Ms [redacted] - Thank you for submitting your complaint for review We do have a dispute process that is noted in your Disposition sent by our Turnover Department, however I have reviewed your file and have found the following- The items you were charged for are as follows and each is followed by an explanation for the charges- Punchout Paint- $25This is due to the staining on the walls as noted in the pictures- no charges were reflected for marked baseboards or scuffs on walls Carpet Replacement- $659.74The carpet was brand new at move in The reason for the charge was due to purplish discoloration in multiple locations (looks like bleach stains or similar, and outside of wear and tear on the seams- as you will note in the photos attached We pro-rated the carpet replacement down to 60% to accommodate for the years you lived at the property CCOS Final Water Bill- Final Bill total was $83.29Garage Rent- $I have attached your Garage Lease – the lease was signed for the term of October 15, through October 31, I also attached your notice to vacate for [redacted] ***- no mention of vacating the garage early was listed Unfortunately you do have to complete the lease even on a garage- so the $is August, September and October Rent including Late Fees Feel free to reach out directly to our Turnover Department as well for this Thank you- Ardent Communities

I rented an apartment from an Ardent Property for three months (winter) The walls were very poorly painted, the countertops stained and burned, trim pieces missing - generally a lack of proper upkeep Even though I seldom stayed at the property and it was left in the same shape it was delivered - it was thoroughly cleaned before I moved out - I was charged $for painting and cleaning I feel cheated and scammed

Thank you for bringing your concerns to our attention I have reviewed your file as well as the pictures taken by our Turnover Department of the items you addressed I have attached your Unit Condition Form showing what items you were charged for and what items were the responsibility of the owner as well as the price paid to the vendor for completing the work I also attached the actual walk form , your Move In Condition Form, Addendum A Pages 1-that you initialed and signed at time of move in reviewing the associated charges for damages beyond wear and tear, and a snapshot of your ledger again showing the items you were responsible for Paint- B Rating- we charged you $of $ This was due to nail holes, curtain rod being left in place as well as the black marks on the walls as seen in the pictures attachedCarpet- Restorative Clean- $268.75- as you can see in the pictures the black stains in the carpet including the black outline around where your area rug was The carpet was brand new when you moved in Carpet Cleaning is not something that we do on renewals, unless it is offered as a renewal incentive Carpet Cleaning during your stay is your responsibility, unless offered as an incentive/concession Clean- $57.00- If you review the attached pictures you will see the items that we based this charge on- including the oven, floors, etc Drip Pans- $17.20- you will see an attached picture of the drip pans that were beyond just cleaning, stemming the replacementFinal Electric Bill- $Unfortunately after reviewing your file as well as the photos of the damages to your unit, the charges seem very fair and legitimate I do apologize that you feel differently, however wear and tear is expected when a tenant moves out, but the items we charged for were beyond that We provide you with Addendum A Pages 1-at time of Move In so that you understand what we look at upon your move out If you have further questions or concerns please let me know and I can explain anything you need further

The charges are falseI paid my final electric bill and transferred my services to the residence I purchased I forwarded my mail at the post office and have not received a bill showing the charges Ardent Property Management claims I request that Ardent provide a photocopy of a bill addressed in my nameI have also sought legal assistance

Mr***- Thank you for bringing your complaint forward and giving us an opportunity to look into your complaint I have verified that we had employees working at Fieldstone Trace- the Property Manager was onsite from 9:15am to 7:15pm, and the Leasing Agent was onsite from 9:15am-8:03pm We use ADP to clock in and out so we have records that they were there The staff at Fieldstone is very diligent about staying late and accepting rent every month, especially on the 3rd of the month I confirmed with ***, the Property Manager and she was there, doors unlocked and still accepting rent via phone and in person You could have also made payment online up until 11:59pm without the late fee In this claim you stated that you were there at 5:45pm, you spoke to [redacted] onsite today and stated 6:02pm Thank you- Ardent Communities

Remington Woods at Lewis Center continues to impress me with their customer service oriented driveAt a moments notice the staff at Remington is their to make your day enjoyableMaintenance ,Security, sales personnel is always a step ahead of what you needThe manager has her hand on the pulse of operations with employees that want to run to her not away from herNow in anyone's book that is what america's work force should not only talk about but be aboutJust the other day I was talking to Kate in whom took a conversation about my apartment to another levelShe talked to her manager and before you know it our conversation brought a maintenance man at my doorThis is how well the property is maintained simply they don't run away they run to youDo you think that just maybe the leadership is addictive? Well thanks to all the staff and a special thanks to Kate for starting like the forth of July

I have consulted with an attorneyArdent has violated my rights under the Ohio Tenant Landlord ActBy adding fictions charges to the invoiceI will no longer discuss this matter, as you all have had more than enough to rectify the issue

We have received your Complaint through the Revdex.com and I have personally taken time to review your file and photos The photos do showcase there were stains in multiple rooms that stemmed the entire carpet requiring replacement However, we only charged you for 40% of the carpet replacement even though the carpet was brand new when you moved in No notes were made on your Move In Condition Form stating that there were any stains on the carpet etcI do feel that the attached photos and documents support the charges If you have further questions please feel free to respond accordingly As far as the dispute you submitted, it was not the security deposit that was applied, you were given a $credit off of the Paint ChargeAgain, feel free to reach out as you feel necessaryThanks- [redacted] Director of Sales & Marketing Ardent Communities

