I used Dodson Property Management for three years to manage a rental propertyI am an "out of town" ownerAt the end of the term my house was nearly destroyed (storm doors tore up, holes in walls, all light fixtures all tore up, etc)at the same time Dodson was telling me everything was good (they even gave the tenant a "clean" check out review of the property
In addition to the above, I always had to call them to follow up if the rent payment was late, etc (they don't care; they keep the late fee, don't have to make a house payment and keep their cut first)
I can provide documentation of all of the aboveI recommend staying away from this company

We'll cover the cost of the differenceThe story is, we were trying to make the damages match the deposit so not to have to take these tenants to collectionsThere was damage exceeding the deposit by about $600, but they had been good tenantsWhen calculating it, we added something in that was not their fault, so in reality, they still would have owed us moneyI'm tired of fighting these folks and will pay the difference.

These people are taking advantage of our students. Their policies are shameful and they take no responsibility for the state of the apartment or grounds. They charge for everything (my favorite is charging a credit check fee on the student and the parent) and I have been told by past renters not to expect a dime back on your security deposit. My student has placed multiple calls for issues with the apartment to include one that was a serious fire hazard and not once has anybody been sent for repairs. It’s not surprising that this company would take advantage of teenagers, but the fact that VCU obviously does nothing to regulate the property managers in the area is shameful. If they’re not going to provide housing for all the students they continue to enroll, they surely ought to see that they’re not mistreated. Dodson is nothing more than a predatory company taking advantage of these students because they can.

I'm looking to start a class action lawsuit against them

First, no one ever answers the phone. You have to leave a message and "maybe" someone will call you back. Often it takes two or three calls to have someone call back. In this instance, I have contacted the rental office now over 4 times via phone, and have left 3 "communication" messages on their website since August 10. I received 3 out of 4 return calls from the office. Twice I explained the situation to the same individual. Twice I was told I would have to speak with the property manager. On the 3 return call, she wanted me to explain again. I stated I had already explained to her twice, both times, she said the property manager would call and that I was not going to explain again (she stated that she remembered on the 2nd call. the 3rd call she stated she did not recall and asked me to explain again). I again stated that I would not explain again and asked that the Property Manager call me. I have also left 2 voice mail messages for Dodson Properties. Neither of which have been returned. At this point, I do not know what it will take to get someone to not only call me back, but to ultimately address my concerns. It seems like they are not "concerned" at all.

In regards to the flooring it is our strong opinion that the flooring condition was worsened due to the lack of action in the first month after the issue was reported after that period any residual water that was left that we could not get to, to clean up would have dried.  During this time your company had a staffing change and nothing was addressed until after we once again reached out to your company asking for a resolution.  Also following the birth of our child we contacted your company requesting that the flooring be taken care of during a two week period within my maternity leave.  We stand firm that this charge be removed from our account before it causes any further damage to our credit.
In regards to the tree I would very much like proof that the contractor the homeowners sent out was licensed.  Whatever the contractor told you about trimming the tree was false.  Due to the fact that even now after the storm large sections of the tree are still dead some of which are still hanging from the tree itself.  Even before the storm dead, leafless, limbs were hanging from living branches high in the tree.  This morning upon the request of the rental agent we sent in pictures of center sections of the tree that were obviously dead or damaged by insects.  If there contractor was licensed I propose they ask for there money back and if not we stand by our request for a new grill.  On a separate note we do have renters insurance but feel if action had been properly taken that the damage would not have taken place.

Jon, Apologies for the experience in the office, I think there are obviously differing versions of this story, but know that we always try our best to treat our tenants with the utmost respect and if you don't feel that you got that treatment we send our biggest apologies. As far as the...

actual towing is concerned, as you were shown in the picture, you were double parked. Your lease is very specific about the fact that if you double park, you will be towed and you and your roommate both signed that lease so I have to assume you understood that. Unfortunately, we can't refund this fee as this is a clear policy and it was violated. I understand your frustration, but we have to stick to our policies when it comes to parking.Thanks,Tim W[redacted]
