This is the first review I have ever written, if that is any indication of my disgust for this company. My husband and I moved to Arizona from Omaha; we applied for a home and were approved one day later. The property manager, Greg, called to schedule a showing over the weekend, saying that we only had two days (Saturday and Sunday) to sign the lease. After my in-laws scrambled to schedule a showing last minute, Greg said that someone was still living in the home, and that he was unaware of this. He said he did not know when the tenant was moving out or when we could move in. Without dates, the ability to view the house, or any pertinent information available to us, we decided it would be unwise to sign the lease; as I mentioned, we were moving from Omaha.
We requested that Greg refund our application fees, due to the misleading advertisements and lack of information provided. He told us to contact Sarah or Brandon at the office. Brandon gave short, one word answers and did not show an ounce of sympathy, understanding or compassion. To say that Brandon was incredibly rude, immature and unprofessional would be putting it mildly. We have come to the conclusion that we will never rent from, or recommend this company to any of our friends or family.
This company is lacking in fundamental business principles. The juvenile and deceptive experience with AH4R has made us grateful that we did not sign the lease. If you're looking for a company that is founded on the principles of unaccommodating client services and disrespectful personnel, you should rent from AH4R.

Homes4rent treat their tenants like trash. I been living in one of their residents in NC and they never fix broken items or problems in the home as they should. Their excuse is that it is tenants responsible to fix things in the home, but as a renter it is the landlords responsibility. They went up on my rent by $75. When you call the property manager for anything important or not, you never g et calls back or emails. This is by far the worst landlord I ever rented from

I absolutely hate renting from American homes 4 rent! My resident portal has went out several times! Causing several problems! I have been here a year and this is the second time I have had to put in a request for maintenance. Both times it has been my AC unit went out. It has took days for them to even respond and weeks before they got someone to come out and fix it. It has been over 80 degrees in my house with a small child and an animal. I also tried to send a message on their website and every time it says "currently unavailable try again later." Also it charges you 40$ to pay online! That's a little ridiculous if you ask me!

This company was all hands in while preparing to sign my lease, call backs, quick e-mail response. Once I was moved in, it's like they disappeared. I called for months about a broken dishwasher and a leak in the ceiling which was causing the paint to peel. My son was 1 1/2 years old at the time and was in the habit of putting things in his mouth... I've never had an issue with a landlord with fixing things.. After getting the run around and the unforefilled promises of call backs.. I went ahead and contacted Revdex.com, 2 days later I had a call n actually had someone come out to my home and fix the dishwasher n the massive leak!!!!! Incredible. Lol... I called americanhomes4rent again about the leak which was reoccurring but nothing.. I knew I was moving n just didn't care... I was hoping the ceiling would collapse once I moved... Lmao.. Hate these suckers!!! Oh they charged me left n right once I moved too!! They're nothing but lying thieves!!!

My husband and I have been in an AH4R rental for a year. We've had many issues since moving in, the first of which is the fact that the home was NOT cleaned prior to our move in, nor was the lawn/landscaping maintained appropriately while the home was vacant. We were promised at move in, that someone would be out to take care of the lawn/landscaping so we could start from an even playing field - but no one ever showed, and after deflecting ugly comments from the next door neighbor we just did it ourselves.
We've put in three maintenance requests, all of which have been virtually ignored. We reported rotten wood underneath a piece of siding that had come off in a wind storm, and no one cared to investigate. It took more than two months just to get them to fix the siding.
We've reported shingles coming off the roof during wind storms. The first two attempts to get someone to address it were completely ignored. During my third attempt I was informed that AH4R does NOT DO preventive maintenance repairs. Unless there is a water leak, or some other 'problem' with the roof, they will not repair it.
In addition, they are unable to find contractors in our area to work with them. I suspect that is true. I would never do any work for them.
Do NOT rent from AH4R. It's not worth it. Even if you pay more for a decent property manager, it's worth it.

