The roads are a concern at Albany Crossing and due to the scope of the repairs, had an extensive bid process The contract was awarded last year and pot holes were temporarily patched last fall to get through the winter Early 2015, repairs began in a four phase process; starting with catch basin repairs, the second phase is asphalt repairs, the third phase is to crack fill, with the fourth and final phase being the seal coat, which will likely be completed in the fall There have also been landscape concerns due to the harsh and long winters These concerns have been addressed with the landscape company and are currently in process as well I hope the information is helpful in resolved this concern Please let me know if there are any questions

We did have the vendor go out to assess the damage reportIt was about 8ft high, and right next to another unit (based on the photographs, maybe on a corner lot)While a mower or a trimmer can definitely send a projectile high speeds and with elevation into an object, it couldn’t reach that height given the tight quarters between their home and the one next doorIt did not appear to them to be physically feasible therefore they could not accept responsibility for this damage Respectfully, Stephanie M***Vice President of Association Management

I never received the "Official Architectural Review" form approving or denying my requestIt says right on the architectural review form to allow days for the approval processAfter over days of waiting, I got approval through the villagePlain and simple, Borror Property Management did not process my requestWhen I received a violation for building a fence on my property, Borror again, didn't do their jobThey gave me no information how to remedy the violationBorror hired an attorney at my expenseThe phony May letter was included with demands about the fence from the attorneyI still have been trying to contact either Lori S [redacted] or Doug Borror to resolve the issueIf you can get Borror to produce any documentation, it will show they didn't do their jobBorror claims to have sent the May letter by ordinary mailThe people I have spoke with , all got their answers by emailThe phony May letter does not address my request to build my fence which was to come up the sides of my back yardThe phony May letter was not mentioned when I spoke to the property manager about my violation in JulyI am having to pay $for the legal fees or face the possibility of them putting a lien on my homeThis is a severe lack of integrity by Borror Property Management

Good afternoon, We have three homeowners to date that have reported that they have been paying for trash independently to [redacted] Our records indicate as of the February invoice # [redacted] , the association has paid for more than the homes in the communityIt would appear [redacted] has double billed these homes and would owe the homeowners a refund We have made the request to [redacted] and they are researching their records Respectfully, Stephanie M***VP of Association Management

They are not taking our concerns or complaints seriously they just keep giving excuses They had a company come out and fill some potholes It made it worse They did a few on my street with loose asphalt Also we have asked numerous times to put up signs on the street about not parking on both sides The streets are not big enough to have that option!!! So we are trying to drive around the potholes and cars on both sides

We are saddened to hear your complaint as we have been getting abounding positive feedback from other tenants at College Park regarding the upkeep of the grounds and policies with the recent Management change Please understand that your issues are being heard and we are working toward solutions Regarding the tenant parking policy: College Park has ended our contract with our past towing company in September and have since set up a new towing contract with a more reliable company to help enforce the tenant parking permit issues, especially after office hours During office hours, we are doing random weekly checks at different times of day to tag and notice vehicles and their owners of any immobile vehicles or illegally parked vehiclesAside from these measures, we hope that tenants continue to bring any additional parking issues to the office staff's attention so that we can address each matter quickly and effectively Regarding the possible drug activity: The past manager got approval to have a police cruiser come at random times during the week to assess and monitor the street where the suspected activity was taking place The current manager and office staff have no record of a specific vehicle description, license plate number, personal description or address to keep an eye out for with the recent complaints, which makes it an extremely difficult issue to address without sending a vague letter to all tenants and potentially inducing panicIn the event of witnessing such activity, it is recommended that whoever is witnessing take down as much information to record (or snap photos if possible) in order to be able to send as much information to the police as possible to remedy the issueCollege Park is taking this matter seriously but we are limited to what we can do without the appropriate documentation and information to pass along to the authoritiesWe thank you for your concern, appreciate you as a tenant who has such a good sense of community, and hope that your opinion and experience of College Park can change and become more positive

We appreciate Ms. [redacted] reaching out to discuss the concerns she has with her home. I have been in communication with Ms. [redacted] and we seem to be running into some confusion into the situation that she has described.Regarding the notices for entry into the apartment, we have quarterly pest control... that comes in every three months to do a preventative treatment in every unit on the property. In addition, we do routine maintenance for smoke detectors and air filters twice a year. Upon our recent inspection it was decided to change out every apartments' basement smoke detector to a carbon monoxide and smoke detector combination for added safety in the home. We are truly sorry for this inconvenience but we want to be sure that our systems are up to date and functioning properly for the residents use and safety.With the situation regarding the smoking in the home, we have received complaints in regards to the smoke smell, notices have been sent to the door in regards to following our standard procedure, phone calls made to the resident informing of our walks, Inspections were completed per our standard procedure, and violations were found. The instances documented in the 30 day notice were all items that were in direct violation of her lease agreement and asked that the issues be resolved in the next thirty days or we would be force to seek legal help.While I do understand that Ms. [redacted] is not the person in the home causing the issues, nor is she the person that was witnessed to be smoking, per our lease agreement she is responsible for the actions of her guests and held to a no smoking in the home policy. We do allow for leases to be terminated early through our lease buy out addendum in which she can be released with a 60-day written notice, 2 month buy out and any rental concessions that she received during the term of her lease paid back. Unfortunately, while we empathize with her situation, we are unable to release her from the lease agreement without fulfilling the lease terms. Should I be of any more assistance please let me know. Ms. [redacted] , We have had issues with the access system at the Albany clubhouse/pool facility and have been on site with several vendors numerous times to resolve the issue. Due to coordinating multiple vendors schedules, we have temporarily installed a secondary keypad for access... at this time.
