Foyer floor scratches- Repair will be scheduled.All other repairs have been completed. Yesterday our General Manager left a telephone message with Amberlee. In addition our construction supervisor met with her yesterday afternoon to review her concerns. Please review this information and let us know if there are any questions. Thank you.

Yesterday our [redacted] called the homeowner to review all of her concerns. After the conversation, she followed up with our Lafayette team to review the outstanding concerns. Our Lafayette office will be in contact with her to coordinate the repairs. As far as the cabinets, the...

cabinets that were installed in the home are [redacted] Cabinets. These cabinets are the same cabinets as provided for and described in the purchase agreement, same as in all Schumacher Homes' models nationwide and same as in all homes we build. We have very few warranty claims on the cabinets. Had we known of previous issues prior to the homeowner electing to replace the entire kitchem with custom cabinets, we would have addressed those issues as well.Please review this information and let me know if you have any further questions.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.Why must Schumacher Homes completely deny that they did not follow code.  They still don't know what the code is.  The building department supervisor and the new inspector both agreed that the dryer vent should have never passed inspection.  The fact that it did tells me that the original inspector, who new that he was leaving, didn't care what Schumacher Homes did or said that they would do.  Maybe he was even paid off to pass this inspection, I don't know.  But the fact of the mater is that as a so called developer, Schumacher Homes should know what the building codes are and so should there contractors.  They thought they could get away with something and didn't.  Shame on you Schumacher Home.  To anyone out there who might read this post, stay clear of Schumacher Homes.  They will cheat you out of as much money as you let them. Poor work ethic, no communication, lack of code knowledge and they flat out lie to your face.  I'm glad this issue is finally closed.  Thank you to the [redacted] County Building Department for there help.

Several of the aforementioned items have been completed, and several remain undone.  However on December 30th we did close on the house and gave Schumcher the final $21,000.  We worked the next two days to move all of our belongings to our new house, finally, after being guaranteed to be in September 10th.  We needed to be out of our rental home to prevent paying rent one more extra month.  However January 2nd we had a local contractor out to the house to hook up our propane tank (after being delayed because we had to hire a local contractor to do final grade work) and we found out that Schumacher had not installed a ground on our gas line as required by national code AND there was a gas leak at our hot water heater.  So we now are unable to live at our new house and have moved out of the rental home, and are in my in-laws basement.  I left two voicemails today with our Schumacher builder [redacted]nd one voicemail at Schumacher warranty center operato[redacted] and did not receive a return call from anyone.  I cannot underestimate our frustration with Schumacher.   The electrician came this morning to hook up the ground wire, but I am not going to move my wife and 1 year old baby into a house with gas leaks, and Schumacher needs to make this situation right immediately.

Our staff spent a tremendous amount of time with Mrs. [redacted] on her  plans. Our [redacted] personally followed up with her immediately via a telephone call regarding the change in the price for the foundation. To date we still do not have a deposit or signed purchase agreement. How can we be held liable for not following through on a contract when the potential home buyer never even signed a purchase agreement? Until we have a signed agreement, we will not move forward.

I followed up with our [redacted] General Manager and offer the following response to the attached complaint:1. Our warranty procedure for homeowners to follow is for the homeowners to call our [redacted] office to schedule service. Unfortunately the homeowner in this case called our construction manager...

(CM) and informed him of the plumbing leak. Our CM called a plumber to repair the leak and a drywall contractor to repair the drywall. Until the homeowner called into the office on 12/15/15, we were not aware that a painter would be needed. We contacted a painter immediately, but based on the short notice, all painters already had yearend work scheduled. We will complete this work although not in the time frame that the homeowner anticipated.2. Our CM discussed the vent with the building inspector based on the homeowner's concerns. Per the inspector, the vent was installed according to code and was passed on the building inspections. 3. The pex piping was installed according to code and passed building inspections.  4. The base board in the Dining Room was listed on the Homeowner Orientation as needing to be straightened. Our CM agreed to straighten the baseboard; however, the homeowner did not want anyone else back in the house and signed off on it. If the homeowner has changed his mind, we will gladly schedule a repair and complete.5. This is the first time we have learned about the un-level toilet in the main bath. We will be happy to schedule this repair.Please review this information and let us know how the homeowner would like for us to proceed with the repairs.

