A company representative come to home on 6/as promised, fixed a couple items on the spot, checked the tub, hardwood floor issues and a window in the great room He indicated he would go back to office, let management know what needed done, however as of 6/there has been no further contact from anyone at the company. Schumacher Homes and the Homeowner are meeting with the [redacted] on Tuesday 7/28/2015 at 4:00 to resolve the septic issues so that the system can be completed.

We are sorry for the inconvenience with your thermostat and associated utility bills. A check in the amount of $500 has been requested from our accounting department and will be mailed to you this week.

I am not satisfied with this response because when I spoke to [redacted] she asked me to send pictures of the issues via email. I sent the pictures, and almost immediately received a response stating that there was nothing Schumacher can do (along with our contract/warranty, which we already have a copy of).  They never offered to send someone out to our home to see the issues firsthand.  We did have someone from Schumacher out a fews weeks before this complaint to inspect reoccurring cracks in the ceiling.  [redacted] stated on the phone that she wished I would have told them sooner because an inspector had just been to our home recently.  The problem did not exist then or I would have had them look at it. I am frustrated because what the pictures do show is obviously a structural issue.  The floor below the shower creaks when we stand or walk into the shower and there is an area where the floor of the shower is physically sinking.  Also, we are well aware of who the contractors are that worked on our home.  We have that information in the binder that Schumacher provided to us at our home closing appointment.  Cracked showers and cracked sink tops should not be occurring in a home that is only 6 years old.  There is clearly some kind of deeper issue taking place.  Instead of trying to work with us, we feel that this is being pushed off as normal home owner maintenance, and that is simply not the case.

Mr. and Mrs. [redacted] closed on their home with Schumacher homes on 12/31/2011 and took part in their homeowner orientation on 12/16/2011.  During this orientation the personal builder and homeowners would have confirmed that all doors were in acceptable condition and correctly adjusted.  –...

see attached paperwork The first and only call about the Patio door was called into Schumacher Homes in December 2014 as stated by the owners.  On this call between Mrs. [redacted] and the [redacted] warranty coordinator, Mrs. [redacted] disclosed that the door had been leaking for years yet they had never contacted Schumacher Homes in regards to it.   The Patio doors installation would fall under the 1 year Limited Warranty through Schumacher Homes as outlined in the Limited Warranty Agreement that was signed for and accepted by the owners on 12/31/2011 at their final closing.  – see attached paperwork  Schumacher Homes is proud of the homes we build and strive to create lasting value.  This is best achieved when the homeowner knows and preforms appropriate maintenance to the home.  Periodic maintenance is necessary because of normal wear and tear as well as natural fluctuations and settling of the home, the doors may require adjustment for proper fit.  The temperature and humidity effect the home as well and require additional maintenance especially on the exterior of the home.  Many times immediate attention to a minor maintenance item, in addition to a minor maintenance item, in addition to routine care, saves the homeowner a more serious, time-consuming, and sometimes costly repair later.  Neglecting routine maintenance can void applicable limited warranty coverage on all or part of the home.

I would like to take this opportunity to respond to your concerns:
1. Cabinet hardware was ordered twice by our Ashland office. Unfortunately the manufacturer sent the wrong finish both times. The correct hardware will be installed.
2. Missing cabinet sliding shelves. Our standard cabinets do not...

include sliding shelves; however, our Ashland office has honored your request and ordered the shelves for you at our cost. The shelves were delivered to the Ashland office and will be installed tomorrow during your warranty appointment.
3. Our siding contractor has been contacted to address your concern regarding the sunroom door.
4. I spoke with our Ashland General Manager. He confirmed that our warranty representative did camera the drain. As you noted, he did find a small amount of sand in the line. This is typical and will not affect the functioning of the system as there was no blockage created.
Thank you for your patience during these repairs. Should you have any further questions, please feel to contact the Ashland office. Your warranty with Schumacher Homes will continue, as well as your ten year 2-10 Structural Warranty.

I have reviewed this compliant with our Vice President of Construction. He personally met her at the home last week to review her concerns. He told her that the roof repairs have been completed and that he would follow up with her regarding the dirt by Wednesday of this week. Please review this...

