That is not correctI even asked via email this week to have someone show me how to 'wiggle' the lock and have received no responseAccess to the facilities was promised upon movinI have not used them in months of a year leaseSince your folks won't answer email or phone calls and will not help me figure out the situation that is why I went to the Revdex.com with it.Again, the maintenance tech told me that his key wasn't working eitherYour team needs to get their stories straightWhy will no one make time to even meet me at the club house with this? I was not provided a key at move-inI was provided one two days later via an envelope stuck in my door because they forgot to bring itThis is the third key I have received and not the secondIf you would like to receive documentation of the email I sent this week, send me an email address and I will provide it

Ms***- Again, we do apologize and are sympathetic to the situation In Property Management/Leasing- many things can happen that would affect a unit being ready for a new tenant Someone could not move out on time, the owner could sell or take back the management of his unit, a natural disaster or fire etc or even a maintenance issue In this instance the communication took place within days of you applying Again, I state that Ardent Communities did not have knowledge of the intent to sell the property by the owner when our Leasing Agent met with you.We notified you as soon as we got an email from the ownerThere was not a signed lease agreement in place, just an application and partial security deposit, which was refunded to you immediatelyI reviewed the facts with our Condo Division Manager and the Regional Manager you spoke to as well This communication is also coming from a Regional Manager who is responsible for handling Revdex.com Complaints Unfortunately we do not have a condo that is at the same price point Thank you- Jeff [redacted] Ardent Communities

Working through the Revdex.com as well as working with you personally today, we are getting our Director of Maintenance out today/tomorrow to meet with you at your home to access the situation and go forward from there I will update through the Revdex.com once the meeting is complete Thanks-

Mr [redacted] -Thank you for giving me an opportunity to review your file and explain the charges [redacted] in our Turnover Division stated that you called last week and just ask the total and told her you had it taken care of in a different way You could have discussed your file with her and disputed any items you were questioning Here is what I have found-January rent not paid + late fee- $totalCCOS- your water bill - $(you had not paid in quite a while)APL- your electric bill- $(again, you had not paid in quite some time)Paint, Carpet, Cleaning Totals- $344.38If you would like to discuss in more detail, you can contact back through the Revdex.com or contact [redacted] again in our Turnover Division I can also attach photos showcasing the condition of your apartment when you vacated as well as ledgers from your electric, water etc.Thank you- [redacted] Ardent Communities

Ms***- Thank you for bringing your complaint to our attention I do apologize for the hassle with phone calls, I did find that you had communication with our Turnover Department in February of as well as July, emails containing their contact information regarding payments, etc Then nothing until December 14th All Turnover is handled through out Corporate Office/Turnover Department, your file and all information is moved to the corporate office once you vacate The payments for any damages are due to our Turnover Department, and cannot be made at the community Again, I do apologize for the hassle of being given a cell phone number to call- that was incorrect! Obviously someone just gave you a phone number from our directory of Turnover EmployeesRegarding the charges for damages to your apartment, I have personally reviewed the photos and paperwork attached to this communication back to the Revdex.com As you can see in the photos there was quite a few issue areas with the walls that required us to grade it a C Paint- per Addendum A Page that you initialed and signed at Move In- shows that a C Paint is a unit that needs considerable prep work- we do account for wear and tear in that, however the photos do support the grade given Substantial nail, screw holes, scuffs, scratches and even vinyl lettering on the walls The C Carpet Rating stems from visual staining on the carpet, without being cleaned Per Addendum A Page C Rated Carpet is not cleaned, additional maintenance as listed- visual, obvious stains B Cleaning rating was due to the cabinets, appliances, etc that were not cleaned wear and We do account for wear and tear of an apartment, however that does not include cleanliness, etc Again, I do apologize for the hassle of being given the wrong phone number We did address your questions and concerns back in February and July with no response back or request to make a payment until December After a full review of details and photos of the condition the apartment was left in, the charges are fair and valid Thank you Jeffrey AFrench Director of Sales & Marketing Ardent Communities Office- 614-776-Ext Mobile- 614-353-Fax- 614-776-Email- [email protected] www.ardentcommunities.com

