In August of 2016, checks were sent to Carrington Mortgage Services to pay our house paymentNeither of these were used to pay our payment but both had cleared our bank accountWe contacted them to see what the problem was and they had no idea of ever receiving the second checkThey told us we had to go to our bank and send "***" proof that the checks had clearedWe did thisThey told us "***" would contact us to let us know when he had resolved the issueIn the mean time, we have been called numerous times daily and talked to people no one had any idea of the issue or the resolutionWe have never heard from " ***" and our payment has still not been applied to our homeWe have refused to send any more money to them until they can get this straightened out

My loan was sold to Carrington Mortgage in I was attempting to work with them regarding my mortgage assistance, as my wife moved out of the house and I was the only source of income, that was reduced I attempted to work with them, sending in the material they asked for, and by the time I was able to produce all of the information, it was too late, without any notification from the mortgage company I am now set to lose my home, I was just asking for a way to stay in the home, at least temporarily, until I find other suitable housing for me and my family

My house flooded, and took on 4ft of water in August of My flood insurance provider cut a check that was put into restricted escrow with a different mortgage carrierI filled out all the necessary paperwork, and the process went very smoothly I was able to get to the funds necessary to start rebuilding my house
Fast forward months later, I'm ready to receive my final large disbursement when I find out that Carrington had acquired my mortgage Dealing with Carrington has been an absolute nightmareSuddenly, the paperwork I filed with the other carrier wasn't sufficient All the while, I'm paying out of pocket to try and finish my homeThey tell me the Wis incorrect, then they need a receipt, it's a perpetually moving target
It takes them "to business day" to process an email, or to do anything for that matter I get different information every time I get on the phone I believe that they're intentionally attempting to delay releasing my funds out of escrow Today, they refused to let me speak to a supervisor, and said that one should call me back within hours
Please do not trust Carrington with your business if you have a choice

They are unbelieveably rude I couldn't believe the chat line people House is s va land contract, bank of america, sold to them sept They didnt notify me payment amount had changedWhen I recieved notice they had held my jan payment in "UNAPPLIED" and did not apply it as my monthly payment!! Even got the confirmation numbers They said that was late, charging fees, and when I paid my Feb payment, they used it for jan and when I called about that , they said feb was now late due to me calling in to find out amount still due for jan, anyway I paid on time, should not have been late at all, should not have been feesI have recived NOTICES OF INTEnT TO FORECLOSE on my house!!!! WTF Ive never even been late on payments in the years ive had this house!!!!!!!!!!!! With respect to your allegation that CMS has not paid the *** Independent School District taxes or the County of *** Municipal Utility District special taxes, our servicing records indicate that CMS disbursed a payment to both agencies on March 2, Specifically, on March 2, 2016, CMS disbursed a payment from your escrow account in the amount of $for the County of *** Municipal Utility District special taxes and a payment in the amount of $for the *** Independent School District taxes and sent both payments that same day via regular mail
Regarding the account delinquency reported to the credit reporting agencies, our servicing notes confirm that you called CMS on November 13, to make your October 1, and November 1, mortgage paymentsIn particular, our servicing notes indicate that you made a payment in the amount of $2,of which $1,was applied to your October 1, mortgage payment, $1,was applied to your November 1, mortgage payment, and the remainder, $43.29, was applied to your October 1, late fee assessment
Please note that by making the October 1, mortgage payment after the end of the month in which it was due, you allowed your account to become a full month past dueThereafter, on November 10, 2015, CMS proceeded to report your account status to the credit reporting agencies (TransUnion, Experian, and Equifax)Please further note that CMS reports your account status once a month to the credit reporting agencies on the 10th day of each month and that the November 10, credit report was a routine update to the credit reporting agenciesBecause your October 1, mortgage payment was not paid before the end of the month in which it was due, CMS reported a thirty (30) day account delinquency on your November 10, credit report
As a reminder, all of your mortgage payments are due on the first (1st) day of each month, and are considered late as of the second (2nd) day of the monthIf the payment is not received by CMS on or before the sixteenth (16th) day of the month, a late fee will be assessed to your accountAlso, any payment received by CMS after the month in which the payment became due may be reported to the credit reporting agencies as delinquentConsequently, we strongly encourage you to remit your monthly mortgage payments to CMS on or before the due date to prevent any late fees or derogatory credit reporting for any unexpected issues that may arise when making your monthly mortgage payment

This place has the worst customer service ever! I thought cox was bad but I was wrongThis company will do anything but help youI had a mortgage with them and did a refinance through a new companyWell I closed my refinance in February and carrington decided to report late payments on my credit report for the month of feb and MarchHow is that possible and the loan was paid off through the new mortgage company? These people are pathetic and they constantly give you the run aroundThey asked for proof so when the new mortgage company faced them proof they mailed it to me and said the company was not authorized to send anything because they are not authorized users on my accountReally?!!!!!! This pisses me off that they mess up and are making me pay for itThis is a lawsuit!!!!

