Case manager Celeste [redacted] NEVER returns phone calls but claims in every letter she’s committed to serving all your needs!!! We entered escrow on our house at exactly the same time she turned us over to a collection attorney even though we provided PHH with the sale agreementThey constantly threatened to foreclose on our home 95% of the way through escrowMy husband had to explain to our case manager what escrow was! She had no ideaSo unqualified and unprofessional and clueless!! I still to this day have no idea what her job wasThe mortgage company shuffled us around on hold and nobody communicatedIt was a terrible experienceThey have no idea what customer service meansI will NEVER do business with this company again

Our original [redacted] was through [redacted] which was subsequently serviced by PHH MortgageWe've had this loan for many yearsEver since PHH took over servicing this loan, it's been a negative experienceThe few times we needed any help, the customer service gives you the run around and the simplest request evolves into a drawn out nightmare! Currently all I need for my lawyer is confirmation the account is frozen and they refuse to generate a simple letter stating thatAnd when you ask them why, the answer is a sarcastic, "well you voluntarily froze it" which to me makes no sense to meIt was their own rep that instructed me to fax over the request, when I told her what I neededBesides are they telling me if I had involuntarily froze it (perhaps by not paying?) PHH would be happy to issue that letter?

I will never give this company another dime once I refinance! Horrid customer service!!! Long story short I went through a divorce earlier this yearDuring the transition period of picking up my bills coupled with working miles away from home I missed a payment for JanuaryUntil this payment and since this payment I have never been late, in fact I had a 100% on time payment history on every account listed on my credit reportI called and spoke with someone in the appropriate department who gave me instructions on how to apply to have the late payment removedMost places apparently offer this as a one time courtesyI followed instructions to the letter and have sent in all supporting documents times over the past monthsI have received letter back around march that said my report was accuratewell no kidding! We knew that so I tried to send the information again and again and the 4th time with zero luckI just got off the phone with them and now the supervisor is saying there is no department to speak with someone to help meI cant talk to someone who could possibly help because they are not available but somehow I spoke with them beforeI am not going to get started on the actual payment hoops you have to jump through to make a payment or the horrible English these "customer service" reps haveI will never finance with this company again