We rented a home from the company in the Nashville/Sumner County area in Tennessee, and I must admit I am greatly displeased and would not advise anyone to ever rent from them. The first year was okay. The second year was a nightmare! First, our rent was increased without prior notice (we only found out when we requested a lease to sign for the next year). Maintenance request were ignored. The garbage disposal quit working in July 2014; someone came and fixed it October 2014. We made a request for siding to be fixed after a storm in our area; we never heard back from this company. We finally decided not to renew our lease. They sent the check out procedures, which we followed, only to be charged for cleaning, painting, and other items that we did. What was the point of asking us to do these things only to be charged for them in the end? The inspector told us that everything was normal wear-and-tear, and we kept in house in really good condition. I would recommend that you spend your money elsewhere.

I have been renting a house from them for almost three years now, to say that their services has been unsatisfactory, is an understatement. Everyone needs to read the alert about this company at the top of the page on Revdex.com, it states the exact problem I am having with them. It took a month to get a garbage disposal fixed, along with 10 phone calls, only to be charged $400 to have the disposal fixed. So it took them a month and I got charged almost half of my rent, to repair a clog. I was never told about the possibility of a charge or anything. It just showed up on my next monthly statement with no explanation and when I requested an explanation, I got no response, only a letter in the mail telling me to pay in 10 days or be evicted. This company has no moral values or ethics, if you can avoid having to rent from this company, avoid it at ALL COSTS. This company is absolutely shameful.

AH4R is very inconvenient. When submitting maintenance claims; they take at least two weeks to to respond back. You can never ever get in touch with your leasing agent and typically if you do; someone else always calls you back and doesn't help you with your request. So many times my husband and I have done the work ourselves.
Their rent goes up every year without an explanation. This happened to us where our rent went up $150 and there was never a reason for it. We asked and even tried speaking to our agents supervisor who never did get back to us. We had no choice but to agree to another year.
You basically live on their rental properties which are typically nice however; you can expect not to hear back from them and never be able to get into contact with them.

This may be a great service in other areas of the country, but here in Atlanta they do not return your request for a phone call via Trulia. You then call their main number and the kind gentleman or lady will read you the exact description of the property from Trulia. I was able to get the phone number for their office here in Atlanta, but when I called during regular business hours all I got was a recorded message from Matilda explaining that no one would be able to talk to me at this time.

Speaking of time... well, you get the picture.

We are on our second year renting from this company and our second home with them. The first house was great, we had no issues with the home or American Homes 4 Rent, everything was great. We upgraded to a larger home in Feb 2015. It took a couple of months for our electric bill to catch up to us in the new home but when it did.... our electric bill was consistently almost $500 a month on or 2200 square foot rental home. Our property manager Holly insisted that our high bill was normal for the size of the house and immediately dismissed the fact that the ac unit would hardly ever turn off. After several months I even went over her head and spoke to a Jim, her boss and basically told me to pound sand... It took over 8 months for them to send anyone to even look at the ac and that's only after I caused such an uproar that the property manager Holly immediately informed that they would not be renewing our lease when it expired.. When someone did finally come look at the ac, the technician explained that the condenser was working 10 times harder than it should due to not conducting maintenance on the unit. Since the ac had been fixed, oir electric bill is now under $200 a month. American Homes 4 rent has been an absolute nightmare and I strongly encourage anyone to use this company as last resort, at least in the Tampa region.

My family and I rent in White House, TN and have just signed a 3rd year contract with this company which was a huge mistake. We have always loved the home we are in but was told before signing the first contract that the rent would not go up for 2 years. That's a lie. Our rent has increased every year.
I spoke with a representative of the company about 3 months ago before our lease came due for this year to discuss relocating to a home in Sevierville, TN or close to that area. She told me that it wouldn't be an issue so we started to view homes on their website and in person through their company. Thinking this was going to be an easy transfer ,since we keep the home in good condition and have never been late on our rent , well we were wrong. They make it almost impossible to get out of a contract without you paying a fortune.
Of course we found a home we wanted to transfer to and to my surprise they told us that we would have to start the entire process over. Meaning that we fill out an application, get background and credit checks, send paystubs, and pay another deposit for the amount of rent, pay an extra $500 to transfer , pay to have the house painted and the carpets steam cleaned and a written 30 day notice to move. This is ridiculous.
I was thinking maybe we would pay the rent at the new home and then they would check this house and if there's any damage make us pay the difference The company already knows they can depend on us to pay our rent and haven't had any kind of police issues, etc. so why the entire process over? The home we wanted to transfer to was even cheaper, so why paystubs and credit check again? If we qualified to rent here then why wouldn't we there. It wasn't a quick and easy process the first time around to get an approval answer so needless to say I don't want to go through it all again.
They make a very tiny window for you to get out of your contract and, from what I've heard ,your deposit isn't even used for painting or carpet cleaning like a normal deposit would be used for. So basically I'm sure they will find a way to try to keep our deposit.
It's funny how they take 30 days to give you your deposit back but they want me to give them 2 deposits up front plus 500.00...your crazy AH4R,,and you've lost my respect and I will make sure everyone hears about it. I advise everyone NOT to get into their contracts. You'll regret it, I promise!

