At no time has management not responded in a timely manner Ms [redacted] states that her AC issues started in April of 2016; however, the first work order received was June 1, for an AC unit that would not turn off In response, maintenance replaced the thermostat On July 06, a work order was submitted again for an AC unit that would not turn off Maintenance changed the thermostat and a wire was replaced inside the unit On July 08, 2016, a work order was submitted for an AC unit that was not coolingThe work order stated that it was not cooling in the afternoon and evening; however, it was actually not cooling in the morning Maintenance checked the Freon and the AC was working properly On August 3, 2016, a work order was submitted again for an AC that was not cooling Maintenance cleaned all of the coils and changed the filter The temperature coming out of the vents was also checked and found to be at the correct temperature On August 14, 2016, a work order was submitted again for an AC that was not cooling Maintenance checked the compressor, fan motor, inside and outside coils On this visit the coil was actually replaced and everything was working when maintenance left the unit Ms [redacted] is currently delinquent in rent for August and September Management’s policy is to file eviction by the 10th of the month if payment is not received, or a payment arrangement has not been agreed upon Management is willing to discuss a payment arrangement for the outstanding balance

Even thoughYOU ALL are at fault for having someone stay in the apartments that is not on the lease y'all don't even know what kind of people you all have living here [redacted]

After reviewing the tenant file for [redacted] ***, and the Resident Portal, management has no record of any maintenance request for involving moldPer the TAA Lease Agreement, it is the resident's obligation to immediately notify management of mold issues In regards to the tires being slashed, The Beaumont Police Department investigated the tire slashing claim and concluded that there was no evidence that it was anything other than a slow leak Finally, management must have a work order in order to enter the apartment Taking the above into consideration, management does not agree to the desired resolution

We are sorry for Ms [redacted] dissatisfaction with her rental experience at [redacted] The Lynd Company and the owner both rent to, and employ, many veterans (to include myself), and every effort is made to ensure that they are treated with the respect that they deserve In this situation, however, the tag was clearly expired and the property is contractually bound to the third party towing company to tow vehicles with expired tags Although the manager's license plates are from another state, they are not expiredIn the event that a car is wrongfully parked in the handicapped parking, it will be towed by the third party towing company

The owner is aggressively working to address the issues A response will be submitted when resolved

Thank you for the replyI am very shocked on the responseI would not have been calling and calling the office if the AC were to be fixed in the first placeThe apartments changed companies in June / July to LyndI am not sure where the old work orders areI think that every phone call should be recorded by the Lynd company including there apartment leasing officesMy AC is now working because my father in law came to fix itCoils were never cleaned, my thermostat was never replacedMy boyfriendwas there the last two times they went to check on itThey ordered the back part of my AC unit in July and I never got a new oneIt is still black and full of dustThey never replaced my filter because all they did was take it out and they told me to not put a filter onI am not allowed to record other people but if I could this story would have been dealt withThe last time on August 18th, the maintenance told my boyfriend " which AC unit is yours"When they came the past times they were always working on the AC unit outside my porch when in realty it was not the right AC unit it was the one on the corner of the buildingThey told him they were going to order a new AC unit because it needed to be replacedI have not seem that AC unit since then, that day were were going to replace the back part of where the filter goes and informed us they did not want to replace it because it will make the problem worstIt is really upsetting me that I have seen many AC units be replaced around the complex and they are being replaced at nightI feel like I am being taken advantage of because of how young I amMy work orders have not been closed only one was closed they others are still openI am tired of fighting thisThey never cleaned coils, replaced a thermostatAll they did was add fee on and add frand add free-onThe solution should of been to clean the AC unit out free of any frand place the correct amount on free-onAdding to much frcan freeze the unitI had an inch thick of ice three times alreadyI would not be going this far into arguing if any of the things they said they did were actually doneI have a friend who lives in the same apartments and she has mold in her apartment and she is now sick because of the mold that has not been fixed, she also had water in her light bulb in the restroom and she had other people come fix it because it seemed to not be an emergencyI have court and I will be going with an attorneyI have proof that my AC unit was never working after these so called work orders were finished when I had to call and call because my work order was never finishedThank youHave a nice day Revdex.com: I have reviewed the response made by the business in reference to complaint ID 11682667, and find that this resolution is satisfactory to me Regards, [redacted]

Again, we manage several properties in the Houston area Until Ms [redacted] identifies the property the matter will not be resolved

Good morning, I have looked into the deposit refund and was notified by our corporate accounting team that Ms [redacted] contacted themThey were able to notify her that her refund was returned by the mail carrier to our corporate officeShe provided a valid remittance address and they notified her it would be going out in the mail yesterdayIf there are any further issues please feel free to contact our corporate office

It is management's understanding that [redacted] did not submit this complaint Mr [redacted] has reques [redacted] a transfer and management is working with him to transfer

Ms [redacted] will be issued a refund in an effort to amicably settle this matter, and not as any admission of liability, which is expressly denied

Although the request for early termination was granted, this did not release [redacted] from rent due up until the termination date and damage to the apartment unit More particularly, [redacted] was assessed charges for damages, that were beyond wear and tear:Stove drip pansPartial carpet replacementWindow blindsDamaged sheet rockCloset door knob missing.It should be noted that cleaning charges were waived Photos of the damage are available In regards to the other concerns, when the bedroom unit was discussed, [redacted] was informed that it had already been rented pending background screening When the tenants wanted to transfer to a bedroom I never told them their deposit and lease transfer to the new unitI also told them the bedroom I have coming available had a deposit on the unit just waiting to see if the screening came back approvedAnd it was approved As standard practice, and pursuant to [redacted] 's lease, a day notice to vacate is sent when rent is not timely paid It was sent on 2/7/because rent had not been paid Finally, the clogged sink was never discussed Taking the above into consideration, Towne Oaks does not agree to [redacted] 's desired resolution

Ms [redacted] did not report any bed bug issues when she moved in as indicated on her mochecklist In fact, her first work order was not submitted until a month after she moved in Therefore, she cannot claim that the bed bugs were caused by the previous resident In accordance with the bed bug addendum signed by Ms [redacted] , management is entitled to charge her a fee when her unit is not prepared for treatment Photos that were provided by the pest control company illustrate clothes scattered over the floors This by no means constitutes being prepared Therefore, management was within its rights to charge the feesMs [redacted] may terminate her lease early by paying the re-let fee stated in the lease

Six notices were provided by e-mail and hand deliveredTherefore, management has nothing else to add

An ownership and management change occurred December 1, The Lynd Company has not managed Terraces at Riveroaks since December Therefore, nothing can be done to assist in this matter

The Lynd Company manages several properties in Houston The property complaint of cannot be determined by this complaint [redacted] is no longer with The Lynd Company