My ex-husband was getting a mortgage funded by Carrington Mortgage for a home we both bought originallyI walked away from the house and my ex went with Carrington to get a new loan with his credentials onlyHe was approved and tried to keep me updated in the processOn December I was contacted by a rep to sign and send some documentsOn December the rep contacted me for confirmation that the documents were sign and sent

I commute, work, and have a familyIt is also the busiest time of the year with holiday work parties, school holiday programs and so onI informed them that it was likely not going to be done until the weekend when I have a little bit of time because weekdays are impossible especially since I needed a notary public stampA service really only available M-F 9-5, the same time the majority of the country works
The rep was not understanding at all and I received some harassment to get the paperwork done or else "they couldn't fund the mortgage"I am not an itIf they want the business aka the money, then they will do everything in their power to get it doneAlso, if my signature is the one important component to this loan then why was it not a priority and not some last minute detail
My main complaint is the harassment and lack of professionalismI myself will keep this company in mind as not to work with them ever

*** Loan No.: *** Property Address: *** *** *** *** ** *** Dear Ms***: The Customer Advocate Department of Carrington Mortgage Services, LLC (“CMS”) is in receipt of your complaint filed with the Revdex.com (“Revdex.com”) regarding the above- referenced loan received in our office via e-mail on April 11, CMS is committed to responsible lending and servicing and we would like to address any concerns you may haveThe following is our response to the issue(s) raised in your inquiry. As we understand your complaint, you state that you have paid an extra $each month towards principal curtailment on your loan; however beginning March 2016, you noticed that CMS had misapplied a portion of this payment towards the escrow account. In addition, you state that in February CMS increased your monthly payment due to an escrow shortage and your monthly payment already includes the repayment of this escrow shortage. Therefore, you do not understand why your payments are not being applied as intended. At the outset, please note that the servicing of this Veteran’s Administration (“VA”) insured loan transferred from *** *** *** *** (“***”) to CMS on or about December 2, 2013. Upon review, our records show that on December 18, 2015, an Escrow Analysis was completed. This Escrow Analysis was completed as part of the regularly scheduled analysis for loans in the State of ***. That same day CMS sent you an Annual Escrow Account Disclosure Statement (“AEADS”). A copy is attached for your ease of reference. The purpose of the AEADS was to advise you of your projected escrow activity for your escrow cycle beginning February 1, and ending January 31, 2017. More specifically, the AEADS projected that your yearly county taxes would be $2,619.54, your yearly homeowners insurance premium would be $751.03, and your flood insurance premium would be $1,312.00. Correspondingly, your total disbursements for your escrow cycle beginning February 1, and ending January 31, were calculated to be $4,682.57. The total projected escrow advances divided by twelve (12) equals $per month and represents the required escrow payment beginning February 1, 2016. In addition, please note that a mortgage servicer is permitted by law to collect an escrow cushionAn escrow cushion is a minimum amount of money held in your escrow account to prevent your escrow balance from being overdrawnThe reason that escrow cushions are permitted is that, from time to time, payments for escrow items may become due in excess of funds available in the escrow accountBecause escrow items remain the borrower’s responsibility, lenders are permitted to collect a cushion in case payments due for such items exceed available funds. Specifically, the Real Estate Settlement Procedures Act (“RESPA”) authorizes a maximum escrow cushion not to exceed 1/6th (i.e., up to two months of escrow payments) of the total annual projected escrow disbursements made during an escrow cycle which is over a twelve-month periodAdditionally, when your escrow balance reaches its lowest point during the escrow cycle, that balance is targeted to be your 1/6th escrow cushion amountIf you wish to have a better understanding of RESPA, escrow accounts, and your rights as a consumer, CMS encourages you to visit the U.SDepartment of Housing and Urban Development website at ***. In light of the above, CMS is authorized to collect no more than 1/6th of your total projected escrow disbursement for your escrow cycle beginning February 1, and ending January 31, The total escrow cushion that CMS may collect is $780.42. For an explanation of the escrow shortage please refer to the next section of the AEADS, below the Projected Escrow Activity from February 1, and ending January 31, and note the projected low point balance of -$for March 2016. Looking at the next column for the same date under “Required”, please note that the low point balance should be $(1/6th cushion). As such, CMS is collecting -$shortage and the $required low point balance, which added together equals $1,004.39. This escrow shortage is being collected over a twelve (12) month period starting with the February 1, payment, resulting in a monthly shortage collection in the amount of $83.69. The following is a summary of the total payment amount beginning February 1, 2016. Principal and Interest Payment $1,002.56Escrow Payment $ 390.21Escrow Shortage $ 83.69Total: $1,476.46 Upon further review, the records show that you have included an extra $with your monthly payments each month since the loan service transfer to CMS. Based on the payment history of your loan, the extra $payments have been applied to principal curtailment with the exception of the March 1, 2015, the March 1, 2016, and the April 4, payments. Below for your ease of reference is a summary of these payments. In addition, attached for your ease of reference is a full payment history on your loan that shows your payment and escrow transactions, and loan and escrow account balances from January 1, to April 6, 2016. The reason the payments referenced above were not applied to principal curtailment at the time is that your loan showed a negative escrow account balance. Therefore, these payments were applied in accordance with the established Payment Application Hierarchy for this VA insured loan, which states that extra payments must be applied towards any outstanding escrow shortage before the payment had be applied to principal curtailment. Below for your ease of reference is a summary of the Payment Posting Hierarchy. After reading all the reviews and then my experience with them why is there not a class action law suit My mortgage was transferred to Carrington from BOA After becoming disabled and waiting for our backed up Social Security System I finally was approved at 100% and Carrington was working on a loan modification with me They never emailed me, I sent all documents required and even checked my status to times a week on their web site under my customer log in Spoke with them last week and was told it was going to underwriting and it could take up to days On 01-01-I had a gentleman knock on our door and asked if we wanted to sell our house and mentioned we were on the foreclosure list You guessed it, They sold my house on 01-03-despite no warnings, no letters, no foreclosure notice, not even mentioned when I talked to them last week And I have a letter from them stating that I have until 01-13-to submit all documents or they will start foreclosure, Wow looks like they jumped the gun I have contacted my senator and the V.Adue to being a war time veteran I hope a attorney reads this, lets put this criminal company behind bars

