court fees for one of her filings as a courtesy but due to the fact that we were forced to file so many times, we could not continue to waive the fees that we incurred.  We spoke with [redacted] on 1/31 and 2/25, again on 3/28 and 3/31.  She was provided with all information regarding her delinquent account and what was required to move forward.  Per the lease agreement, the rent is due on the 1st.  After that we file notices required by the state if payments have no been received.  Month after month these  nonpayment issues continued and the residents were made well-aware of them all.  This complaint is truly unfounded.

We have spoken with Mr. [redacted] regarding this situation and he has indicated that he is satisfied with our proposed resolution.

So far I have had nothing but a positive experience with this company. My first issue was a roly poly (pill bug) take-over of my rental house. The house is beautiful and in a great neighborhood, but I couldn't live with the hundreds upon hundreds of roly polies that got in. AS SOON AS I submitted my request online, I got a phone call from maintenance saying they received request and would have someone call to come out. The bug company called right away and I set up an appointment. The gentleman who came out was extremely respectful and took care of the problem. Now my issue is the air conditioning. It isn't working properly to cool the house so my fear is an extremely high electric bill from it running constantly. I know the a/c company came out Monday, but there has been no difference. I called maintenance, the lady was VERY nice to me and assured me she would handle the situation right away. I will update once this is resolved (or not) but so far I am hopeful, regardless of the bad reviews I have read.

We have been communicating with [redacted] regarding her account and have agreed to waive all late fees, demand fees, and the attorney bill for the court action we currently have her in. We are currently adjusting her account balance according to a copy of the utility bill she had provided, which she...

has been paying directly to the utility company. The only outstanding payment now is her October rent payment, which she has agreed to pay. We will reach out to her directly with her new account balance shortly.

As a courtesy to this resident, ARP will be waiving the additional demand and late fees accrued, which leaves a balance due of $270.80 for the unpaid utilities. The resident has agreed to pay this amount and has now transferred the utilities into her name effective as of 12/5/14....

The resident has indicated that she is satisfied with this outcome.

If you need to move out by breaking a lease you better call this company a dozen times to get a response. And once you do receive a response don't let them off the phone until you've figured out everything you need. I called for over 2 weeks to figure out how to move out early, they didn't call until after the first of the month with the process that was needed, and now are charging me the extra days into the next month. Awful service. No follow up until it's too late.

Avoid renting from ARP! I've spent hours on the phone with their polite but incompetent customer service associates, from so called managers to directors. We have filed numerous requests for maintenance and things are still not in working order after a month and a half. Their local maintenance contractors have been giving me every excuse in the book on the days they are to come for repairs. I've heard my car broke down, car leaking oil, emergency roof repair at another residence for two days, hot water heater flooding another home so they had to go for emergency shut-off, and they have just never called when they said they would to schedule the repairs. ARP maintenance has blamed ARP leasing who points the finger at the contractors . Avoid them all! We moved into the ARP rental and there was no running water for a few days. Once the water got turned on we had no hot water to the master bathroom. The first week in the house the outside temperature rose above 80 degrees inside was in the high seventies. The central air didn't work so we had to leave the home for a few hours to cool off our two and three year old children and ourselves. The ceiling fan never worked, lights don't work, no screens on windows, no towel bars our tissue holders in the bathrooms, dead landscaping, water coming in under doors, and the list could go on and on. Currently there is sewage in the back yard along with standing water.
We were sent rude emails stating our rental is "as-is" and items would not be installed that we may purchase and install them if we so desired. No where in our lease does anything state as-is! They sent a disregard notice after that email and we finally got a towel bar in our bathroom after over a month of showering and keeping our towel on the floor. The irony is we purchased them ourselves when we moved in and were told by maintenance they would be provided so we returned them. We'll the did install the cheapest fixtures they could find. The towel bar is probably a good size for an RV or mobile home. Our lease has an addendum that list like thirty or so items we will be charged for when we vacate if damaged or missing. Apparently we will be charged $30 for damaging this $5.00 towel bar that never existed in the first place until after over an hour on the phone and número use maintenance calls waiting over a month.
I could go on and on about these issues and more. Just know that ARP is an investment company buying homes across the country from all the unfortunate Americans that were scammed by the banks and lost their homes. They, and others like them, intend on buying homes at reduced prices for cash and renting them to people without a clue as to how to provide service to the public or maintain their properties. They are just after a profit and I'm pretty sure their profit margins will decrease soon. They will be stuck with all these homes and angry tenants. Should be interesting to watch them fail.

