting the walls....$427 worth. There were NO marks on the walls. Their inspector flat out told me they were changing the color from white to tan, yet they charged us for paint matching. They charged us $50 for tub stoppers not being there, but they weren't there when we moved in. And then asked me why I didn't leave the tub stopper I purchased....uh, because I paid for it! We disputed the charges and won (Thankfully) but they have yet to send us the second check they owe us and they are already 12 days over the 30 days they had to send it in. Now the same person who sent me the revised chargeback form showing we get all of our money back is claiming we don't get any more back.

This company is a nightmare. They are rude, they are dishonest, they are skeezy and greedy. I am making it my mission to make sure everyone I know NEVER rents from them! I'm so sorry for everyone else who has dealt with them. Keep fighting. They are in the wrong. KNOW YOUR RIGHTS! Study your states laws and know them inside and out. American Homes 4 Rent will do everything they can to screw you. You HAVE to protect yourself. Wish everyone the best!
