Do not, by any means rent or do business with this company They are a group of irresponsible "businessmen" with a fraternity like mindset (maybe as so many are from the same small college) with very little concern for their tenants or apparently owners [redacted] will not respond to calls, emails or work orders in a timely fashion [redacted] will apologize and attempt to portray a sense of responsibility, all the while covering for his "boys." After several work orders (mold, broken toilet handles, damaged chimney) the owner of the home inspected over Christmas and discovered all of these issues which [redacted] tried to reprimand us for When presented with the facts and saved emails, [redacted] ended the conversation abruptly to save face After weeks of awaiting an answer about re-painting, which [redacted] told us we could do, [redacted] tells us five days prior to move out that we have to repaint a nuetral color One, the home was not in good shape prior to move in Two, [redacted] told us we could paint but never mentioned repainting Three, [redacted] gave a tiny window to rectify the situation Four, [redacted] apologized for the miscommunication, then stated that all their leases are the same concerning painting - but could not provide an answer as to why two of their property managers would have difficulty in giving us correct information This business is shady, lazy, incompetent and arrogant Do not use them or rent from them

To Whom It May Conern, First, I'd like to take a moment to apologize to [redacted] for any stress her original property manager caused herI understand that there were several mistakes made by all parties and I'm glad the court resolved them The facts of the complaint are misconstrued slightly, however, the sentiment that things were not right at move in is absolutely justifiedOur former employee, however, had to leave the moappointment because [redacted] was nearly an hour and a half late to the appointmentWe corrected the issues at moand any that were not corrected were due to refusal by [redacted] to allow us on the premises or to accept a lawn mower purchased by Dodson Property Management for her useEverything written in the lease was provided and we did try to correct some errors in communication by providing a riding lawn mower, for example All of the maintenance issues that were emergencies were dealt with promptly and any that were not were dealt with in a reasonable amount of time, often after being refused access to fix these issues After the judge voided the lease (a ruling in favor of Dodson as the tenant was asking to stay), we were awarded possession as of June 28thThe only thing that was stated to [redacted] was that if she took us back to court to simply confirm the court order, we would not want to pay any attorney or lawyer fees and we would attempt to have her pay them if the law allowedThere were absolutely not "threats" made While the check was a few days late, it included all of the funds owed to [redacted] The $is a pet fee (agreed upon in the attached lease) that was never paid by [redacted] Her balance can be seen in the attached ledger which was sent along with her security deposit and a letter explaining the feeBased on the complexity of the situation and the fact that there were many complications to the finality of the accounting including not charging [redacted] for some minor damages after she moved out, we are going to stand firm and stick with the charge that is owed by [redacted] Thanks for your consideration and timeI hope we can all move forward from this situation as it was one that no one wanted to be in Thanks, Dodson Property Management

This might be the worst Property Management Company in RichmondI have felt unsafe where I live due to many break-ins, I expressed my concern to Dodson and requested to end my lease earlyNo responseThe back yard where we live became infested with flees and the grass was not cut for a month (this is against Richmond City Health code), I contacted them several timesNo ResponseI calledNo ResponseContinually requested to end my lease now due to safety and neglectNo ResponseThis Company is a money hungry beast and should be put downThey do not care about any property or tenantDO NOT RENT FROM DODSON!!!

Dear Customer,Thanks for your feedback. A couple of notes: First and foremost, I apologize that this issue hasn't been handled appropriately and there are a few simple action items we need to take in order to get some traction on the bill issue. This will be addressed and the resolution... communicated to you by the end of the week. The most likely ending is that the city will be refunding portions of those bills for the leaks. To our knowledge, the property has not been sold to anyone, not sure where that information is coming from, feel free to provide it if you have some documentation of that. However, the property can sell during your lease term. That is common practice for almost any lease and is a common clause in the standard Virginia Association of Realtors lease. The caveat is that the lease prevails so the purchaser must allow you to occupy the home through the entirety of the lease. Again, apologies on not having handled the bill situation appropriately, it should have been taken care of by a previous employee. We'll have it done by the end of the week 7/13/15.