Beginning of long story shortMy basement flooded due to drain issues and insurance paid to have it all fixed/replaced Insurance sent me a check also made out to PHH (we'll call this Day 1) I had to send it along with a ton of paperwork that the contractors and I had to fill out to PHH (took two days to gather the info) and we had to MAIL IT (could not submit digitally), so I paid to have it overnighted (Sent Day 3) Called to confirm receipt on Day 5, and they stated it was received, but needed 3-days to enter Called back days later (Day 8) and they said it was almost all entered, and then it needed to be verified, another 3-days Called back days later (Day 11), not complete, again the following two days, finally complete on Day At this point the contractors have been working for a week without pay assuming payment was coming any dayDay I requested a disbursement, and they agreed to send me the vast majority of the funds (which I was pleasantly surprised by) I begged for it to be sent via Next Day so I could get money to the contractors ASAP as they were starting to become annoyed They agreed to send Next Day (but noted that it was an exception) I waited for the check the next day (Day 14), and nothing arrived I waited the next day (Day 15), thinking that it was printed but not sent until the following day, but nothing I called the next day (Day 16) and they said it takes 3-days to print the check, then it would be sent It took days to print, a day to put in the envelope, and a day to ship, I finally received the check on Day That is BUSINESS DAYS, that is a full month it took for them to cash and resend the money to meThankfully my bank knew what was going on and did not put a hold on the check (THANK YOU [redacted] ***!!) Fast forward a month and the work is nearly complete They have dug up my entire back yard, run a new waste line and refilled everything They basically demo'd my entire basement to repipe the rest of the house, and cut a route through the basement concrete to run the drain lines to the main line out of the house ALL that remained was filling the concreteThe paperwork I had said that after the work was 50% complete I could request the remaining funds We were 95% complete so I thought I'd go ahead and make the request since I knew they needed to send an inspector out (Day 1) They said I should hear from the inspector in 3-days (anyone else see a pattern here?) The inspector called me the next day (Day 2) and scheduled to come out the following day a Saturday Day 2.5) I explained to the inspector that the concrete was going to be completed on Monday (Day 3), and suggested that he come afterwards He insisted on coming that Saturday He came out, took a few pics, and wrote up his report stating the work was 80% complete (Math was not my strong point, but over solid weeks (including weekends) of 8-hours days, to get us this far, but day of concrete is 20% of the job???? I was skeptical, but the documents said it only needed to be 50% complete, so I didn't care He submitted the documents Day 4, and I called to verify receipt on Day They stated they were received and looked good, but would take a few days to enter and process (I assumed 3-days) I asked if I could request the disbursement, and I was told I needed to wait until they were processed I called back several times, and finally on Day they were processed and I requested the remaining funds (which was approx 5% of the total) I was told that the work had to be 90% to request additional funds! I told them I had their documentation IN WRITING stating I could request the remaining funds after 50% I went around and around with different people before they said that is partially correct, I could request SOME funds at 50%, but only up to the % that the inspector said the work was complete I was very upset and explained that the work was 100% complete the day after the inspector came and despite me telling him the work would be complete the next day he refused to wait They didn't care I requested the draw for 80% of the remaining funds and requested another inspection They told me the check would take 3-days to process, another couple to print, and then would be mailed out I asked for Next Day, but they refused stating that they did it last time as a courtesyThe inspector contact me on Day and again wanted to come out the next day He came out on Day (and was annoyed to be out again so soon) I told him I was upset about his % last time, and explained the trouble it caused He took a couple pics, wrote 100% down and I signed it and he left He submitted the next day, and I called every day until it was processed on Day I followed up on the first dispursement and was told that it was approved and was ready to go out the following day I requested the remaining money, and they told me the inspector noted 99% because of a small section in the back that was not complete I was LIVID! 1) The inspector changed the % AFTER I SIGNED IT! 2) I explained that small section was NOT part of the bid! It was damaged during the work, but due to other issues it needed additional work that I couldn't pay for, and couldn't be done with frozen ground I explained to them and they didn't care and said they had to abide by the inspection report I requested the funds that I could and they told me it would take the same 3-bla bla blaIt is now days later (Day 23), still no check in the mail I call to follow up and they tell me they have sold the loan I told them I was aware, but everything was requested before the sale of the loan, and the check was supposed to have been sent business days ago She tells me quite abruptly that the loan is sold and there isn't anything she can do, I'd need to contact the new servicer I asked her again about the check that was supposed to have been sent already She said that she has no record of it I was so upset that I was shaking I told her that my contractor is demaning payment and that he is threatening to put a lien on the property She says (smugly) that he signed a waiver and couldn't I responded (curtly) that the waiver was contengient on being paid in full, and that since they are withholding the remaining funds he hasn't been paid, so yes, he has every right Her response was that I need to take it up with the new company TWENTY THREE DAYS of being jerked around and LIED TO! Add in Christmas and the New Year, and that is over weeks! Absolutely unacceptable! I called the new servicer My loan was sold as of Jan 1, it is now Jan and they still do not have all the information or funds for the loans from PHH! I explained what happened, and she tells me that she can see record of the dispursement, and that it was cancelled the next day for "Project must be 90% complete to request additional funds." She could also see the documents that I was sent and that they did in fact state 50%! PHH is a dishonest company They do not abide by their own rules, and they change them whenever it suites them They will lie to you whenever is suites their interest They knew they were selling my loan before I made the requests for additional funds, and clearly had no intention of doing anything Instead they decided to keep the funds to earn additional interest on them They have profited from deceit and fraud They are among the worst companies I have ever worked with I am disappointed in the A+ rating that Revdex.com has given them with a 94% Negative review rating and over complaints

Terrible customer service, lots of run-around and lies. We think this is a bait and switch-offered 15 year loan, 2 weeks later offers us a 20 with higher interest rate.

BY FAR THE WORST ACCESS TO A CUSTOMER SERVICE MATTER I HAVE EVER ENCOUNTERED CSR'S SPEAK BROKEN ENGLISH, HARD TO UNDERSTAND AND ASKED TO SPEAK TO SOMEONE I COULD UNDERSTAND MORE CLEARLY WAS PUT ON HOLD, THEN AUTOMATICALLY HUNG UP ON ME THIS HAPPENED TWICE, NOW ON HOLD A THIRD TIME WAIT TIME WENT FROM MINUTE TO MINUTESI SEE MOST PEOPLE HAVE HAD BAD EXPERIENCE WITH THIS COMPANY THEY ALL MUST HAVE WORKED AT COUNTRYWIDE IN THE PAST

One of the worst customer experiences I've ever seen. Their website sucks, trying to call them is worse – you have to talk to a chat bot for 7-8 mins before even getting a chance to speak with an agent. Then, they ask you the same questions that the bot just asked you. Once you get on phone with somebody, it's nearly impossible that they can help you or answer your questions. Do not willingly choose them as a mortgage service provider!