The General Manager for the Greensboro office has spoken with [redacted], and they have come to an agreement for resolution to this issue.

[redacted] regrets these comments and offer thefollowing explanation of the facts as we see it.  Our customer moved in their new home onJanuary 26th, 2015.  At the time the home was completed, and our customer was, and is still, very pleasedwith the quality and overall...

experience with [redacted]  There were no complaints of ruts from theneighbor at that time.Since our customer moved in his new home he has removed a mobile home off his property, poured a driveway, and the electric utilitycompany did some work in his yard pertaining to the previous home.  It was not until May 28th that we first heard any mention from the neighbor about damage to his yard.If [redacted] is responsible for making these repairs then we will see to it that it is corrected.  However, the fact that so many other partiesworked in this area and more than 4 months passed since our work was completed we feel certain that the tire ruts were caused by someone other than [redacted] or anyone contracted by them.  Again, we regret this comment posted here by our customer’s neighbor, and if you need moreinformation from the local [redacted]r office regarding this matter we would behappy to provide a more detailed account. [redacted] stands behind its commitment to do the right thing andin this case we do not agree that our trades or representatives caused the damage in question.

The repairs are schedule with the homeowner to be completed on 8/3 and 8/4.

Our construction manager has met with the homeowner to complete the Homeowner Orientation meeting. A list of outstanding items and adjustments was developed from the meeting and is in process of being completed. We are near completion and currently working on the Certificate of Occupancy so...

I will be happy to accept this if and when everything gets fixed. This was to be taken care of by now and we have been placed on the back burner. There is no reason that ALL of the items are not fixed yet. We have not even been notified to start the work. The company was here for a few days that was back in early september. We were told then that they would be back. We are still waiting. This needs to be done so we can enjoy our home.

Schumacher Homes has made numerous attempts to repair items  for this homeowner. On several occasions, the homeowner either was not present during the repair calls or had someone at the home who knew nothing of the repairs to be addresses. The tub repair and drywall repairs are...

 scheduled for the end of March. The door has been corrected and inspected by the manufacture's rep and determined to be working as designed. The door still needs to be painted. Schumacher Homes will complete these items at this service call provided the homeowner confirms the appointment and allows us in to make the repairs.

[redacted] I would like to update you on the progress of the [redacted] complaint: The shower door was ordered for the third time. Unfortunately the vendor did not order the correct size. It was not until the door arrived that this problem was determined. In an effort to resolve this issue with the homeowner, our General Manager and Mr. [redacted] have agreed to a credit in the amount of $1,325.00. Mr. [redacted] will now order his own shower door. There was a miscommunication regarding the back splashed in the master bathroom. Our paperwork showed the backsplashes “deleted: in the master bathroom. All other backsplashes throughout the home were installed except these. We have contacted our countertop vendor and issued a purchase order for them to install in the master bathroom as soon as possible. The temporary steps cannot be installed until the final grading is completed. This work has been scheduled—weather permitting. Upon completion, the steps will be installed. The steps are already constructed and stored in the garage. The fireplace vendor has been contacted to complete the set up. The incorrect light was installed. Our General Manager and Mr. [redacted] have agreed to a credit of $210.00. Paint touch up and mirror installation will be scheduled upon installation of Mr. [redacted]’s shower door. This has been communicated to Mr. [redacted]. Interior doors have been adjusted. Garage doors have been adjusted. Attic stairs still need to be installed. Replacement window parts have been ordered.   Please review this information and let me know if you have any further questions.