New mortgage payments are to be applied as a "Starting Over", not to past due under Bankruptcy agreement, therefore all new payments should be current. Our bankruptcy attorney is filing complaint and also and should be contacted with this new information

I had a leak in my kitchen and for months of dealing with the insurance company and being hospitalized due to the stress from dealing with the situation I was able to make a settlement with the insurance company I received a check for 7,from the insurance, which I signed the check over to Carrington Mortgage, they then without a problem sent the check back to usI then received a check for 4,and another one for 5,At that point they created a policy, not previously mentioned, or known of that stated that they would hold on to the check and said that if I was to receive the checks that I would have to send them estimates, proof of work being done and that their inspector would have to determine whether a certain percentage could be releasedWell I sent all the necessary documents to their "loss and draft department"Unfortunately every time that I try and contact them they can neither find the paper work, they put me on hold for minutes to an hour, no one

It seems this business can not receive their payments not matter how you send them to them! They lose or the transactions never go through even though we get a receipt saying it was received and submitted!.They do not contact you immediatelyThey send a letter weeks later and try to get you to submit a payment through western union! Yeah right so shady!! They have tried foreclosing on us every other year! We have to show them that these payments do go through our bank! What a headache! Worst place to do business with! They should have an F!

The company states in the letter that I am not an applicantBoth my husband and I were applicantsShortly after I placed my complaint I received two identical letters from CMS: one addressed to myself and one addressed to my husbandThe company had still not released the appraisal to our new mortgage company which is again causing delays because we are having to order a new appraisal for the same propertyI am still requesting acknowledgement of their lack of communication and customer service in this processI also want reimbursed for the initial appraisal of $that they would not release to the new companyMy family and I should not be put through this stressWe are now in month five because of their carelessnessI will not let up or rest until this is resolvedI will continue to escalateI have held an escalation position within a large company before and I know how this is handled.