I reviewed the response made by the business in reference to complaint ID [redacted] , and find the resolution is satisfactory to me

Good Afternoon, Congratulations on the purchase of your home In response Better Business Claim I have pulled all of your information from the beginning of your lease to the cost of your turnover I have attached a few signed documents stating what you are responsible per our Lease Agreement if you fail to fulfill your Lease Term In this instance you did not take advantage of our Lease Buyout Process, however we did get the unit released and only charged you for days in October To explain the move out charges, if you open the attachment with Addendum A Page #7- it does state that “In the event a occupant does not fulfill the lease terms, said occupant will be responsible for the entire turn cost of that house or condominium This includes, but not limited to: Rent, paint, clean, carpet, maintenance parts and labor.”I have reviewed the photos taken against the Move In Condition Form you completed when you moved in In these instances you were not charged the full amount of the invoice for painting, etcto account for wear and tear In a good faith effort to you, I am removing the $Collection Fee This will result in your final bill being- $ Please remember that part of your final bill is repaying the Concession that you received of the reduced rent at move in If you find this acceptable, please let me know and I can help facilitate payment for you You may also make payment direct through Heidy in our Turnover Department as wellAny questions please let me know and I am more than happy to assist in any way I can!

Mr [redacted] -Thank you for bringing your complaint forward and giving Ardent Communities an opportunity to explain the charges further I have reviewed your file as well as your communication with our Turnover Department I have attached documents as well as photos documenting the condition of your unit upon moving outI found report/maintenance ticket reporting water leaking from above dated 2/1/2016, and a follow up ticket from weeks later but not mentioning that more water had leaked just to repair laundry door track piece and check for any damage from the water leak on 2/1/2016.The documents I have attached are as follows- - Turnover Walk Sheet- documenting items that were damaged, dirty etc- Copy of your ledger showing line items you were charged for- Addendum A Pages 1-that you initialed and signed at move in To review the items that you were charged for and why- - Carpet Replacement- you will see on the ledger that you were originally charged $for replacement, but that was adjusted by our Turnover Department and reduced to $- 30% of the cost to replace The carpet was brand new when you moved in- as was the entire apartment - Clean - C Rating- The attached pictures will showcase the items that determined this grade- if you match up to Addendum A Page C Rated Clean- you will see that more more deficient areas stem a C Clean To list that are showcased in the photos- kitchen flooring, kitchen cabinets (items left behind and dirty), shower/bath tub, medicine cabinet and so on- Replaced Toilet Seat- added to ledger with labor, removed during dispute- CCOS Final Water- added to your ledger, reversed after proof of payment- APL Final Electric- added to ledger, reversed after proof of payment At this time the only items you are being charged for are - - 30% of the Carpet Replacement- $- as you can see in the photos the damages to the carpet were that our turnover division documented were not near the area of the water leak from above The last photos are those that you provided to us, which show dark stain at the entry point near the water leak location- Clean - C Rating- $Total of - $Security Deposit Credit- -$Total Due- $ The charges that are still on your ledger are fair and accurate and are showcased in the photos attached as well Upon move in on 12/1/2014, the unit was brand new Turnover has issued credits after reviewing the dispute information you provided I do understand that no one wants or expects to be charged for any damages upon move out, however we do charge for items that are beyond wear and tear which is a hard discussion as everyone has their own thoughts on normal Addendum A is part of our Move In/Lease to ensure you understand what we look at, and the charges associated I do hope that this explanation helps, and you feel that this is fair Sincerely- Ardent Communities

Due to the number of photos etc, I felt it would be easiest to email you our response for Complaint [redacted] Ms***-Thank you for submitting your complaint with the Revdex.com I have reviewed your file and all of the move out information including photos of the damages to your unit I have attached several items to showcase the damage etc.After reviewing all the information, I have found that the charges are accurate- if you view the photos you will see the damages you were charged for I have also attached the walk form noting the damages in conjunction with the photos, your Resident Move In Condition Form with items noted- none of which were items you were charged for I also attached Addendum A Pages 1-where items you will be charged for if damages in the unitTo cover each item you addressed specifically-Paint- Page of Addendum A- you will note the cost of a C Paint- is $for a Bedroom Townhome- under that it is noted that additional charges assessed by contractor- there was drywall repair required when your curtain rod and the baskets on the bathroom walls were removed- they had to patch and sand etc This is where the additional charge stems from These items are noted in the pictures as well There were also stains, scuffs etc on the walls noted in the photos.Carpet Replacement/Sealing of Floors- you were charged 40% of the carpet replacement- as that is a pro rate of the cost The sealing of the floors was due to the pet urine- there were stains noted and photos to show in multiple areas of the carpet Unfortunately pet urine stains soak through the carpet and pad to the concrete if not cleaned up Cleaning Charge- C Clean due to the multiple aspects that were not cleaned.Oven Cleaning- See photos as well.After reviewing the file and photos the charges do reflect the damages and condition of the townhome when you moved out We provide you with Addendum A to review when you move in and sign your lease so that you are aware of the items we look at when you move out Wear and Tear is expected but when there is damage/holes from items on walls that are not removed/repaired by the resident and pet urine/stained carpets the charges are applicableThank you-Jeffrey AF*Director of Sales & MarketingArdent CommunitiesOffice- ###-###-#### Ext ***

