American Homes 4 Rent, LP.

How this company has a B, I have no idea. I spent a week without a stove because they lied to me and now I'm a week without a working fridge because it is not in their budget to repair nor replace one. They told the vendor to have me call with questions only for the supervisors to conveniently not be available for my call MULTIPLE times. This company is a joke and I can't wait until my lawyer hears the newest issues I am having.

I would not recommend anyone looking to rent a home to this company. Customer service is very poor. They have hidden fees that are not included in your lease and try to force payment. Call center wait time is extremely long. Poor response to complaints. Hardly almost impossible to rectify errors applied to your rental bill. Fees attached to everything. Your property manager is impossible to reach. Issues are not resolved easily.

When is time to rent they're very helpful and friendly. Be AWARE... when is time to renew a contract they want you to paid way more money. My monthly payment was $1,350 and after a year they want me to paid almost $1,500. Im a disable veterans and this is one of the company that they dont care and they dont support our American Veterans. After 30 days that we move out we received a check with a letter that DO NOT EXPLAIN nothing and the number do not match AT ALL.. Im down almost $175. I called the office and as always nobody is available to help neither to explain....

Unbelievable. This is hands down the worst rental company in Florida. Without to much going into anything, lets just keep it nice and short. Took them 11 month to fix my A/C. Place is infested with roaches and ants. Yard has Moles, and so much more. Minimum repair time 2 month for minor details and you lucky if they fix it for anything major. Now get this, I live in one of the most prestigious neighborhood in Florida, Ponte Vedra Beach. 12 month and almost $25,000.00 later for a tiny place, they told me I have to move or they will double my rent. It was very fishy from the get go when their company policy is to only do 1 year leases at a time, If you complain they will not RENEW your lease. These people have over 40k units nation wide and they will bully you will letters and lawyers and fees till you cave in and pay your rent, regardless if they have repaired the items or not, and if you don't, they will use the lease by doubling your rent. Bottom line, you can't win, so spend your money where it is appreciated.

First off, if you choose to rent with American Homes 4 Rent YOU WILL REGRET IT.

They are a terrible organization with horrible customer service and loads of hidden fees. After we left the house we rented from we heard no complaints from the inspector, thus we figured we would get our security deposit back in full. We got 1/3 of it. They put things down like paint touch up, cleaning, and other BS which we know is false because we scoured that house. They are a bunch of crooks. Their process to sign you on contract is super easy, straight forward, and they have great customer service during that process. Once they sign you on they kick you to the curb. The phone number they provide for maintenance was disconnected. It took weeks to get simple maintenance done. This and did I say they have loads of hidden fees???

I'll reiterate, if you rent with American Homes 4 Rent YOU WILL REGRET IT.

By far the worst landlords I have ever had. Had things from initial walk-thru that never got fixed (and the things that did took over 4 months to do). Got broken into due to an old window. Afterwards they looked at it, said they would replace it and never did (window still doesn't lock 4 months after being broken into). No one at the local office ever answers the phone and the 1-800 number those people are nice but [redacted] never gets done. We also don't even know who our contact is at the local office. We received 4 different emails saying one person was our contact, then a follow up saying no it was someone else. THE ONLY RECOMMENDATION I WOULD GIVE ABOUT THIS COMPANY IS NEVER USE THEM!

The house wasn't in the nicest shape when we got there, damage to a cabinet, broken window, doors that don't close. They later charged us for the window which they never fixed over 2 years, and the damaged cabinets. Charged $200 a room for repainting. They also sent the bill to my roommates but then called me about the late payment on it. Overall just a bad business to work with.

I am renting a home in Loveland ohio from American homes 4 rent. Horrible experience !! The house was filthy dirty, ie, bird nest in dryer vent, feces on toilet seat, dusty and floor muddy. landscape was aweful! Plastic flapping in the breeze, no mulch left in beds , over run with weeds. grass in back yard was knee high. Hot water heater did not work the first night in the home.
Upon giving notice to leave when lease ends, I receive a 3 page email of expectations for me when moving out in order to get my deposit back. They include professional carpet cleaning and deodorizing and house cleaning, grass cut with landscape well groomed. " house needs to be in move in condition for next tenant"
Had no heat for 24 hours because call center wanted to argue with me and tell me how to check for things and fix it myself. Im a single mom, I don't fix things, if I did, I would end of breaking something else and get charged for it. The thermostat got down to 47 degrees and 17 degrees outside. threatening to get my own heating company to fix it and send them the bill prompted another company to be called by them that ended up showing up at 4pm the next day

We applied with them to rent a home. We spoke to 2 different people. Gave them information. Get called and ask to give more. We asked then if that was only issue. We were told yes. We would be approved. Then are sent an email stating nope you can't get it. No explanation. No returned called. Trying to sort it out. My husband now has to turn the job offer down as we can't get a place to rent in Raleigh North Carolina. Very bad customer service.