Thank you for responding and confirming that this was your home First of all I would like to clear the fact that we did release you from your lease with simply paying through a day notice Your Move Out was processed and was sent to your forwarding address in New York You will notice on that the total due was $1714.94, less the check for $= $and there is no mention on any of your paperwork or ledger regarding you being charged for a range hood I have attached some documents for your review This balance stems from the following breakdown:Unit Damage Specific Charges$for painting- this is from painted accent walls, decals, etc$(20% of the 1st floor carpet)- this stems from accent wall color paint on the carpet, spots, stains in dining, bleach spots by the bathrooms and laundry, stains in the master bedroom$for general cleaning- mainly bathrooms$for a broken window in the back bedroom__________$TotalOther charges- $76.43- Final Water Bill$321.27- Final Electric Bill$839.00- November Rent____________$TotalLess $DepositLess Check # $643.24Total Due Still- $1071.70We received a judgement from the Franklin County Municipal Court of Columbus Ohio on 7/29/ I hope this helps you, again if you have any questions regarding this please let me know and I will be happy to assist in any way I can.Thank you- [redacted] Ardent Communities

Thank you for bringing your complaint forward regarding the Maintenance concerns I have printed your work order history and have reviewed the technicians notes I understand that you do not provide permission to enter due to having a pet, so this does make it a little more challenging for scheduling As emergencies pop up through out the day it can create issues, if no permission to enter is granted However it is our goal to work with you on getting in and coordinating In this specific instance - 6/30/request where they replaced the wood under your cabinet- from talking with the technician and manager- there was a communication error regarding the am/pm time-frame for the work to be completed This falls on our side, in the future it has been noted on your account to ask for either am or pm time-frame for the ticket to be run The tech will then call you prior to entering I did speak with our Property Manager regarding the phone call as reported by you, she did say she called to clear the air The tech upon return to the office made a statement on your behalf, which she wanted to make it right with you I understand you feel that this was unprofessional, and I have let her know in the future to not take such measures- a simple follow up call would have sufficed Moving forward I do believe you will be happy with the communication and interactions you have with the manager as well as maintenance Sincerely- [redacted] [redacted] Ardent CommunitiesDirector of Sales & Marketing

Ms [redacted] - Thank you for letting us know that you had not yet received your Disposition It was mailed out on 3/4/to your forwarding address you provided Unfortunately there are some monies owed- your past due water and electric bills (electric was actually turned off by the electric company when you turned the keys in) were forwarded to us in the total of $($566.19- Electric & $157.89- Water), as well as the rest of your garage lease as well If you have not received your Disposition to this date (3/16/2015), please let me know and I would be happy to send it electronically or also sent it registered mail.Thank you- [redacted] Ardent Communities

Ms***- To explain these charges again - painting- Addendum A specifically states what you will be charged if the damages fall in that category- you left curtain rods up with anchors in the wall, crates hanging on the wall in closets, and other holes, scuffs and marks on the walls Hence the charge for a C Paint in accordance with the Schedule on Addendum A Page 1.- this charge will remain $The carpet at $which is 40% of the total charge as previously stated The sealing of the floors is solely due to the pet urine, there fore if there was not pet urine we would not have needed to seal the floors I do believe that the photos show the damages that are being charged for and do show that it is beyond wear and tear I have made an adjustment to offer you a settlement at $to complete this Thank you- Ardent Communities