My stay with Dodson Properties started off well in the first monthsSince then, it has declined dramaticallyThey do not care about keeping their resident's satisfiedThey only manage these homes, they don't actually own them, so the work that needs to be done they don't really care for too muchI have submitted several work orders with them and I constantly have to follow up with them to see why nobody has contacted me or come out for itThey continue to come up with excuses rather than just saying they were in the wrong and are getting it corrected ASAPThey are very unprofessional and just do not careI had a railing that was broken on my 2nd floor balcony for over a month and followed up multiple times before it was finally fixedThe gate in my backyard was also broken and I had to follow up several times before that was completedThe skylight was replaced, not sure why, the vendor left a huge mess of it all down my hallwayThis wasn't mentioned to my manager, because why would I tell him when I would have to follow up with him in days to see why nobody has cleaned it yet? I just cleaned it myselfSomething was chewing at the door frame of my backdoor and I had to follow up with him on that too because nobody contacted me to say they were coming to complete itNow, I can hear a constant dripping in my ceiling and part of the ceiling is pulling away from the rest of it and I had to follow up on that because nobody ever contacted me! They work with all outside vendors and when the vendor is contacted by Dodson to say hey this address needs this done, Dodson just assumes they contact the resident and half of the time they don'tThis can be easily avoided if the managers followed up with residents to ensure we have been contacted or the work has been completedA very good friend of mine also moved into a Dodson Property about two weeks ago (different manager than mine) and the apartment wasn't cleaned by their cleaners until a week after they were living thereThe apartment has clearly not been re-painted either and their fridge had mold and mildew spots all over itIf you are looking for a place that you can count on to be taken care of and ensure that work orders are going to get completed, live with a company that manages and owns their rentalsI probably should have guessed this is how Dodson would be considering the day I went to pick up keys, the person at the front desk didn't even have keys for me

property manager and his manager told you ahead of time would be yoursWe had sent out an professional HVAC technician to check the functionality of the HVAC at your request and it was determined there was nothing wrong with the systemWhen you requested it again, we said that if there was nothing wrong, it is our policy to pass the cost to youThis was agreed upon and it was once again determined there was nothing wrong with your HVAC systemI apologize that you feel differently, but we were clear in setting that expectation and must live up to our fiduciary responsibility to our client in that situation. Tim, thank you for responding Unfortunately, your actions and your words don't match up.We've been compiling pictures and videos of multiple examples where you are not in fact towing cars and trucks that are parked over the line for what in some cases are days on end In our specific instance, we arrived fairly close to midnight, and the only spot we could find was next to a car that was parked over the line That car in fact, has remained in the same spot, parked over the line, for the past few days.There was simply no way we could have parked inside the lines of the last remaining spot without damaging our car and theirs.I confirm my desire for a full refund for the towing and damage to the car and contents.*** ***

This is a standard part of our lease language and we, in no way coerced the prospect to sign the leaseAfter the complaint was logged, the prospective tenant was given every opportunity to pass on leasing the property and that was declinedWe're happy to have them as tenants and will continue
with our air filter policy of advertising the policy and allowing tenants to review leases prior to signature and ask questions about any of the clauses.

The property has been informing me since my first complaint to them on the 31st of October that they are going to set up an account for meThat has not happened and this response from them does not include a date of when my service will be onI would appreciate a specific dateMy debt should not be of any concern to my rental propertyMy services were satisfactory until they switched service providers without leaving me any optionsThe switch was not my choice and it happened in the middle of my lease contractThe wording of the lease legally allows me to have my own service provider for my internet as it is not included in words that internet is provided (see attached)I am considering withholding my rent in escrow until my service are on or I am presented with other options.

Thanks for your feedbackWhile we disagree that having a policy in place to help maintain the condition of the home and protect our tenants from "damages" to carpet beyond reasonable wear and tear is an illegal business practice, we accept your premise of it not being a "requirement" in our