I am in the process of being wrongfully evicted ,as an act of retaliation for requesting repairs to the property.
My mother passed away over the holidays,and I was left with the enormous burden of assuming the cost of her funeral & was not able to pay my rent on time, for the 1rst time in 2 years.3 days after the past due date, I had the funds to pay in full,they have refused to take my money & have filed eviction procedures against me.They are kicking me when I am down!My court date is set for Jan.29th.I will be looking at filing a class action suit against them, if anyone is interested in joining me,please let me know,let's do this together, let's bring them to justice !

By far the worst hosting company I've ever worked with. Extremely rude and condescending, poor work order response times, and not completed to satisfaction. I wanted to upgrade the thermostats from the ancient ones to the new technology from the power company and they said I'd have to put the old ones back before I move out, which I will, but why wouldn't you want a free professional upgrade?
The leading agent Kimberly in Las Vegas is the absolute rudest person I've ever dealt with, on multiple occasions. If I could upload the voicemails she's left me I would.
Mary my property manager is better to deal with although can still be hard to contact.
To this day I've still never met anyone in person.

We thought this was a dream home for us to rent compare to other homes that they showed us were oddly treated and feeling very empty leave us wonder why we felt that way.
Anyhow we could not find any house that made us want to take yet we learned that we had to act quickly if you find some property that you like. This house which we are currently was a brand new property of the American Homes 4 Rent in late March of 2015 when the time where we desperately need the house to move in and their beautiful yard work made us jump in.
Now we understand why the oddness and emptiness that we felt from other houses of the American Homes 4 Rent.
We had moved from 4000sqrt with another company to 2600sqrt with the American Homes 4 Rent, our cost of rent went from $1500.00 to $2000.00 in the same small city.
We thought this is done deal no hidden agenda but we missed out the little detail of their contract. They wouldn't fix any dysfunction of the house under $100.00 after 3 months of the contract. Their response to our claim for fixing the damage of the spring of garage door which is over $100.00 took over 7 business days and took them to send a contractor another 7 business days. Under same policy, our light fixture of master bed room or garage still not be fixed since summer of 2015.
Additionally, we found out that not only we were not happy about the treatment of the American Homes 4 Rent but also their contractors.
Though we managed to pay rent on time when we had the most stressful of our lives, the American Homes 4 Rent had sent the letter of threat twice by their system error. Apparently, we have not any apology from the American Homes 4 Rent.
Luckily we survived our circumstances and able to move out from their system.
Regardless of our motto to keep our peace in the society and not take any offence by mistakes from anyone, we felt our review of the American Homes 4 Rent will save many people like us who prefer humanity over corporate profit.
Our year of experiences with the American Homes 4 Rent had been worse than we heard from the contractors whom were sent to fix many parts of the house in the beginning of our contract.
No wonder why we wouldn't see same contractor ever again while we were dealing with same electrical issue at that time.
By observing their behaviors and researching online the reviews from renters and employees, we finally come to the conclusion that the policy and system of the American Homes 4 Rent is only to benefit for their profit.
We felt the American Homes 4 Rent had threatened us than treated us.
Thus we do not recommend anyone to take any contract with the American Homes 4 Rent at all.

