We took over management from Excalibur and inherited this property's notice.  As soon as we received the deposits from Excalibur and the resident moved out, we processed the disposition.  We returned the refund in full to the resident on 3/15/14, after we'd received the deposit to return...

and confirmed the property had been vacated.  At this point the disposition should have been received.

American Residential Properties does not care about the tenants in their homes. American Residential has a mission to buy up as many properties as they can in certain locations so they can be the largest property management group out there and be put on wallstreet.

I would not recommend moving into one or their properties, if you have any issues it is almost impossible to get in contact with anyone to assist you. The people in charge of your property more than likely have never stepped foot on the property to know what the situation is. It is a very impersonable place to rent from. We have worked with a lady named [redacted] (after weeks of trying to find OUR contact) and she has been very unwilling to help or responds in a condesending tone and she takes weeks or months to respond. There is absoutley no human relations in their business model. If you are looking for a place to rent and feel like you are being taken care of, feel like you are at home, rent somewhere else.

We did take an application and fee, however, at our other office location we were also taking an application.  We take apps on a first-come, first-serve basis.  Unfortunately the other app came in just before this one.  We did tell her that we would refund the check due to the issue,...

we just weren't able to cut it while she was waiting.  The check had been given to accounting and posted so there was more to it than just returning the check.  We have followed up and attempted to discuss.

TERRIBLE BUSINESS TO DEAL WITH!!!! THEY DON'T FOLLOW GUIDELINES WITHIN "THERE" LEASE. WILL COME UP WITH EVERY EXCUSE TO WHY THEY DIDN'T DO THERE JOB AND HOLD TENANTS RESPONSIBLE FOR THERE LACK OF DUTIES. PLACE BLAME ON BROKERS/AGENTS AND SAY IF YOU CAN'T PROVIDE PROOF YOU COMPLAINED ABOUT OR MADE IT AN ISSUE, YOU'RE HELD LIABLE FOR.... SLOW TO CORRECT OR EVEN GET TO PROBLEMS BY JUST WAY OF SUBMITTING WORK ORDERS.

the weekend. One of our accounting representatives has since spoken with her and the fee mentioned in the complaint has been waived.

American residential properties is a rip off. Normal wear and tear in a house ,I was charged for. I called these people for 3 weeks in reference to the final walk through I was unable to attend. For 3 weeks they claimed they had no results. The last time I spoke to them on 5/20/2015 they told me they had no documentation. But mysterious on 5/26/2015,I had a final deposition letter with all kind of charges. They charged me for normal wear and tear on my carpet (VERY SMALL STAINS), and some other petty things. Called to ask about these charges and you can tell they are all about money. We didn't do an initial walk though. I'm told it's my responsibility to do my own walk through form (move-in/move-out). I was never informed of this neither is it in writing. Reading my lease I was supposed to get notification of the final walk through within 5 business day....verbally they say 30 days. I've never heard of any mess like this. They are a horrible company that is money hungry and clearly after speaking to 2 different people they make it known that the charges are going to stick. But I made Ithe known to them I will be contacting a lawyer.

I am not SURPRISED that this property is not BBC accredited. They employ inefficient and unprofessional employees that do not perform their jobs as they should. I have been in a financial dispute with American Residential Properties since May and to this day, it is STILL unresolved. I get prompt assistance from their employed attorney with return emails and he ALWAYS takes my calls UNLIKE Jennifer C[redacted] a joke of the American Residential Properties. We have been communicating with [redacted] regarding her account and have agreed to waive all late fees, demand fees, and the attorney bill for the court action we currently have her in. We are currently adjusting her account balance according to a copy of the utility bill she had provided, which she...

has been paying directly to the utility company. The only outstanding payment now is her October rent payment, which she has agreed to pay. We will reach out to her directly with her new account balance shortly.

American residental has made my life a living hell, save yourself the trouble and don't rent from this company. The worst part, I rented from the company on a month to month program, left the property with notice and returned keys. Eights months later I receoived a notice from a collection agency, stating I owe American Residental eight months of past due rent. I had to hire an attorney to void this from my credit. What a nightmare, this company is horrible,unorganized and inefficient. American Residental never return calls or emails, I requested a manager various times and never received a call back. [redacted]Don't rent from this company!!!!!!!!!!!! You will regret it!!!!!!!!!!!!!!!!!!!!!

So far I have had nothing but a positive experience with this company. My first issue was a roly poly (pill bug) take-over of my rental house. The house is beautiful and in a great neighborhood, but I couldn't live with the hundreds upon hundreds of roly polies that got in. AS SOON AS I submitted my request online, I got a phone call from maintenance saying they received request and would have someone call to come out. The bug company called right away and I set up an appointment. The gentleman who came out was extremely respectful and took care of the problem. Now my issue is the air conditioning. It isn't working properly to cool the house so my fear is an extremely high electric bill from it running constantly. I know the a/c company came out Monday, but there has been no difference. I called maintenance, the lady was VERY nice to me and assured me she would handle the situation right away. I will update once this is resolved (or not) but so far I am hopeful, regardless of the bad reviews I have read.