Thank you for bringing your complaint to our attention- you are correct that Ardent Communities no longer manages the unit you resided in It is managed by the Property Owner through their own Management Company I have confirmed with our Accounting Department that your Security Deposit was forwarded to the Unit Owner as our standard practice entails Unfortunately you will need to contact the Management Company that currently manages your unit- this complaint will need to be filed under their company name if you need the assistance of the Revdex.com to get a resultSincerely- Ardent Communities

Mr [redacted] - Thank you for bringing your complaint to our attention I have reviewed and here are the findings- - [redacted] Ad Complaint- The $Price you saw on [redacted] is actually correct- the rent amount is $1099- the special we are offering is a $Prepaid [redacted] that when broken out over the month lease equals $off per month, making your monthly rental payment $per month for months- [redacted] - this is an outside company, not managed or hosted by Ardent Communities The information on there is from last year- requests have been submitted several times to the managing company of [redacted] to please remove the old information In your case, the $Partial Security Deposit will be refunded as you did not qualify to move in on your own We would require a cosigner, so if you are not able to obtain one we will refund the partial deposit We will mail a check to your current address If you will notify your bank to cancel the dispute, we can issue the refund check today and get it in the mailI do apologize if you feel mislead, in this industry most communities will post ads using the special they are currently offering to reduce the monthly rental rate Just want to get the $back to you to make it all good for youThanks- Jeffrey F*Ardent Communities

There are inconsistencies with the response and documentation that Ardent providedThe individual who walked the unit inflated the invoice ( drip pans) were indeed replaced before I had moved outI plan to attach supporting documentation

Thank you for bringing your complaint forward I have reviewed your file and have attached quite a few pictures as well as some documents from your move in as well as from the day your townhome was walked by our Turnover DivisionAfter reviewing the photos, I believe you will quickly see why you were charged for damages The carpet was brand new when you moved in- installed 7/ We only charged you 80% of the carpet replacement costs, otherwise you were charged for painting, cleaning, oven cleaning and drip pans All showcased in the photos attached Additional charges were applied for the 1st days of September and the final balance for your water billAddendum A Pages 1-that you signed at move in explain what we will charge for at move out if not left in similar condition (within wear and tear) If you have further questions or concerns please respondThanks-

Although I appreciate the timely response, the response in itself is brushing my concerns under the rugSince my complaint was posted, I was also approached by one of the resident managers who was completely made aware of the situation by someone in the front officeThis tells me that not only are your attempts to end the unprofessional actions not working, but that my business is being spread around town like a wildfireAs a property manager, ***'s job shouldn't be to gossip to other residents or maintenance

This resident has paid rent and late fee, due to not being in on time In the future if you need to make payment after 6pm on the 3rd of the month, you can do a FREE ACH through www.ardentcommunities.com Thank you - Ardent Communities

To address your concerns- 1- Your move out date was 2/11/14, and I have verified with the Property Manager that you did indeed turn in the keys on 2/11/with no comment about still needing to clean ect Our office staff personally walked the unit after you turned in your keys too, and stated that it was a disaster as the pictures reflect [redacted] has a set procedure that she follows when someone turns in keys on paper as well as in our Property Management System to notify Turnover of your vacating This would not have taken place had she not received your keys Turnover also verfies the number of keys the office has when they walk the unit and it was documented that the keys were there Turnover will not walk a home, unless the keys are present and then home has been relinquished by the resident 2- The duct work being cleaned and charged to you is in response to the VERY STRONG Cigarette Odor in the apartment This is not something that is common or required in between residents It is done only on an as needed basis, usually stemming from pet odor or smoke odor 3- Carpet replacement- we first cleaned the carpet which was unsuccessful so we then proceeded to replace the carpet Unfortunately reviewing the pictures does show that you had damage much beyond wear and tear in your home, that required more attention Please take time to look at the pictures and review Addendum A Pages 1-to note that you did sign/initial that you were responsible for damages to the home

The letter that was sent in response to your Attorney was an accurate timeline of our communication and actions taken to address and remedy your situation We have work order, invoices as well as email communication, Revdex.com Communication and communication in writing from the Property matching the timeline provided to your Attorney Please specific in the dates you are disputing and we will provide the supporting documents The leak was fixed the same evening you called the request in, water was extracted the same night and before giving time for work to be completed you had already filed this Revdex.com Claim Your initial report of the toilet overflowing was on 5/5/and you filed the claim on 5/7/ We had to leave the drywall open so the [redacted] of Columbus Code Inspector that came out twice per your request could verify all was dry, ect Which both times they were out they found nothing wrong to report on Thank you- Ardent Communities