My family and I rented a property from AH4R and we could not have terminated our lease soon enough. The line of contact names, phone numbers, email addresses, and ignored voicemail messages is seemingly endless and ever changing. The online resident portal has proven unreliable and, furthermore, unresponsive when it comes to placing/completing maintenance requests. The lack of communication and professionalism during the move-in and move-out processes is deplorable! Not to mention the fraudulent charges attempted to be made after every requirement for termination has been met, and legitimate moneys have been paid. Do yourself a favor and do not allow yourself or anyone you know and care about to become the victim(s) of the scam that is American Homes 4 Rent! I would not wish this experience on anyone.

Do not rent from them! We rented a home from American Homes 4 Rent despite reading the negative reviews...that was our first mistakes. Heed the warnings, they are true. Getting someone out to repair anything is a chore, requiring multiple phone calls. If the repair is less than 100$ the tenant is responsible for it, yes you read it right. We had a severe wind storm and a shutter blew off the house, we have called on it 4 times, no results. They own alot of homes which makes it difficult to find one to rent that they don't own, but do not do it you will not be happy. They own homes nationwide, when you call a repair you get a 3rd party service somewhere in the U.S. As you can see they are not Revdex.com accredited, for good reason.

I would do anything and everything in your power to find out if this company owns the home you are looking at renting, and please at all cost save yourself before it is to late. You can not mentally, physically, or financially afford to be stuck in a home owned by this company. And many times it will be hard to find out ah4r is the actual owner, knowing that their reputation is so poor, they will try to hide actual ownership behind other shell companies. I did not choose to move into an ah4r house, but they bought my current residents 9 months through the lease. After 3 months they were more than happy to raise the rent 10% over the previous year. Best part about this entire horror story is the a/c went out just prior to the now ongoing renewal harassment every single day for 2 weeks. All they are capable of is harassing about renewing a lease on a home that does not even have a working a/c. Corporate and local ah4r can not seem to have any kind of communication on the issue. I put the "mandated" work order in through the bogus corporate hotline 4 days in a row. 2 days after those 4 requests I was "promptly" contacted by a local property manager for American homes for rent. We now have the 3rd tech visit scheduled next week because they, of course, can not get back to the a/c company with approval for ordering the parts. I was then accused of submitting a subsequent work order, after speaking with the local property manager, and this is the reason for so many delays. The subsequent work order is of course just an out and out lie, fib, fabrication of the truth, whichever you personally feel most comfortable with. My house is still a comfortable 86 degrees this evening. I have also been lectured for my poor choice of vocabulary associated with my emails replying to the renewal email received every single day 10 days straight. 10 renewal emails, 0 fix the a/c emails. My house is still a comfortable 86 degrees this evening. If you've taken the time to read all of this I will leave you with please do yourself and your family a favor and avoid an imminent disaster by moving into an ah4r house. Also my house is still a comfortable 86 degrees this evening.

This is a poor customer service company to rent from. They were great and accommodating during the process of getting you into a residence. After you signed and paid the fees (oh yes..many hidden fees that are not stated up front). If you need maintenance completed, they will send an incompetent individual to attempt to resolve the issue, tell you it is resolved, and the problem isn't. I had to have my furnace looked at by 4 people before it was resolved. I had two boys try to replace my thermostat to only find they wired it incorrectly(I had to fix it myself). They have no clue what their properties have installed as far as sprinkler systems, what the property boundaries are. They will break your lease agreement and yet they will keep the entire security deposit. Property managers are young, snot-nosed, ignorant,, disrespectful individuals with attitudes. DO NOT RENT FROM THIS COMPANY! I went thru three property managers, and they don't bother to keep you updated on this.

When I first moved in, I encountered many problems with the heat, water and then AC. Each time the company did not believe me and took months to fix the issue. Every time my lease was up, they increased my rent. When I wanted to break my lease, they were very difficult and took a very long time to determine whether I could get out of the lease and what the penalty would be. I have a hard time getting anyone in the local office to respond to my voicemails and their responses are rude.

American homes for rent is the worst property management company by far if you can call it that. The so called property managers do not answer the phone or return calls. if you go in to their office they are rude and don't do anything to help get your situation resolved. They add notice fees no matter if u pay on time or not and to get that money back lengthy process.