PHH mortgage took money from my escrow account stating that I did not have enough flood insurance when I added more when I received the letter They sent a second letter stating I was in default of my loan because I did not get the extra flood insurance Then third time on the phone for over hour to get to the presidents home office just to be told that they are not going to refund my money in my escrow account Horrible mortgage company !!!!

For the past few months we have been anticipating our last house payment on August 1st, We were planning upon celebrating No call from PHH Mortgage in Mount Laurel, New Jersey as we approached this milestone ***out a single late paymentWe looked on our original paperwork showing all the payments you will make until hell freezes over and sent the slightly smaller final amount A month passes and no Congratulations letter or phone call from PHH MortgageWe call themWe were told that the account was in arrears because the final payment was $shortAlthough they had the final payment check for $2,they decided to hold it because of the shortageAnd you can guess…they charged us interest and penalties on the entire amountWe told them where the sunshine is the brightestBecause of our stellar payment history we were told we were entitled to one late paymentI guess this is as much congratulations PHH Mortgage can musterOh well, some folks aren’t good at giving complimentsThe next day we get another call from a representative at PHH MortgageHe had no idea of the above conversation and told us our payment (they were holding) was lateTwo more additional conversations resulted in Late Fee: $121.06, Satisfaction Fee: $21.50, Demand Fee: $30.00, Recording Fee: $I am not satisfied….can I get a return for the satisfaction fee? Why the demand fee? They always had the check? They say they are going to refund the late interest fee because they are presumably so happy [redacted] our stellar payment history I don’t think I’ll hold my breathOur original loan was sold to PHH Mortgage by [redacted] Talk about being sold down the river to the wolvesThank-you [redacted] I’d like to send you a gift but I cannot find any physical locationOh, wait, upon closer inspection I learned you are a subsidiary (read a front to avoid the bad reviews) of PHH Mortgage I would have [redacted] after I looked at the horrendous reviews from the Revdex.com-New Jersey, [redacted] and a plethora of customer rating web sitesGoogle PHH MortgageIt’s amazing they are still in business! Perhaps you could thank your local congressional [redacted] who made it possible for companies like PHH/ [redacted] to existHas the Attorney General [redacted] in New Jersey been on extended vacation? Perhaps they made him a deal he can’t refuse Either way…stay clear of these folks

They are the worse mortgage companyThey never return emails, or voicemail, they lose paperwork so you end up having to resend itDefinitely not in a hurryIt's been months and we still haven't closed.I will never use them again

This company is horribleYou Can only deal with reps in Iraq who barely speak English and they constantly call and hang upWhen you request them to stop calling and hanging up you have to fax a request in writingAlso if you need a change of address or any change of info it takes more than years

My wife and I have a [redacted] loan with PHHIn July of this year we had a severe storm in our area which caused extensive damage to multiple buildings in our countyWe had windows broken out and siding/roof damage on our houseWe live in a rural area with few contractors available to do the workWe can probably get someone to do the repairs next summerIn the meantime PHH is holding our insurance claim hostage while we have broken windows, siding and roofI have done many siding and roofing jobs and can certainly replace windowsPHH will not let me do the work and wants a contractorI have windows out like I said and water is entering the houseI owe less than a third of what the house is worth and they fail to see fit to let me fix the house to preserve itWhen contacting them they state I can pay out of pocket and do repairsWhy do I have insurance? So, I can afford to get the repairs done as neededI would never recommend doing business with this companyI have multiple mortgages on investment properties and none of them have treated me as poorly as PHHThey are unreasonable and would rather see the property sustain further damage versus letting me do the repairs I am capable of doing to preserve the property valueI live in Minnesota and winters can be brutalWith broken windows and damaged siding I am sure snow and wind will only add to the damagesI have explained all of this to PHH but they can not think outside of their policiesNo common sense that without repair their value is lessened

