Good Afternoon,Thank you for reaching out to me and allowing us an opportunity to respond. I have thoroughly reviewed the file of the person who filed this complaint and have found no bogus charges. There were many damages to the unit he was in possession of and he was charged...

He was sent numerous letters after his move out, to what is still his current address, regarding the outstanding balance, but did not contact our corporate office to discuss the charges. This is the first contact that we have had with this prior resident since 2012.  We do have photos and a documented list of each individual charge as well. I also show no paperwork validating his claim that the property manager settled on these charges. Any removal of charges must be verified through our corporate office and we have nothing at all in his file that would suggest a conversation of that regard ever took place. We have proper channels that we must go through with every resident to ensure quality, so I can guarantee if this had been done, we would have some type of documentation to back it up. He has spoken with our head of collections who has thoroughly explained the charges and sent the photos to him as well for review. At this time he is still responsible for the entire outstanding balance of $119.Thank you again for your time!

they are not working with me. Their response is no different to what they said before I filed the complaint. The offer is $5,000 to buy out the lease; or move out and be responsible for the rent until the apartment is re-rented.They said in their reply that they made "numerous options". I would like them to list the numerous options in a written reply to Revdex.com so that I can review them. They also said they verify income. They have not verified my income. I am willing to provide whatever documentation I have to them to verify my income again. It is substantially less now than when I was married and signed the lease.  I would also like to know: when going month to month would be an option, and if they have an apartment available for less rent. I look forward to actually working with them. My husband sent a response but he failed to mention that I [redacted] came back to visit 3 ladies 30 days after we moved out their names are [redacted], ** and [redacted] all live in the 2nd floor my daughter and baby were with me! We saw [redacted] the property manager she said nothing about the apt or odors or anything and before we left I asked about the deposit check and she said that it had been mailed!!!! She is such a liar just wait till Oakwood finds out what she does behind their backs! And if you think for one minute the privacy act was not violated just as  [redacted] and ** how they know about [redacted]s husband being in a nursing home in Florida?????? They were laughing about it when they told me and my daughter ! How disgusting is [redacted]? But the fact of the matter is before we moved she told me all about Oars private life I never said a word to anyone and that's why I wS shocked when [redacted] and ** knew! Yes Oakwood you have a real gem in [redacted]! So don't tell me she's not capable of lies cheating  and other dirty underhanded things she does. Like I said be happy to sit down with Oakwood. my concerns have not been addressed. I did not ask for a denial letter I asked for a copy of my credit report this company uses. I also requested a full refund due to the negligence of this companies staff and their lack of training which has cost me my money. Policies aside Oakwood Management failed to properly notify me of their policies and credit criteria. Again I could've saved my money and applied elsewhere. However this was not done and thus I feel my money was stolen from me and now the company will not acknowledge that they failed to properly pre screen me as an applicant.

Hello and thank you for bringing this complaint to my attention. I personally have spoken with this previous resident and explained that we must follow the law. We can not delegate who gets what amount of the return of the security deposit as they were both legally bound to that account. They...

entered into their lease together, and unfortunately, this resident did not sign a 1 party release when she moved out. She as well did not provide a forwarding address so we were unsure when to originally send the return on the deposit. For that reason we held it at the corporate office.  We must by law return the deposit to both parties. We can not get involved in their personal business and matters of why they no longer speak. We do have copies of the electric and water bills. If her name is on them, she can call the company and get a copy. If it is not, we can not legally release that information to her. We did charge through the date until the keys were turned in by the remaining roommate, per our policy. I apologize that we can not make this simpler but again, we must follow the law and our policies. Thank you for your understanding and allowing our company an opportunity to address this complaint.

compensationfor water.The referral program is a program where exact criteria needsto be followed.  The prospect must enterthe name of the referral on the application as well as the guest card.  Copies of the Card and lower apart of theapplication were given to you to show that these conditions were not met. As acourtesy you were given the bonus.A property manager will always tell a leaving resident thatthey can expect a refund provided that the apartment is in good condition.The rent was always paid by a check from the creditunion.  It was never paid by cash.  We do not accept cash and it is stated on thesign on the rental office door. Check numbers can be provided upon request.After vacating the apartment, we painted, cleaned and thelast thing is the carpet.  The carpet wasstained but we hoped that a commercial cleaning would remedy the issue.  After the carpet was cleaned, it was apparentthat the stains and the odor would not leave the apartment.  The odor after the carpets were cleaned wasso pungent that residents on the second floor complained.A property manager does have access to the vacant units asthey are being made ready for the new occupants.  It is ludicrous that the dogs of the propertymanager were let into the apartment to soil the carpet.  She will not be paying for the carpet.  The pet addendum that was signed as part ofthe lease covers visiting pets.  The son’slarge dog visited quite frequently and warning letters are part of the file.You were asked if you would like to see the carpet when it was pulled back, yourefused.The resident file is at the corporate office and informationfrom that file is used solely for the use of management.  The privacy act has not been violated.We have pictures, invoices and a copy of the pet addendum.Please call ###-###-#### and speak with [redacted] tomake payment arrangements.

I have had leaks in the toilet, under sink and more than several maintenance request. They have fixed the mold by painting over it and sealed the toilet from leaking finally, there is constant issues with this apartment and I've never lived anywhere that I had to make so many calls for leaking toilet, sink. I have attached pictures and I have videos of my sink leaking but it is too large to attach. They fixed it but it wasn't the first time it's leaked.