We take much pride in taking Revdex.com Claims seriously and being fair and honest when it comes to answering them I go to great lengths to research and gather all of the information to make a sound decision In response to your claim of how we treat our customers, we have built and managed over 40,units in the Columbus market and the number of complaints are few when you take that into consideration Charging only a $deposit at move in, and with the condition of the homes does result in unhappy customers at times This is to be expected, however again we handle the claims and present documentation and photos to justify the charges, then the Revdex.com can assist in deciding if the resolution is deemed fair and valid I do apologize for the way you were treated on the initial collection call, the person that reached you is no longer with our company and has not been for some time now You are correct in your statement that the unit was re-rented, the new resident moved in on 3/21/ If we actually charged you the daily rate for the days that it was without rent collection the amount would have been $($Rent/30=$per day x days) We only charged you $ I will remove the turn costs as I am unable locate the photos that were taken at the time of vacating So we are removing $ I have also spoken to the President of Ardent Communities and we will also remove the $collection fee in good faith to you Here is a breakdown of the charges that are remaining due $(Rent For Days Between Tenants, should have been $468.30, but only charging you this amount) $(Rental Concession From Move In per your agreement that you signed) $(Balance from your garage) $(Final CCOS Water Bill) Total- $ I will notify the collection agency of the change in your balance Sincerely- Ardent Communities

Our Director of Maintenance has been in your unit as well as the Columbus Board of Health InspectorIt was simply a supply line that had a small leak, no sewage or similar The Board of Health did find a very stinky area rug in your bathtub- that was unrelated to the water leaking from the supply line The Columbus Board of Health found no issues and stated that we had handled everything seamlessly The drywall work was done last week, the Property Manager sent a letter to your door breaking down the schedule of events Our Director of Maintenance is going to reach out to you again today, schedule a final walk through to ensure the drywall work was completed to our standards Thank you- Ardent Communities

I do not believe that having parking on a first come first serve basis is good business, I assure you I am not the only complaint You never did address the pit bull situationIf your so intent on following policy; why is this allowed? And yes I asked to have parking addressedBut you have done nothingAnd [redacted] has gossiped with the supers about our complaints instead of addressing themWith so much professional experience I would expect her to be just that Professional But she has failed to do soI find it appalling that you keep someone employed there that would allow us to be harassed and called racistIt's all good to enforce the rules to the ONLY white family in the building, and then accuse US of being racistI want months rent back so we can move out of this place and put this whole experience behind us.I am a seasoned renter and this is by far the worst place I've ever livedYou've made me and my family feel extremely uncomfortable, and we want outConsider this our day noticeYou choose to enforce only part of your policy on the wrong people For charging over dollars a month you'd think you could assign parking spot for each apartment, but noWe pay over a month to have a constant battlePlease don't preach about your policy when you don't follow half of it Being a superintendents is a hard job so maybe you should hire someone with experience, professionalism and someone who isn't racist and on a power trip Or is that against policy? Our family used this community as a temporary place to live when we sold our house and were continuing our house hunting searchFrom the beginning, this organization reeked of disorganizationA month after signing our lease agreement, we were given a letter stating we owed more than we wrote our first months rent check forAfter speaking with several employees, we were told that we had to pay the extra because "that's what was in the computer"Even though I showed them the SIGNED agreement, they insisted we must paySo we paid, although I intended to request a refund after moving outUpon giving notice when moving out, we asked what we needed to do besides writing our pro-rated check for rentWe were told not a thing - just write the check at the first of the month, and hand write a note saying when we were moving outSo that is what we didAbout a month after moving out, I received a bill stating we owed $350+ for several screens that were missing, and days of prorated fees after we moved outI disputed theses claims and they replied that I had hours to return a form stating what was wrong with the apartment when we moved inI also stated that we were given no further information regarding our move-out(I returned the keys days after move-out, which is the reason for the feeWe were not told to return the keys)I also stated they need to recheck our signed agreement and that there was money that was owed to usThey replied, taking off the additional money that was owed, but ignoring the fact that we did not get the hour form, and the extra pro-rated daysTheir letter stated this was their final correspondence and this matter was closedI emailed them again with no responseThis business is unorganized and untrustworthyBe very wary if you decide to move into this community