They no longer allow you to monitor your account from your banking websiteThe only way to monitor your account is now to log in to their websiteThis is a first for me, I have always been able to tie an outside account to my single banking account web page, and they no longer allow this with any other bankWhen asking a representative why this was, I received a somewhat rude response telling me I didn't know betterI'm sure it was the language barrier as they didn't speak English very well but I never did receive an answer, juSt confirmation that PHH will no longer allow thisI've been considering a refinance recently, and this solidified my decision

I have been a customer of PHH Mortgage since I refinanced in and again refinanced at the end of to lock in a low interest rate My refinance process in was the most terrible experience I have ever had with a financial institution Having been a previous, loyal customer of the company with perfect payment history, I thought it would make sense to refinance with them versus some bank local to me I was very wrong There was no cost or complexity benefit to staying with PHH and in hindsight, I wish I would have gone localI started the process by calling to apply for a refinance in late August, This application process was then completed and kicked over to a loan processor to complete the paperwork portions I of course had to pay for another appraisal, which I understood, but the collection of documents this loan processor required (and the method in which she asked for them) was ridiculous She was unprofessional and foolish; making simple mistakes, taking forever to reply, and generally not caring about the service she was providing me I felt helpless as there was nobody else to escalate my issues to She screwed up paperwork, quoted me the wrong amount of money I would need at closing, and generally failed to do her job When I finally got other people involved via email that were her superiors, THEY were not helpful either I would not hire any of these people to flip burgers for me, and they were processing all of my sensitive personal information and a home mortgage refinance ScaryJust when I thought everything was done and closed, they failed to mail me my escrow funds, they did not send/post the satisfaction of first mortgage within the required amount of days, and they requested $additional "cushion" of escrow funds on my new loan that I did not have on my previous loan with them; this was not presented in any paperwork I received during the process In that sense, they were not truthful about my out-of-pocket expenses for the refinanceStay away from PHH Mortgage They were fine for the years I sent them money monthly, but as soon as you need to use them as a service provider to handle a refinance, they will let you downGo local Sit face-to-face with someone In that way, you will not be let down by PHH Mortgage

PHH Mortgage failed to pay one of my property taxes in a timely manner even though I have an escrow account set upThey paid it after I brought the deliquent bill to their attention but then sent me an escrow reanalysis stating I owe them nearly $or my monthly payment will increase $I asked to have my escrow account removed so I can pay my own taxes and insurance since clearly they can't handle that taskThey agreed to remove the escrow account but only if I pay them a $escrow waiver feeI asked them to waive this fee given the undue hardship their mistake has already caused me, but they refuse to work with me in any way, sighting the loan documents state I must pay an escrow waiver fee in order to remove my escrow accountI am pretty sure those same documents state PHH Mortgage must pay my taxes in a timely manner yet somehow I am the one penalized for their mistake

Very shady practicesWas offered a refinance, which sounded very good when they were trying to sell it to meHowever, when we got the paperwork in the mail, it was $more a month than what I was quoted over the phoneWe decided to cancel because that didn't make as much financial sense and then they charged a $cancelation fee, which we are actively disputingNot a positive experience

My mortgage was sold last month to PHH Mortgage without my consent or knowledgeI did not find out that my mortgage had been transferred until after my monthly payment was already due (I previously had automatic debit payments set up to pay my monthly mortgage)I have tried to now set up either a payment by phone, a one time payment online, or a monthly automatic debit online to pay my mortgageAfter separate phone calls to PHH's India based customer service phone line, PHH will accept a payment by phone for an additional service fee of $PHH will accept a one time online payment for an additional service fee of $PHH's website has been functionally unable to setup automatic monthly recurring payments (hence the calls to customer service in India)My only option for paying my mortgage and avoiding an additional service fee at this point is paying by check by mailThis company is horrible

On Jan 20, I started the process to refinance my mortgage Since 1/my new lender has requested a Verification of Mortgage and month pay history from PHH Even though I have signed an Authorization allowing the new lender access to this information, PHH has given them the run around for two weeks I have also had to make several calls to PHH and been put on hold for 10-minutes As of 2/only the pay history has been received however it contains many posting error due to PHH not posting my payments accurately and timely The Verification of Mortgage has still not been received I have made additional calls to PHH to try and resolve the problems with my month pay history but I continue to get the run around and no one can help me I have been referred to many different department within the organization and finally put a call into the Liaison at the Office of the President At this point I am still waiting to hear back from them This has been a frustrating experience and at this point is jeopardizing my ability to refinance my loan with a new lender