First, I reject the response regarding all except the pedestal sink. While I do not recall the document submitted by Schumacher with its response, my initials do appear on the document that says there is a pedestal sink in the powder room.However, with regard to the cabinet materials and the size of the cabinets, I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.
As stated in the document submitted by Schumacher, we initially agreed to "rich oak kitchen and vanity cabinetry." We later changed that to have maple doors. At all times, we believed we were buying solid wood cabinets. Nowhere did we hear, see, or sign anything stating the cabinet material would not be solid wood. In addition, while the plans we were allowed to view at the preconstruction meeting MAY have said the kitchen wall cabinets were 30 inches tall, all plans we have seen or received show 24 inch space above the kitchen's wall cabinets. We did not have a chance to take the plans home and go over them in fine detail as we did not receive a copy of the actual plans, until after we closed on the construction loan, which was long after we signed the contract. We understood at the preconstruction meeting that there would be 24 inches above the cabinets. The plans also show a refrigerator end panel that does not match the cabinet over the refrigerator. The plans simply do not accurately show the layout of the wall cabinets on our 11 foot kitchen wall.We rejected a proposed extension to make the cabinets look taller that the response calls a "soffit" because we do not want a non-functional soffit above our cabinets. We want no more than about 24 inches above the cabinets, which means taller cabinets. And we want SOLID WOOD cabinets, which is what we thought we were buying from Schumacher. No one explained to us before we signed our contract that "standard" size meant that, UNLIKE the cabinets in the Schumacher showroom and model, there would be a 30 inch cabinet on an 11 foot wall, with about 48 inches or so above the cabinets! We also rejected a proposal to purchase another set of wall cabinets that are 42 inches tall because they, too, would have been made of particle board instead of solid wood.

Schumacher Homes has been attentive to the warranty concerns. We have made numerous repairs and provided reimbursements to the homeowner. Most recently we are in the process of completing the one year warranty, including replacing brick mold, drywall repairs and paint touch up. The only item beyond...

this warranty service is the repairs to the cracks in the stone mortar. All of the repairs are in process and will be completed soon. In addition, we will schedule an appointment with our warranty representative to visit their home to verify that all are completed.

includes a builder warranty and a 10 year structural warranty.
This home is beyond the builder warranty period. In the event the homeowner
chooses, the 10 year structural warranty period is still in effect. All home do
require maintenance. We offered to inspect the home and the homeowner
refused.

this service request a few weeks ago.  The house closed six years ago.  I had
[redacted] contact the customer and explain the warranty period.  She offered
contractor contacts to have their concerns addressed, but they refused.  That
was the last communication we had with the

How much square feet did they miss?. I informed the
company back on July before they finished construction but they never bothered
to correct. This are my acceptable resolution,1. $2500 for wrong positioning
of driveway.2. Add turn around pad by 5feet 7 inches.[redacted]  
 
1. Credit is not acceptable, I want them to fix
the driveway as it was designed with the correct square footage.2. It was
supposed to be 4 feet away from the property and they moved it 8 feet

Schumacher Homes of Ashland, Inc. and the [redacted] have come to an agreement, and are moving forward.

I have reviewed this complaint with our [redacted] General Manager.  Our BR office and CAD Department have spent considerable time with Mrs. [redacted] redesigning one of our copyrighted floor plans to suit her needs. The changes have been extensive. We subsequently provided a price quote for...

the home. The quote for the foundation was incorrectly based on the total square footage rather than just the foundation. Our General Manager called Mrs. [redacted] and provided a new price. If Mrs. [redacted] wants to move forward and build this home, then Schumacher Homes will be happy to enter into a purchase agreement and do so. If Mrs. [redacted] wants to build with another builder, that too is fine. Please remember though that all of our plans are copyrighted, so she cannot build this plan and any derivative of it unless built by Schumacher Homes.At this point we do not have a purchase agreement or deposit.

The repairs have been made. Thank you.

situation at the [redacted] residence and we will continue to work with the [redacted]’s to
rectify these problems. As the customer stated we have replaced all the trim in
their home due to the quality of the finish.  Drywall repairs and...

painting of the home has been completed as of June 2015. Several visits have
been made to the home during this time to address problems with the floor
joist, including a site visit with an engineer. We followed the recommendations
of the engineer for the floor joist repair, and have found that another site
visit will be necessary to address the remaining issues. Additional drywall
repairs and paint will need to be done once the flooring is resolved. Moving
forward we will keep the Homeowner updated as to the time and date of future
site visits and the work to be performed.

Attached is a complaint to the Revdex.com from [redacted]. We have been responding to their warranty issues, mentioned, and not mentioned, since October and have completed all requests with the exception of the tile and the ceilings.    The tile work has been...

hard to schedule with them as they are not responding to the tile company's voice mails requesting time to get in. The tile company is continuing to reach out to schedule. The repairs are to replace 2 cracked tiles, replace an uneven tile at the drain, and redo the top of the shower seat as it holds water.   We will not be addressing the ceilings again. They are fine. The history of the ceilings being unacceptable dates back to the month before closing. The butt joints were noticeable and we removed and replaced the ceilings. They were still unhappy so [redacted] had the painter coat all the ceilings with a level 5 spray coat. They accepted and closed on 5/31/16. They complained directly to the painter/ Drywall vendor and he offered them lights for the rooms they were unhappy with. The owners have tried to involve us with the light deal speaking with [redacted] and [redacted] about the painter having us to order the lights.