We have continued to work tirelessly with this resident to resolve the matter even though we have no obligation under the lease agreement to compensate the resident for any personal items. We also have no obligation to provide the resident with a copy of our subcontractor’s brief report on the mildew diagnosed on the property, which cause and length of time on the property was not evaluated.

The first proposed resolution was sent to the resident on Thursday, November 6, 2014 which included a reasonable reimbursement for the cleaning of personal items and requested an inventory of all replaceable items. The deadline to such first proposal and inventory list was Friday, November 14, 2014. The resident did not meet this deadline.

In the interests of time and acting in good faith to resolve this matter, a second proposed resolution was sent to the resident on Monday, November 17, 2014 which included a reasonable reimbursement for all affected items based on the average of the cleaning estimates obtained by the resident (in addition to the $2,650.77 already provided to the resident for reimbursement of personal items and hotel stay), termination of the lease and removal of all items from the property by Friday, November 21, 2014. As of November 19, 2014, the resident has not agreed to the second proposal but notified us that it is under review.

We have been living in our rental from American Residential Properties for 15 months. We called the day we moved in to have the lock box removed from the front door. It is still there slowly ripping the door handle off that I'm sure this mediocre rental place is going to make us fix. On to the more important complaint is our air conditioner quit working in ARIZONA, LAST summer, and after numerous calls over the past 10 months, NOTHING. I have a 4 month old newborn, a 7yo and an 8yo. It has been almost 95 degrees in our house since it started warming up again and a high temperature in the house of 107 last summer and they did nothing, Legal actions are going to commence to fix this issue but I'm sure I will still have to pay for the A/C to be fixed. DONT USE THIS COMPANY!!!!

We spoke with our resident and her issues were addressed and resolved.

We have reached out to applicants by telephone and e-mail to discuss this matter. As of 9/4/15, we have not heard back from applicants.

We have spoken with the customer regarding the situation and she has indicated that she is satisfied with our proposed resolution.

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution would be satisfactory to me.  I will wait until for the business to perform this action and, if it does, will consider this complaint resolved.

Thank you and all I needed was a response. I couldn't get anyone on the line or return a call or email. Being transferred in my last month and not knowing anyone specific the company didn't help me as the customer. I think someone should have taken ownership and helped me. It was a simply resolution. I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

I have heard nothing from this company until this email. They money order should never have been cashed in the first place. I was told 2-3 buisness days. It is now monday, no check and no phone call. NO FOLLOW UP YET.

We are in receipt of the complaint Id above.  We have worked with the [redacted]’s very well during their residency – we have been in contact with them regarding all issues and have returns their calls.  We have not had...

an issue “mixing them up with another home” the only issue was that their bank’s auto-payment sent, twice, to the wrong address.  Since we were provided documentation from the [redacted]’s and the bank we did not hold them responsible nor did we charge them late fees.  It seems from our experience that their issues should be with their bank not with our company. 

 

Our hope is that baseless complaints will not be held against our organization but please let me know how we need to proceed.

I've had several issues of identification of others sent to me 3 times. They also constantly unknowing what is happening in their office. No communication between employees. Also, I have placed several work orders and nothing has been done. I have done some of the work myself. The attitude of the staff is everything is your fault.

they threaten legal action when it is not your fault, they are rude on the phone.

The following message was sent to the consumer on 5/13/14 via email. The consumer then called us to confirm that the check should be mailed to the address provided below. We will be sending out her check immediately. [redacted], In response to your complaint with the...

Revdex.com, we would like to clarify a few things:Our records indicate a conversation with you in January regarding a payment that we rejected by mistake. We sent you a demand for payment in December on 12/17/13 and you made your Dec rent payment on 12/18/13. Your balance on the account after the Dec payment was $495.00, then in Jan you paid your rent on 1/3/14 but still didn’t pay any of your late fees that had been adding up on your account. You were late in Oct, Nov, Dec and never paid Feb rent. You then gave notice on 1/22/14 with a move out date of 2/28/14. We processed your final disposition on 3/29/14.  In Texas we have 30 days to process the final disposition. We show the check went to [redacted]. Your refund check was returned to us on 4/10/14 as “insufficient address/unable to forward” from the post office. Would you like us to send the check to the following address? Please confirm and we will be happy to do so. [redacted]
